Great spot. Great surf when we were there. Property in great condition. Only downside was the militant check in/out times (in at 4 pm, out at 10 am) and a clogged toilet. However, maintenance came in less than 10 minutes and took care of everything quickly, cleanly and with a smile. Definitely recommend.

We were disturbed by the cleaning crew on Sunday morning. They were not informed of the Monday departure. Other than that it was an enjoyable property.

Beachfront only staff were wonderful. They were with us every step of the way to find a great location and home for our vacation in Encinitas. The home was beautifully laid out for a large group. Common areas and privacy! We especially enjoyed the hot tub and watching the sunsets and the balcony from the master bedroom where we left the door open to hear/see the ocean. We have no suggestions for improvement. Thanks to Beachfront and the owners for a vacation full of memories.

We experienced quite a few little glitches consistently through our stay which were a bit of a nuisance. The power constantly shorted on the 3rd floor which was very frustrating. Also, the lack of lights to the outside door upon arrival made it difficult and a little unsafe for solo female travelers. However, the management was VERY helpful and responsive and attended to our many requests and needs which made the stay much better. The location and accomodations were wonderful and we really enjoyed ourselves aside from the small issues.

The condo was beautiful and fit the needs for a family reunion perfectly. The patio was large with lots of comfortable seating to allow maximum enjoyment of the great view. The kitchen was well stocked; we were able to cook up a full thanksgivng dinner with all the trimmings. The staff answered all our questions and made for a relaxing stay. Thanks!

This is a very wonderful place to stay. The views are amazing. Very private, the rooms were perfect it has everything you need. It was hard for us to leave. There was 10 of us staying here and everybody has nothing but good things to say. We will definitly stay here again.

We came to Encinitas with a large group from a University. We loved the house and had a great trip. We enjoyed the many bathrooms and appreciated the property management's willingness to work on a off season discount.

Nice location but we believed there was access to the beach from the house and there was not (disappointing). I noticed a couple of bugs crawling around in the bathroom of the upstairs bedroom. The ample supply of dishes, cups, plates, etc, was great.

Location and overall: Excellent
Issues:
1. No phones worked - battery issues on all!
2. Shower drain backed up on main floor.
3. Landscape work with machinery was louder and more disruptive than we thought. Only an issue for a few hours since we toured most days.
I would stay here again once the construction work is completed.

A group of 12 of us from San Francisco stayed here to attend
our friend's Masters Graduation from UCSD.
It had plenty of space and comfortable bedrooms. The patio
and grill were great. Though when we where there, the steps
to the beach had been washed away in a storm the week
before, so there was some construction off the patio. The
construction crews were supposed to be done on Friday, but
came back the next day. When we talked to the property
manager, they said they didn't know about it and did offer us
a discount. We also had a bit of a problem getting the hot
tub to work at first, but the manager stopped by and got it
working. The management was very easy to work with and
responding to any of our concerns.
There didn't seem to be anyone staying in the adjacent
property when were there so didn't have to deal with any
shared space. It was a beautiful location. Big enough for all
of us and the walks along the beach were wonderful.
The Master Bedroom was amazing and it was great to wake
up to the sound of waves and look out at the surfers in the
morning.

This is a lovely home..if noone has rented the adjacent unit. The walls must be paper thin, because I could hear complete conversations and children running up and down the stairs very early in the morning. I have stayed here before with quieter guests, so it just depends on your idea of quiet..not quiet enough for me. The 3-level home makes it ideal for extended families that might want to be together but have privacy as well. Only other drawback- ants..pretty common with beach homes. Many more pluses vs. minuses with this home.

This home is a wonderful stay for families. It is clean and divided in a way that we all had our own bathrooms next to each bedroom. It was, however, unfortunate that there was construction at the property during our stay. We had no privacy on our patio as workers were present every day.

My parents rented the house for my two sisters and I and each of our families... there were 14 of us. We had an amazing time starting our days and ending our days out on the deck!! We all would highly recommend the house!!

We chose this home as a meeting spot for family from California and Michigan. The location was lovely, the bedrooms plentiful and conveniently decorated. Multiple bathrooms were are real plus for a large group, and the view from the master bedroom was gorgeous.
We were, however, disappointed to learn that it was a duplex that shared a patio. It would have been nice to know that before we rented. We also had trouble with the hot tub which had so much chlorine it completey ruined many of our swimsuits. There are cameras everywhere, which is a bit of a big brother feeling watching all you do.
We also felt the cleaning charge was
exorbitant added to the already high cost.
Overall, the conviences of the bedrooms and the beautiful location were positive, but I don't think I would rent this space again for the price.Response from Beachfront Only Vacation Rentals - 01/21/2013

The patio is now separated by a large glass block wall, so you do not have to share with other unit. The cameras are only on the beach side and the parking lot side so we can make sure no cars are blocking the driveway (which is illegal in Neptune for vacation renters to park on the street overnight).

Door would not lock after arrival and maintenance took almost an entire day to fix. Also, we were not told there was not direct access to the beach n- guests were disapointed.

Pay attention to the 9 pm noise curfew. The neighbors do not get along with the property owner and will let you know if you make even the slightest bit of noise. We were told to be quiet at 9:30 by the neighbor and it was 4 people sitting around a table having a normal conversation while enjoying the beautiful weather and sound of the ocean. The best part of this house is the beautiful ocean views, but you can't enjoy it past 9 pm unless you want to do so in silence. Also, the entire outside of the property is under surveillance camera so you feel like you are being watched the entire time. The property management staff mysteriously showed up on 2 separate occasions without any notice, so beware of your privacy. Also, make sure they tell you that the beach access at the property was destroyed in a landslide so you have to go 2 blocks up the street to hike down the cliffs to the beach.

Thank you for your review. The noise curfew is a good neighbor policy that we and the City of Encinitas enforce. We have added a sound barrier wall between ours and the neighbors' properties to help with the noise. My only complaint was how my brother and I were treated as we moved from one house to another owned both by your company. The property manager was clearly unaware of the situation and the fact that we were moving from one of his houses to another due to a conflict with reservations. After realizing his clear mistake, he offered to discount our stay. That never happenned even after I emailed again and inquired about it. I have stayed with this company 5 times myself, recommended and stayed with my family members once over Christmas, and also introduced your company to a friend who has now stayed with this company 3-4 times in the last year alone. I would like to continue to tell people what a great company this is, but after this recent experience I am not sure I will be able to do that.
