The price in the banner is a FROM price, with the lowest rates ( and best value deals) being for stays of a week or longer.
The price is also based on an occupancy of 3 or 4 guests; - There is a 10% discount for parties of one or two guests.
Additional guests are £20 each per night; we can provide either/ or a bed settee or a folding bed.
Also,if you are a group who prefer separate bed-spaces, we can either - provide a folding bed, make up the bed-settee or split the largest bed into 2 narrow singles

We prefer a 3 night minimum stay. Shorter stays can be agreed, particulary at the last minute, but the per night price may be higher. In general the 3 nights stay price is around 2/3 of a weekly price. Why? Because, if we sell all the Saturday nights, for instance, it's very difficult to sell the rest of the week.
If the whole of your stay is mid-week, though, we can do a discounted price. AND we always take off 10% every stay for groups of either one or two guests.
We try to keep the avaialbility schedule up to date, but please contact us first to confirm availability and a firm price quotation.

Lovely apartment - even has it's own Tavern at the end of the Wynd. Everything you need in the apartment, very comfortable and great heating due to cold and snow! We were six young ladies in their 40's and managed to get to see the rugby too.

We are a group of 4 adults and 1 infant on a 5 week road trip around Great Britain (January 2013). We did not pre book accommodation for this trip and telephoned Liz on our way to Edinburgh from York. She returned my call as soon as possible and we booked in on the road. We chose atholl Brae based on Ta reviews, location and size. We were not disappointed. Liz was away but arranged for someone to prepare flat and meet us. It was more like a flat owned by a friend that they let you use while they out of town than a vacation rental. Very pleasant, clean and fresh flat, thoughtfully kitted out, with anything you could possibly need for a comfortable stay. The main bedroom was on the small size but perfectly adequate for purpose. It was cold outside but warm and cozy in flat. Needed to turn down heating sometimes. Washing machine a bonus for people on the move but for some reason drying on airers took long time in spite of flat being warm. It is very close to the Royal Mile -- a short stroll up the street under Tollbooth arch, then a right turn up High Street to Edinburgh Castle or a left turn down to Holyrood House Palace and the new Scottish Parliament Buildings. We also walked into New Town from there ( we used the stairs up the wall at the bottom of the road). I would definitely recommend this accommodation to family and friends.

Edinburgh at Festival time is mad - Festival, Fringe and Tattoo creating an extra-ordinary buzz. We (2 adults and 2 older teenagers) came for the Festival and Fringe. We stayed in apartment 1 rather than 4 (same owners).
The location was perfect - a step out of the front door, under the arch of the Old Tolgate Booth and out onto the Royal Mile straight into the throngs of visitors and those plugging their Fringe shows. Fantastic number of coffee shops, restaurant food from all nations and at all prices, and corner shops and small supermarket in close proximity. Lots of helpful suggestions have been left by the owners.
The apartment is of good size, very clean, well furnished, and had everything we needed. We traveled by car so having a secure parking space was great - although the apartment is close by the station. We used the car only when events were outside the City. The whole of central Edinburgh is easily visited from atholl Brae.
We had a warm welcome from Liz's son (who accommodated us arriving much earlier than we expected). We enjoyed the fizz and short-breads left for us. And then joined the throngs - for a fantastic four days of great comedy and theatre and a night-time walk up arthur's Seat.

Great location so handy to the royal mile.Bedrooms a little small, lounge needs rugs,kitchen had more than anybody needed.Liz an excellent host.Our friend needed a doctor and she called someone for us.

It's now becoming much easier to access non-emergency medical advice over the phone in the UK with the advent of NHS24, which is primarily a phone-based advice service, so I was pleased to be able to help.
The Tattoo, always goes ahead, no matter how wet or cold it is - you just have to wrap up well, wear something waterproof, and prepare to be enthralled!
I hope we'll see you again when you come back back to Edinburgh - there's still lots more to see and do.

Just as good as the website showed, and even more spacious than it seems. All mod cons, cracking location and very efficient landlady who is always at the end of an email.
Particularly impressed with wifi service which makes managing the holiday so much easier, especially during the Fringe.

The atholl Brae apartment is really quite wonderful and rather under sells itself. Central really is true; 5 minutes' walk from Waverley Station and 2 minutes' walk from the Royal Mile and from there the city really is yours.
Liz's welcome was warm with tea, coffee, fizz and shortbread on our arrival. The flat was both clean and homely with two well sized bedrooms and bathrooms. The living room is also a good size, thus, there really would be plenty of room for six people to stay. The kitchen was more than adequately stocked, I can't think of one thing that wasn't there in any kitchen, let alone a holiday stay.
Nothing bad to say at all. We had a great time in Edinburgh (having been many times before) but it was such a welcome relief staying so central for the duration of our stay. -

We stayed in this apt as a party of 5 girls for a couple of nights in November 09. The location was great - close to the train station and pretty much everywhere of interest (Edinburgh doesn't seem that big once you've done a few laps). Gorgeous apartment with really great showers (once you remember to turn the hot water on); only one towel provided per person which isn't unreasonable but girls you might want to bring another for your hair! The second bedroom was a bit small to squash 3 beds in so we used the sofa bed after the first night so we had a bit more space. We were very impressed with the friendly and personal service - we were met on arrival at the apartment and a bottle of cava was waiting for us in the fridge! We didn't use the kitchen (apart from the kettle) as we ate out but it looked like it contained everything you could need. Thank you Liz and Sean and hope to be back one day soon!

It was a joy to be met and feel welcomed by the owner in person, she was extremly helpful and had added the little touches that make all the difference, with a lovely bottle of wine and a box of shortbread, what a nice jester and made our first evening special. The flat was just as described, and it was of a very good standard, everything you need to be as self managing as you would like toi be, the flat was in a great location within easy walking distance from the hub of the city. The parking facility was really good and we found we didn't need to use the car once we had arrived and we were happy to know that it was in a secure locked garage. There are lots of shope and restaurants within easy walking distance, and even a take a way just at the end of the street. It was definately a home from home, clean well thought out with self catering in mind, the decoration was tastefull and modern. No complaints at all. I particulary liked the location of the flat it was in an excellant position for exploring Edinburgh but also in a quiet street, where we were able to get away from the hustle and bustle. Will definately be visiting again.
