We are a very small company and personal service is what we do best; we'll happily help and advise you to make sure you have the best-ever time in our beautiful city!

The apartment has two toilets, a shower and a bath with a second shower over.

There is free garage parking and free wi-fi.

We can provide a baby cot or child's bed, and a high chair if you wish. We can also do separate sleeping spaces for up to 5 people . This is popular with groups of men who're maybe playing golf or watching sport? We can help you play golf in and around Edinburgh and club hire is possible at some clubs.

The apartment is very centrally located in the Old Town, just off the Royal Mile. It's tucked away on the first floor of a luxurious modern development, with central heating.

50 yards - a 2 minute walk - to the Royal Mile,

3 minutes walk from Waverley Station,

4 minutes to Playhouse Theatre/ Omni Centre (Cinemas, restaurants, bars and clubs) / Harvey Nichols/ John Lewis

and

6 minutes walk to Princes Street.

The welcoming lounge includes a coal-effect fire/TV/Digital channels/ DVD/CD/ i-Pod dock. Also a comfortable double bed-settee, for which linen may be provided, on request.

There are 2 bedrooms - 1 king and 1 twin - with comfortable beds, including luxury mattresses - an en-suite luxury shower-room and a 2nd bathroom. The twin beds may be put together to provide a very large king-sized bed.

Luxurious bed linen is provided throughout, and soft fluffy towels.

The fabulous fully-equipped kitchen has everything you may wish to prepare gourmet food, including overn, hob, microwave and fridge-freezer and with luxury glass dining table and chairs. It is reached by a door from the lounge.

There are solid wooden floors in the principal rooms and tiles on the bathroom /shower floors.

We are a very small family business and pride ourselves on providing exceptionally comfortable accommodation, with first rate personal service.

In the heart of Edinburgh's Old Town, literally just off the Royal Mile the apartment is located down a quiet lane, with very little passing traffic. Beautifully furnished and fully equipped, this ground floor apartment provides easy access to all of the Old Town cultural attractions including the famous Edinburgh Castle and Holyrood Palace. a wealth of cultural attractions are neary and ahuge selection of all kinds of restaurants, bars and parks.

THESE ARE FROM PRICES - These prices are from prices and indicative only.

There is a 10% discount for groups of one or two guests.

We prefer a 3 day minimum stay, but will negotiate on less, especially if there are odd free days in our availability. In general, a 3 night stay is priced at 2/3 of a week's price, but with a bit of discount for week-night stays only (ie where Friday or Saturday is not included). Shorter stays will usually be a little more than pro-rata. You can find definitve pricing and latest availability on our web-site .

There is a 10% discount for groups of one or two guests.

Our prices are based on 4 guests, with up to 2 extra people at £20 per night, each. We can also split the larger bed to 2 narrow singled and supply a folding bed or bed settee even if there are only 4 guests. Extra beds are £10 each per stay. (not if you are already paying for extra people though)
