This apartment is an ideal base from which to explore Edinburgh. The Old Town is at your feet: a warren of closes and side streets lead from the Grassmarket to the Royal Mile; an entrance to Princes Street Gardens from King's Stables Road makes Princes Street and the New Town easily accessible by foot.
The house is situated on King's Stables Lane, a few metres from the Grassmarket, in the heart of Edinburgh's historic Old Town. (The name of the street recalls that this is where the royal stables that served the castle were situated.)
It's a short walk through the Grassmarket to the Royal Mile, the backbone of medieval Edinburgh, which connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the Parliament at the other. (Royal Mile is the combined name for the street formed by Castlehill, Lawnmarket, High Street and Canongate.) Edinburgh's main visitor attractions are on your doorstep and the neighbourhood is full of attractive independent shops and restaurants, bars and cafés to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile, and you can easily walk to many Festival venues; the Usher Hall, Royal Lyceum Theatre, Traverse Theatre, Filmhouse and Dance Base are all only a few minutes' walk away. You are also ideally placed to enjoy the Christmas and Hogmanay/New Year festivities. Edinburgh Farmers’ Market takes place every Saturday morning only a short stroll from the apartment.
The area is dominated by Edinburgh Castle, the number one visitor attraction in Scotland. Built on an extinct volcano, the Castle's varied architecture reflects its rich history. The oldest part of the Castle, St Margaret's Chapel, dates from the 1100s, and each passing century has brought its own additions. From the living room of the house you look up to the south wall of the Castle, which is protected by the 16th-century Half Moon Battery. The Castle is still a working garrison today, and during August it provides the stage for the world-famous Edinburgh Military Tattoo.
The Grassmarket is one of the best-known areas of the city, with lots of bars, restaurants and independent shops. This used to be the working hub of the city; a bustling place of livestock, noisy workers, inns and stables. There have been markets (including horse and meat markets) since at least the 15th century; the first written record of a market is in 1477. In summer, the place comes alive with pavement cafes and street markets, and it has a lively nightlife scene.
Notoriously the Grassmarket was the site for public executions, a memory reflected in the naming of the Last Drop pub: the name refers both to drops of drink and to the drop from the gallows! The Martyrs Cross in the centre of the Grassmarket commemorates the Covenanters who were hanged here in 1681 for their part in a rebellion against the imposition of Catholicism in Scotland. You can find out more about Edinburgh's grisly past on the guided tours that leave from the Royal Mile; see for example Mercat Tours, Witchery Tours and Mary King's Close. In the Vennel to the west of the Grassmarket you can see one of the few remaining sections of the Flodden Wall, a defensive structure built around Edinburgh after the disastrous Battle of Flodden (1513), in which King James IV was killed. The pubs in the Grassmarket were haunts of Roberts Burns (a plaque at the White Horse Inn commemorates his stay during his last visit to Edinburgh in 1791), Sir Walter Scott and many other writers, and you can retrace their steps on one of the Edinburgh Literary Pub Tours, which leave from the Beehive Inn. This is ‘an entertaining, witty and dramatic romp through the life and work of Scotland's great poets and novelists from the early 18th century to the present day'. Don't miss Victoria Street, one of the most charming streets in the city, with its colourful mix of shops, restaurants, cafés and bars; it curves up from the Grassmarket to George IV Bridge.

King's Stables was a wonderful apartment, a little quiet oasis in the centre of Edinburgh. We had a magical view from the livingroom to the castle. It's a well-equipped apartment that could accomodate any wish.
I stayed for three weeks along with two colleagues and we truly enjoyed it. Also, had we any grievances help was always nearby and swift, too. Very recommendable! -

Typical and lovely apartment in the heart of the beautiful old town. A jewel! Fantastic view on the castle. We've enjoyed staying there a lot and we will be back. The apartment is spotless, has free wi-fi and offers everything you need, lots of books, brochures and Dvds (I'm giving 4 stars for comfort because it may be a little cold in winter). It's the perfect place to stay to visit Edinburgh, the apartment is within walking distance to everything. We highly recommend King's Stables and Vacation Rentals Scotland.

We are happy to supply a supplementary fan heater if you are not feeling comfortable, and there are heaters in the hall and bedroom that can be turned on to a higher temperature throughout the day/evening in order to supplement the heat from the storage heater.

It was cosy and warm even though the weather was cold. It was lovely looking up at the Castle with the snow gently falling...

Very cosy and comfortable little place, in a great location for all the central attractions of Edinburgh. The guys who run Vacation Rentals were amazingly helpful and flexible and made booking the stay very easy. The appartment has everything we needed, with a handy supermarket and lots of pubs and restaurants very close by. There are quite a few steps to negotiate so the only downside might be for someone who isn't too mobile, although my 81-year-old mother stayed there for a week and I think the steps did her good. All in all, extremely satisfactory.

This flat is in the perfect location! All within walking distance to the convention center, historical Edinburgh town center and the grassmarket for night life. It's a safe place to stay with good securtiy at the complex. It was warm & cozy as we felt at home after the first day! After a long day of walking the town, it was nice to come back and sit in the living room to admire the Castle from a relaxing chair. The kitchen was well equiped with all the amenities you would ever need. Having the kitchen was convenient to make a quick breakfast before hitting the town and then a cold beer and snack later at night. The queen size bed was comfortable and plenty of closet/dresser space in this room as well. I would recommend this rental to everyone. It was a great value for what is offered.

The location of Kings Stables was fantastic, so close to food, entertainment, and easy walking for all the tourist destinations, we only need to get taxis to take us the the train with our luggage.
The apartment upstairs was above average, clean and modern. The kitchen was great especially the washing machine. The tea/coffee and wine that was waiting for us was very much appreciated. As were the tourist phamplets and books.
Downstairs was another story entirely. It was very outdated. The bathroom was awful and smelly and freezing in winter (even with the heater on).
We wish we had been told about all of the stairs. While we knew there would be stairs there were a lot of stairs. Lugging a suitcase up and down was not an easy task. I had a massive fall down the top flight of steps which injured my back for our entire overseas trip, and because of my injury the internal stairs in the apartment were also difficult to go up and down.Response from Vacation Rentals Scotland - 01/23/2012

I checked the heater in the bathroom and found that the thermostat had been switched to the lowest setting. This has now been adjusted so that the bathroom is warm and comfortable for future guests.

The appartment is exactly as described - clean, tidy with everything you would expect to find in an appartment, plus more. Great value - great service. Amenities very close by. Excellent location - circa 300 yards behind the castle. Within easy walking distance (10-15mins) from Princes Street and the city centre. The complimentary bottle of wine and fantastic view of the castle tops it up perfectly!

The King's Stables apartment was a comfortable home away from home / bolt hole to return to after a hard day pounding Edinburgh's footpaths sightseeing. Lovely and quiet, despite being in spitting distance from the Grassmarket, warm and comfy with everything we needed to make it relaxing to come home to. We ate in a couple of nights: nicked up to the supermarket 3 minutes up the road and cooked our own meal - heaven after a month of restaurant meals - and popped on a daggy dvd with a Scottish theme from the cute selection provided. As for sightseeing, the apartment is easy walking distance to all the city centre sights/ sites, the hop on and off bus stops just nearby and it's only about a 10 minute walk to Waverley station. Value for money, comfortable and convenient.

Martin and Ewan of Vacation Rentals Scotland are terrific. They are professional, accessible and responsive. Our reservation had various dramas, and Martin was very helpful and always polite.
King's Stable is a one bedroom, two story rental on the ground floor, and the photos and description of the unit are as presented. It is in the Grassmarket area, and you can see the fireworks and hear the music from the Tattoo in the unit (in a nice way, not a bothersome way). The Sainsbury Local (small, urban version of a large grocery store) is right up the street, and the unit's central location means you can walk to the west to access Prince's street or to the east to access the Univ of Edinburgh area. And you can go straight up to get to the castle. No, I'm not kidding when I say up.
The unit was clean, and we really appreciated the starter stock of tea, coffee, sugar and milk. The one thing that needs to be said is this. While it is located on the ground floor, you must negotiate 32 steps to access that ground floor apartment. If your knees are a-OK, no prob. It was a problem for us as the Poogins' right knee is in poor shape. We intentionally avoided renting flats above the 2nd floor (American) because of the knee problem so dealing with a few extra 32 steps was an unpleasant surprise.
Depending on what you are used to, the apartment might be a tight squeeze for more than a couple. However, the bedroom and the bathroom are located on the lower floor in separate rooms so that, if the sleeper sofa is being used, sharing the bathroom is no problem. Older children would be ok but I would have to say no to the under 5 crowd because of the freestanding spiral staircase connecting the floors.
We will definitely rent from Vacation Rentals Scotland again but because of the steps, we will have to go to a different unit. Fortunately, Martin has several available. -

We stayed here for one week and just loved it. Windows in the living room, kitchen and bedroom looked out onto the Castle. The rental and check in process went very smoothly. The apartment had everything we needed. The location was fantastic. Centrally located just 1 block from Grassmarket. There was a grocery store only a block away and the express bus to the airport had a stop just 1 block away. The walk from the train station took about 20 mins... uphill to the apartment. In fact, the apartment complex is built into a hill. From the entrance gate, there are stairs down to the apartment, then there is a spiral staircase in the flat that leads from the living room to the bedroom and bath in the lower level. The lower level opens onto another street, however, that door lock was difficult. We would definitely stay here again.

We loved the location and the view of Edinburgh Castle from both living and kitchen window. Happily, the kitchen was well equipped, clean and functional with main bed very comfortable...the bed/divan was also very comfy.

The vendor (Martin) provided a first class service, dealing with our enquiries and requests promptly and efficiently. The property was comfortable and well located and catered for all our needs. The only improvement I would suggest would be to provide more glasses and crockery for self catering and refurbish the bathroom which is clean but can sometimes smell damp.

My teenage son, daughter and I had an absolutely great time visiting Edinburgh because we stayed at the King's Stables. The apartment was so homely and it made our stay feel safe and relaxing. It is close to shops, markets and tourist attractions but also in a quiet location. We went in the coldest part of the year but we would always come home to a warm home. A fantastic view of the castle. We would go back there tomorrow.

This was a great location. The service from the owners was extremely high quality. The apartment is 2 stories and the bedroom is large. The kitchen and living room/dining room are smallish but work well. Only issue was the heater in the hall did not function so the area was too cold down there.

We've made it a habit to stay in Edinburgh for Christmas for several years now. We always use self-catering apartments and this year we were delightfully surprised by the apartment at Kings Stables. It was neat and tidy, with a great location and Martin was immediately responsive to any questions both before and during the trip.
The view out the window facing the castle was great...made me consider the sheer imposing nature of the castle!
We'd definitely consider Kings Stables on our next holiday trip to Scotland and recommend it to friends. -

The fact I booked for a third time at Kings Stables speaks a thousand words. Kind attention from Martin as usual and a wonderful stay once more in Edinburgh.
Comfortable, clean and well situated accommodation, minutes from the attractions of the Royal Mile and Princes Street. The Grassmarket, with delightful restaurants and bars is a minute or two away.

we stayed for a week and although we had a car, which provided a few parking problems, the position so close to the castle and in the colorful grassmarket more than made up for it. The apartment was warm and comfortable and provided a terrific base for daily walks. Wish we were there now.
