The reservatiion was suppose to be ground floor access. My 73 year old mother had issue with accessing the apartment since there was not suppose to be climbing stairs. The access point to the apartment was also not very clean. The apartment was in a great location for accessing the Royal Mile. The apartment itself was ok. The heat was somewhat of a issue since it took at least the day to heat up the apartment. The wash machine also broke while we there. Other than that we had a wonderful experience.

It appears that continental definitions of what floor description means caused a problem here and I apologise for that confusion which led to an inconvenience to the reviewers mother. First floor in the UK means the first floor up from ground level and we have been advised that "first floor" in other parts of the world can be interpreted as the ground level. I have now added "(first floor up from ground level)" to the description for this property to clarify this.

Lovely home with everything you need on a holiday. Clean and well maintained, with a lovely kitchen. So close to the Royal Mile and really easy to find from the train station (Edinburgh Waverley).

I recommend fully this apartment. It was clean and tidy and the bedrooms are lovely with nice comfy beds. Good kitchen, good bathroom. It is also in a fantastic location. Five of us stayed and we had plenty of room and each of would stay there again :)

As the title suggests, if you are a tourist in Edinburgh then this apartment is extremely well located. With the exception of a few further afield attractions, the apartment is in close proximity to most of the big sights.
We found it surprisingly spacious for a city apartment (given our experiences in a host of different cities) and it was very well set up in terms of just about everything you might need.
The local contact was very helpful in terms of checking us in etc and as nothing went wrong, we had no need to call on him during our stay. All in all, we would highly recommend this apartment for tourists visiting Edinburgh. -

Spent 3 days at this 1st floor flat just off the Royal Mile and near the Tron. It was easy to arrange access on our arrival, around 1 pm on a Sunday in early aug. We didn't spend that much time there but having a full kitchen was nice. We had a hard time figuring out how the washer and drier worked - written instructions would have been nice. And we had a difficult time keeping the shower on and, in one instance, turning it off. Minor problems, probably due to speaking american English, not the UK variety. Close to a grocery store, train - everything really. Very safe atmosphere and, thankfully, quiet despite being in the thick of things for the Fringe. Strongly recommended.

Service was so -so
Entrance way and stairwell were extremely dirty.The lock on the door leading into the apartment hallway was broken.Bathroom needs an update.
Bedroom carpets need cleaning.Our view from the bedroom windows consisted of empty booze bottles and cigarette butts they were all over the rooftop.
we couldn't recommend this unit to anyone.
Kitchen was nice.
If this unit was updated we feel sure we would return.

It was disappointing to read this negative review which in my opinion is exaggerated. Unfortunately Edinburgh is plagued with not so attractive stairwells and the roof spaces of other properties that can be seen from the rear windows is not the responsibility of this property and is completely irrelevant for a review of this property. The property internally was very clean.The statement detailing a broken lock is misleading as this is not into the actual properties hallway but another external stairwell hallway shared with the property next door. The security of the actual property is in no way compromised.
These external issues aside , the property itself is still a very attractive apartment. There are some areas of this property requiring re-freshing, the kitchen was done last year and was the one positive acknowledgement in the review. To reflect its present acceptable condition extremely low rates are available. This particular guest paid only 88 pounds per night for an apartment that can sleep six people right in the heart of Edinburgh. -

The spacious and clean, well appointed and up to date accomodation suited the Four adults and one child perfectly.
The City Cafe two doors down was also a bonus, we didn't bother to cook at all.Though had we wanted to everything was at hand in a very well stocked kitchen.
The entrance to the building and the staircase were a bit of a concern, initially we did wonder were we had come however as soon as we entered the appartment we were very pleasantly surprised.

The flat itself is lovely and Dave was great and very helpful/flexible.It is very central to everywhere (just of the top of the Royal Mile). The facilities and the quality of the actual flat were lovely, but please be aware that the entrance is not! We walked in and thought "oh God where have we booked" So I think you need to be warned about this so you are prepared, because once you get into the flat it is really really nice.It is a shared tenement so i guess there is little the landlord can do about this?

This is a lovley flat in a great location off the Royal Mile. Do not be put off by the entrance! Slept 4 comfortably and our daughter had the large fold up bed in the front room. Our only gripe was that there was an incredibly loud party in the flat upstairs one night we were there. Had a memorable meal in Creelers next door and were devastated to hear it was closing in the near future.

We like the location for the Fringe,Festival and also that it is on the 1st floor. [Our ages are 74 and 69]. I have come to the Festival for many years and this flat is my favorite, and I will be back again. The one drawback would be the high level of people and activity right outside the door, however, the bedrooms are in the back and are extremely quiet. The whole flat is clean, spacious, and an easy place for 2 friends to spread out and utilize every part. The kitchen is brand new and large. Don't be put off by the communal entryway and stairs. I think if David Stuart [owner] had his way, they would be as immaculate as the apartment, but not possible when shared with all the other apartments. I feel very safe and at home while there, and wouldn't hesitate to be there all alone,[not that another old lady would be much protection anyway.]

I rented this apartment with 4 friends who stayed here for a w'end. Most of my friends are mammies & this was there first w'end away in a long time.
The apartment was clean and the bedrooms were spacious. There is a big sitting room which was great.
The entrance to the apertment isn't great and was a bit of a worry but once we got in there it was fine.
Two of the girls met a guy at the aprtment to give them the keys, he was a bit funny with them, but when he came to pickup the keys on the Sun he was ok..
It is only 1min walk(if that) from Royal Mile and another minute from a late bar(we're over the night clubs at our age)
We spent most of the Fri night sitting up chatting over a few bottle of wine until the wee hours and thankfully this wasn't a disturbance to anyone. -

Pleasant clean flat with newly refurbished kitchen. The location, about half way between the castle and Holyrood, is very good. The area does seem to be somewhat studenty and the view isn't great. But then I suspect that you'd have to pay considerably wore money to rent any flat with a decent view in Edinburgh.
The parking attendants seem to be sensible so unloading and loading wasn't a problem. Parking is free from 6:30 p.m. to 8:30 a.m. which also helps. But the sensible thing is to unload, drive out to an unrestricted zone and get the bus back, it was very easy.
There are a number of takeaways and restaurants nearby and the City Cafe next door but one also did us a takeaway which was incredibly helpful and good.
I found the pillows too firm for my liking.
Finally don't be alarmed by the shabby communal entrance when you first go in, the flat is considerably better. -

We had a very positive experience and have biooked for next year in a different apartment. We loved the location and the decor and the feel odf the apartment-bedrooms and bathroonm delightful. A few small points: we didnt like the stairs and corrridors. the apartment next door occupants had lost heir keys and wanted to keep the second door on the latch-the main door of our apartment had a flimsy lock and so we wanted the security of the locked second door. The kitchen was a bit small and we would rather have had a dishwasher than a washing machine or dryer. The lack of an ovenglove was a minor irritation and we did think the crockery and pans could do with replacing. Great fridge with plenty of room amd the good cooker made up for other slight irritations. Hope this helps.

I was a little worried about booking a place on Blair St during the Festival, because it is really in the thick of things, and might be too noisy,but was proved very wrong.
The 2 lovely bedrooms are in the back and couldn't be quieter at night, and we [2 much older ladies] never felt that we were intimidated by the action on the street and nearby night life.
John was wonderful to us, helping with luggage, and bringing fresh linens and making sure our place was [spotlessly] cleaned. The flat is larger than I have rented before, with lots of room to hang out, a large, convenient kitchen, and perfect bath.
The location made it possible for me to fetch our coffee and breakfast rolls and newspaper each am to enjoy at our dining room table, and also to walk quickly to the Fringe Office for our daily tickets. And, of course, we were in easy walking distance to 60 or so theaters for the shows.
I have rented many flats in Edinburgh for the Festival over the years, and this one really filled the bill. I am hoping to be there again next year. -

A group of friends stayed here - 5 females. Loads of space and comfy beds. One very very minor minus point is that the kitchen is a little dated, but as we ate out every night it was not a problem. Would definitely stay here again. Great value for money.

We were in Edinburgh for a wedding and stayed for at this Blair St flat. The flat was very nice and cozy. Plenty of space for me, my husband and 2 daughters. It is within in walking distance to anything you want to do in the city. We can not wait to go back to Edinburgh, and if we will certainly chose to book with edinburgh self catering again if we need to.

Stayed with a friend for a few days and were very happy with our choice, which we booked online. It was very spacious and great for 2 friends staying together - no arguments about which was the biggest bedroom - they both were! The flat had everything we needed except for a coffee pot, but that got replaced the next day. Plenty of light, though not much of a view. But you're just round the corner from the Royal Mile and all that has to offer, with heaps of eating places only minutes away. Beds were comfortable, plenty of pillows... We really appreciated the quietness of the bedrooms at the back of the flat, the size of the living area and having all the needed facilities, from washing machine and dryer (so we could catch up on our travel washing) to free wifi. We'd happily return or recommend to others. The thing we liked least was the rubbish that people kept dumping on the doorstop outside the building, and getting suitcases up the stairs was a bit of a challenge - but the guy who welcomed us to the apartment gave us a hand with those which was great!

Everything about this apartment (flat) was great. Dave met us there at the appointed time. He showed us around the rooms and was very informative. Everything we needed was there and everything worked. It was clean. The coffee was good. The clothes washer and dryer were a wonderful bonus for us. The neighborhood was safe.
This flat is about 100 feet from the Royal Mile, and also very very close to the train station.
The only negative was the view. Looking out the front window was the back of a bar/restaurant. We didn't mind that at all.
The place was great, and very big. -

I booked this apartment for a weekend for myself and 5 friends. It was a lovely, spacious, well kept apartment. My brother is going to college in Edinburgh and we were just down the road from his apartment, it was great! We were in the perfect location, easy access to shops, nitelife and anything that was required for our stay.
The apartment was well equipped with everything that we needed. It was comfortable, safe and clean.
I would highly recommend this property to anyone looking for great value and great service!!

It was lovely to be met by someone from the company to show us around the flat. I was a bit put off by the street (city centre - lots of pubs and a bit grubby) but was delighted by the flat. There was very little noise in the lounge and no noise at all in the bedrooms which I still find amazing.
The wifi in the flat was brilliant and made our stay much easier.
When I next come to the festival I will aim to stay in this flat again - perfect location!! -

As a family group travelling and visiting Edinburgh on numerous occasions, we decided to give the hotel a miss and try self catering apts.
What a fantastic find this apt was, it is really well maintained and very comfortable to live in.
The location is ideal right in the centre of all the action.
The front of the accomadation faces a very busy area with lively bars adjacent but the noisy level is barely noticable and with the bedrooms at the rear we were assured of a peaceful nights sleep.
the facilities on offer are modern and the bonus of tea, coffee, and milk supplied on arrival was an excellent gesture.
Our overall assesment would be 10/10 and with the knowledge that we will return

Good Apartment, stunning location and flat, just one thing to beware of, you need to be warn about sleeping on the portable bed in living room which is nothing wrong, but some peope may not like it. Apart from that, the property is great... friendly reception.

I've rented apartments in other countries in Europe and this one was about as easy as they come. The apartment was as nice and clean as the owner's pictures on the website. There were no surprises and the staff was friendly and on time. Apartment was easy to get to, airport bus to Waverly Station and then an easy walk to the apartment. Very centrally located, well furnished and roomy. Would stay there again.

This is a very well located apartment and was surprisingly quiet for
such a busy area. The beds were very comfortable and the kitchen
and baths in excellent shape. My only complaint was that the internet
hook up was not good at all. The connection speed was terrible or not
working, so basically useless. The cable TV choices were also not up
to par. I would have expected better TV service.
If the internet and TV were upgraded, this would be an absolutely
perfect spot. -

Fantastic location just off the Royal Mile and don't be put off by the front door or entrance hall which is not as plush as surrounding flats. Living room, bedrooms and bathrooms were really lovely and it was not noisy at all (we were there the weekend of the all night Moonwalk) though the TV didn't work during our stay. The kitchen could do with some upgrading and wasn't really suitable
for full on self catering but there are many cheap restaurants nearby. Not really suitable for families with very young children but great for older ones or party of 3 adults. The key/handover arrangements weren't particularly convenient. However overall the flat was lovely and you could not get a better location for a trip to Edinburgh.

We would definately recommend this apartment and would love to return. We stayed for a week as a group of 4 adults and one toddler and there was plenty of space for all of us: bedrooms are spacious and quiet as they are at the back of the property. Blair street is in the centre of the city and Edinburgh is a compact city we walked almost eveywhere and only used the bus to leave the city. We had a brilliant varied week: Edinburgh has everything - the sea, an urban mountain(!), old city, modern shops, a castle, a zoo... what more can you need?! Loved it, plan to return, you should go too!

The flat is very central and ideal for a weekend stay. 5 of us stayed for a boys weekend and found it very comfortable. The agents were also very friendly and helpful in pointing out the local area. Can't fault anything in the falt but wouldn't recomend 6 people staying, 5 should be the limit.
