The Blue Spruce Manor was a perfect place for us to spend our belated Christmas! The size of the home, all the amenities and warmth with the gigantic stone firepace made our Christmas in Estes Park a Family Christmas to remember!! The kitchen was well equipped with everything we needed to cook homestyle family dinners and the dining table provided us with enough space to all gather together and enjoy good food and fun chatter! The location is close to the Ymca and so we were able to take advantage of the sledding/tubing hill with the little ones. The home is also close to town so we could walk through the shops and treat ourselves to donuts at the Donut Haus!! It needs a little cleaning to eradicate some major cobwebs and needs a few minor repairs to be perfect as it is showing some neglect. However, this would not stop us from renting it again. We plan to book it for our Christmas in 2012 if we decide to celebrate in Estes Park.

The house is in a perfect riverside location, and the firepit was a requirement as well. The size is perfect for a large family, and spacious enough to provide complete privacy. The great room, kitchen and large dining area made me wish for all my children and grandchildren! Furnishings and linens were very tasteful. The ideal setting would have been enough to make me happy, and then adding the luxuries of the house was like icing on a cake. Wish I could move there permanently today.

The house was absolutly beautiful. It's a wonderful huge place to stay when you have a big group of people. The onlything we were disapponited in was that the hot tub did not work and my friends who love to play pool were not able to use the pool table due to no cues on the sticks. Otherwise I would recommend this house again. It is geourgous.

This home could not have been any better for our family of 11 adults and 3 children. It was spacious and beautifully decorated. Especially enjoyed being right on the river to fish and build campfires to roast marshmellows. Easy access to hiking and horseback riding.

Let me start off by saying this is a huge, beautiful home, that offers a lot of wow! factor. It's also along one of the main roads in town, and depending on where you plan on going over a holiday weekend, it's either great (Ymca, rmnp), or terrible ( lake Estes, downtown). For our family, it was great, and the location offered an opportunity to continue jogging daily. But the river is really, really loud, to the point that it's not enjoyable at all to sit outside on the deck. It's also ridiculously scary as the mother of two year old twins to have broken locks on the screen doors, and no gates from the deck leading down to the lawn and river. Here's another problem: this house is not comfortable at all for more than 12 people. 4 couples, and 4 singles (in bunk beds). Don't try to put someone in the reading room on the day bed, because the room is right next to the front door and staircase, has glass French doors w ith no privacy covering (I found some blankets in the house that I threw over the doors so my mom could undress in private and sleep without peering eyes; by the way, I found blankets but thus house only comes with the exact number of sheets each bed will take, no more, so if you need to wash a sheet, there are no replacements. Same with towels.). Threading room also has no closet, but that's not a big deal. It's the lack of privacy that makes this room uninhabitable.. The game room has three foam flip-out ottomans (like we all had in the 80's) as "beds". Not kidding. But here is the worst part of this house: the kitchen cabinets were bare! There was literally a salt and pepper shaker, and a bottle of Costco cinnamon, but nothing else. I've rented two other comparably priced vacation homes in the last 8 months and both of those were fully stocked with various condiments, staples like sugar and more, butter or oil, etc. But this house was empty. There aren't even wine glasses! Each bathroom comes with one roll of toilet paper and a bar of soap. The owners and property managers should be ashamed of themselves. Furthermore, there are broken blinds, broken door locks, broken faucets and fixtures. For such a glamourous home, the guests have to eat off Chinette. The televisions are older, as others have mentioned, and the beds are mostly uncomfortable, although the master bed was very nice. Doors don't stay shut, cabinets don't stay open, meaning the house is leaning towards the river (I am a real estate broker, so I've seen this problem a lot). There are large absesses in the travertine tile flooring, so watch out if you're wearing heels. There is no door on the master shower, so the floor gets soaked all the way across the room. I could go on, but I'm just getting annoyedcremembering all the things we needed to buy (paper towels, dish soap, wine glasses, ketchup, sugar, toilet paper, tissues, etc etc) just to make our stay even slightly comfortable.

We stayed here with 14 people from extended family to celebrate parents 50th wedding anniversary. We knew from pictures that it would be nice, but didn't have a sense of how massive it would be and how comfortable we all would be. Excellent floorplan for multiple family groups with a 4 bed bunk room and a rec room with a pool table, in-floor minigolf, beds. The Big Thompson river was raging due to the meltoff of the heavy snowpack this year. Was great to sit on the back porch to listen (although conversation was a bit tougher). Broadtailed hummingbirds hover and dive over the river. Kitchen looks stunning. Like many rental houses, it has basics, but we hired a chef for the week who needed to bring her own sharp knives and a few other specialty items from her home. An odd thing about the kitchen was that there was almost no glassware in it on our arrival. Range Property Management brought us water, juice and wine glasses when we brought it their attention. The only other issue was the water in the hot tub which needed some attention. Easy to find. Easy entry to Rmnp since you don't have to drive through town which is a bit crowded and slow. Very functional smaller grocery store .5 mi away so you don't have to drive into the big Safeway. I wouldn't hesitate to rent it again!

This cabin is fantastic. It is very spacious so bring the whole family, invite some close friends, and enjoy this peaceful retreat in Estes Park. The entrance to the Rmnp is just around the bend (if you go in the winter sign up early for the Park Ranger led snowshoe tour). We saw deer, elk, and rabbits from the cabin. We can't wait to come back when the snow and ice has melted!

Great house to stay in for large groups. Even though we had a slight hic-up with the plumbing, our problem was responded to in record time and we were very happy with the outcome.
Thanks to the staff for a great time. Overall a good experience.
The only complaint was some of the furniture/beds were not as comfortable as could be and needs updating. -

The Blue Spruce Manor was absolutely fabulous! With the neighboring cabin, it offered our extended family plenty of space to stay, with enough bedrooms and bathrooms for privacy, and large gathering rooms for hanging out and playing games. We all enjoyed the elk that visited the yard in the mornings, and the calming sound of the river outside from the deck. The kitchen was large enough for us to cook big meals for everyone and have several people cooking together at the same time. The Master suite was over the top, and spoiled us rotten having such a large bathroom to ourselves! :) It was sad to say goodbye to such a wonderful place where many memories were made. Everyone had a wonderful time, and we hope to come back again!

The only complaint we had was the hot tub was dirty when we arrived the hot tub was dirty and cold. Knowing that we were coming it would have been appreciated if the management company would have had come and clean the tub ahead of time.

Pros:
1 - enough rooms and sleeping for 16
2 - enough space so we could all eat together (had 20 for one dinner)
3 - enough spaces so we could get away from each other
4 - Kitchen and living room size was impressive
5 - Doors and windows were very solid and quit (needed to be)
6 - Finish of walls, counters, etc was impressive.
7 - Deck was great for sitting outside
8 - Nice Firepit
9 - Good fishing holes nearby
10 - great access to park
11 - short (approx 1 mile) walk to park
12 - good parking for 3 or 4 cars
13 - Allows smoking outside house on deck or near firepit
14 - Nice indoor wood burning fire place
15 - Downstairs bedroom for my disabled parents
Cons:
1 - Kitchen cook range was pitiful - 2 electric burners
2 - River in June during snow melt is loud!!!
3 - TV size, location and quantity was pitiful. (I know you don't go to Estes to watch TV, but even when you wanted to, there were only one or two seats that could see the tv in the living room as it was only a 36" LCD in one corner of a huge room and the front sitting room had a 13" CRT (that isnt a typo), the bedrooms were hit and miss for tvs.
4 - Furniture layout of living room was uncomfortable for sitting around and watching TV or playing games or even talking. It was sized to the room and not to humans.
5 - Trash bin was full and had to leave all trash in garage

I loved the location and the design of the home. With 11 teenagers and two parents, we were able to let the kids have the upstairs to themselves while we had a quieter habitat downstairs. Ha. The home was nicely decorated and had a perfect location. We loved the hottub and deck. The kids loved sitting on the 'fishing rock' attached to the deck by a bridge. Linens were plentiful and the laundry was great.
It would have been nice to have a griddle for countertop. The kids wanted more up-to-date 'electronics' such as larger television screens, an Xbox, and docks for their ipods to play their music. We had difficulty with getting adequate cell signals inside the home. I attribute that to the metal roofing. On the other hand, one should travel to a beautiful location like this to get away from the electronics and cell phones.
