We were very happy with the location of the house. Easy and quick walk to the beach. The house however had many disappointments. The layout just does not work. The kitchen is on the top floor and the pool on the bottom with only stairs on the inside of the house. Many things in the house needed repair; dripping faucet, toilet paper holders off the wall, ice maker leaking on the floor, light bulbs out, doors that do not shut or lock, broken screens on windows, cut hoses, toilet seats, and many more. The kitchen was not equipped very well at all with utensils and almost all the dishes and silverware had food/debris on them so we had to run several loads of dishes in the dishwasher to even eat or drink.
Most of these items were annoying and did not ruin our vacation but the kids kept looking at the house next door with the bigger pool and a bigger hottub and kept asking if we think that house was cleaner and in better condition than ours.
I have stayed in several houses in EI in the past several years and this is by far a big disappointment.Response from Emerald Isle Realty, Inc - 09/25/2012

Thank you for sharing your experience with us. I am sorry to hear of the maintenance and housekeeping issues you experienced during your stay and the disappointment they caused you and your family. This home does have a reverse floor plan, where the kitchen, living, and dining areas on are the top level. Many find this feature appealing, especially when the home isn't Oceanfront, as it optimizes views from those common areas. I understand that there are no exterior steps from this level down to the pool area, but there is an elevator for your convenience.
All Tide Up is a great house and yours is not the typical experience of guests of this home. Your stay was nearing the end of our rental season and it is at this time when owners begin restocking kitchens to replace items which were broken or misplaced during the rental season. This is also true of things like the toilet paper holders, window screens, and problems with door locks. As you stated, these are simple maintenance items, but I understand your frustration and disappointment from these things all occuring during your week at the beach.

We have stayed here before and really like the location and layout of the house.
We did have a couple of issues this time - ran out of gas, so no hot water. Discovered this late afternoon, so took several calls, but was resolved before end of day.
Ants in the driveway and around the pool. Found some in the house, as well.
Faucet in kitchen drips and ice maker gets jammed.

Called for plumber at 8am. Had to call back and you responded quickley saying the wrong house was written down in our first call. Very apologic.
Master bedroom on top floor needs closet. Pool and front porch need more chairs.

Very clean, well equipped and located beach house. The a/c unit on the main (3rd) floor required service but was promptly fixed. Spa never worked properly and was unusable the week we were there.

We stayed at all Tide Up recently and our family had a very pleasant vacation. The house was very well located, with an excellent view of both the sound and the ocean from the third floor. For the cost, the proximity to the beach was also excellent. That being said, the house is in sore need of an upgrade. I'm not sure if it's the owner's who haven't done that, or the realty company who hasn't told them it needs it. Either way, it is apparent that it's seen some better days. Let me first start out with all the Pros to this house:
First and foremost on the list of Pros? Emerald Isle Realty Company. I am in no way new to vacation rentals, and in my time I have run across some very shoddy, unresponsive, and sorely customer service lacking realty companies. That is not Emerald Isle Realty. They were extremely helpful to talk to while picking through properties to stay at, and at every turn were friendly, helpful, and responsive. Hands down, they do their job extremely well and with the highest level of service. I've probably spoken to 5 different individuals with their company, and all of them were exceptional.
Onto the house...
The proximity to the ocean, and the view from the third floor of both the ocean and sound are excellent at this property. The house itself is very spacious for the amount of guests it says it holds. I was initially concerned about the narrowness of the top floor but once I actually was in it, I was fairly impressed by its expansiveness. The photos don't do it justice. The four King beds are a nice upgrade to your normal Queens that most properties tend to offer and all King bedrooms were nicely appointed, including the furniture and fixtures. The sofa in the media room was extremely comfortable. The large dining room table was very accommodating to the amount of guests we had and the elevator was used extensively for move in and out and for guests who needed the break from climbing three flights of stairs. The pool, while looking small form the pictures online, was actually a nice size for the six kids and some adults that used it daily. Finally, the multiple washers, dryers, and dishwashers were a nice amenity.
Before I list the perceived cons to this property, let me first say that any issue that was brought to the attention of Emerald Isle Realty, was promptly rectified. The first report was that the outside shower was missing a shower head. Within an hour someone was out to replace it. One of the blinds on a patio door was missing and was letting in a lot of light in the mornings. Once called in, they were out within 2 hours and it was fixed within minutes. We had a terrible infestation of sugar ants which ruined some food, which again once called in, was taken care of within hours by the exterminator. I mention these things, because at some point no matter how responsive a company is to fix things, there needs to be a more proactive approach to getting a house in shape. The last thing any vacationer wants to do is spend time and time again, calling and reporting problems that should be taken care of before rental occurs. After the third call to the realty company I started to feel like I was being one of those pesky renters that complains about everything. I am not that person, so at some point I stopped calling. That being said, maybe the list below can be passed on to the owners or whoever else is in charge of getting a property into the shape that would meet expectations based on the not so small cost you are paying for a week at the beach.
Starting from the general and moving floor by floor you’ll notice the following: The house in general needs a reset, refinish, repaint, re-whatever. The outside has paint flaking off, the yard (including the path leading to the back deck) was extremely overgrown and the front door handle would not lock at night without the key locking it from the outside. I understand they have installed an on-demand water heating system, and a sign explains the water pressure problem and how to fix it. That being said, I was caught a few times mid-shower, with cold water. I don’t know about you, but who wants to jump out of the shower and go turn on all the faucets on the same level just to get hot water back? Do I leave the sink running while I shower? Because that seems a terrible waste and negates the water savings of an on-demand system. This was frustrating for all guests. (As a tip, it seemed the outside shower was the most consistent of them all)
Moving inside, the first floor yellow walls need to be cleaned extensively and repainted. We had 6 children with us, and the bottom floor looked like the six children spent the week in it, unchaperoned, and armed with things that would leave walls in bad shape (I guess on the Pro side of that, we weren't all that worried about dirty hands getting on clean walls). Also on the first floor, the refrigerator door would not shut unless lifted and slammed into place. In the media room, half of the ceiling light bulbs were burned out, the torchiere lamp didn’t work, and the PS2 was not hooked up. The TV was remarkable, but figuring out how to turn it on to either watch tv, play a game, or watch a DVD was challenging to say the least. Almost all the houses I’ve stayed in prior have had instruction sheets on how to operate the house electronics and lists the channels you get so you don’t have to waste time scrolling through channels to find what you want. Again, for the money, no one wants to spend an hour and ask 3 other guests how to operate a TV, stereo, DVD, etc. There were speakers outside, but we could not get them turned on from the main receiver. A simple instruction sheet would be useful. The internet was serviceable for surfing, but paltry for anything else (but they may have more to do with the island than what is installed. Finally, a minor nuisance was that there was no chalk to be found for the pool table.
On the second floor, the children’s rooms were just okay. I’m more forgiving on the walls in the children’s room, since children stay in there and we all know how dirty they can make walls. Still, I think they could have been maintained a bit better for the money. The bottom bunk bed mattress and/or boxspring in the boy’s room was broken on one side. I know, because I slept on it one night, and I always felt like I was rolling off the bed. Finally, the kid's comforters were in need of an update. They seemed to be a bit over-used.
On the third floor, the TV continued to lose the color red due to bad wiring. No one would touch anything but the power on button, and the red would disappear. Moving the cable box seemed to fix it, but a re-wiring should be done. The bedroom door would not shut and needs to be re-aligned, and the patio door handle to the front porch doesn’t work well at all (none of the kids could open it). The kitchen, while beautiful and updated with stainless appliances was sorely lacking in setup. The pans were awful (we had to purchase one at the grocery), the knives very dull and basic utensils were poor. Finding measuring cups and spoons was a treat. I think I used a ladle for a tablespoon at some point. In looking back, I probably just should have brought my own stuff, but I thought with the way the kitchen was so updated that the other stuff would be as well. I will say one nice thing about the kitchen, there were plenty of containers that could be used for leftovers, and that was nice to see. Finally, maybe it was just the people that were loading it, but the dishwasher didn’t seem to do much. In my experience, that’s generally caused by a clog in the bottom. A repairman could probably have it cleaned out within 30 minutes and have it running smoothly.
Overall, this house has really really great potential. The location is prime, the walk to the beach is short, and the views are nice. However, the whole thing needs to be kind of re-done. I’ve stayed in places that were far more taken care of, for less money.
In closing, I would not go back to this house unless it is updated, however, I will rent through Emerald Isle Realty again as they are far superior in their service to any other realty company I’ve dealt with.Response from Emerald Isle Realty, Inc - 09/08/2011

All Tide Up offered everything our family needed. It was a short walk to the beach, ammenities were great. One of the PS2 systems wasn't working upon arrival, but that was replaced promptly. Construction on the road next to the home was a bit of a suprise. The home would shake at times due to the roadside work. Emerald Isle Realty has been good to work with.

Our stay at Emerald Isle was very relaxing. Weather, Beach and the House were all wonderful. Service from Realty company was exceptional, as an example on day 2 when we called to explain how slow the coffe maker was (over 30 minutes) they didn't ask any questions, just delivered a new appliance that day. We will definitly be back.

The house was very nice, but lacked things that are important to most women. Kitchen was not properly stocked.Had only one coffee pot which took 15 minutes to make a pot of coffee and leak badly.We purchased a coffee pot which I took with me. House was very dusty especially the media room. Hot tub was broken for two days. Had trouble with intranet. All decks did not have chairs, chairs were very dirty. Bird droppings all over decks. Weeds with thorns growing through pool deck. Nails sticking up in deck. Grill was on second deck, cover was stuffed under pool chair. Pool was never cleaned.It was a very lovely house but needs a little better house keeping and maintenace.

This was a beautiful house with a great location. We had trouble with
Emerald Isle Reality with checkin, since the forgot to leave our key across the street at the police station, we were delayed getting in, but they were nice and made up for it. As far as the all Tide Up house, it was a beautiful house, with a few minor problems that occured. We had the bottom floor airconditioner not working. The hotwater not working and the hot tub stopped working. We really enjoyed our winter month long vacation in all Tide Up. Everything is beautiful and well maintained. All the extras made for a truly fun time even in really snowy and icy weather. However, there were only four of us in this huge house and even then there wasn't enough hot water for all of us to have a simple morning shower. I can't imagine how it would be for two families - that this six bedroom, six bath home is obviously designed for - to share it. I guess there have been water saving devices installed in the showers also because the water pressure is beyond terrible. I don't want to complain about such a beautiful place, but this issue was significant enough that I didn't recommend it to a friend who was asking me for a place she and her family could stay this summer.

We rented this house for a month and had a wonderful time. I have to agree with the previous review though. The house does miss the mark in several areas and is in need of some serious cleaning. The walls and baseboards have numerous scuff marks and the bathroom floors did not look or feel clean. There were also stains on some of the comforters that were a little disturbing.
The views are great but the traffic noises were a little more distracting that I expected from viewing the pictures online. All in all; it's a nice house and I loved the convenience of the 4 Mbrs with private baths.

The house had a lot of promise, but missed the mark in the details. It didn't feel clean. The walls were mared and there were several holes in walls around the house. The carpet was a real mess. The kitchen was not well equiped, seemed to be a place where frat boys went to party? The rockers and large chairs were in strange places on the deck. They should have been on the second and third story decks not on the first floor. We moved those we could, but couldn't move them all because they were too big or too heavy. The pool and hot tub were great. The service was also really good. Someone quickly came to fix problems or bring working appliances.
All in all, we had a great time. The water was wonderful and it was a quick walk to the beach. I really enjoyed the views of both the sound and the ocean. Wish I was there now!Response from Emerald Isle Realty, Inc - 12/22/2011

My wife, our three married sons and seven grandchildren enjoyed all Tide Up. The living and sleeping accommodations were great and it had close proximity to the beach with easy access. Although the property was 3-back, there were excellent views of the ocean and the sound. Overall, this was an excellent value for our large extended family.
