A true Des Res with city centre location, lovely views over the gardens of Charlotte Square and state of the art presentation. This second floor 2 bedroom apartment is situated in the heart of the city centre, between Charlotte Square and Princes Street. Providing a high standard of contemporary living, it is an excellent choice for both business and pleasure.

The spacious bright sitting/dining room has four large astragal west facing windows with views over Charlotte Square. There is a dining table and sofa suite to seat four and a 52" plasma televisi...on with surround sound. Next door the modern fully fitted kitchen includes integrated Neff and Bosch appliances.

Both bedrooms are excellent in size and both have TVs and zip link beds (two singles which zip to form a superking). The master has a superior en suite shower room, comprising a double shower cubicle, Duravit sanitary ware and heated floor. The family bathroom is an elegant room, also fitted with Duravit sanitary ware, heated floors and beautiful floor to ceiling tiling.

Ideally positioned; the shops of Princes Street are literally on the doorstep and the offices of Charlotte and St Andrews Square are a short walk away, whist the lively bistros and bars of George Street and the West end are readily accessed. Recognised stores such as Jenners, Cruise, Louis Vuitton and Harvey Nichols are all nearby, as are leisure centres, cinema, theatres and exclusive nightclubs. Furthermore, cosmopolitan Stockbridge, with its lively mix of shops, restaurants and bars is within easy walking distance. The Royal Botanic Garden, Inverleith Park, Princes Street Gardens, The Mound and the banks of the Water of Leith offer additional leisure facilities. Swift and easy access to the city by-pass, Edinburgh Airport and the motorway links to the north, south and west.

Charlotte Square hosts the Edinburgh Book Festival, part of the world renowned Edinburgh International Festival and Fringe every year. This apartment has a stunning view of Charlotte Square and, the in summer, the Book Festival as well as being perfectly located for the fringe and festival proper too.

Windows have secondary glazing. The apartment is fitted with a video entrance phone.

There is a double sofabed in the living room at at additional £12 per person per night.

Parking Details

There is a double covered and enclosed garage with electric roller shutter @ £10 a day. For weekly stays @ £50 per week. Other options to park are city centre metered parking max stay 4 hours or city centre carparks with hourly tariffs.

  This was truly a beautiful condo - ideally located in the center of the city -in walking distance of restaurants, shopping, and sightseeing. We found it extremely helpful that a parking spot was also included. We can't say enough about how wonderful this rental was - a little more than we paid elsewhere, but well worth the expense. It was really like living in the lap of luxury - a wonderful feeling after a long day of sightseeing in this amazing city. Our host was very friendly and helpful and the accommodation offered every amenity.It was perfectly clean. We would highly recomment this place to friends with only one caution - the rental involves climbing three flights of stairs which might be a problem for some.

  Stayed for three days and nights in early July - Allan the owner was super accommodating and very flexible. Use of a parking garage very handy. Apartment is lovely, as in the pictures, and the central location could not be better. Would definitely recommend.
