This third floor apartment is situated on Jeffrey Street, a few metres from the Old Town's main street, the Royal Mile, in the heart of Edinburgh's historic Old Town. The Scots Baronial building, built in 1891, has been deemed of sufficient architectural importance to merit a category B listing. Jeffrey Street and St Mary's Street straddle the Royal Mile, the backbone of medieval Edinburgh, which connects Edinburgh Castle at one end with the Palace of Holyroodhouse and the Parliament at the other. Edinburgh's main visitor attractions are on your doorstep and the neighbourhood is full of attractive independent shops and restaurants, bars and cafés to suit all budgets, from cheap and cheerful pizzerias to fine dining establishments. The Hub (the official centre for the Edinburgh International Festival) and the Festival Fringe office are on the Royal Mile, and you can easily walk to many of the Festival venues. You are also ideally placed to enjoy the Christmas and Hogmanay/New Year festivities.
The apartment looks out towards Calton Hill and its monuments: Nelson's Monument (from which a time-ball is lowered every day at 1pm as a time signal to ships out on the Firth of Forth), the Observatory and the National Monument, an unfinished replica of the Parthenon. Initiated by Sir Henry Dundas, 18th century bankroller of Edinburgh's Georgian New Town, to embody the city's reputation as the Athens of the North, the National Monument stands as a reminder of the folly of its patron. Dundas ran out of money and abandoned his ambitious plan; the unfinished building is now irreverently known as Edinburgh's Disgrace. There is also an impressive view of St Andrew’s House, one of the finest Art Deco buildings in Scotland. Built in 1939 by Thomas Tait to house the Scottish Office (the Scottish administration of the central UK government), it is now the main office of the Scottish Executive, the Westminster representation to the devolved government of Scotland.
Jeffrey Street is named after Lord Francis Jeffrey (1773–1850), lawyer, critic and co-founder of the influential but now-defunct Edinburgh Review. Royal Mile is the combined name for the street formed by Castlehill, Lawnmarket, High Street and Canongate. The High Street part ends at the junction of St Mary's Street and Jeffrey Street, where the city's eastern gate, Netherbow Port, once stood. The remaining part of the Royal Mile, the Canongate, was a separate burgh for over 700 years, taking its name from the canons (priests) of Holyrood Abbey. Because it neighbours the Palace of Holyroodhouse, the area developed as the court quarter and many fine residences for aristocratic families were built there. One of these, Queensberry House, now forms part of the Scottish Parliament building. Queensberry House was bought in 1686 by the father of the 2nd Duke of Queensberry, whose eldest son, the mad Lord James Douglas, escaped from confinement one night in 1701 and murdered a kitchen-boy – the very night that his father was signing the Act of Union that dissolved the Scots Parliament and put Scotland under English rule. This apartment was perfect for our long weekend stay in Edinburgh. The location was perfect, very close to Waverley train station and the centre of town. The apartment was very comfortable and spacious for 2 people. The kitchen was well equipped and the fridge contained a complementary bottle of wine. The apartment was warm, thanks to the central heating. The only downsides to this apartment were the water pressure in the shower, not quite strong enough for me; and the wifi which worked slowly and intermittently..

We stayed in a lovely and cosy apartment in central Edinburgh. Conveninently located just off the Royal Mile and very very close to the Waverley Station where all trains and the Edinburgh airport Bus arrive.
The apartment is fully furnished and equiped. Heating and hot water work in perfect conditions.
Vacation Rentals manages and coordinates it very well... We were wonderfully assisted and served and we`d love to come back and use them sometime in the future!!
Surronded by great atmosphere, attractions and stunning views. Lovely Tapas Restaurant across the road.

El apartamento está justo en la esquina de la Royal Mile a 5-10 minutos a pie del castillo(cuesta arriba), y a la misma distancia más o menos del Palacio de Holyrood(cuesta abajo), 5 minutos a Waverley Station y de la parada del bus del aeropuerto..Lo que es en mitad de la Old Town.
Es un tercer piso sin ascensor, ojo a las personas con problemas de movilidad.
Muy limpio, con todo el menaje necesario para preparar los menús, calefacción y agua calentita, baño pequeño pero funcional. Tiene wifi pero no funciona muy bien. Libros, guías, una X-Box... bastante completo todo.
Check-in sin problemas, avisas a Martin cuando has aterrizado y te espera en el bloque. Ninguna queja en absoluto

It was clean, had everything we needed and a generous supply of shortbread, wine and milk greeted us on arrival. Everything was very comfortable and clean, and the check in and out arrangements were very helpful and clear. I really hope we can go back. -

This small apartment is perfect for two people visiting Edinburgh -- right in the middle of the Royal Mile but off the main strip just far enough that noise wasn't a problem. Plus, since we arrived by train and left via airlink, its location just a few minutes walk from Waverly station couldn't have been better.
The apartment has a tiny, but functional, kitchen, a small dining nook, a very comfortable living room, a spacious bedroom with comfortable foam mattress, and a functional bathroom. The operation of the shower is a bit out-of-the-ordinary, but not hard to figure out. Water pressure was ample and the toilet worked well. Most importantly, the flat was exceptionally clean and was clearly very well maintained.
The proprietors, Martin & Belinda, were very easy to work with and responded quickly to inquiries. They mailed us the keys weeks before our arrival, which was important since Scotland was the last stop of our UK visit. Plus, they supplied milk and a bottle of wine in the fridge for us.
Just one word of warning in case you missed it in the other reviews: you have to climb about 60 steps to get to the flat and there's no elevator, so this would not be appropriate for people who have problems with stairs.
Overall, this apartment was perfect for our visit -- perfect location, spotlessly clean, very comfortable and quiet.

Very light, comfortable apartment in a great location.
We found it to be very clean with plenty supplies of towels, bedding, pillows etc.
Nice to have tea, coffee, sugar, biscuits & wine on arrival after long journey.
Great views from apartment over to the coast & superb views from the roof terrace.
I have to say, very good service on booking the apartment with the agent & other information that I needed.
One suggestion maybe, some kind of door/curtain in kitchen by fridge/freezer to blockout cleaning gadgets. Would definitely book again & also recommend this property.

I can not say enough good things about this apartment.when we arrived some one was already at the apartment to help us with our things and show us around the apartment she was sooo sweet!the apartment had everything we could need our want.tea coffee extra towels ect. The only draw back were all the stairs up to it,but the roof top view made up for all those stairs.i would highly recommend this apartment .we hope to visit Edinburgh again soon

This flat was just perfect for us: the central location allowed us to walk to all parts of central Edinburgh, both the old town and New Town. The flat had every feature we could want. Stairs don't bother us at home, and they didn't bother us here! We'll recommend this flat to anyone visiting Edinburgh, as well as the people at Vacation Rentals Scotland, who were very professional and attentive to every detail. Regarding winter comfort, the apartment has central heating. There is a thermostat to ensure that the central heating keeps the rooms at a constant temperature for guests. If extra warmth is needed, guests can also follow the instructions in the guest information booklet to adjust the thermostat as required.

We stayed in this property for 2 reasons: my husband came to Edinburgh for a work event during the week, and then I joined him at the weekend, with our two young children.
The flat was perfect for both our needs. Central and convenient for business; in a great location for fun. It is round the corner from the Museum of Childhood which gave us a fun couple of hours. It's almost on the Royal Mile, close to many historic places. We had a lovely walk to Holyrood Park. There are cafes and restaurants within a 5 minute walk, the station is also a 5 minute walk, and Princes Street and the New Town are maybe twice as far --- 10 minutes!
The flat itself was clean and comfortable; functional kitchen (though we did not do much cooking), comfortable bed and great sofabed. Lovely shower. Lovely views from the windows, and a spectacular roof terrace with amazing views. Although it is very central, we were not bothered by noise at all. This may be because the windows all face away from the street, but whatever the reason, we were relieved to be able to get a good night's sleep.
All in all it was a very easy experience, from getting the keys to saying goodbye to Edinburgh. -

A great little flat in a prime location in Old Town Edinburgh. The flat was a pleasure to walk into - clean and tidy. It was ideally situated half way down the Royal Mile - perfect for accessing on foot all the sites, restaurants, museums, parks, etc. that the Old Town (and indeed the New Town) have to offer. I stayed there with two young children. Being so central meant that the kids did not get too tired. We could always drop back into the flat during the day and go back out again for more site seeing later on. Made for an excellent trip.

This flat is just of Old Royal Mile, which is central to many great attractions, restaurants and pubs. The owners were extremely responsive and helpful when asking for help about renting a cell phone. They even mailed the key -- so I was able to get in as soon as I arrived to Edinburgh. The three flights of stairs were fine for me, but it would be difficult for anyone with physical limitations.
However, the place is rustic at best. It wasn't very clean and there was a huge stain on the living room carpet. The furniture is very basic and overall, did not have a very warm or comfortable feel. My parents stayed at an amazing flat at Holyrood and I saw another place at Grassmarket that were immaculate and beautifully furnished at a similar price point.Response from Vacation Rentals Scotland - 03/15/2012

The apartment was clean and cosy, apart from the hot water system which has quite a low water pressure and takes abit of getting used to.
The apartment is homely and comfortable with most amenities available, it is smacked right next the famous Royal Mile and it within walking distance from the city centre.
We truly enjoyed our stay in the apartment for the one week which we were there. -

Jeffrey Street is an excellent location for the old town area, the long stay car park is only a few minutes walk around the corner and the rooftop terrace was the best location in Edinburgh to see the midnight fireworks at the turn of the New Year.
I had planned a nice meal for the family on New Year's Eve, with 2 young children we weren't sure about going to a restaurant but I had to do a slight rethink when I realised there was no oven! The kitchen is a very tight squeeze but had almost everything (except for the oven) that we needed for a short stay.
we would definitely stay there again, this is a good value, no frills property in an excellent location. -

The location is absolutely perfect. It is right besides the royal mile with shops & restaurants at your doorsteps. The apartment is also nicely furnished with everything you will need.
The only let down is the (lack of) hot water. The water pressure is very low and it is difficult to get a good bath in the cold winter.
Given the price and location, it is a good choice for travellers.

Apart from being in a good location, comfortable & Martin was very helpful.
I have only 2 negatives..
Unfortunately there are many stairs (3levels) & at the time that we arrived was pitch black, the common stairs were also bit scary until we got in. Once in we were pleased.
Upon checking out the cleaner went in to do her job however on our way back to the apartment to pick up our luggage we noticed that the same linen was still there & wasn't changed! Unfortunately that put us abit off since we weren't expecting it.

Sorry to hear that you had difficulties in the common stair. The lighting here comes on at dusk and if any bulbs are not working, they are replaced swiftly. Also, since your stay the common stairwell has been completely repainted with brighter colours.
We can assure you absolutely that bed linen and towels are replaced with freshly laundered ones at the end of every guests' stay, and for those staying at the apartment for a longer period, bed linen and towels are replaced weekly.

This flat is in an ideal position in Edinburgh, very close to the Royal Mile and Castle and 5 minutes from the station. There are lots of restaurants within a few minutes walk from the flat. It has lovely views from the lounge window and the roof terrace is the perfect place for a drink or BBQ on a summers evening.

We fully enjoy our stay in Edinburgh and Jeffrey apartments accomodation. The flat is extremelly comfortable and clean. We were welcolmed very warmly. There was a bottle of wine, tea, coffee and milk waiting for us. Apartment is located only 2 minutes away from all main attractions (The Edinburgh Castle & High Street & Princess Street & Werverley Station). I would fully recommend Jeffrey apartments. We will definetely be back!

My sister-in-law and I stayed in this fantastic flat for a week. It really feels like my home away from home and I won't hesitate to go back again. The flat was clean, modern, and homey and it was incredibly accessible - right in the middle of Old Town Edinburgh and within walking distance of several historical sights, as well as the train station and bus stop. In addition, the pub across the street served fantastic food and had live entertainment nightly. The flat was also within walking distance of the University of Edinburgh which was helpful as my son was beginning his first year there. I will definitely stay in this flat whenever I return to Edinburgh and have already recommended it to several people.
