This apartment really is not within walking distance from the historic center, and the buses take some getting used to. We did, however manage and really enjoyed both the apartment and the owners.

Warm, comforting welcome from our host Silvio and great attention to detail given we spent Christmas here even a small Christmas tree provided nit to mention special crockery etc!
Silvio even took the time to show us around the immediate area and to make sure we knew details for bus and sights to see.
Excellent location and easy to get to all main attractions by bus and away from the tourist areas. -

Recently stayed in this apartment while on vacation with my husband and 82 yr old mother. The apartment was excellent...large...everything you need is close by in the neighborhood...grocer, restaurants, bus...the bus ride to the "older part" of Florence was less than 10 minutes...we will definitely be recommending this apartment to our friends.

Silvio made us feel very welcome and showed us the beautiful apartment and also gave us a short guided tour ie where the bus stop was and local shops,popular restaurants etc. We loved staying in the apartment and found it very comfortable and cool with the air conditioning. The apartment had plenty of cooking utensils,pots, and it had a dish washer.The bus stop was close and we were able to get to popular tourist places easily. We loved Florence and we loved Silivo's apartment.

We were disappointed with this rental for a few reasons. First of all, it does not comfortably sleep 4 people even if 2 of them are small children. As mentioned by another reviewer recently, the wooden slatsof one of the twin beds was constantly breaking and not safe to sleep on even for our 8 year old daughter. When we mentioned it to Silvio, he accused our children of playing too roughly and breaking it which he obviously knew was not the case since other familes had previously complained of the same issue. In addition, the location was not great both in terms of its lack of charm and difficulty getting to the tourist attractions quickly or cheaply. Bus service was not frequent particularly at night when we were returning home. Plan on using taxis if you stay in this location. Also the outside terrace looked more like a glorified laundry room rather than a welcoming place to sit and have breakfast in the morning.

Guardaremos un buen recuerdo de nuestra estancia en su apartamento. Muy limpio, cómodo y localizado en una zona muy buena porque aunque no estaba en el centro histórico, se encontraba muy bien comunicado por varias lÃneas de autobús y en pocos minutos llegabas a la estación de trenes o al Duomo. Su localización nos fue muy útil para poder aparcar(gratuitamente) el coche que alquilamos, los últimos cinco dÃas de nuestra estancia, para conocer el resto de la Toscana. Además era muy fácil siguiendo las señalizaciones encontrar las autopistas de salida y de entrada a Florencia. Lo recomendamos plenamente. Muchas gracias por su amabilidad a Silvio y a su esposa. -

Our family (couple with 2 adult sons) stayed in the Costanza Florence Suite apartment in april 2012 for 3 nights.
The owners were very good to deal with by email and in person. The met us at apartment and showed us around in detail. Silvio recommended a restaurant around the corner (Quattro Mori) owned by a good friend that would "look after us" (Unfortunately, the owner just waved us off with dirty look in the direction of a waitress! Very average food-wise as well).
We found the apartment to be comfortable and plenty of room. It's not a flashy place but quite homely in decor. It's always a bonus to have a washing machine when traveling and the kitchen is very functional so we could enjoy a home cooked meal. Very nice to have a few basics like, salt, spices, sugar etc. The main bedroom is comfortable, but our adult sons (18 & 22) found the sofa beds to be uncomfortable and one was unstable (kept losing slats during the night every time he turned over), so only really suitable for children I would say. I would dispute the description of the apartment being in an "elegant palace" as it is a large, fairly unattractive block of flats. The elevator is a bonus too though. (Also the description given implies there is a living room and two bedrooms. But there is one bedroom and the living room becomes a second bedroom).
Very handy to bus, supermarket and small village shops in a residential neighbourhood. A downside for us was the frequency and volume of ambulances that streak past the main street at all hours. Not so noticeable during the day, but extremely noticeable at night and we were woken up regularly. I would strongly recommend good quality ear plugs.
Over all our stay was good. The cost per night is reasonable, but the cleaning charge of 80 euros was double what we paid any where else on our travels. (Charge is 20 euros per person). I would suggest this should be capped at 50 euros.Response from Silvio Balsamo - 08/12/2012

It’s always a pleasure to receive reviews from our Guests, that confirm positively our efforts to improve and make always cozier our apartment. We really appreciate comments regarding directly our property and we can consider only marginally what all around the apartment location can happen or what is only the results of personal impressions: “Dirty look†of a restaurant owner, or different view points on the description of the palace, relate to the personal tastes and preferences of which is useless to discuss.
Regarding, instead more properly Costanza Florence Suite Apartment, we can say that we have changed the sofa beds and now they are comfortable.
By the way we want to point out that these two sofa beds are settled in the second room which is “is obtained by separating the living room in two separate environments through the closure of two sliding doorsâ€, as clearly indicated on the FLIPKEY TRIP ADVISOR Advert description and consequently are not a surprise at least for the guests that read completely the advert.
Concerning the ambulance noise we can say that probably has been a case in those days, anyway the apartment is equipped with doors and windows with sealed double glazing and air conditioning obviously, so it’ very hard to hear any possible noise.
Anyway we want to thank again Our Guests for the reviews and suggestions, provided.

My family of four stayed at the Costanza apartment for four nights and we enjoyed it very much. We arrived there earlier than planned, and called Silvio. It was a very hot day but Silvio and Paula came quickly. They are a very nice and kind couple. They explained how things worked, recommended restaurants nearby. The apartment is tastefully decorated and very comfortable. It locates in a safe, quite neighborhood, where we see the daily life of the local people. Walk 2-3 minutes, there are bus lines. It takes about 10-15 minutes to the main tourist sites. When come back, bus 14 stops at the corner down the building. Every day, after coming back from the crowded tourist sites, it felt like home when relaxing in the apartment. There is a big supermarket ‘Coop’ in 7-8 minutes’ walk distance, we went there almost every day.
We definitely want to stay here again if visit Florence in the future. -

My daughter and I stayed at the Costanza Suite apartment for four nights in June. After arriving a little earlier than we had earlier advised, we made a phone call to Silvio and he arrived in a matter of minutes. He took the time to show us where everything was and how things worked. Silvio was lovely and made us feel most welcome. We loved the apartment. It had everything we could want including free wifi.
There are restaurants within a short walk, a supermarket if you choose to cook your own meals and a bus stop around the corner. The bus in to Central Florence is only about 10 minutes. The apartment is out of the main tourist area which suited us perfectly. It was quiet and we got to see a bit of the real Florence instead of just the touristy stuff.

Renting an apartment in Florence was the best idea!
It gave us convenient access to buses, food, and groceries.
Silvio met us and showed the apartment, explained the area and gave some great recommendations. Even though the sofa beds weren't the most comfortable (few rarely are) this was a great way to stay and see Florence and saved a lot of money compared to the cost of a hotel. The neighborhood was quiet and friendly. I'd stay here again in a heartbeat. -

We stayed at the Costanza Florence Suite apartment on June 14th for 3 nights. The apartment was impeccably clean. Silvio, our host was very welcoming, took the time to show us everything we needed to know about the apartment amenities and he even went out of his way to show us where the grocery store was and where we could find a few good places to eat in the neighbourhood. We travelled with 2 young children aged 3 and 5. The bed in the master bedroom is quite comfortable (a king size bed if I remember correctly) and the two smaller sofa beds in the living room are perfect for children. I would not recommend them for adults as they might not be comfortable enough. The apartment is an 8 minutes bus ride to the train station located just minutes from the historical area (buses 14 or 28 will get you there). The buses run until late in the evening and we never had any problems taking them. We did take taxi rides coming back on a few occasions and it was a well spent 13 Euros. This is a perfect location for any family looking to stretch its budget as the cost of rental is fairly low compared to what we had seen elsewhere in Italy and it is definitely well maintained, clean and the terasse/patio is just fine for meal taking although don't expect a breathtaking view from it. We definitely enjoyed our stay here.

We thoroughly enjoyed our stay at this spacious, family owned apartment. My husband and I were traveling with my sister and we enjoyed having two separate sleeping areas. The bedroom is spacious and comfortable - queen size bed as well as dresser drawers where you can put your clothes away. The other bed is a fold out couch in the living room area - my sister said this was comfortable. A nice touch for this area included sliding doors, so you can create a private space for sleeping.
Other features that were nice included a full kitchen with all the amenities - we were happy to have glasses, plates, and a wine opener available. There is a nice dining room and my favorite feature - a balcony with table and chairs where we read in the morning. This apartment is in a complex and had a parking lot free of charge - we had a rental car with us and were happy to have convenient parking.
This apartment is located outside of Florence, but is easily accessible by bus, which is a short walk from the apartment (2-3 blocks). The neighborhood where we stayed felt very safe and there were lots of restaurants and shops right down the street. We went to Florence for sight seeing but had all of our evening meals in the neighborhood where the apartment is.
The best part about this rental was the family who owns the apartment. They came to the apartment to drop off the keys, which was very kind and made things easier for us. They clearly take a lot of pride in making sure their guests are comfortable. They gave recommendations for places to eat (all of which were great!) and came back when we left to pick up the keys. El departamento es lindo, muy confortable y de rápido acceso al centro de Florencia, Silvio (el dueño)fue muy amable y nos hizo sentir como en casa. Nos recomendó el restaurante que esta en la esquina "Mori" en donde tambien fuimos tratados de lo mejor y la comida muy rica. El departamento cuenta con todas las comodidades y tiene rápido acceso a muchos sitios. Pasamos lindos momentos con amigos, cocinando, bebiendo vino, comiendo quesos y disfrutando del paisaje de Florencia es una experiencia Inolvidable!

Silvio is very kind & honest. It is a pleasure to have met him upon arrival for my first visit to Italy!
I travelled with friends, 3 other women! Sleeping arrangements were accomodating with plenty of room for living space. The kitchen was lovely, giving room for one or two of us to attend to making salad or cooking pasta. With the island seperating the dining area all 4 of us were always together while preparing & eating meals. We had 2 home cooked dinners that were outstanding! the rest of the days we had plenty of blocks of cheeses, salami, bruschetta, tomatoes, grapes, pears, bananas, tangerines, breads, rolls, etc all from the open market just 2 blocks away! fresh! early morning picking is best!
actually, 2 blocks away is the square or piazza where at different directions you will also find a supermarket, a gelato bar (one of the best in comparison to how much they give you), a caffe and a restaurant. We happened to walk just about 2 blocks in the opposite direction from the square & found the most delicious cappucino with freshly made canolis! take a chance you will not be disappointed finding little spots to eat at! the apartment itself is clean, plenty of linens, blankets, towels, for use. laundry was a big plus with 4 women! we definitely took advtange it! If you are looking to feel at 'home' just a short way from the center of Florence this is the neighborhood!
travelling around Florence is not easy. It is easy to get confused however we figured our way & stuck with it, after being lost. the bus stop is Dalmazia it is ohly 6 stops from the city center where the Duomo is and the stops are quick. we took a pic of the bus stop name after we forgot it and had no idea where we were since we took the bus return the wrong direction lol oh well, gotta take chances & glad we did !! We took a lot of time to research each of the places we stayed while in Italy, and our Florence choice was the Costanza apartment Suite.
It looked like it had everything we were looking for: non-smoking, separate bedroom and living area, full kitchen, washing machine, free Internet access, and easy access to all the sights we wanted to see in Florence. While Costanza's location is not in the heart of the action, it was an easy bus ride to the old city. The bus stop is about 3 minutes away.
There is a supermarket about a block away, as well as nice gelato places. The neighbourhood was quiet, and the air conditioning units in both the main living area and bedroom worked perfectly using handy remote controls. There is a cozy outdoor space with a table for two, and a large plasma flat-screen TV with satellite access, so we were even able to tune in English programming after one particularly long day on our feet.
We had read the other rave reviews about the owner, Silvio Balsamo, and when we met him in person we could see why everyone raves. He is a fantastic guy with a big welcoming smile, lots of tips for enjoying Florence, and a great sense of humour.
There is a working elevator that can take you up to the third floor, or stairs.
We stayed in some great places around Italy, but this is our favourite place and we felt right at home whenever we were there. We cannot find any fault with the place, even if we try hard. We will definitely be returning here on our next journey to Florence. -

Silvio is an outstanding host and a truly kind man. He is extremely helpful and happy from the moment you arrive to the final good bye. You just want to hug him. The apartment is exactly as pictured. It is charming, comfortable and well equipped; you will not be disappointed with this apartment at all. Florence is a very crowded and busy place; this apartment is away from the madness and is a slice of heaven. Enjoy the balcony in the morning for coffee and at night for a quiet glass of wine. You find yourself immersed in the neighborhood as there is everything you need within 2 blocks. The restaurant downstairs from the apartment (Silvio will point it out to you) has great food and good prices; the food is far better than anything we had in the city of Florence. We also truly loved the Pit Stop restaurant right around the corner, probably one of our favorite meals. The bakery is excellent in the morning; the grocery store is across the street and has everything you need. Take the 14 train into Florence from the bus stop at the corner (buy your tickets at the news stand). Returning from Florence to the apartment on the bus is a little tricky, the 14 takes about 45 minutes if you start from the train station, start from the bus stop in the middle of town for your return. Cab fare back is 12 Euro. Do book your tickets in advance for the museums, the lines are brutal, it saved us at least an hour at each museum. I cannot say enough about Silvio and his wonderful apartment, and only wish we had spent more time there. Thank you so much Silvio for starting our vacation so memorably.

We really enjoyed our visit at the Costanza Florence Suite apartment. The bed was larger than a normal double bed & was very comfortable. My only suggestion would be to get a few english-speaking channels on the TV.
