Description from the manager

There are three guest houses at Ava’s Haus, each with it’s own distinctive personality.  All are located one a few acres just outside of Fredericksburg.

The Dairy

The Schlaudt family around 1860 built this country getaway as a barn -- and today is a charming guesthouse..  This country guesthouse (to the left of the main house) is basically one large room with a high pitched ceiling.  Part of it is built with the old rock walls.  The bedroom area is spacious and inviting with it's king-size  bed.  A focal point is a beautiful stained glass window located...Read more

Pleasant, but a little noisy...and questionable fire protection

Left on 05/07/2013 for a stay in May 2013

My wife and I spent the weekend in The Dairy and were happy with our choice. Having stayed at a number of B&B;'s we have learned that they are not a hotel, so the amenities will not be the same. Some are better than a hotel, some not as good, but they are different so they should not be measured by the same measuring stick. With that in mind I want to note a few things that others should be aware of when making choices, but we don't think any of them should keep anyone from choosing The Dairy for a weekend stay.

Fist, you should be aware that there is no closet space and no hangers. We were going to an event that required nice clothes and we were disappointed to find that there was no where to hang them. Fortunately my wife had brought hangers and through her creativity we were able to make do. So, if choosing The Dairy make sure you bring any hangers you might need.

Next, The Dairy is very close to the highway so expect to hear some road noise. Since we were 'in the country' we found that the noise quietened quite early in the evening, but started back pretty early in the morning. It did not keep us from going to sleep, but it did wake me in the morning since I am a fairly light sleeper. My wife found that she could easily sleep through it. I used earplugs our second night and slept like a baby.

Speaking of sleeping like a baby, I gotta say that the King Size bed was very comfortable and both my wife and I were pleased.

As for the 'breakfast' part of B&B;, The Dairy provided muffins. They were very tasty, but didn't go very far. There was also packaged yogurt and juice in the fridge to supplement the muffins. To be clear, their breakfast offerings are clearly revealed when making reservations, so in no way am I saying we were disappointed. I just wanted to make sure it was as clear to future visitors.

The only 'complaint' I have has to do with the smoke alarm. I happened to glance up at the ceiling and noticed that the smoke alarm cover was dangling from the ceiling and there did not appear to be a battery installed. Now, it is possible that this was powered by something other than a battery, but it did leave me a little nervous. We had family staying in another room on the property and I noticed that theirs was also dangling without an obvious power source. The proprietors should make sure that the facilities are properly protected, and if they are, they should close the smoke alarm covers to remove the illusion that the room is not protected.

In closing, we would recommend this location, and we would return.

      Spring Break 2012

Left on 06/30/2012 for a stay in March 2012

My fiance and I and out 2 small dogs stayed here while visiting Fredericksburg. I would recommend this place to anyone looking for a place with a good location. Not to far from downtown and nice an quit! The bathroom was nice and the bed was really comfortable. I would recommend upgrading the TV if it hasn't been already. I give this place and its owners 5 stars for a great nights sleep we had and the delicious banana nut bread.

Nicely Quaint and Close to Town!

Left on 05/26/2012 for a stay in May 2012

This was our first stay at this B&B; but it was convenient to town and so country quaint.
Unique setup that worked perfect for us. Bath room is tiny but very functional for one person at a time. The open area is great and loved the use of the cabinet for sink and goodies. Nice~ample, delicious selection of cereal, drinks, pastries and such. Bed very comfy and even though this on right on highway it was too noisy. Was a little tricky knowing which place was which since there are 3 rentals at this location and they are not marked with names. So happy they allow pets and with the painted concrete floors keep it clean.
