The Breezes is a year-round lake home on a hillside overlooking beautiful Cayuga Lake, centrally located in the heart of the Finger Lakes area of New York State. Don't let the Bing map fool you, The Breezes is lakefront property.

Our lake home features three bedrooms and one bath, and easily accommodates six. A large 'great room' with full, modern kitchen will be your family's central location when you are not out on the new sixteen x sixteen foot dock "deck", or sitting in the shaded lanai enjoying a meal or card game. Ask about suitability for children of various ages, or adults with mobility or health... restrictions. A high chair, toddler chair and crib are onsite. (as well as a covered sandbox)

Blue Bedroom - the largest bedroom is at the back of the house and contains a double bed with a comfortably firm mattress, and a crib.

Lilac Bedroom - contains two twin beds with new pillow top mattresses.

Pink Bedroom - one comfortably firm twin on antique iron bed frame.

The loft overlooks the great room and is furnished with a- futon; best for the early-riser in your group.

The laundry closet has a stacked washer and dryer. You may enjoy using the outdoor clothes line daily for your bath and beach towels or for drying laundry.

Bathroom - Tub/shower provides hot water on demand. No need to worry about emptying the hot water tank.

The Great Room - Antiques mix with comfort and modern convenience: A tiger oak dining table opens to seat six, or sit at the breakfast table overlooking the water. The living area seats six and includes HDtv/dvd with movie library, and basic digital cable tv. This room is bright and open with plenty of window space, or can be darkened down for afternoon naps, watching movies, or keeping the sun out on a lazy summer day.

Kitchen: Ceramic tile countertops and electric stove. All the appliances and cookware you will need; Coffee maker, toaster oven, blender, microwave, crock pot, hot air popper, bread machine, mini food-processor, mixer, electric kettle, rice steamer, . . . as well as a full variety of pots and pans, bakeware, and utensils. Dishes aren't so much a chore with this view, but the kitchen has an apartment size dishwasher. Cooks won't feel isolated from the fun in this bright and open floor plan.

The Breezes lake house is far from the busy highway and accommodates three vehicles on the parking pad. The frogs in the frog pond welcome you to share their garden home where something is in bloom throughout the season. The lanai provides shaded outdoor eating, or relaxing even during a rainstorm, and a nice sized propane grill sits adjacent on the small patio. Plenty of seating is available to sit and watch the water, read, and relax. Choose sun or shade by the house or on the waterfront.

"Down below" the stairs take you to the lake shore with a brand new composite wood deck and the spacious 16' by 16' dock deck. Be sure to bring your sunblock, as you enjoy sitting out above the water when you aren't swimming, enjoying the rowboat or watching motorboats, sailboats, kayaks and canoes.(Canoe Rental Available) Swim shoes are a must, bring them, borrow them from our collection or buy a cheap pair locally while you are here. Fishing licenses are available for short term or seasonal purchase. You must wear life jackets while in the boat - my rule and the police's rule. They do check via Jet Ski! Life vests are provided. but I can't guarantee I have your size.

Our boat hoist accommodates up to a 16' boat, (2000lbs loaded max) or use the rowboat. Please use caution and courtesy when boating and using the hoists. Some familiarity with boating is suggested before you attempt to go out on the lake.

While you will find it enjoyable to prepare your own meals, The Breezes is a 15 minute ride to the stores and restaurants in Seneca Falls, NY. A listing is available on site.

Auburn, Waterloo, Geneva, Interlaken, and Ithaca are within 20-45 minutes and we are less than an hour from the Rochester and Syracuse airports.

The Finger Lakes offer a beautiful blue and green landscape of wineries, farms and lakes, and sites of historical significance. Beware! Birds are plentiful in our yard and will cheer you with their sounds throughout the daylight hours. Hummingbirds visit the gardens daily, and the neighboring woods are home to deer, woodchucks, rabbits and squirrels, and many lovely song birds.

A small lakeside neighborhood away from the busy highway, Sunrise Cove overlooks beautiful Cayuga Lake. We are central to many historic sites and are in the heart of wine country. Shop for antiques or Amish and Mennonite hand crafts as well as a bounty of home-grown foods. Groceries and food within 15 minute drive and less than an hour from major airports. The Breezes provides space for three vehicles. One house is next door but the open yard and location among trees and gullies separate houses enough to give you a feeling of privacy. The Breezes lake house sits on a hillside, but is lake front property.

Booking Fee - 3.5% of rental -

Security/Damage Deposit (fully refunded within 7 days after departure) - Please note: A standard $500 security deposit is required for all rentals as a separate payment payable by personal check or money order and must be received 14 days (two weeks) prior to your arrival. Upon inspection by us, this deposit will be refunded in full within 7-days from your departure without any damage or incident. As we believe you will respect the use of our home, we foresee no problems in returning your entire deposit promptly.

Linen usage fee - $50 / stay includes sheets for all beds and towels (1 bath, 1 hand towel, 1 washcloth per person) plus hand towels for bathroom and kitchen, dishcloths and dishtowels, and use of swim towels.

Check-in is anytime after 3pm. Check-out is at 11am. (Some exceptions can be made for check-in and out times depending on availability, please feel free to ask).

We are open to booking your time in and out on any day of the week, depending on availability. But please note that there is a 3-night minimum requirement for any stay.

Deposit and refund policy: A 50% minimum deposit is required at time of booking to secure.
- If need to cancel within 90 days or more from arrival date, full deposit will be refunded minus a $25 booking fee.
- If need to cancel within 60 days or more from arrival date, full deposit minus $75 late cancellation fee will be refunded.
- If need to cancel less than 60 days prior to arrival date, none of the 50% deposit will be refunded (any charges or payments made above the 50% deposit will be refunded in full).

  We had a very good a pleasant stay at The Breezes a home away from home cottage with a wonderful set up!
  Debra is a very accomodating and nice lady who went out of her way to take care of our needs
  awesome house and there is a wonderful boat rental place 15 mins from the cottage (Cayuga lake boat rental) which made this trip even more wonderful !

  The whole family enjoyed this comfortable home in a beautiful, quiet spot on the lake. The outdoor area is very pretty and we had most of our meals outside. The kids enjoyed swimming in the lake and taking the rowboat out. The large kitchen/family room is spacious and cooking was easy in the well supplied kitchen. The owner, Debra, had organized everything in a thoughtful way so that we had anything we needed.

  We were very happy staying in this house, it's so cozy and warm and the lake is beautiful! It was cold when we were there so we didn't get to enjoy swimming or boating but it has great access to the water and we'd love to come back in the summer time!
  We enjoyed the area, Seneca Falls is such a picturesque town. We really loved the Mennonite store called Sauders for fresh produce (the apples were divine!) and handmade goods.
  We will be back!

  Why get away from it all, if you're only going to end up with everybody else, crammed in with your family in some dinky hotel room?
  
  This is the way to enjoy the Finger Lakes. Truly a home away from home, close to nature and beautifully landscaped. I loved the hours spent sitting outside on the lanai, enjoying the cool breezes from the lake.
  
  Meal preparation was easy. The modern kitchen was clean and well equipped. I'll confess I didn't get out to explore the area much--too much to enjoy right there.

  I have stayed here many times, and even when I can only get away for a couple days, it feels like I've been on a great vacation. The lake is always inviting, but make sure you bring water shoes - the beaches are rocky, not sandy - typical Finger Lakes.
  
  Even gourmet chefs would feel at home in the kitchen, but there are plenty of places to go out to eat. The Magee Diner never disappoints, and I heartily recommend hitting the Cayuga Creamery, just a few miles south, for ice cream at least Once during your stay! The lanai is a wonderful place to dine on home-cooked meals, and the view is fantastic from there. Fires at night are great for making s'mores too!
  
  All in all, a great place to either laze away the summer days, or pack in as much water time as possible!
