The Marchmont House is an ideal base for up to 3 couples to enjoy the City & Festivals or friends to use as a base for golf, touring or for visiting students at the Universities. The City of Edinburgh is famous world-wide for its Festivals and its Castle. Like many iconic cities, it is compact and is easy to walk around. The Castle acts as a landmark that can be seen anywhere. August is Festival time when the world arrives downtown for the famous Edinburgh International Festival and Fringe. June & July are also now home to the Film Festival, Book Festival and other, smaller events are popping up all the time. December brings the Christmas markets as well as the impressive annual Hogmanay celebration. In between these times Edinburgh offers the visitor a fantastic range of attractions; shopping in world-class stores such as Harvey Nichols, and the best restaurants in Scotland with offerings from Martin Wishart, David Bann and many, many more.
Edinburgh is also a university town and has a large population of transient students. This means that as well as gourmet-style restaurants there is also a large contingent of well-priced local fare and many pubs and bars offering cheaper drinks and live music. There is something for everyone; from the chic bars in George Street to the attractions of Leith.
Bruntsfield (where the Marchmont House is located) is a young family village, just south west of the castle between Morningside, Tolcross, The Meadows, Marchmont and Fountainbridge. Like London and New York, these villages-in-the-city are self-contained and worth exploring in their own right. Most locals entertain themselves in these villages as the City Centre (Downtown) can be expensive. The Townhouse is located equistant from the villages of Bruntsfield, Marchmont & Morningside. All are within 500m walk in either direction.

- Occupancy >4 - $76 / day - Per-Person Adjustment - Additional occupancy over 4 people
- Security Deposit - $455 / stay - Security Deposit - Secures against damage; refundable after departure
- Credit Card Fee - 4% of rental - Fee - 3.5% of rental (not inc security deposit) for credit card payments. Booking deposit MUST be paid by credit card, but balance can be paid by BACS (UK residents only).

Rooms are not rented separately, only the whole property is rented.
Base rental rate is for up to 4 adults sharing. Additional adults, GBP50 per person per night at all times. Additional children GBP30 per person per night at all times. Maximum occupancy 6 people. Child cot can be provided on request.
High seasons, 7 night minimum. 4 night minimum all other times. Weekends are Friday through Sunday.
A non-refundable booking deposit will be taken to secure the dates requested and must be paid by credit card (3.5% fee applies). In the event of cancellation of the booking, partial or full, the deposit will be retained as a cancellation fee.
A housekeeping deposit of GBP300 required, against breakage, to be refunded to you 1 week after your stay provided there is no damage to the property.
Full payment of must be made 7 days before arrival otherwise the booking may be forfeit.
All bed linen and towels are supplied. Flexible changeover day - vacate by 12pm, entry at 4pm.
UK residents. Free BACS transfer available for payments. Email for details. Credit card payments incur a 3.5% fee.
Non-UK residents. Payment by credit card only via PayPal. No cheques, no cash. There is a 3.5% fee for PayPal processing. All foreign currency amounts will be converted to GBP at spot rates.

Stayed here for 6 nights while attending a conference with friends, easy walking distance to central Edinburgh. Everything provided, excellent facilities. Centrally heated, great bathroom facilities, Dvds provided as entertainment . Nearby grocery store. People with decreased mobility may find having to walk up several flights of stairs a problem. I am planning to stay here again next year with family

This accomodation was in the perfect location for us. It was close to the meadows, really great for playing with the rugby ball. We walked everywhere within Edinburgh, only using the car going outside the city. The house was very spacious and tastefully decorated, (giving me a few ideas actually). The beds were very comfortable and the ensuite an added bonus.
I also liked the way the owner of the house was there personally when we arrived to give us the keys and show us around. -

Had an brilliant stay at the Marchmont House! Owner was friendly, easy to deal with and great communication before our stay. We enjoyed lovely walks into town through the Meadows and The Royal Mile. The Marchmont House is a wonderful location. Flat was well equipped with everything we needed. Will definitely be back.

The location of this apartment was ideal for us as it gave us a pleasant 15 min walk into the city so there was no need to use the car. The apartment is very stylish, but comfortable at the same time with nice touches such as quality bedding and a good Tv and Hi Fi system. A great place to come back to after taking in the sights.

We thoroughly enjoyed using Marchmont apartment as a base for 4 nights. The apartment was warm (lots of snow outside) and the two full bathrooms were handy for a family of four. The living room is spacious and it was great to have an additional table and chairs in the kitchen. Location was very convenient with a small shop at the end of the street with all the basics to get you started for a self catering holiday. Parks close by and a huge selection of restaurants about a 10min walk. Walking into town is also easy. As frequent travellers our family was impressed with the comfort factor and location of this apartment and the bonus was that it had two car spaces available! Thank you Brian for putting so much thought into your apartment, it makes for a good place to use as a base whilst on holiday in Edinburgh. Will definitely be going back again.

Stayed with partner and another couple of friends. The pre-christmas/pre really heavy snow timing probably helped to make this a really magical memorable stay. The apartment was a little bit further from city centre than expected but in an interesting and distinct area of it's own. The walk to town was manageable but during first evening snow started so relied on taxis thereafter (not too expensive). We all loved the apartment, felt very comfortable and relaxed within it. Lots of nice touches and features and having 2 bathrooms was a blessing, even between 4 good friends.Would recommend highly, it wasn't the cheapest but I felt very happy with value.

We stayed at Marchmont House while renovating a flat nearby: returning each evening to the luxurious setting of Marchmont House was a complete contrast! Ideally situated for exploring Marchmont and environs on foot, or by bus car or taxi, it is a wonderful base for any stay in Edinburgh. My husband loved the stereo system and the widescreen TV. Brian's suggestions booklet was excellent and allowed us to try a number of great local restaurants.
We cant wait to return! -

This is an absolutely wonderful flat - and excellent value too. Located in the beautiful Marchmont area of Edinburgh is it an easy walk to downtown.
The flat itself was fantastic. Very clean and beautifully decorated. The kitchen is huge and there is plenty of room for everyone. Because of the location, the flat is very quiet. It is the ideal mix of being close to the downtown yet far enough away to escape the noise.
Brian (owner of the property) made this whole process extremely easy. He was very responsive to emails and phone calls. He met us with fresh flowers and a bottle of wine.
I highly recommend this flat to anyone! We will be returning on our next trip to Edinburgh! -

Had an absolutely wonderful time recently at the Edinburgh Festival and stayed at The Marchmont House. What a lovely place to stay. The photos don`t do it justice. It is beautifully appointed with everything you need...so much better than staying in a hotel. We`ve stayed in many self catering properties but this one beats them all.

I booked Marchmont House for me and friends first trip to the Edinburgh Festival and we couldn't have stayed anywhere better in terms of accommodation and value for money. The location is great and when we did get a taxi it was relatively inexpensive but there's really good amenities nearby.
My friends and I were really impressed with the decor of the House and the vendor has obviously put a lot of thought into finishing touches all of which adds to a fantastic stay. -

Renting a vacation home can be a very stressful experience. Often times
the facilities do not live up to expectations. In this case the opposite was
true.
Firstly, the quality of the facilities far exceeded our expectations. Big
kitchen, large rooms and very tastefully decorated. Secondly, the location
was simply perfect, a quiet neibourhood, great retaurants within walking
distance and close to the city center. We never took cabs and walked
everywhere. There was good information in the house on the local eating
places, with recommendations on the best for a nice breakfast or wher to go
for a good evening meal.
We will certainly return. This visit was for the New Year celebrations and
next time we will rent during the festival.
No hesitation in providing a recommendation for this great place.
