Luxury for 4, very comfortable for up to 6 people, plus a baby. Your children are most welcome, and we'll provide cots and highchairs on request.

The apartment is warm and very well insulated. The central heating and hot water is very good and effective - in our coldest weather the flat is warm.

For the warmest of the summer months, we now provide an air conditoning unit and light-weight duvet covers.

Quality oak flooring in the principal rooms, beautiful tiling in the kitchen and bathrooms.

On the edge of the city centre in a quiet area, this is an ideal location for visiting Edinburgh or as a base to tour all of... Scotland - or to play golf, perhaps? 5 minutes in the bus - the stop is very nearby - or around 20-25 minutes walk to the city centre. Culture, shops, museums, castles, palaces................. A bus in the other direction will take you to the Royal Yacht, and the bohemian Leith Shore area - lively bars and restuarants and occassional live music.

The Harland has two luxury bedrooms one with an en- suite shower room - (extra large shower cublicle)- this bedroom has a king sized bed.

The second bedroom has two single beds, which can be put together.

All of the beds have comfortable mattresses and luxury Eyptian cotton bed-linen. Big soft towels are provided as standard.

Further sleeping accomodation is provided by a luxury leather bed-settee in the very large lounge, and/or additional quality folding beds if you require or prefer.

There is a full dining table and chairs for 6 people in the lounge, as well as 2 comfortable leather settees. Full wi-fi, tv, cd/dvd player, i-pod dock, wi-fi access.

The bedrooms and the lounge face east and are especialy bright and sunny in the mornings.

There is a further full bathroom accessed from the hall.

There is also a full kitchen with clothes washer/dryer. dishwasher, hob, oven and fridge/ freezer - again this is a spacious room with dining facilites - and everything you may need to rustle up cordon bleu meals. You don't need to cook, unless you want to, though - there is a huge variety of restaurants nearby - closest is around 3 minutes walk, then many 10 minutes away - and many of them will be pleased to deliver.

There is also access to an on-site gym, if required.

You have a choice for parking - there is an on-site multi storey, reached by remote control or on-street permit parking.

Additional Location Information

The apartment is on the first floor of a new, purpose-built block.
Across the road from a large and leafy park, the small blocks are spaced out to make the most of the sunshine.
There is no passing traffic, so it's generally quiet and peaceful, but within easy reach of all of Edinburgh's attractions and the city centre.
A parking permit can be provided to allow access to the residents' parking bays.

We generally do a minimum 3 nights stay - we can do less, but it's generally more expensive pro-rata, especially at the weekend..
Why? Because if we sell only a Saturday - we may not be able to sell the rest of the week.

Best value is a week or more, and we're flexible on rates beyond a week.

Least expensive is early Spring, early winter.

Most expensive is during the Edinburgh Festival and the Festive period

No extra charges for cots, highchairs, parking, wi-fi or gym (but we do need a health declaration form completed in advance for the gym)

Personal welcome and support happily given before and during your time in town.

We ask for a £100 deposit on booking and the sign off of a terms and conditions agreement - the balance is due and payable one month before you arrive. Your booking charge is not transferable or refundable - we recommend you arrange cancellation insurance. I'll give you a link to a an insurance provider, if you ask me.
