This self catering Edinburgh apartment forms part of a handsome Georgian building located within Edinburgh’s New Town. Duncan’s Land is a listed building and part of Edinburgh's World Heritage site. Built in 1790 by an Edinburgh merchant, Duncan’s Land was the birthplace of the renowned 19th Century artist, David Roberts (1796 –1864). The building features an attractive stone spiral staircase shared with the upstairs flat so is not suitable for access by people of restricted mobility.

The old building is beautiful with a spiral staircase. Upon entry into the spiral staircase it felt a bit damp and uninviting but it is a 16th century building. However when you enter the apartment it is warm, welcoming, spotless and very comfortable. The kitchen had everything you would need including a small dishwasher which is always appreciated when away from home. The furnishings and utensils were all of very good quality. The bedding was comfortable and warm. The location is very good in Stockbridge which has many nice restaurants, bars and shops. The walk to the High street and old city is not difficult at all at 15 to 20 minutes. The parking is inconvenient if you do not know where to go. There is off-street parking about a 10 -15 minute walk that is ÂŁ3.00 per day. You just need to top it up each morning if it is a week day. weekends you can park around the apartment for free. If you have time St andrews about an hour's drive is a great option. Beautiful old City with lots of shops, cafes and old pubs. We thoroughly enjoyed our time at the apartment and in Edinburgh even though it was during a cold snap and freezing. Just to mention Morag had all the heating on when we arrived and it was a lovely gesture including the welcome pack. Thank You

Booked Duncan's Land after reading positive reviews on Tripadvisor; we were not disappointed. It was perfect for our needs being immaculately clean and well equipped. It was tastefully decorated with a homely, cosy feel. The location in trendy Stockbridge was brilliant too, with bars, restaurants, independent shops and a great little Sunday market on the doorstep. The walk into the city centre was pleasant, we could do all the busy 'touristy bits' then stroll back to our little haven, perfect. Thanks Morag. We will certainly return.

Lots of history and character outside and all modern conveniences inside. Good location, close to the action, but far enough away to be quiet. Very clean with plenty of Kitchen equipment.
The owner provided us with a welcome package of bread, butter, milk, tea and coffee, plus other essentials. There were fresh flowers in the living room. Pleasant decor in keeping with the ambiance of the apartment.Response from Morag Cosford - 11/02/2012

Die Wohnung ist geschmackvoll eingerichtet und bietet für 4 Personen alles was man braucht. Sogar die Küche ist hervorragend und vollständig eingerichtet.
Das Stadtzentrum ist in nur 15 Minuten fußläufig erreichbar. In direkter Umgebung finden sich diverse Kneipen, Restaurants und Geschäfte für den täglichen Bedarf sowie etliche Secondhandläden mit allerlei Kuriosa.
Ich kann die Wohnung ohne Einschränkungen empfehlen. -

Previously stayed in Edinburgh in the Old Town and so wanted a change of scene - away from the hordes of tourists. Duncan's Land was perfect, a 15 minute walk to Princes Street, half hour to the Royal Mile, it's perfect for discovering Edinburgh.
The apartment is very comfortable, immaculately clean and very cosy. Everything was in order, and there was no clutter like many apartments.
It's well situated in Stockbridge - 2 small supermarkets, a number of nice cafe/deli/grocers, pubs, eateries and quality charity shops on the doorstep. The Leith Water (also on doorstep) offers some lovely riverside walks - seeing Dippers and an otter/mink were a bonus.
We'd stay here again, as would my parents whose first visit to Scotland it was. If you like Edinburgh but want to avoid the tourist trail recommend Duncan's Land. -

It was our first visit to Edinburgh and I selected Duncan's Land solely based on Trip advisor and an email exchange with Morag, the owner. We could not have been more pleased with our stay and fully intend to return. The quaint, old building houses a clean, modern apartment. The fully equipped kitchen provided whatever utensil we needed, which made meals easy to make and clean up. The bed was very comfortable and the lounge (or living room) was bright and comfortable with the added warmth of a gas stove to take the chill off. The location gives easy access to the city centre and there are nearby pubs, stores, and restaurants. This may not be for someone who finds a circular steps a challenge (only one flight up) but otherwise I can think of no better place to stay.

A hidden little gem in the heart of stunning Stockbridge and 15 mins walk to the bustling Princes Street. Duncan's land is by far one of the nicest apartments I've stayed in. Not only is the building stunning and quirky with a historic background the contrast of the modern apartment within is a complete bonus! The owner, Morag, pays incredible attention detail to ensure your stay is as comfortable as ever. Every room was spotless and she even popped in before our arrival to leave bread, milk and butter as well as to make sure the place was warm enough for our arrival. Very thoughtful! We will definitely be booking Duncan's Land again in the not so distant future. I thoroughly recommend it!

Morag was the best hostess and was very helpful. The apartment was central and we walked to the centre of town- 10 mins. We hired a car for 3 days (stayed 10) to explore Scotland but you really don't need a car at this apartment if you want to stay local in Edinburgh.
Lovely area, it was safe and had coffee shops, bakeries, Art Galleries, local grocery shop and pubs -everything is located very close by. It was great to stroll around the local area and grab a coffee and a bite to eat.
The unit was everything and more that we expected- it actually is better than the photo's we would definitely recommend it to family and friends.
We stayed at Christmas/New Year and Edinburgh caters to the festive season like no other town.

Spent three nights here with my wife and two grown children. This place is comfortable, clean, and charming. The location is great, about a mile or so to the old town but in a pleasant neighborhood in it's own right. Coming and going through the courtyard garden was a delight every time. The spiral stone stairway at the entry if no problem at all for anyone with normal mobility but would be touch on someone who has trouble climbing. Check out the Bailey Pub kitty-corner for a pleasant place to wind down in the evening.

Communication with the owner Morag about our booking was very helpful and friendly which raised our confidence that we had made a good choice. We were delighted to find that the apartment was spotlessly clean, very well maintained and equipped to a very high standard, although on this visit we didn't do very much cooking all the utensils were in place for a proper self catering stay. This is a new venture for the owner so it was really nice for us that everything was shiny and new and a lot of thought has gone into making it very homely. As we come from a warm climate we really appreciated the cosiness of central heating which could be adjusted at the flick of a switch. We really liked the location in the arty Stockbride area, fully of interesting shops and galleries and plenty of food stores very conveniently located near the flat. The local bus service is cheap and excellent but we did in fact walk all over the city as even in November we were lucky to have mild dry weather which was a real bonus. We would definitely return to Duncan's land and highly recommend to other discerning visitors to Edinburgh.

We had 3 nights and the unit was extremely comfortable, clean and provided everything we needed. Shops and restaurants abound just around the corner. Buses were regularly available just around the corner as well. We loved it.

My family and I recently stayed at Duncan's Land apartment in Edinburgh, Scotland. The apartment is located on the second floor of an old stone house and overlooks a private garden. To get to the apartment, you climb up a winding stone staircase and enter through a yellow door to a very charmingly decorated, light-filled apartment with modern amenities. Not at all what we expected from a house built in the 1700s! The kitchen was equipped with brand new appliances (small refrigerator, dish washer, range, and what looked like a never-been used oven). The combo living /dining room was large enough to fit a dining table for 4, two sofas, and a small television. One bedroom had a queen bed with plenty of closet space and the other had 2 twin beds. The bathroom had an antique style claw-foot bathtub/shower. The entire apartment was spotless! The owners were very helpful, thoughtfully providing supplies for our first breakfast and posting a list of nearby businesses (grocery, medical office, laundry service). The apartment is just two blocks away from the Village of Stockbridge and a 10 minute walk to Princes Street, with plenty of cafes, stores, and art galleries along the way. At first, we were disappointed that we weren't staying closer to the Royal Mile and Princes Street, but after the throng of people on these streets, we appreciated coming back to a quieter, less crowded location. For us, Duncan's Land provided the best of both worlds and really made our stay in Edinburgh special. We would definitely go back and highly recommend this place to others.

If you want to" be plunged in' spirit of 18th century but with all achievements of 21st century and at the same time to feel like at home - that is Duncan's Land apartments. We had been staying there for one month and everything was great: very beautiful historic house, tastefully furnished room, calm district, not far from the center,close from the amazing park zone "Dean Village", where you can run, walk. Thanks for Morag, the owner, she was very friendly and nice and made us feel like at home. Duncan's Land apartments was real find for us and if we go to Edinburgh we'll stay there again!

Actually looking for a hotel to stay in Edinburgh on a business trip but not finding what we were looking for, we instead found Duncan's Land apartment. I can only say that it was a perfect stay in this wonderful apartment in walking distance to the city center and with everything needed just near by. Perfectly cared about by the owner (fruit and breakfast welcome package!) I absolutely recommend Duncan's Land for a stay in Edinburgh!

This was a real find. The appartment has been beautifully decorated and is in an interesting historic building. It is very central but feels secluded and has a lovely little garden. The owner of the appartment was very friendly and went the extra mile, leaving a box of chocolates for my mother as it was her birthday. I would highly recommend this appartment for a romanitic break, family holiday or a weekend away with the girls.
