On a wooded knoll overlooking a secluded valley, olive orchards, meadows, and hills, this farmhouse in Tuscany is the perfect home-away-from-home if you’re looking for a quiet retreat with a magical serenity all on its own. Surrounded by lush green lawns and ancient cypresses and oak trees, and complete with a private swimming pool, this Italian vacation rental is ideal for a family or group of friends alike. Not only is it just a couple of minutes drive from town, but it’s also within 20 minutes of Arezzo and day trip distance from Cortona, Siena and Florence, so your holidays in Tuscany are sure to be lot...s of fun!

This ancient stone farmhouse is surrounded by large cypress trees, oak trees, and fruit trees and looks out over olive orchards. In the distance are views of meadows and hills. There is a terrace covered with a pergola that is furnished with a wooden table and 12 chairs. There is also a patio with a barbecue. The private swimming pool (5m x 20m), which is fenced, is surrounded by sun loungers. Also within the grounds are a tree house, swings, a ping pong table, a croquet set for the lawn, and a hammock. The house, garden, walkways, pool, and parking area are all on one level for easy and safe accessibility, ideal for those with walking disabilities or for small children. The property is fenced and is set behind an iron gate. A gravel road of one kilometer leads to the property and parking is available within the grounds. The property also has direct access to public trails, which wind their way down to the valley through the forest, past small creeks, old ruins and the occasional stone house.

Ground level: The entrance leads to a den with a table and chairs. There is a living room with a fireplace, couches, chairs, TV (for watching movies as there is no cable), and DVD player. The dining area is adjacent to the living room and has an elegant wooden table and chairs that seat up to 12 people. The kitchen is equipped with a cook-top, oven, microwave, toaster, coffee and espresso maker, and dishwasher. The kitchen also has access to the outdoor terrace. There is one bedroom with a 160 cm queen-sized bed, a 90 cm single bed, and an ensuite bathroom with a sink, toilet, and shower. There is also a laundry room with a washing machine and dryer. Adjoining the entry is a “forno room� with an ancient pizza/bread oven that can be fired up by the caretaker upon request.

First level: A rolling walkway leads up to four bedrooms. The first bedroom has a 180 cm king-sized bed, two large armoires, and an ensuite bathroom with two sinks, a shower, and a separate toilet room. The second bedroom has a 160 cm queen-sized bed, a large armoire, and an ensuite bathroom with two sinks, a shower, and a separate toilet room. The third bedroom has three 90 cm single beds (two of which are normally connected to form a king-sized bed), a walk-in closet, and an ensuite bathroom with two sinks, a shower, and a separate toilet room. The fourth bedroom has a 160 cm queen-sized bed and a small table with chairs. There is a fourth bathroom accessible from the hallway that has two sinks, a toilet, bidet, and shower.

The property is located less than two kilometers from the small village of Falciano where there is a restaurant and church. Four kilometers away is Subbiano, a characteristic Tuscan town on the left bank of the Arno. Here you will find a Monday morning market, and if you're traveling in September you may be in time to join with the locals in their celebration of the grape festival, with product tasting and other traditional activities. The Museo dell Casa Contadina (farmhouse museum) is worth a visit, and you should also keep on the lookout for the remains of numerous water mills along the banks of the Arno. However, you'll probably spend most of your hours exploring Arezzo, the charming town used as the backdrop for Roberto Benigni's "Life is Beautiful." Once one of the most important Etruscan cities, today Arezzo is beautiful for an array of architecture spanning centuries, from Etruscan ruins to the Roman amphitheatre and the Medici Fortress. The first weekend of each month brings a popular antique fair, while annually there is a festival called "Joust of the Saracens," where all of the citizens dress in medieval attire and knights representing each part of the city charge at a target representing a Saracen king. The area is also well situated for day trips throughout Tuscany. Anghiari, just 25-minutes away, is known for it’s quaint cobblestone streets and local restaurants, while Florence can be reached in 30 minutes by train from Arezzo.

  Fantastic. The owners were so helpful. The villa was the perfect spot for our group of 7 women.

  The house exceeded our expectations in every way. The setting was peaceful, beautiful, and quiet. The house was very well equipped inside and out including great outdoor equipment for pool volleyball, ping pong, and swimming.
  
  The extreme quiet, the beautiful property, and the incredibly well-equipped kitchen. It was also nice to have the washer and dryer.
  
  Beautiful area--relatively convenient for driving to surrounding towns, and to the Arezzo train station.

  It was awesome! We loved every minute! It can be described as a trip of a lifetime!
  
  It would be hard to pick one thing, but if forced I would say the outside area. It was a beautiful area. All of the outside grounds were so beautifully maintained. We picked cherries from the trees, gathered herbs from the garden, and ate on the patio with lovely flowers adorning our table.
  
  Arrezzo was a delightful, ancient walled city. Very cool!

  The peace and quiet, furnished well for cooking and enjoying a relaxing week.
  
  There were no screens on any windows, including the bedrooms. No AC in living quarters, so windows had to be left open for all of the flying insects to enjoy the Villa.
  The road into the property is an adventure!
  
  Being able to travel to a number of towns in Tuscany and Umbria.

  Villa Verde was a magical experience for our family. Every day we toured the Tuscan countryside and every evening we cooked in the beautiful kitchen, then ate our meals and drank fabulous Italian wines under the stars!
  
  We loved the privacy. We were in driving distance to many wonderful towns but it felt like we were living in a game reserve with wildlife all around us. We saw deer and caught lizards and even spotted alpennine wolves!
  
  The driveway is a bit of a challenge. No wine allowed if you want to make those corners!
  
  We took day trips to Etrucan hill towns, Siena and Florence, passing fields of sunflowers and beautilful valleys.
