Quail Run Dr, Peppertree Pointe, Meadowlark Cove (Iona area of south Fort Myers), Lee County, Fort Myers, Florida, USA. Location is superb because of the local stores, shops and post office within 5 minutes drive. You are minutes away from Fort Myers Beach /Estero and Sanibel islands (10 - 15 min drive by car).
Our condo is one of the lowest priced for the spacious 2-story town-home with private yard (with tropical plants, BBQ grill and outdoor furniture in the prime and beautiful (safe, quiet, friendly, close to the recently updated and heated pool, 300 feet community's fishing pier and beach, stores, restaurants, famous Gulf beaches of Sanibel and Estero Islands and many other points of interest) community of Meadowlark Cove. Plus our guests could use FREE Cable TV service, WiFi Internet service, fast dual core DELLS COMPUTER, PRINTER and up to $100/month FREE allowance for electricity. The building is adjacent to the heated swimming pool. The community is very safe, neighbors are friendly. The adjacent condo is purchased last year by Canadians. There is friendly German-American elderly couple living across the parking lot from our condo who occasionally helps German tourists to translate something if they need some help.
Our CONDO is the largest condo in the community, nicely decorated, furnished and extensively equipped with almost everything guests will need during their vacation (more than 2,000 sq. ft. under A/C) among 3 bdrm. condos in Meadowlark Cove community, because it includes beautifully decorated extra room (A/C) with thick cement walls (we call it "Florida room") with sofa-sleeper, and this room could be used as a spare bedroom (4th bdrm) if needed. There is an assigned parking space (#56) in front of the entrance, plus guest parking is available.

The unit should be left in a ready-to-rent condition at the end of your stay, as could be immediately habitable by the next tenants after cleaning.

The safe and quiet community of MEADOWLARK COVE has very beautiful location in Lee county, which offers awesome tropical beaches. The area is a paradise for boating, fishing, or just simply relaxing. Close to all major points of interest. Closest public beach on the Gulf located on John Morris Rd. (about 3 Miles away). Nearest white sand BEACH and 300 feet long FISHING PIER are part of the community - on the Caloosahatchee River - 10 min walking from our condo. Restaurants and stores are in walking distance.
Our spacious 2 story (2,434 sq.ft) nicely furnished & equipped, recently remodeled and redecorated CONDO/TOWNHOUSE is pretty big for a vacation house, ideal for a family, and features mostly everything you may need for your stay. On Feb 6, 2012 "Advanced Plumbing" installed the new water heater there.

THE LITTLE THINGS
Some of the things we have included in our vacation home: dish soap, toilet paper and paper towels, coffee filters, shampoos and conditioners in both the master and guest bathrooms, shower bar (as a convenience for the beginning of the stay), cooler for picnics, BBQ grill and fuel, beach towels are all designed to help you enjoy your stay in our home.
The TOWNHOUSE is conveniently located close to the beaches, restaurants, shopping centers, grocery stores, pharmacies, gas station, walking, fishing (including Tarpon and Deep Fishing), swimming, biking, sight seeing, excursions, and, of course, nature. It is also located in well established and popular McGregor/Iona area and the Peppertree Pointe waterfront community (Meadowlark Cove) of south Fort Myers with large well maintained homes throughout the area. This area is highly desired for rental. It has the marina, 300 feet long FISHING PIER (with a few benches to sit and observe the waters of Caloosahatchee River with dolphins feeding on the mullet-fish, or watch the boats come and go; you may get lucky enough to watch the bald eagles soar overhead), white sand community RIVER BEACH, TENNIS COURTS, and adjacent to the building HEATED SWIMMING POOL with BATHROOMS and SHOWER facilities. The community has walking path around the fresh water lake; you can fish there or observe birds, turtles, even otters.
This place is close to a big K-Mart Shopping Center plaza and restaurants - within walking distance, or 2 minutes drive to a shopping center with a Big K-Mart supermarket, gas station, and a fantastic Mexican restaurant – La Casita and Rib City. Just around the corner on McGregor Blvd in nearby K-Mart plaza is "Pinchers" restaurant which you may enjoy. It has a great grilled chicken sandwich w/swiss cheese, The Kids menu is great and the wait staff will treat you well. Outlet mall is 3 blocks to the right at the light by Kmart, includes a Big Lot; a little farther, just past the underpass, is a Perkins Restaurant to the left, many family oriented attractions,
Without the car you can walk from our home (15-20 min) to the nearest Shopping Center plaza with Big K-Mart, Mother Earth store (Health Food store), Dollar Store, Trift store, Goodwill Book store, etc.. There is a WALGREENS PHARMACY open 24 hours just "around the corner". TARGET SUPERSTORE (huge) is in just 5 min drive. Retail outlets, restaurants and grocery stores are all nearby. Tanger Outlet Mall is about 2 miles away, while Miromar and Prime outlets are about 30 minutes driving by car.

THE FUN STUFF
Estero and Sanibel Islands - 10-15 min drive. If you like scuba diving, check the nearby places at - http://www.florida-scuba.com/fort-myers-diving and http://www.ultimategetaway.net/ (Dry Tortugas Scuba Diving Liveaboard) . If you drive a little further than Sanibel - you can come to Captiva Island. Sanibel and Captiva are barrier islands with beautiful natural beaches, with only a few people around. Beaches of Estero (Fort Myers Beach) and Sanibel Islands are great and it costs $2/hr to park there. The Sanibel Causeway makes going to the beach real accessible. Ride to Sanibel and Captiva islands and just check things out. Have fun on the "BIG M CASINO BOAT". The ride (9 miles out and back) is worth the $6.00 to get on the Sanibel's bridge. You can rent a bike on Sanibel and ride on the walkway around the whole Island. There are some good restaurants close by.
There are many choices for adventure. Visit also Bonita Beach, Barefoot Preserve, Tigertail Beach (on Marco Island), and the one at the end of Captiva Island. At the end of Captiva Island is a parking area for the beach/ Nature Preserve. As the tide goes out, the tidal pools are forming, and you can have fun finding crabs, starfish, minnows, and other creatures in them. You can see manatees swim just before the entrance to Lover's Key State Park. I saw 11 of them recently at Bonita Springs beach.
If nature is your interest, make sure to visit Bowditch Point Park. It's located at the northern tip of Estero Island. Here, you will be amazed at how many different things there are to see, both on land and at sea!
Before leaving the island, you can stop at one of the restaurants, go shopping in one of the many shops that line the streets, or get fudge for the sweet craving one may desire. If you have kids, go to the Crab Race and the owner will tell you all about it. Along San Carlos Blvd, be sure to stop at "Love Boat Homemade Ice Cream" for an unforgettable treat. On Fort Myers Beach you can do Deep Fishing or take a ride on SAILBOAT for the sunset CRUISE, go boating or see fantastic sunsets by the pier. Go to "Top of the Mast" and the DJ will play any songs that you request and you can dance in the sand! Try "The Smokin Oyster Bar" for a great groupper sandwich and "Anthony's On the Gulf" for a nice prime rib dinner outside. Breakfast at "The Heavenly Biscuit" is hard to beat. Visit "Ron Daos", a place for the sports' fans with 65 tv screens and good food, and "Busters", another place for the sports' fans with a good menu which offers 4-course daily specials. Visit Nervous Nellie's Restaurant at Fort Myers Beach. This is just west of the bridge leading to Ft. Myers Beach on the north side. This could be your favorite dining experience as you seat on the deck next to the docks and watch the dolphins playing. The food is awesome also. Joe's Crab Shack on West First Street in Fort Myers has seating directly over the ocean and the kids will have a good menu to choose from.
There are also a number of water parks, miniature golf facilities in close proximity to the house. GOLF - you are able to use some public and some private, but if you are a serious golfer and do not might driving about 30 min, you can find some challenging courses in Naples and Bonita Springs. Also before you get to Ft.Myers Beach there are 2 MINI GOLFs. There are plenty of places to go. You can go to the Bell Tower Mall which has outdoors shopping, several RESTAURANTS and MOVIE THEATER with 12 MOVIES showing. When you go onto main Road 41 (about 15 minutes drive) you will see all the big RESTAURANTs, BIG STORES and SPECIALTY OUTLET shops. The HOSPITAL is about 15 min away and called Health Park.
A number of nature preserves and State Parks in the area make for great entertainment for young and old alike. Visit "Lover's Key" for fantastic shells. Try an air boat ride, paddling a kayak through mangroves, fishing off one of many piers throughout the area, deep sea fishing with a charter company. All within short driving distance from our home.
For art and history lovers, there are museums and art galleries like the Ford and Edison Winter Estates in the downtown, Fort Myers Art Walk, the Baily-Matthews Shell Museum to name a few. We keep promotional fliers in our home for guests. For baseball fans, the Red Sox call Fort Myers their winter home as do the Minnesota Twins. RED SOX STADIUM is in close driving distance. Hockey at Germain Arena - 15 min. away.

* Beach life at Sanibel Island (great seafood wrap at Casa Ybel resort)
* Air Boat ride Everglades (several operators 1,5 hrs from our house)
* Skunk Ape research centre (funky little "zoo" on road 41 Everglades), ask the owner for a guided tour, just $5 and great experience.
* Tanger Outlet (get the vouchers at the department office)
* Merimar Outlets (don't miss the water ski show Sundays @ 4 pm and the Mexican restaurant facing the lake)
* Boat ride around Tarpon Bay, Sanibel Island (see manatees, birds, shells etc), great guides!
* Watch sunset at Fort Myers Beach, or enjoy searching for shells and watching for dolphins.
* The Beach in San Carlos Bay ( Bunche Beach - 7 minutes to drive) is great and it only costs $1/hr to park the car and go to swim.
* Make sure to check out the Seminole Railroad excursions where they allow you to bring your lunch on board (think picnic).
* Must-do activities are the Edison/Ford Winter Estates, Fleamasters Flea Market (Fri, Sat & Sun only).
*Caloosahatchee Creeks Preserve (CCP) is located north central Lee County in North Fort Myers on the northern shoreline of the Caloosahatchee river. It is cut approximately in half by Interstate 75.
CCP East and CCP West are both open to the public with park facilities that opened in May of 2008. On the eastern side, visitors can use the paved parking area, picnic pavilions, restroom, and the approximately 1.5 mile long boardwalk and trail system through hammock and pine flatwoods. Visitors to the western side of the preserve also have access to the paved parking area, restroom, picnic pavilion, and approximately 1/2 mile of boardwalk and trails. In addition, the west side offers a canoe and kayak launch into Popash Creek. Visitors who bring their own canoe or kayak can take a relaxing paddle down the creek which leads out into the Caloosahatchee River. On-leash dogs are allowed on the trails and the parking areas of both the East and West sides of Caloosahatchee Creeks Preserve. Recreation Opportunities: Hiking (trails, boardwalk), Canoeing/Kayaking, Picnicing, Bird Watching & Nature, Study & Photography, On-leash Dog Walking.

Chickee, amphitheater, and picnic shelter rental available May through October on Saturdays and Sundays only, and may be reserved in advance with 72 hour notice by registering on line at WebTrac. Optimum viewing times are between the months of November and March due to the cooler gulf temperature. Manatee Park is a non-captive refuge for the Florida Manatees. Manatees are generally not present during the warm summer months. The park has an extensive butterfly garden. The park is a demonstration landscape for the Florida Yards and Neighborhoods (FYN) program. Picnic areas & shelters, fishing pier on the Orange River. Canoe/kayak launch to the Orange River. Program amphitheater and playground.

* INTERNET (Wi Fi), PRINTER & CABLE TV (5 TV sets), DVD (1) and VCR (2) - AVAILABLE.
* Utilities are included (electricity is included up to $100/month*), Internet , Printer and Cable TV are also included. Community monthly fee ($330) is included.
* ELECTRIC CHARGES APPLY: $0.12/KWH WITH $25.00/WEEK FREE ALLOWANCE.
• The maximum number of persons that can be accommodated in this residence is 6.
* Quoted rates are for up to 4 persons. It will be additional charge of $10/night for each additional person (for weekly renters).

• TAXES total 11% (5% Lee County Tourist Tax & 6% Florida Sales) will be ADDED to the price of rent.
* No credits given for shortened stays due to late arrival or early departure for any reason.
* One time CLEANING FEE for departure cleaning: $110.00. If you can thoroughly clean the unit yourself, then we can charge you only part of that sum - $50.00 (INSPECTION & INVENTORY TAKING FEE - the person will be checking the condition of the property after it is vacated and taking inventory of the unit). If the unit will be found not thoroughly (like PROFESSIONALLY) cleaned and used linens, towels, etc. not washed, dried and things are not on their places or missing/broken, the security deposit will be reduced by the additional amount (for time spent washing, cleaning, placing things on its places and replacing the missing/broken items..)
• A $500 reservation DEPOSIT = prepayment of the rent (plus signed Short Term Rental Agreement with Application for rent approval) is required to hold your reservation (you can also have a choice to pay rental sum in full at that time). We must receive a personal check, money order or PayPal payment for the $500 reservation deposit (prepayment of the rent if reservation is made more that 2 months ahead of the starting day of the Lease) together with signed Lease and HOA application for rent approval. The rest of the balance should be paid up to 60 days before the check-in. In case that the reservation is made less than 60 days before the start of the Lease, than the full rental price (including refundable security deposit) should be paid in full amount. Once they are received, and the check will clear the bank, dates are officially reserved.
* SECURITY DEPOSIT is against any possible damages or missing items or if the house has been smoked in, requiring intensive cleaning to remove smoke residue. This SECURITY DEPOSIT will usually be refunded within 14 days following satisfactory inspection of the unit (inventory count will be performed) after guests' departure if the following provisions are met:
- No damage is done to premises or its contents (nothing is broken, stained, or missing from furnishings, appliances, fixtures, household items (linens, towels. pots and pans, dishes, utensils, etc.)
- No early check-ins or late departures, unless preapproved by the owner in writing (all check-outs @11 am, late check outs in the same day could be charged up to $120/day).

P.S. We would like to know how many guests will be staying in the unit. What are the ages of the guests? Please, reply to us A.S.A.P. The golden rule is: "First come - first served". Meadowlark Cove is very safe middle class neighborhood with friendly residents. There are a lot of different palms and tropical plants (flowering bushes, etc,.), walking paths around the fresh water lakes and easy access to FISHING PIER and MARINA in this community.
