This great one bedroom apartment is only two to three minute walk from Princes Street and all it has to offer.As well as sharing a large garden which is unusual in central Edinburgh it also has access to Queen St gardens which is a private park in the centre of Edinburgh.We have furnished this to a high standard and there is a large sofa bed in the lounge as well as a bathroom with both a bath and a shower. High chair and travel cot with bedding available. Also available 2 bed 2 bath Hopetoun Garden Apartment ( with secure parking) City centre mews house Broughton place lane

We stayed for a month in Edinburgh, and this really was a place we could call home. This place was super well-equipped. Got everything you would need in the pantry. Bathroom was very nice and very clean. The sofa bed's memory mattress was so comfortable, and the size of the bed was actually quite big it could easily accomodate 2 persons. Wifi access was swift. There really is nothing we could complain about.
Last but not least, Alan and Fiona are really the most accomodating people. We asked about the avilability of hangars and sockets around the house whilst packing for the trip, and when we got here, they had prepared for us vast amounts of hangars and adapters and chargers. Also alan and Fiona would come change our bed linens every Sunday afternoon, which we totally had not expected. Put short, we were just so amazed by their hospitality.

Myself and 2 friends stayed at this apartment for Easter weekend and couldn't have asked for anything more in terms of the service and the standard of the apartment. Right from booking Fiona was very helpful, and even let us check in and out earlier and later than usual due to our train times. Fiona was also very knowledgeable about the area and could recommend things for us to do over the weekend.
The location of the apartment is fantastic - right in the centre of the city within walking distance of everything. It also has everything you'd ever need - I can't think of anything that we didn't have that might have been useful.

This is without a doubt the best vacation rental I've ever used. What really sets it apart is the little things that alan and Fiona have thought of, from power adapters to spare umbrellas. The kitchen also has just about everything you might think of, including a french press to save you a few pounds on your morning coffee, and lots of pots and pans for cooking. As if all this weren't enough, Alan and Fiona were tremendously helpful with the multitude of questions I sent their way. I'll be moving to Edinburgh in a few months time and will certainly recommend this place to all my visiting friends and family.

I stayed in the apartment with my boyfriend from the 4/2/2013 till the 8/2/2013 after it was recommended by my mother. The apartment was literally a two minute walk from Princess Street and Waverly Station which was ideal. It was also round the corner from the National Portrait Gallery which was great as it was one of our main visits planned for the short break.
Alan and Fiona had kitted out the apartment with every little detail you could possibly imagine from Toothbrush, mouthwash and first aid kit to a bottle of milk, jar of jam and butter in the fridge to a hairdryer and umbrellas in the cupboard. Fiona and alan are very accommodating and helpful, during booking as well as upon arrival. The apt is small but fine for a few days though be aware that it is a double bed which is not the roomiest especially if you're used to a king sized bed. A smaller dining set would give more room to the apt in general. Very red! Well stocked kitchen. Location is good with some decent restaurants and pubs not far away. We like to walk so trek to castle and royal mile not bad for us.

The location of this apartment is fantastic. Our friends told us exactly where we were (near Harvey Nics). Although that central, noise wasn't a problem. Everything you needed was just walking distance from the apartment. The apartment itself has everything you could need. Fiona and alan had even thought of the little things like dishwasher tablets. The apartment was warm, cosy and felt like a home. Would definitely recommend this apartment and if we are ever back in Edinburgh would love to stay again. Alan and Fiona were very accommodating and due to the length of our stay even let us use one of their own parking spaces.

We were in Edinburgh over Christmas. Fiona welcomed us and we felt like we were staying with friends. The apartment is modern and spotlessly clean. Our family of four was comfortable with the one bedroom and very comfortable double sofa bed. This great central location made our visit easy and delightful. A five minute walk to shopping and 10 minutes to the Royal Mile. We couldn't have asked for a nicer place to be for the holidays. We highly recommend it!

We were lucky enough to book this apartment for Hogmanay 2011/2012 and I honestly don't know how we could have gotten anything better or more suited to our needs. The apartment was the right size for 2, well decorated, well organized, and in the perfect location just north of Princes Street. We walked to everything with the exception of the Ocean Terminal.
Maybe even better than the apartment are the owners! They had a last minute cancellation due to illness and we made a last minute decision to go to Edinburgh for New Year's. Instead of just charging the people that were planning on coming, they tried to open it up for someone else to rent. Again, we were the lucky ones, but I'm sure the other family appreciated alan and Fiona's willingness to work with them, too.
When we arrived, there was a table full of Edinburgh info waiting for us, and Fiona gave us a rundown of what Edinburgh had to offer. After asking about our New Year's plans and finding that we had none, she offered to see if she could get us street party tickets (which were rumored to be sold out). The next day, she delivered coveted Keilidh tickets when a friend couldn't use them. When it was time to check out, they worked with us on a good time since we had to leave at 5am for the airport. Our deposit was back the next day.
Overall, it was the best vacation rental experience we've ever had. Our only disappointment is that this year, we're returning with friends, searching for another great apartment a little less last minute, and the Dublin Street apartment will be too small for our group! We had an absolute blast in Edinburgh. We have about 12 people coming back for Hogmanay this year and staying around the city. We already have our Keilidh tickets and can't wait! Without alan and Fiona, we would have had fun, but would probably be looking for another trip this year. They made it unforgettable, and our return inevitable! Myself and mine travel alot and so we often have to remember and prepare a lot. Alan and Fiona do the thinking for you; their accommodation is perfectly situated, perfectly equipped, comfortable and homely in the sense there is milk in the fridge, tea coffee and hot chocolate, biscuits and cereal among other handy condiments for preparing meals and a nice selection of bathroom goodies. We have stayed here several times over the past few years and will do so again. We would not hesitate to recommend.

My second stay in one of Fiona & Alan's apartments and service continued to be excellent.
The apartment's location is ultra convenient, especially if you're arriving at the bus or Waverley rail stations. Depending on your budget its also dangerously close to lots of nice shops and restaurants. If you're more focussed on eating in then Tesco Express and a Good Foods store (great for vegetarians) are only about 5 minutes walk away and the apartment's kitchen has a very wide range of pots, pans and utensils.
Wi-fi was great, my mobile reception was a bit variable but that may well be the service provider rather than the basement location!

A friend and I spent 5 days in the apartment in Dublin Street. The location was perfect for accessing all the places we wanted to see and visit. I am so glad my husband and I stayed at Very Central apartment on a recent trip to Edinburgh. We were so comfortable and appreciated all the little extras this apartment offers (snacks, condiments, milk, dvds, tourist information brochures, umbrellas etc). The apartment is fully equipped with anything you may need, is extremely clean and ideally located a few minutes walk from Waverley Bus Station. The owners, Fiona and alan are very accomodating and knowledgable of Edinburgh, including it's history, places to visit, eat etc. I highly recommend staying at Very Central apartment on Dublin Street when visiting this great city.

We would highly recommend this apartment.
It's in a great location: a residential road a couple of streets away from Princes St.
The apartment is modern, stylish and clean (but located in a lovely old New Town house). The shower is powerful and the kitchen fully equipped. The owners are very friendly and helpful, there's lots of info on Edinburgh in the apartment.

We had a wonderful welcome from Fiona and alan when we met them. There was so much in the apartment which we did not expect, such as a washing machine/dryer and dishwasher. The apartment was so well equipped all we needed were our clothes! The apartment was comfortable, clean and very central to Edinburgh. We were within easy reach of all the major attractions. Our stay was to mainly attend the Tattoo which was based at the Castle and this was within walking distance which was brilliant. I would definitely recommend this apartment to anyone. We were told by friends to come by train as there are no city centre car parks, limited street parking and efficient parking wardens! Good advice. The apartment is only a five minute stroll from the station, and the centre of tourist Edinburgh. The main streets are more chaotic than usual whilst they plumb in the new tram system.
We were met by Fiona and introduced to our new home. Tea, coffee & fresh milk was provided for our arrival. There is a corner shop just along Queen Street and a M&S; food-store (and a Tesco Express) at this end of Rose Street.
If you do the M&S; meal deal, the back garden pick-nik table is a great place to glug the wine and watch the sun go down.
The apartment is is in a cul-de-sac and very quiet, especially at night. It has all the appliances you could want, comfy seats and a great mix of Dvds for those "drop off the pace" moments. There is plenty of room: the bathroom has an efficient shower and a huge bath with ample hot water; there is a comfy bed and clothing storage space in the bedroom; the kitchen has a large fridge, plenty of worktop space and a very efficient oven; the dining area seats four, as does the lounge, which has TV, DVD and a hi-fi. There are spare sockets for phone and camera battery chargers. Literally all the comforts of home and amazing value for money. Check-out was easy and the security deposit was back in our bank before we arrived home! Long live PayPal - it made the money part of the transaction so effortless.
August is Festival, Fringe and Military Tattoo time - which means a crowded city in party mode - a terrific atmosphere everywhere we went. Thoroughly enjoyed our five days and will be booking this apartment another year to try out the trams!

We arrived to find the apartment spotless, and ready earlier than expected which was a great surprise.
Located just 5 minutes from Princes Street, it was perfectly located to everything we needed to enjoy the Fringe Festival and the other sites of Edinburgh.
We comfortably stayed with 4 people in the apartment for a couple of nights so definitely a feasible option if required.

As a frequent traveller, generally my choice of accommodations really make or break the trip for me. This wonderful apartment made our first trip to Edinburgh a vacation to remember. The apartment is fully equipped with everything one needs. The location couldn't be better (10 minute walk from the train station). The neighborhood is welcoming with so many friendly shopkeepers and restaurants as well as beautiful parks. If you like to shop or browse, you're only a block or two away from every major retailer in the UK. The historical apartment building and garden is amazing - and so well restored and cared for. Our only wish is that we had booked a longer stay. Thank you Fiona and alan for ensuring your guests take away holiday memories of the best possible kind.

We recently stayed at this very central Edinburgh apt and used it primarily as our base for a few day long tours to St. Andrews and the Highlands. We asked for an early arrival and were accomodated fairly. The apt itself was very well decorated and the starter kit was much appreciated. Definately enjoyed having the comforts of home whilst we were away and the secret garden was hands down one of the best perks to the rental. My only wish is that the weather had been better to have truly enjoyed it!

My wife and I spent 3 nights in this apartment and I wish we could have spent more. The price was fantastic for the quality, size and location of the apartment. Fiona even provides a pint of milk and some snacks along with the necessary kitchen items for those that want to make food. Other great additions like power adapters for non-UK electronics, umbrellas for the rainy days, loads of Dvds, and lots more. So much better than a hotel. Payment was easy and the refund of the deposit was fast. I'll definitely be staying here next time I'm back.

Fiona and alan were wonderful hosts. The booking and refund were done with ease which was comforting as this was the first apartment rental I have done.
The apartment is amazing and looks exactly like the pictures - no photograph tricks. The bathroom is huge, the place was spotless, and the beds are very comfortable. All the other extras provided (i.e. dvd's, cd's, drinks/treats, etc) makes it feel like home, which is a welcome break from a small hotel room.
The only negative thing about the apartment is the noise from the buzzer outside (if you are a very light sleeper this may wake you in the morning.
Lastly it was an amazing location for us, just two doors from Queens Street and a five minute walk to pubs and princess street. If you prefer to be in tourist central (i.e. old town) it may not work as well for you but it is only around a 10-20 minute walk to the heart of the tourist area depending on your speed. Based on our experience I would have no problem recommending this apartment to anyone.

The booking was very straightforward and we exchanged emails before our arrivals that made it easy to find the apartment and settle in as if we always knew Edinburgh.
This has been one of the loveliest stays I have ever done! Thank you alan and Fiona for making your flat have such a welcoming and homey feel. You thought of everything and even things I did not think about when packing. Alan and Fiona's house is located just one street away from central train station. The house is on the corner of one of the main streets of Edinburgh, which is a wonderful destination those who are looking for an accommodation in the city centre.
The house was perfectly clean and all the tiny details were thought for the guests. You can even find a ironing set and umbrella in the store-room, which are put for the comfort of the guests.
We did not have any problems whilst check-in and check-out. When we arrived the home, Fiona was waiting for induction. After the check-out the deposit has been sent to our account and we were notified about this information.
There is a little garden behind apartment allocated for the guests. It is a nice place to drink your beverage when you get bored sitting at home.
The only negative point that I should have to mention is there is no street scenery of the house. However, the house was not dark to depress you.
My overall view is this house is worth more than you pay in terms of its location, cleanliness and details considered for its guests. I strongly recommend this house for those looking for a place which is reasonable in price and perfect in comfort and location.

Excellent, friendly service & communication; Fiona & Alan are as sweet as can be.
Absolutely stellar location, out of the tourist fray but super-convenient to everything.
Meticulously clean throughout!
Kitchen well-equipped for actual cooking (not just play-cooking like some rental apts.)
Bathtub, wifi, lots of little extras like umbrellas, tons of Edinburgh books, maps, &c.;
Personally I happen to be very sensitive about getting lots of daylight, so found it a bit challenging to be in the basement, but there are windows & most normal people probably won't even notice, given the cheery furnishings & all the above-mentioned amenities. Fiona and alan were perfect hosts before, on arrival and after our visit. Extremely efficient, accommodating and friendly. The apartment is perfect for two and all the rooms have everything you need and more. Very comfy bed and quiet given its position. The little extras and thoughts made all the difference to our stay. In a fantastic location 5 or so mins walk from the station, all the shops plus the start of George Street and bars. If the weather is nice in the afternoon make sure to sit in the back gardens. The location is ideal, just a block from the action but on a quit street. The apartment is tiny but just right for our group of two. The bed was exceptionally comfortable with soft cushy pillows. Internet speed great. The apartment has clearly been recently updated because everything looks new and it was spotless and well cared for. After a very long flight we appreciated the treat assortment graciously provided and the bathroom was exceptionally well appointed. When we return to Edinburgh we will stay at this wonderful apartment.

This was a very well equipped, comfortable, and ideally situated apartment: a perfect base for exploring Edinburgh. The apartment had everything one could possibly want: there was nothing extra we could think of that we needed. This is an excellent apartment for up to four people. It has everything that you need and I can honestly say that I have nothing negative to say about the accomodation. There was even a pint of milk, tea and biscuits available on arrival which was very welcome. The apartment is so close to all the tourist attractions and so it is easy to visit most things by foot. Fiona gave me plenty of information on Edinburgh and is happy to offer help on what to see etc. The train station is close by and so a day trip out to Stirling Castle and the William Wallace Monument was easy. I would recommend this apartment without hesitation.

If you are looking for a reasonably priced apartment with all conviniences, just around the city centre, main bus/train stations, all kinds of shops and restaurants we can recommend this one.
You can walk to most tourist attractions and find places off the beaten path within minutes to half an our. Very convinient.
Being underground was a new experience. The apartment is well insulated and warm.
The owners Fiona and alan successfully try to make your stay as comfortable and pleasant as possible.
The transaction was easy and the comprehensive email communication prior to our stay was first class and made it easy to feel welcome and appreciated as a future guest. Great.
Everything is there. Fully equipped kitchen, small but clean bathroom with helpful utensils, comfy sofa bed (loved the memory foam mattress cover), linnen, towels, back garden etc. etc..
Anything negative? Yes, a few little things but really nothing major. We mentioned them to the owners and they were addressed immediately. That's how it should be.
When you open the window the traffic noise at daytime is there of course as busy Queen Street is just a few meters away but decreases a lot after 11pm so it is okay. Well, so close to the centre one cannot expect rural countryside quietness. When the windows are closed it's fine.
All in all we enjoyed our time in the apartment a lot and are satisfied and pleased with our decision to book it because it made our time in Edinburgh even more memorable and would book an apartment from the owners Fiona and alan any time again.

Excellent location and next to two really good restaurants. Prime location for the shops and made our stay as we had hoped and planned. This a a wonderful place to stay during a visit to Edinburgh. The flat is clean, roomy, very well equipped, and in a great location within easy walking to all the sights of both Old and New Towns. The owner met us at the door upon our arrival and provided brilliant suggestions as to how to best see the city. The kitchen has all the conveniences. There were snacks, tea, and hot chocolate mix in more than sufficient quantity. The fridge was also stocked with milk and juice. There were several very nice additions - heated towel rack, large bath tub, separate shower stall, and soft terry robes. This is the second time members of my family have booked this and when we visit, we'll book it again.

This flat is lovely. The photos don't do the place justice. It is very comfortable and the kitchen has everything you might possibly need (and more). The bathroom is lovely with a separate bath and shower.
Our host was very welcoming and friendly, she gave some wonderful advice on places to visit.
The location was excellent - so close to everything, but not too noisy.

From the moment i was warmly greeted by Fiona at Dublin street i needed for nothing. Fiona made me feel very welcome and explained everything i needed to know about the apartment and the city.
The apartment far exceeded my expectations in it's quality, ammenities and location. For someone like me who likes to explore the city on foot it was just perfect, as it's only five minutes into the centre and all the many delightful offerings the city has to offer.
The jewel in the crown was access to the private park which was just wonderful.
As a regular traveller i have not had a better city experience and i will definately be returning to Dublin Street next year.

We had a really nice stay at the apartment in Dublin Street. It is situated in the middle of the centre, very close to the bus and train station and all the shops.
The apartment gave us a home coming feeling. Everything we needed was available. There were plenty of mugs, plates, and so on in the apartment.
Fiona welcomed us and gave us a good introduction and a lot of information about Edinburgh. A perfect service.
We have no complaints at all and we definitely recommend that stay in Edinburgh.

We have just had a long weekend staying at Fiona and alan's Dublin Street apartment in Edinburgh. Our initial impressions were very good as the apartment is only a five minute walk from Waverley train station so we couldn't have been anywhere more central. Fiona met us at the apartment and was happy to spend time telling us about the 'not to miss' sights and a brief history of the area. The apartment was lovely, spacious for the two of us and Fiona and alan had thought of everything, from bathrobes and numerous toiletries in the bathroom to condiments, milk and little treats in the kitchen. To sum up, an ideal place for exploring this lovely, historic city.

This apartment has everything you could think of. Better furnished than most people's homes. Lovely kitchen and bathroom with a nice living room where we enjoyed relaxing after a long day touring. The history of the building really intrigued us, just beautiful. Fiona and alan have thought of everything. We so enjoyed our stay. It is very close to the Louis Vuitton store so you know you are in a nice neighborhood. I always worry about that but no fear here. We never walked in the door of LV but it is a good landmark. We walked everywhere and made it to the castle in under 25 minutes. Thank you so much for a great stay.

Nuesta estancia en este apartamento ha sido muy buena. Es muy recomendable ya que está muy céntrico. A unos 100 metros está la estación autobuses y a unos 5 o 7 minutos andando está la de tren. La calle más comercial de Princes Street está a 5 minutos andando. Otra ventaja que encontramos es poder cenar por nuestra cuenta más tarde, ya que aunque en Edimburgo puedes encontrar siempre algo abierto (se cena de 6 a 8), tipo Mc Donalds (hasta las 2 am), así no tienes esa preocupación. El apartamento tiene de todo lo que te puedas imaginar, muchos detalles del tipo de: se me ha olvidado traer a Escocia mi paraguas! Y cualquier cosa que necesites, Fiona vive muy cerca y te podrá ayudar en cualquier momento. La cama era muy confortable y dormimos muy agusto y en el apartamento se estaba muy calentito con la calefacción. Si os hace bueno, podéis desayunar o almorzar en unos jardines privados del edificio muy bonitos de los cuales Fiona os dará la llave. En el apartamento hay muchísima información sobre lugares para visitar o para cuestiones de compras, farmacias, supermercados, etc, que os serán de gran utilidad como a nosotros. En Escocia comprobaréis esto muchas veces. Fiona también os dará la clave para entrar a internet. En resumen, es muy sitio muy recomendable. Si algún día vuelvo a visitar Edimburgo, me alojaría aquí sin duda. Gracias

This charming little apartment is so close to the center of the city and had everything we needed for our stay in Edinburgh. Fiona is wonderful and provided us with lots of additional information about the surrounding area. We especially loved all of the little added touches including an extra toothbrush and toiletries, milk and a welcome basket of teas, coffee, cereal cookies etc. This was by far the most well equipped apartment we stayed in during our 3 week trip in Europe.

Alan and Fiona made our stay perfect in every way. Location was walking distance from Waverly Station. We arrived (6:00am flight from Vancouver to Edinburgh)then took the (9:15)train to Glasgow. We were expecting to hang around in Edinburgh for a couple of hours but we contacted Fiona and we were able to get into the apartment early. Lovely accommodation. Very clean and comfortable. Fiona was very helpful with historic information about Edinburgh and supplied maps and brochures about attractions, shopping and restaurants. Our stay was for 1 week. We met alan at check-in and he made us feel very welcome and showed us around the apartment and garden. We found that every detail had been thought of - toothbrush, soap, shammpoo, shower gel, body lotion, hairdryer, shaver plugs, dishwashing tablets etc etc. The apartment was immaculately clean and very tastefully decorated with modern furniture to relax on. The supply of Dvd's and Cd's were brilliant and we watched a couple of films whilst there. The file with the places to visit was also excellent and we had a fabulous time in Edinburgh. The weather could have been kinder to us but it didn't dampen our trip! Thanks to Fiona and alan, will definitely come again!.

Not much to say that hasn´t already been said about this wonderfully situated apartment in central edinburgh...you really are smack in the middle of things and it´s quiet and peaceful too. Some great pubs, restaurants and takeaways within minutes. Main shopping streets and attractions 2-10 minutes on foot. Buses stop 2 minutes away. The apartment is clean, comfortable and well equipped. The apartmenet is warm and welcoming. Truly excellent bed...loads of city info.

This was a no fuss booking and check in. Fiona was absolutely lovely, a wealth of information.
Location was to die for we walked everywhere in Edinburgh there was no need for a bus, everything was only a few minutes stroll away. The apartment itself was warm and cosy despite being a basement floor. Chairs and bed comfy, kitchen amenities were all there. There was nothing about are stay here that was not to our satisfaction, infact it was the only place during our whole Europe trip we were sad to leave. The Dublin street apartment really did become our home.
Do not hesitate to book this apartment for your stay in Edinburgh you will love it too.

Me and a friend came to stay at this apartment at Dublin street for my birthday and had a fantastic time. The apartment is very clean and tidy, modern with everything you could possibly need there. It is located 5mins from Princes Street but on a nice quiet road and in a secure private building. The landlady Mrs Berrie is a lovely woman who is very welcoming and helpful. I would recommend this apartment to all of my friends and family, it is ideal for a short stay to Edinburgh.

Alan and Fiona were extremely helpful from the minute we booked the apartment and communicated by email. Check in was easy and we felt like we were being welcomed by family. The apt. was very clean and Fiona had thought of everything - even a toothbrush in case anyone forgot. The furnishings were modern and we had all that we needed. The manuals for all the appliances were there in a binder which made things easy. The location was perfect and within easy walking distance of everything. The layout of the flat was good and our daughter in law slept on the pull out couch and was very comfortable.The bottle of water by the bed was a nice touch and confirmed that Fiona considered this as not just a business. All the personal touches made our short stay exceptional.Any problems - our stay was too short!! We would highly recommend this place and will return here on our next trip to Edinburgh.

We had a great time in Edinburgh, and this apartment made it a lot more better because of its location and its furnishings. The Berries really thought of everything one might need when visiting the capital, from local maps and guidebooks, tea, milk, and biscuits, to WiFi access. Located minutes away from Waverley Bridge, it is close to a lot of good places to eat, and shopping centers. This apartment is highly recommended.

The apartment is perfect, it´s location is perfect, and to top it off it´s owners are very thoughfull and helpful. Knowing we were travelling with kids they laid out a trunk full of Legos which kept our daughter very happy. They also left plenty of guides for getting to know Edinburgh which helped us a lot in planning our stay. The apartment was extremely clean, has great heating, and water pressure. I would definately go back to the same apartment if I return.

The apartment and its owners (who are close by and extremely helpful) are both wonderful. The beds were comfortable (the hardest part was getting out of them), the bathroom was big (even by american standards), and little things were scattered about to make your stay more enjoyable (bath salts, tea/milk/sugar, dvd's for a rainy night in). The apartment is also in an amazing location- near the Royal Mile and the train station (about a 5 min. walk) but still a very quiet section of town.

Wow, What a clean and friendly city.
The accomadation was like a home from home;stylish,warm,everything you needed & more & with so much sights on the doorstep we couldn't ask for a more better location.Even though we were in the heart of the center you wouldn't believe it through lack of noise.As for the Private garden, it was such a delight to just amble through & take in such beautiful array of different trees & so well kept. Fiona was brilliant with her vast knowledge of the area & every thing at a short stones throw away from each other.Eating out wasn't costly like you'd expect in a large city. We're just sorry we didn't stay longer (2 night break)as there was so many sights we missed and now want to come back to explore some more.I would recommend any one to stay at this property, we travelled by train & the walk through to Dublin Street only took 5 mins tops. The flat is in a great location within walking distance of all edinburgh's sites and close to the airlink bus stop from the airport / waverley station. But is very quiet as it is a lower ground floor. We both slept amazingly well for the entire stay.
It's a bigger than it appears in the photos and has everything you need: fridge, oven, washing machine, dryer, dishwasher, extra bedding, robes, hairdryer, adapter etc.
Fiona was very welcoming and provided lots of information based on what we said we are after.
I would definitely consider staying here again and, especially for the price, would struggle to find fault with the apartment.

We stayed at Dublin Street for three nights in November. We found the apartment very comfortable, clean and it had eveything you would need and more. The bed was very comfortable and I especially liked the lovely relaxing chair in the lounge. It was great to have all the books, guides and magazines which I thoroughly enjoyed reading. Unfortunately I didnt get to read that much of them as the time went too quickly.The large television, dvd player and music player were great along with the dvds and cds. We watched the Edinburgh dvd one evening and really enjoyed it. The kitchen had all mod cons plus all the equipment you would ever need. The little extras were much appreciated.The batroom is lovely with a seperate shower and a huge bath. The little extras of toiletries are a great idea. We had a look at the garden which was lovely but as the weather was against us we didnt stay long. It would be lovely to sit out on a spring or summer day. Also the key to Queen Street gardens was a nice surprise. Again the weather was against us this time. Hopefully we can go another time. The apartment is so close to everythig. Only a few minutes away from Princes Street, Waverley station, all the shops, restaurants. The bus stop for visiting our daughter was just a minute away. Fiona and alan are very helpful and nothing is too much trouble for them. We really appreciated the early check in and late check out. It made a big difference to our stay. The apartment is fully equipped - it's like a home away from home. Very, very comfortable for stay by a couple and excellent value for money. Dublin St. is a 5 minute walk from Waverley station. Fiona was there to meet us with information about the apartment, the city and good places to eat. There was a welcome pack and the apartment was equipped with everything you could want and more. It was warm and comfortable - even the sofa bed! We enjoyed our stay immensely.

Great location, spotless, large one bedroom apartment. Nicely furnished. Lots of nice touches you would expect from a hotel stay. Everything had been thought of to make our stay as comfortable as possible. This is the best value budget accomadation in Edinburgh. Alan and Fiona were very friendly and close by if you needed anything but to be honest everything was there including guidebooks and a dvd of the history of Edinburgh. You don't get much value for money these days but this place was worth every penny. I was expecting the apartment it to be good from the reviews I read on Tripadvisor but it exceeded even my expectations. Definitley first class a+++

The owners were so communicative, caring and informative. Mobile number for any help or directions. They were concerned to ensure your stay was perfect and it was. The apartment is beautifully furnished to a very high standard with all facilities you would need including a washing machine and dishwasher. It is perfectly placed for all your sightseeing and shopping needs with a nearby supermarket that stays open late. The thing that impressed us was how quiet it was, especially bearing in mind you were so close to the City. We will definitely be back again. We probably had the best night's sleep ever - so comfortable.

I booked the Dublin Street apartment after seeing other reviews on Tripadvisor and was definitely not disappointed. Alan and Fiona were great - they kept in touch via email and were very helpful about arrangements for checking in and providing all the information you could possibly need. The apartment itself was incredibly central, which was really great as it allowed for nipping back with shopping parcels during the day! It was clean, tidy, with all the facilities required for a relaxing and pleasant stay, and the garden is lovely. I would absolutely stay here again - great find!

Mike and i stayed at Broughton Place Lane for two days followed by a further six days at Dublin Street whilst spending our Honeymoon in Edinburgh.My review for Dublin Street equals that of Broughton Place Lane(also Fiona & Alan's Property).After meticulously reading the reviews on"Trip advisor" and already having spent two days in Broughton Place Lane we once again arrived with high expectations.Accomodation,along with Fiona & Alan,went way above our expectations.There are no words to express how happy we were.The location is excellent,the apartments first class and extremely clean and communication between Fiona & Alan left nothing to be desired.If you want to insure a wonderful stay in Edinburgh at a reasonable price then you surely should take our advice and stay with Fiona & Alan in their available rented apartments .Leaving was the hardest part...Thankyou alan & Fiona !!!
p.s.When we return to Edinburgh we will definately book with them again,it was 5 star accomodation with 5 star treatment

Alan and Fiona were amazing and met us 5 minutes after we arrived. The apartment is absolutely lovely and provides everything you could need. Minutes from Rose/Princes St, we walked everywhere (Arthur's Seat/Leith/Royal Mile) but it is close to bus stops if you prefer. The best part may have been the gardens. Perfect for an early morning walk or a nightcap. We hope to return to Edinburgh and when we do we'll make every effort to stay at the same apartment.

from our first contact by e-mail right through to book-out we were really delighted by the excellent service provided by Fiona and alan. The descriptions on the webwite and comments on tripadvisor are spot-on, this is a terrific apartment managed by real pros. First of all, the location - it's a 5-10 minute walk from Waverley. That means Princes Street, Rose Street etc are on your doorstep. The aprtment itself is spotless and well appointed with everything you'd want. We ate out mostly but the kitchen has all the stuff you'd have at home. We had good weather but if it's wet the washing machine could have come in handy. Our teenage daughters loved the modern furniture decor, very cool. We were visiting to celebrate the eldest's 16th birthday and it was a great surprise for her when we arrived to a cake and decorations - thanks Fiona.

My husband and I stayed in Edinburgh for six nights (longer than intended due to flight delays). Alan and Fiona's Dublin St apartment had everything we needed, and Fiona was more than helpful and very accommodating. Knowing they were only one street away was a big reassurance if anything were to go wrong.
The apartment was clean and big enough for the two of us. The kitchen was well equipped, and despite nearby roadworks we didn't notice any problems with noise. Access to the private Queen St gardens was also a plus.
Location was excellent. There's a small grocery store only a short walk away, and Waverly Bridge (central location for buses/trains) was within 5 minutes walk. The Royal Mile was a little further, but definitely still a walkable distance.

She gave us a brief history of the building and recommended places nearby to eat and drink. The apartment itself is lovely, very warm and comfortable. Fiona and Alan provide lots of brochures and guidebooks, which we found very helpful. The private gardens are very beautiful, a little oasis of calm in the city. Myself, my mum and two sisters stayed here recently. The apartment is very spacious with a separate double bedroom and a large sofabed in the main sitting room area. Despite the cold weather, the apartment was lovely and warm and we actually had to turn down the heat! It is in the best location, near nice restaurants and less than a 5 minute walk to princess street and the train station is just up the road.Also basics were provided on arrival (tea, milk etc) a lovely touch.All in all it is a little gem and we would highly recommend this place to anyone.

It was so close to the city and it was a very romantic setting for our belated honeymoon. The Dublin Street apartment is in a central location within walking distance of the shops and all the best attractions in the city. It is within easy walking distance of lots of good restaurants, however if you wish to eat-in the apartment has excellent self catering facilities including a dishwasher. When we arrived Fiona showed us around the apartment and shared her local knowledge of the city. The apartment had every comfort, it was beautifully presented, everything had been thought of. We thoroughly enjoyed our stay in Dublin Street although centrally located the apartment was quiet. We loved Edinburgh and would have no hesitation in recommending the apartment as an excellent place to stay. We certainly hope to return. Our favourite trip out was to see the Royal Yacht Britannia (very handy bus)our least favourite was the ghost tour around Mary Morris Close which was very expensive and not very convincing.

Yes, as the earlier reviewers agree, this is a real find. All I will add is firstly that the flat is quiet, despite its city centre position and that it is extremely good value for money: space, comfort and freedom for little more than the cost of a Travelodge room.

Fantastic comfortable basement apartment,superbly equipped. The thoughtful extras show the genuine client consideration and hospitality of Alan & Fiona. Central location makes the apartment an ideal base choice for tourists to access all Edinburgh has to offer.
My son and I found everything about the stay positive and pleasant. The only thing that may be a consideration for some would be the steps, down to the basement and out to the garden. Edinburgh is mainly hills and steps so your fitness will improve. -

I have stayed here on two occasions and do not hessitate to recommend it. Beautiful 'secret garden' as well as access to the larger expanse of Queen Street Gardens. Wonderful location. Alan and Fiona have thought of everything. They are thoughtful and welcoming people, a real credit to the Scottish tourist industry.

My wife and I spent a weekend in Edinburgh and stayed at this flat in Dublin Street. The location was second to none and you also have access to private gardens. The flat was refurbished to a high standard. Both Alan and Fiona attended to every detail and were a lovely couple. We would recommend this flat to anyone. The only downside with being so central is the on road parking was expensive. I would recommend that you don't drive, or park in a long term car park. Overall we had an excellent break and would certainly book again.
