A rugby international weekend is normally an expensive weekend away when booking city centre accommodation. My usual hotel wanted over £400 a night for a double room so for five of us to pay less than £40 a night for what I consider to be superior to hotel accomodation was an exceptional find. All the amenities and more were provided for with the added bonus of complimentary secure car parking,free wifi and stunning views over Dean Village and the River Leith. The birds and wildlife provided much entertainment.Look out for the Dippers,little birds that swim under water.
The apartment was spacious,light and airy,two double rooms and a single,five grown ups had plenty of space to move around.The provision of three bathrooms was appreciated and plenty of hot water too for baths and showers.
Kitchen cupboards were well stocked with cooking utensils,glassware and crockery.Tea,coffee,condiments were provided, probably left by prevoius occupants which was a nice touch to get us started.We hope our tin of beans and tea bags will be enjoyed by the next guests.
My kingsize bed with memory foam mattress was a welcome site after a long day sampling Edinburgh's finest hostelries and so peaceful and yet only a few minutes walk from the bustling Princess,Rose and George streets of the Capital City.
I am a regular visitor to the city and I have been extremely impressed with the standards of service and accomodation provided by the Edinburgh Holiday accomodation Company who manage this property. Well done anabel and Sally for our very positive stay. -

I have to say first that the service provided by Sally and annabelle was terrific. They were very accommodating and were a pleasure to work with throughout the rental process. We were initially thrilled when we got into the townhouse because it was more spacious that we're used to, and we've rented apartments in the past throughout France and Italy. But once we were settled we noticed that the carpeting was absolutely filthy. It had stains all over, upstairs and down. I'll bet it hasn't been shampooed in many, many years. The placemats were also left dirty. Lights were out even though we saw annabelle replacing some when she checked us in. As more lights blew, we realized that this was probably an electrical issue that needs to be addressed. The door to the balcony was stuck so tight that my husband managed to open it only once. It was just too much trouble. The furniture has seen far better days. This is really a shame because the place is in the perfect location and has so much potential! With a good cleaning, and some added amenities (like instructions for appliances because I never did get the dryer to work!) I'd recommend this townhouse and this service to anyone. We loved the view of the Leith waters. The proximity to the city center was ideal. The area was quiet and seemed quite safe. If someone cared to upgrade the furniture and add a few luxury items, this townhouse could be absolutely outstanding. I think the owner ought to visit it to see the shape it's currently in. It's time to invest a bit of money to make this the perfect place it could become.

Myself and my family (5 of us) stayed in 20 Hawthorne Bank Lane for five days around New Years. We were delighted with this apartment. It was lovely, cosy and warm and it really felt like ‘home away from home’. It was clean and had everything we needed and the 3 bathrooms were great plus.
The views from the apartment were lovely and the location was great, we walked everywhere! It was lovely and quiet yet only minutes away from Princes Street.
We would definitely stay there if we were visiting Edinburgh again. -

We absolutely loved staying at 20 Hawthorne Bank Lane. It was everything we hoped for and more. We loved sitting in the window area that jutted out overlooking the river. We had coffee and breakfast there every morning. We loved having a full size kitchen to prepare meals and snacks. We had 3 nice bathrooms which was excellent. The beds were extremely comfortable also. The location was fabulous for us. We stayed during the festival time in august which was quite noisy in the town. But, the townhouse was in a quiet area and was within walking distance of the bus stop. We walked almost everywhere we went. The townhouse is close to restaurants and shops. It was just the perfect place for our family. We were traveling with a 17 year old and 19 year old. They loved our townhouse as well. I would highly recommend this towh house.

We have stayed at Hawthorne Bank twice now & enjoyed ourselves on both occasions, particularly because of the house's fantastic, peaceful location on the Waters of Leith, lovely views & close proximity to the city centre. The secure parking is also a tremendous advantage. Our favourite outing was to the Royal Botannical Gardens, which we walked to along the beautiful river footpath. Communication throughout the booking process was excellent & all contact very friendly & helpful. However, during our second stay there were a few problems with the accommodation, including a jammed balcony door, a broken dishwasher knob & a blocked drain in the master bedroom ensuite shower. These problems were all dealt with very promptly when we reported them, but we felt that they really should have been picked up on before our arrival. There were also some broken light fittings & blown lightbulbs that hadn't been replaced, & the downstairs toilet wasn't very clean. All in all, we felt that the condition of the property had been allowed to deteriorate since our first stay there 2 years previously. Hawthorne Bank would also benefit from a better television & a DVD player.
