Spent three nights in Condo 307 at the end of April and first of May. Loved the condo, the view from the balcony and the location. Would definitely stay here again! The office personnel was very nice and helpful.

I started staying at Gulf Dunes back in early 2000(I have stayed there like 10 times since). It was only a few years old then. Its in a great location and the staff has always been helpful. This stay (2012) was wonderful but the room was not the greatest in cleaniness, also maybe consider some upgrades. But I will continue to stay as long as it doesn't get to dirty:)

We will be back, I told the office staff that I was pleasantly surprised. Everything was so clean & so well stocked. Perfect location & great view, very family freindly, only one small complaint the sliding door would not lock & very hard to open and close. One day there was a lot of Junk washed up on the beach, broken glass, cans, nasty stuff, but I suspect was from the hurricane a few days we arrived.

Only a couple of small things that could be fixed. A loose tile and a toilet that rocked. This condo showed great attention to detail and the bed was very confortable. Had a very relaxing vacation.

Me and my family loved Fort Walton Beach. The water looked just like the ocean from the Caribbean. I will never look at any other beach the same way. We had a wonderful vacation and perfect weather. I would recommend this condo to anyone who is looking to have a wonderful vacation in a very family friendly place. It was a great experience.

This is the 3rd year in a row that we have stayed in the same condo #307. Obviously we like it.
This was my 5th year with Brooks and Shorey Resorts and have never had any problems.
Beach is clean, water is clear, very laid back and no problems ever.
Yes, we will be back. -

The view and weather were great! Our only disatisfication was the very low water flow in the kitchen sink. It was so low that we were afraid to run the garabage disposal. Maintenance checked it and said that there was nothing to be done.

1. Shower/tub needs a hand hold(s). This could be a liability issue. My wife has a bad knee and it was difficult (and frightening) to get out over the tub side.
2. The sliding door to the balconey is draging and needs to be adjusted so the rollers are effective.
3. WE SHALL RETURN!!! We have reserved this unit for the month of January. -

Veronica and AJ at the front desk were a tremendous help in anything we asked! Cleaning staff was exceptional! We will definately be returning for many years to come for a couples get away and a family vaction! We have just returned from our 4th vacation trip on the Okaloosa Island I Ft. Walton Beach, FL.
If you are looking for a clean quite beach this is the place to be. It is mostly visited by families and have always had a quite day on the beach. Shopping and other interests are only a 10 to 30 minute drive away. We have booked with Brooks and Shorey each time and have never had a problem even when we were late on arrival once. We have all ready started to plan our vacation for next year at Ft. Walton Beach. -

Generally you get an outstanding rating from me the past 10 years, however, this room reeked of past cigarette smoke. All attempts to rid the smoke was not successful. Additionally, I think the $35 open door fee is unnecessary if you had spare keys elsewhere such as at the Brooks Shorey office. That said, if I had issues with AC or Heating or other structure issue after 5PM, would I also be charged a fee to get some out to check the issue?

It is always nice to get a break from 'winter in Wisconsin". This year we explored FWB/Destin and loved the area. We loved the very cute 1 BR condo at Gulf Dunes. It was close to the beach which we also loved. We appreciated the golf ammenitiy offered by Golf Dunes. We're already looking forward to our next visit.
We only had 1 problem while there. The clothes dryer left "burn marks" on some of our clothing. We reported such and were told that maintainence would take care of it.
In general ,everything else was comfortable and enjoyable. -

The property as a whole was well kept, but the pool is very small and the dunes obstruct the view of the gulf from the pool area. Our individual unit needed some maintenance...mold above the shower, dryer making weird noises, balcony needed serious cleaning, etc...things that could easily be fixed to make it a much better place to stay. Location is great! I would recommend the Gulf Dunes to a friend, but probably not that particular unit.

We had a great time while we were there. Very close to a lot of great things to do and shopping. We were so happy with the covered parking too. The management was very nice and helpful. We had a broken door knob in the bathroom and it took several days for it to be fixed but it was largely our fault, we didn't want anyone coming in the unit while we were out. It wasn't a big deal and didn't bother us that much. We will be back in the future.

This condo was beautifully decorated in bright colors which I enjoyed over the usual peach and seaform green beachy colors. I picked this condo over the others because it had a chair I could recline in (I have a neck and back condition) instead of a love seat, and for the balcony furniture that sits high up so that you look at the view and not at the railing. Best eats are at Sealand and Pandora's. YUMMMMM!!! OH, the free golf round at Shalimar Pointe is a MAJOR reason to rent from B & S.

Our first stay 5/13 Unit 102 was great. 2nd stay 9/19 Unit 412 had drainage problems in one tub, which maintenance took care of. Stove bottom door was broken, bathrooms were not clean. Carpet was filthy. Reported this. 3rd stay 10/15 assuming problems were corrected, we again booked this unit - conditions wwere exactly as before.
4th stay Unit 307 11/11, carpets filthy, someone had been sitting on bed in front of TV smoking. When we went to dinner two women were entering the last unit with a dog. Your "Property Rules" clearly state NO PETS. We frequently come to Fort Walton and thought we had found a Home-away-from home, but we do have a problem with incompetent cleaning. -

The condo was very clean, bright and colorful with very funky (in a good way!)wall colors throughout. Our third floor condo had a perfect view of the beach. We spent a lot of our time sitting on the balcony which is always in the shade. The bedroom is located in the back of the condo so we decided to take the twin bunkbed mattress and move them to the living room floor so we could go to sleep to the sound of the ocean waves. We walked (about a 10-15 minute walk via the sand) to the boardwalk daily to eat. The Publix grocery store was a five minute drive away and had many organic foods.
We hope to come back again next year! -

Overall trip was great with a few exceptions. Upon attempting to check in (early) we were told that the unit was vacant and had been cleaned, but just needed to be checked before being released. Of course we still got in the unit earlier than published check in time, so not that big a deal. In refenece to the beach chair service, the two guys that worked this service the 4 days we were there got the chairs and umbrellas set up very quickly each morning, but each day began taking the equipment down earlier and earlier. Also, we didn't get down to the beach until later in the day one day and found 3 chairs and 2 umbrellas that were vacant and all grouped together. As we had 3 people - 2 adults and one 3yr. old - we sat in this grouping. After approx. 10 mins. - if that long - both guys approached me and began to chastise me for taking 3 chairs and 2 umbrellas, and said I should not have moved the chairs and umbrella. When I stated that the grouping was already set up when we got down to the beach, they proceeded to tell me 3 times in total that only a 2 chairs and 1 umbrella set was available per booked unit. I finally told them that I wasn't going to be criticised for soemthing I didn't do, and they then took 1 chair and 1 umbrella and folded both up and took back to the storage boxes.

We enjoyed out stay at Gulf Dunes unit 307. It had everything we needed. The property is well run and very nice. We liked the opportunity to have free use of beach chairs with umbrella on the beach. We were looking for a condo that had a pool and a gulf front view and a short walk to get out on the beach. Gulf Dunes had all three plus covered parking (bonus). Booking our vacation was easy and the agents were all very nice and helpful. We want to say thank you, we enjoyed our stay and will definitely come again!

We had a great time in Ft. Walton. This condo was great!! We are trying to see if there is any time for us to sneek another beach trip in before my children start school. we would surly recommend this condo to anyone that needs a little piece of paradise. We all can't wait to go back!!!
