We thoroughly enjoyed our stay in this room and would absolutely come back! We had plenty of room for our family and an extra balcony on the back. Everyone we encountered was so nice and we also liked having a Tom Thumb with post office right infront of the building.

We stayed at this property 6 years ago and this May. We noticed that it looks dirtier this time (carpet, couch and armchair). Also, some perks like a paper towel roll or extra bathroom tissue rolls were not provided during our recent stay. Although, total payment is higher because they include extra fees.
In general, it will be the same money or less to pay for a 7-day cruise. So, we've decided that the next vacation we're cruising!!!

The condo was clean,guiet,right on the beach. The only problem I saw was that their are no good balconies, and we love to sit outside and listen to the waves. But overall we had a great time and will consider this condo again. Good location and good size beach area. It has a large pool and outside sitting area.

This unit is perfect for a couple or family of 4. It was clean,quiet and the perfect location to unwind after a long winter. Although we didn't spend alot of time indoors,the sofa was uncomfortable and I would have preferred a full balcony on the beach side of the unit. In addition there is not a washer and dryer in the unit.

It's a older building, but well maintained. Location was great. Southern Resorts personnel were very helpful when we found out that we had a blender that didn't work. After one phone call, we had a new blender very quickly.
My only complaint is that even though we have to pay a 115 dollar cleaning fee, we were expected to empty all the garbage cans and haul them down 4 floors to the parking lot to the dumpster. -

This beach is by far suprerior to Destin. Destin is too crowded and over built...traffic...resaturants crowded and food not good...enjoyed watching the fishing boats come in at aj's though.
The Bay Cafe in Ft Walton has excellent food...fresh fish and veggies...excellent service...2 miles from aqua Villa.
My brother and I had a great time on the beach at aqua Villa. We wanted to stay and extra day (Sunday) but #401 was booked. Greg in the office was very helpful in trying to find a place nearby for an extra night. Kudos to Greg.
My only complaint are the hidden fees (Cleaning $80, service fees). When advertising the cost of a night stay in a unit quote $220 and say this includes all fees and taxes. I will definitely book this unit again! -

Arrived at 3:30 pm was told check in was 4:00 pm and that our unit was not cleaned yet. Returned at 4:01 pm this time was told the air conditioner wasn't working yet but that they had been working on it since 8 am. Problem was finally corrected. No restroom by the pool, taking small children back and forth to the 4th floor wasn't fun. Balcony furniture consisted of 1 plastic chair and two very weathered wood/metal fold up chairs with the metal rotting away. Probably why only one photo of unit on website.

Spent the first 3 days in a room that barely drifted below 80 degrees. Finally got moved to another condo. It was a great condo and they did take care getting us out of there. But, those first 3 days was miserable.

I am really satisfied with the service I received from Southern Resorts. They were courteous and helpful. I liked that their office on Okaloosa Island was directly adjacent to Aqua Villa. I'm glad that we were able to check in early, but wasn't thrilled with the $60 fee. I expected the fee, but I did't agree with it. If the room had to expressly cleaned, I could understand. However, the room was ready, so in that case, I think the fee should be waived.
I loved #401. The price cannot be beat! It was nicely decorated and extremely clean. The bathrooms were particularly nice. I loved that it was a corner unit which gave us more privacy, but I didn't feel entirely secure with the locking mechanism on the front door and need a special child proof lock on sliding patio door. I prefer an inside entry when staying at a condo/hotel. There was plenty of storage and everything we needed was right there, less the food :) We had more than enough towels, but we had to buy toilet tissue. The location was great, not crowded at all. It was great to have beach chairs and umbrellas, however, they were picked up before 5:00pm which was a little inconvenient.
Overall, we had a wonderful stay and would definitely recommend Aqua Villa and Southern Resorts.Response from Southern Vacation Rentals - 09/29/2010

I am sorry for the confusion on that. The reason we charge guest for an early check in is so that we can to rearrange our staff to accommodate all guest that have pre paid for the early check in. The condo was older (1980s-ish) but very clean and well kept. The pool and outside areas were clean, also. The views were spectacular. The room was well equipped with everything we needed. The only negative was that there was only one washer and dryer for the entire building. Each load is $1.25 per machine in quarters only. There is no change machine on site so bring your quarters if you stay very long, or think you'll need to wash and dry. We had a very nice, relaxing time.

We were very pleased with the unit. Great views, very comfortable. Our only complaint was that the weather was a little cool, but that is to be expected this time of year. Also TV in Master bedroom was a little complicated. We plan to stay in this particular unit again in the future!! The staff at Southern Resorts was very friendly also.

What a wonderful condo we stayed at, the Aqua Villa #401. We had just returned from a hectic week at Disneyworld and were looking for a place to de-Disney. The condo sits right on the sands of Okaloosa Island and had a private balcony overlooking the gulf . .where I enjoyed my morning coffee. My husband and girls (age 4 & 5) had a great time playing in the surf and sand. The condo was nicely furnished, everything was clean and it had been recently updated with new paint and new decor. It was quite lovely. We were looking for a quiet and restful place and we found at Aqua Villa!
The management at Southern Resorts was very nice to work with, we arrived after-office hours and they had our keys and paperwork ready for us in a lock box. We also left early, and they had very clear instruction for that as well.
We mostly kept to the condo and the beach, but there are many restaurants and activites - both in Fort Walton and nearby Destin.
We will definitely be using the services of Southern Resorts again . .and we definitely want to stay at Aqua Villa #401 again. -

Aqua Villa was a great getaway to relax and soak up the sun. The property was clean with a fantastic view of the gulf! Lots of good restaurants close by. It was great to walk out the door to the beach, where chairs and an umbrella were waiting for us.

The condo was nice. my only complaint, would be that the couch was uncomfortable and the beds as well. The view was nice, the pool was very nice and clean. the complex was quiet , not many people were there. and it was good proximity to the beach . The beach services was great. Southern Resorts was very nice and attentative to our needs. Also I would have preferred to have a washer and dryer in the unit the one that we used on the floor we were on was expensive, since the dryer haad to be run several times to get the towels and clothes dry. Overall we had a nice time and will use Southern resorts again to assist us in our stay in fl.

We really enjoyed our stay at Aqua Villa. Our condo was very nice and very well equipped. The pool was great. I have to say at first view I thought "Hmmmm" the streetside of the building is an older style but once I walked through the gate and checked out the pool and our accomodations we were very happy. Never judge a book by it's cover.

The location was nice, the exterior of the resort was in need of some remodeling. After seeing the outside I was scared to see our room but was pleasantly surprised when we opened the door to our unit. We did have some trouble keeping the unit cooled off on really hot days, it wasn't that bad though. The pool was nice and refreshing, the atmoshphere was great with very friendly people. Our bed was very comfortable, all in all it was a great vacation except for the June grass in the ocean.

My family rented Aqua Villa 401 during July of 2008. We were overwhelmed with the service we received as soon as our vacation began. We were able to get into our villa early and were so excited about the proximity of the home to the beach. We didn't close our living room blinds for the entire trip! Also, the decor was so inviting, we felt like we were at the home of a friend. The service was beyond compare. The front office members were even able to provide me with access to a computer and the internet, so that I could attend an on-line meeting. We are already planning our return for this summer!
