My husband and I stayed here for a short holiday in Edinburgh, about 4 days, and we loved it!
Our host, Pete, couldn't have been more hospitable. He went out of his way to ensure that we had a great stay, from leaving us breakfast after a late night flight to answering endless questions about the sites and food.
Edinburgh is pretty small, but I felt like the location was perfect. It's near many pubs, mom and pop restaurants, and smack in between most major sites.
The apartment was clean, tidy, and very spacious for two. The stairs can be disheartening at the end of a tiring day, but it is worth it. Has all of the basic amentities you could want for a short or long stay including washer/dryer, cable, wi-fi, stove, etc. The soaps and blower dryer were a great surprise.
We plan to return to Edinburgh and would count ourselves lucky to stay here again. We miss it already! -

This apartment exceeds all the expectations when compared to its photos! the apartment's location is absolutely perfect, it has absolutely everything you could possibly need and Peter incredibly helpful when you first get into the apartment. We will definitely be back to stay again! just a shame we can't live there!!! Then again I am not sure I could carry the weekly shop up those stairs!

This apartment is in a great location and the apartment itself has everything you need to ensure your stay is as comfortable as possible.
Avoid if you are one of those people who are allergic to walking up stairs. For everyone else the stairs are a great way to burn off some haggis, whiskey and ale. -

My partner and I had a wonderful 6 nights in Greyfriars a attic, to celebrate my 50th birthday, located in the centre of the old town, it is an excellent location for all the sites of Edinburgh, Peter the owner made us feel very welcome with a few treats and told us all about the local area and showed us around his beautiful apartment, fully equipped with every thing you need, very warm and cosy, the only drawback was the five flights of stairs after a full day on your feet but they did get easier after the 6 days, thanks Peter, would highly recommend and would definately stay there again.

My partner and I stayed in the Greyfriar's attic apartment for 4 nights. We were greeted by Peter who showed us around the apartment, introduced us to the area, and recommended nearby attractions and restaurants. He had also generously provided us with some haggis, a nice taster of scotch, and provisions for our first breakfast. The apartment itself is well-equipped, tastefully decorated, comfortable, and in an excellent location in Edinburgh's old town, 5 minutes walk from the Royal Mile. We had an excellent stay and would highly recommend it.

This is a first class apartment,comfortably furnished and very thoughtfully equipped and maintained. It is well-located for city centre sightseeing and is surrounded by a variety of pubs and restaurants. The service is efficient,very friendly and caring.

We were in Edinburgh over New Year's, and stayed at the Greyfriar's attic for 5 days. This apartment is great, and the owner, Pete, was a great host. The location is very very convenient - to sightseeing, restaurants, bars, everything... The apartment is tastefully furnished and clean and comfortable (for a couple, any more than that, it could get a bit tight). We would strongly recommend the apartment to anyone who doesn't mind the climb up to the fifth floor.

A beautifully appointed and perfectly situated flat with a friendly and efficient owner. My wife and I stayed for two weeks over Christmas 2012 and enjoyed every minute of it. Located just off Grassmarket, the flat gave us easy walking access to Old Town and New Town. It is stylishly and comfortably finished with a full kitchen and bath, washer/dryer, television and audio system, wifi and a wonderful full size bed. There are two Sainsburys nearby as well as lots of restaurants and shops if you want to stay local for a day or evening. And it's so close you can haunt Greyfriars Kirkyard all you want. It is a climb up the steps, but the apartment is so lovely that you won't mind staying in if a day's sightseeing has left you too tired for another trip out. We were able to make a lovely Christmas dinner and felt like it was a home away from home. We plan to return to Edinburgh again and will absolutely look to rent Greyfriars attic again.

I stayed at Greyfriar's attic for nine nights in October 2012, and I loved staying there. The apartment is so beautiful, exactly like the professional pictures, and spotlessly clean. The location is perfect -- close to the sites and in an interesting area to walk around. I especially loved how close it is to the National Museum. Because it was so close and admission is free (though a donation is good) you don't have to see it all at once -- you can pop in a few times to see it all.
For me, the best part of staying here was pretending I lived in an amazing home in Edinburgh for a while. There's a nice Sainsburys nearby for groceries (and a newsagent across the street if you just need a soda and a chocolate).
Also, Peter was a wonderful host. He was very helpful and kind. I also really appreciated the basics like milk, butter, tea, in the kitchen -- and the not-so-basics like the breakfast pastries.
I've traveled quite a bit, and this was one of my very favorite places I've ever stayed. I hope to come back sometime. -

I had previously stayed at this flat when in Edinburgh, and once again my entire stay at Greyfriar's attic was just perfect. At arrival, I was met and assisted by Peter personally, shown around the flat, and Peter made sure I was acquainted with all appliances etc. and comfortable with all before he left. The flat was spotless, warm and extremely comfortable in all ways. Beautifully furnished with many lovely touches. Especially welcome were the treats left in the fridge to help with a morning tea and snacks.
Linens and towels were provided and were luxurious. The bath was large and the kitchen was nicely stocked with dishes, cookware etc. The included WiFi was most welcome.
The flat is most cozy and I was able to enjoy just relaxing. When I wanted to venture out, The Grassmarket was downstairs with a multitude of shops and pubs. Plenty of places to eat whether casual or a bit more formal, and I was able to walk anywhere I needed or wanted to go. The location is great and close to so much.
The views are amazing, especially from the bedroom where you can look out over Greyfriar's Kirkyard. I would stay here again anytime.

Great flat in the middle of Grass Market. Can't beat the location and the flat has everything you need. It is a bit noisy at night but Peter has installed double windows to cut down the noise in the bedroom and allow for a good night's sleep. Peter is a wonderful host and the flat is well-appointed.
Will definitely stay here again when in Edinburgh! -

This wonderful apartment is everything you want it to be: central location, cozy and romantic, full of modern conveniences ... and the 80-some steps up are not bad at all and get easier each time! Add to that an in-person welcome from the friendly and informative landlord (bearing breakfast makings for the next day and a welcoming bottle of wine) and you have absolute perfection.

This beautifully decorated apartment is in a great location, within walking distance to many major sites and restaurants. I stayed there for a week and really enjoyed being able to cook in the bright kitchen. The apartment is well equipped, with all the necessary appliances and a washer/dryer. I have suggested they get bigger pots and pans, but what they have is still fine. It is very well maintained and everything is clean an fairly new. Peter was very sweet to start me off with a some items, including haggis - very thoughtful!
Five flights is a bit of a climb, but well worth the view and skylight in the kitchen.
I would stay there again when I next visit Edinburgh. -

You have to walk up 5 flights of stairs, but once you get into the flat it is wonderful. The location is great for getting around in old town with lots of eating places and things to do. Peter is the absolute greatest host that I've encountered in all my vacation rental stays. The apartment is fully furnished with anything that a traveler would need. The decorations within the apartment are a very nice touch that makes one feel they are in a luxury hotel. What sets Peter apart from the ordinary is his attention to customer satisfaction. He provided nice little extras such as croissants, bagels, milk, juice and a couple bottles of wine all complimentary to makes us feel at home on our late arrival. The apartment is very central to about everywhere you want to go within Edinburgh. I enthusiastically recommend this apartment.

I spent 8 wonderful nights in Greyfriar's attic during the recent Festival. Everything was exactly as described and pictured, and Peter made all of the logistics incredibly simple from start to finish, including several rounds of questions from me on various topics from bookshops to bicycle rentals to arrival times. He met me exactly at the time we had arranged and ensured that I was off to a perfectly smooth start. I didn't need to call on him for anything while I was there as everything in the flat was perfect, but I had no doubts that if I needed anything, Peter would help out right away. He supplied me with a wonderful "welcome pack" that included more than I would ever have imagined. Yes, the flat is up a bunch of flights, but that's part of the joy in this flat -- it floats above the Grassmarket with a tremendous feeling of privacy and tons of natural light thanks to the fantastic skylights in the kitchen and the other windows throughout.
I can't wait to return and can't imagine staying anywhere else when I'm fortunate to be in Edinburgh for a long enough stay.

Peter took really good care of us, making sure we knew where we were going and getting us settled in tot he accomodation. He is a really nice guy and very friendly with a wealth of local knowledge which he was happy to pass on. The accomodation itself is very very cosy, perfectly laid out and has everything you need for a short - or longer stay.
By comparison to other lets I have had I would say that this was a step above - from the meet and greet, to the pre-provisioned supplies and the willingness to accomodate our needs and preferences.
I would happy reccommend this and definatley re-vist !

This is one of those rare experiences where the apartment is even better in person than the pictures lead you to believe. Everything was highly satisfactory. The location is perfect for exploring Edinburgh and experiencing the Old Town. Peter is very friendly, informative, accommodating and committed to ensuring a great experience. From offering to carry bags up the many stairs, to settling you in with the essentials (high quality whisky, shortbread cookies, breakfast, coffee), to providing a thorough overview of the apartment and it's amenities, everything ensures a flawless arrival and holiday stay experience. The furnishings are luxurious from the comfortable bed to the high quality towels and linens to the abundant hot water shower/tub with excellent pressure (a bit unexpected on the top floor of a historic building). The views from the windows are excellent and the skylights in the spacious open and modern kitchen allow plenty of light on even the most overcast days. While navigating the stairs may not be an option for every traveller, I never found it to be an issue and you quickly get used to it. Peter has even installed sound deadening extra glass in the bedroom which nearly eliminates the street noise (the Grassmarket area can be rather boisterous). I would highly recommend this apartment to anyone traveling to Edinburgh for an extended stay.

Everything about our stay at Greyfriar's attic was just great and I must say that we have very high expectations and are very critical. The welcome was warm, all was lovely fragranced, the equipment and facilities on top level, great location (top floor, if you run all the time up and down like us, you can get little breathless). We really felt welcome and "at home", well informed, greatly advised by Peter for several lovely places.
Definitely highly recommendable, we wish to come back and regret we couldn't stay any longer for this time!

A small but well-appointed and maintained apartment,with not a sign of wear and tear from when we last visited it a year ago. The service is faultless and the welcome,from its breakfast start-up kit to its single malt and shortbread comforts,is warm and genuine.The location could not be better for pubs,restaurants,clubs and places of interest.The pampering shower lotions are an added highlight but the rowdy weekend merrymakers outside less so.

I had the privilege of staying at Greyfriar's attic apartment on a return trip to Edinburgh for the holidays. The flat is located in a fabulous location in the Grassmarket close to absolutely everything. In fact I was able to walk everywhere I needed to go. The accommodation is charming with lovely decor and spectacular views from all windows. I had previously stayed at one of Mr. Tucker's rentals, and was once again pleased with the attention to detail and the welcome I received. It's nice to come off of a transatlantic trip and immediately feel at home. The flat was spotless, and well stocked with niceties such as tea and baked goods. There was also a wealth of information about area attractions and suggestions as to places to eat and shop:) The building itself was very quiet and everyone I met was lovely. It is literally steps to some of the best restaurants and pubs in the city, as well as shops. Peter made sure I had all I needed and was always reachable if I needed anything. I had a wonderful time and experience, and would not hesitate to recommend this property & hope to be back!

Stayed here for a few nights before Christmas. Great central location just off the Grassmarket ideal for central Edinburgh. It's an attic apartment so no good if you're afraid of stairs but otherwise we had a great time and Peter & Jo we're very welcoming when we arrived. Apartment was clean, tidy, well decorated and very cosy!

This apartment was amazing to stay in for the weekend with my best friend, we wanted somewhere close to the main hub of edinburgh but not too expensive. We got it! The 87 steps to the apartment are a killer so think wisely about what kind of luggage you want to carry up the narrow and windy staircase. All in all the apartment is clean and exactly what your looking got at a great price. I've allready told my partner we will be booking up for a weekend away next year.

El apartamento nos gustó mucho a mà y a mi pareja. Dispone de todo lo que puedas necesitar y la cama es muy cómoda. Estás en pleno centro, todo está limpÃsimo y Pete cuida mucho de los detalles. Fue muy amable comprándonos el desayuno para el primer dÃa. Si volviéramos a hacer el viaje repetirÃamos. Eso sÃ, prepárate a subir escaleras sin ascensor.El único incoveniente fue que el último dÃa no pudimos dejar la maleta hasta la hora que quisimos porque suponemos vendrÃan otros huéspedes. EstarÃa bien algún tipo de sistema para no tener que acarrear las maletas o bien tenerlas que dejar en alguna consigna.

We stayed here for my partner's 30th Birthday and it was really lovely. The apartment is located in the old town and there's fantastic pubs and restaurants around the corner. Peter recommended a couple of places and we weren't disappointed - the Mussel and Steak restaurant is now a favourite.
We had a really warm welcome from Peter and he provided a few breakfast treats when he showed us round, which was really appreciated.
The apartment is full of lovely touches, such as big blankets and nice pots of lavender and guide books and nice smelly things in the bathroom. Plus there is good proper coffee in the cupboard - bonus!!
I really can't recommend the apartment enough - we can't wait to go back, such a good location and a wonderful homely place to stay. Missing it already!! -

One word Perfect! The apartment was beautiful and Peter couldn't have been more accommodating and wonderful. The placement of the apartment was fantastic as well as only feet from Grass market and a very short walk to the Royal Mile (there is a short cut -stairs- just around the corner on Victoria Street on the left side). The stairs are a bit of a climb to the apartment but after all the food and drinks we were having it was welcome. I had to work and the high speed Internet was great and it came included with the cost of the apartment (for those of us who often stay in Europe and the UK you know there is usually a daily or hourly charge in hotels). We usually stay in hotels but the benefits of staying in this apartment (location, kitchen, fridge, wifi at no extra cost, and comfortable and lovely furniture) After this experience we will definitely be back! I couldn't recommend it more. Thank you Peter and Jo!

Recommend you come on the train or use the 24 hour car park and move it early on a Sunday morning to take advantage of the free parking in the Grassmarket till 8 30 Monday morning
and free fitness training. If you are not fit when you arrive 87 steps will ensure you are when you leave!

Whilst the stairs up to the attic can present a bit of a challenge, it is worth surmounting this early obstacle for such a handsome apartment in a prime location.
The owners seem to have thought of everything to make a stay comfortable and we will certainly be booking with them again when we come up for the festival. -

Excellent service. Really easy booking and good communication. We really liked the personal touch when we arrived to the apartment. We thought it was really nice that Pete had put a few bits in the fridge for us before we arrived (milk, croissants etc.)
The apartment is lovely, really clean and such a nice place to stay. It is in a great location, 2 minutes away from the castle and all the best bits of Edinburgh.

Staying in Greyfriars attic was a wonderful experience from beginning to end. An incredibly central location - literally all the main attractions in Edinburgh were easily within walking distance. And the flat was cozy (but light and spacious) and pristine on every level. Peter, the owner, welcomed us with warm enthusiasm - and perhaps, more importantly, with a decanter of single malt scotch, which was quite possibly the best tonic ever after a 5-hour train ride :) He also happily hoisted my not small, rather heavy suitcase all the way up the several flights of stairs to get to the apartment. So if you have any mobility issues, Greyfriars isn't for you (there's no elevator). But if you're spry and enjoy complete privacy, a home away from home, and beautiful views over old Edinburgh, you couldn't stay in a better place.

Greyfriar's attic was by far the best place we stayed during our month travelling in the UK.
The location can't be beat - it's within easy walking distance (a couple of blocks) of restaurants, pubs, cafés, shopping, the Royal Mile, etc. The best of the city is at the doorstep.
The apartment itself is a perfect little gem. It is absolutely spotless and beautifully renovated. It's cozily perched on the top floor of the building (yes, there are stairs to climb, but it's worth it) with a lovely skylight and nice layout that makes it feel airy. I didn't want to leave!
The host, Peter, was fantastic. He was easy to deal with from the start, completely accessible if we needed assistance or suggestions during our stay, and just a really nice guy. We also really appreciated the thoughtful touches he included that made our stay outstanding - refreshments on arrival and a starter pack of goodies for breakfast the following morning in the fridge, all the things we could possibly have needed in a vacation rental including a washing machine and the products to make use of it. I can't recommend Greyfriar's attic highly enough! -

Other Notes:
- There were a lot of stairs. This wasn't a con for us, but it could be for others. It was either 5 or 6 flights which can be a workout
- There is noise on the weekends if you leave the windows open. The double windows they've installed completely block it out when closed though

An excellent place, close to all the key attractions in Edinburgh. We were met by Peter who couldn't have been more welcoming or helpful and after the climb up the stairs, the whiskey was really welcome (as was breakfast the next morning). The flat is very well kitted out with everything you could need for a short-term (or long-term) stay and you could even see the castle from the kitchen window.
Other guests have commented that it can be noisy at weekends but with the additional soundproofing and a pair of earplugs we slept soundly on the really comfy bed. Our only other niggle was we found the washing machine a little complicated to use - perhaps stickers on the key buttons might make this a little more user friendly?

No worries about recommending this flat at all. It's tastefully decorated, clean and cosy. Great location, surrounded by good restaurants. Stayed in a few short term lets in Edinburgh and this was the most pleasant stay.

Greyfriar's attic is a lovely wee flat, well-located, romantic, and the owner is a nice bloke who made us feel very welcome. It was a shame to stay only three nights, and we'd definitely stay there again next time we're in Edinburgh. Gold star.

Me and my girlfriend wanted a base in the centre of town to explore the city of Edinburgh. Greyfriars attic apartment was an a exceptional find. It was immaculate throughout with a real luxury feel to it. Everything you need is on hand...utensils, towels and even some free toiletries, and the location couldn't be better. The welcome pack was very welcome (especially the malt whiskey, after a long drive).As other reviewers say the stairs are bit of a climb, and it can be a tad noisy at night due to the location, but it is well worth these minor gripes.
We would both definitely stay here again, if we were to return to Edinburgh.

We received a very warm and friendly welcome on arrival which made us feel at home instantly. Thanks, Peter! The apartment is furnished beautifully and has some lovely views of the Old Town. It's very well located for exploring the Grassmarket and the Royal Mile and only a short walk across to Edinburgh's "New Town". There are quite a lot of stairs up to the apartment, so perhaps it's not suitable for some travellers, but it was fine for us and the climb is worth it. The kitchen is spacious and well-equipped for cooking at home, and the apartment is also a stone's throw from a variety of excellent pubs, cafes and restaurants. We very much enjoyed our stay in the Greyfriars attic and our time in beautiful Edinburgh. :)

A beautiful, well-appointed and clean top-floor appartment which well justifies the climb to get there,especially as one is greeted so warmly on arrival. Everything has been thought of to ensure that guests have a comfortable and enjoyable time. Well-situated near the centre of town with good restaurants and pubs nearby and not far from good tourist shopping and many of the best-known historical sites are within walking distance.

It was our first experience to use a vacation rental for this trip and we will do this again based on the great experience we had there. The owners, Pete and Jo, were very friendly, thorough, and responsive and all you would want from landlords.
The apartment was clean and comfortable, enough warm and having plenty of hot water. The apartment is located quite conveniently in the old town. Pete and Jo equip everything you need for the stay. They are very small things like a plastic wrap and extra stock of paper towels, but they are things you don't want to think about during your vacation.
Two things that may be concerns for some people are stairs to the apartment and noise. It is the top of the building, so you need to climb up. We tend to have less excise during a trip, so we appreciate the stairs for a little work out, but understand that's not the case for some people. Also, the noise from the bar outside was a bit disappointing. It was not every night, but people are quite active even the late night in such a cold weather. Pubs are everywhere, so it may be a common issue to stay in the old town area.
Overall, we had very good experience and greatly appreciate the stay Pete and Jo offered for us!!

The views from the apartment across the roofs of the Old Town are terrific, but the stairs to reach it would not suit persons of restricted mobility and so we always make sure to point that our in our advertising. The Old Town is a lively bustly part of Edinburgh - one of the reasons so many people choose to stay there when they visit - and there can be noise sometimes. We have already installed secondary glazing in one of the two bedroom windows and will shortly be completing this with secondary glazing on the remaining window. We believe that this will minimize unwanted noise to a level that is seldom bothersome. Apt was in great condition, all facilities were provided. Decor was very stylish.Location was ideal, everywhere was in walking distance. Lots of restaurants and cafes in the surrounding area. Edinburgh castle is less than a ten minute walk away. Hope to revisit, with less snow!

I stayed in Greyfriar's attic for a month and had a very pleasant experience. The owners were great during throughout the stay. They have made a real effort with the apartment. As well as being well located, it's clean and stylish. Considering the apartment is in a vibrant area, it's surprisingly quiet. I would definitively recommend staying here.

My husband and I had the pleasure of staying at this wonderful apartment. We felt welcome from the start. We had a later arrival, made later by the train delays, but Peter and Jo were waiting for us with smiling, friendly faces. The walk through of the apartment and information of the surrounding places as well as the welcome breakfast pack made our first night so much easier. The spacious, clean, and great location of the apartment made the rest of our stay perfect. I would recommend this apartment to anyone and when we return to Edinburgh we will definitely stay here again.

The apartment is breathtaking. Every creature comfort had been thought of well in advance. I mean everything: hair dryer, a full set of dishes and cooking instruments, even washing liquid. Pete met us on check in and walked us through each appliance and corner of the attic. You'll never meet someone as charming or thoughtful as Pete! The view from each window of the attic is worth the climb up the stairs. The facilities were in outstanding working order, and the place was spotless on check in. Pete even gifted us with a welcome assortment of tasty treats and drinks. All in all, the attic felt like our home away from home and is well worth your travel dollar. Pete and Jo genuinely care about each guest, as is notated in their recommendations of places to eat, shop, and enjoy. If I had my way, I would still be staying in the attic enjoying every comfort of the excellent location, fully supplied kitchen (even cleaning detergents and pots/pans for cooking!), and the always hot shower. Stop looking anywhere else. Just stay here!!!

There was so much to do in Edinburgh whilst I was there staging a show in the Fringe but in all honesty I was so happy in the flat I never really wanted to leave. The views are amazing so people watching was at a premium and the soaring architecture visible in all directions always a joy to see in any weather. The flat was chic yet cosy,spacious and light filled. I had to write whilst I was here and found its tranquility a great help. I cannot wait to return.

The apartment was newly remodeled and fully outfitted with the essentials, food, drink and even fresh flowers! Peter & Jo were so welcoming and helpful. The location was very convenient. The only negative was that we stayed during a time of university graduation, and it was difficult to get good rest with parties going on at street level late into the night and early morning. Still, the apartment was beautiful and a great value. We would highly recomment a stay there!
