Rental fees
- Damage Deposit - $250 / stay - Other - refunded within 4 days if no damage or losses
- Sales and Lodging Tax - 5.7% of rental - Tax - Required for all vacation rentals in EP area
Additional notes from owner
$100 – 400 (based on the number of people renting) is due at time of booking, and also serves as your deposit to hold your reservation. A check for this amount will be mailed to you within 48 hours of your departure if everything is left as you found it. Of the balance remaining, 1/2 is due 90 days prior to renting, or at time of booking (if booking is less than 90 days from date of rental). The balance is due 30 days before your arrival.
Refund policy: 90 or more days notice = 100% refund. 60-89 days = 80% refund. 30-59 days notice = 70% refund. 20-29 day notice = 50% refund. 15-19 day notice = 30% refund. 8 - 14 day notice = 20% refund. 7 days or less = 0 refund. All of this with the caveat that you will be refunded 100% for the days you cancel that we are able to re-rent the property.
Based on demand, we may decrease the minimum night stay required. However, stays of less than 5 nights will be at the weekend rate.
3 night min. for Thanksgiving and Christmas.

We stayed there from Friday to Sunday. The kids enjoyed themselves withthe trampoline and hot tub. The house had everything you need and more. Barb and Steve are amazing - very friendly and if you need anything - they are there for you. It is close to town but secluded. Wildlife all over the place - seen a lot of Elk and deer around property. Hopefully we will be back again. Could not ask for a better place to spend some family time. Gorgeous house!!

What a Great Place! Barb and Steve, Thanks for sharing your home with us. From the moment that you met us to check in,until we departed we felt like we were in a little piece of Heaven here on earth!! The home was huge, well furnished, clean, comfortable and you could feel the love that was in this home! Along with that, the setting was out of this World! The views are million dollar views! Your hospitality was over the top! We would come back to your home in a heartbeat! If anyone is looking for a place to stay in Estes Park-Near Rmnp, this is it! All you need is your clothes. The home is that well furnished!

My family & I truly loved staying in this house. It had plenty of room for everyone, & we had more family that came over & visited & room was never an issue. Everything was there, all kitchen items needed, everything for the grill, down to toys for the kids to play with. The owners Barb & Steve were wonderful to deal with, & made everything extremely easy.

We met my sister, and brother and his family and we all really enjoyed our stay here. We stayed for a week and felt like we were at home. Steve and Barb were very welcoming and helpful. Their home is not only beautiful, but very big and comfortable. The house had everything we needed to prepare meals.There was plenty of room for each family to have their own bathroom and bedrooms. The kids loved the trampoline in the backyard. The views sitting in the hot tub were fantastic. The house was very close to town but still felt like we were out of the mainstream of noise. I would highly recommend staying here!

Upon check-in, the homeowner greeted us and showed us around the house.The house was clean, comfortable and spacious.The house is located within 2 miles of downtown and Estes lake. Great for families with kids. We enjoyed that the house was isolated out in the wilderness with a great view of a mountain range in the backyard.

One of my favorite things about this property was watching the shooting stars from the hot tub. There was lots of room for the family to spread out with extra privacy for me. The location is absolutely beautiful!

Very spacious unique home in one of the most beautiful settings in the world. Large eat-in kitchen and fabulous open concept dining & living room with large fireplace. Enough room in the house for a large family or several families to spread out and realy enjoy themselves and have privacy. I could not recommend a better vacation location or home than this one.
