Positives:
• The house location is second-to-none. It is right on the beach.
Negatives:
• At high-tide you have no beach. Please note for all future renters that the beach is gone at high-tide.
• The house is very old and unkempt.
o Doors and cabinets are falling off the hinges
? Screen door from porch to deck
? Kitchen cabinets had to be fixed the first day
? Sliding closet doors in bedrooms routinely fell off their tracks
o Sliding door to the deck had to be put back on the rails twice.
o Ceiling fan in family room did not work
o air conditioning in family room was insufficient so fans needed to be run constantly
o Some of the kitchen chairs were broken and unsafe
o Downstairs toilet didn't flush properly and the shower was filthy (dead bugs and debris had to be cleaned out prior to use)
o Microwave did not work properly and in general the appliances are very old
o None of the remotes in the bedrooms worked
o The outside shower was filthy (it is surrounded by cinder-block and it an outside shower so it was not going to be free of things but this shower was filthy and the water did not drain-again at a beach an outside shower is a necessity to keep the sand out but we found that the shower was not usable, see the immediately following bullet);
o The outside showers hardly worked to the point that we had to call maintenance to replace one of the shower heads (Seaside's response was great and the shower pressure worked fine once fixed);
o Wasps nests on outside deck by table
• The kitchen was deficient. Items that should be available to renters and aren't (with four kids we use the kitchen)
o Mixer
o Spatulas
o More than 1 baking sheet

We do appreciate your input on your stay in August at Barefoot Beaches. After speaking to you on the phone going over these items today, I will followup with you when all items are addressed. We are rewriting all of our property descriptions to include information on how to access the beach. Our beaches are very tidal here in SC, so we will better educate folks prior to their arrival so that expectations will be better met. At this end of the island, there is no beach at high tide. There is beach at low tide, which occurs every 12 hours and for the 2 hours on either side of low tide (please read tide charts prior to arrival).
We have made a work order list for Saturday:
1. ck sliding door on deck
2. repair ceiling fan which stopped working mid-stay
3. repair kitchen chairs (or replace as necessary)
4. ck screen door on porch
5. ck downstairs toilet
6. replace batteries in remotes or reprogram
7. spray wasp nest
8. purchase mixer, spatulas, baking sheet in kitchen
I have already addressed the two cleaning issues with housekeeping and I will double check the house tomorrow before our next guest arrives to be sure downstairs shower and exterior shower are clean and ready.
This house is rated as an "economy" oceanfront property (which when translated means the owner cannot afford to upgrade). So, they do what they can. Each Spring the owner comes and gets the house in good working order for the season. By the time August rolls around, there is a new to-do list from all the rental activity in the home. This past year, they painted the exterior and did some re-plumbing. For their 2012-2013 project, I will recommend that we focus on the the living spaces..

Great view of ocean while cooking breakfast. The view of the ocean when you first walk through the front door puts you right at ease and watching the waves while enjoying breakfast indoors or taking a nap on the screened in patio is very peaceful. The furniture needs to be updated and the house could be an absolute 10 with some remodeling but for the price and location it was a wonderful stay. The downstairs room should not be considered anything more than a place to sleep if absolutely necessary and could really use an overhaul. The wide open living space looking out to the screened in patio and ocean is a superb design and makes the place feel very cozy. A few optimally placed pieces of new furniture would bring the living area together nicely as we found ourselves sitting on couches at completely opposite sides of the large living room.
The amenties cards made eating at The Beach Club restaurant possible and the food was excellent with impeccable service. We also rented a scooter and drove over the island for an hour which was a lot of fun, especially when we drove up on the golf tournamnet taking place at a green on a corner of two of the streets. One thing I did not understand is that if I am paying for amentities cards why is a 20 oz bottle of water at the ice cream store still $3.75?
The children loved the playgrounds and getting out and seeing the different wild life around the island. I am still a little confused as to why they built a playground next to a lagoon with a warning sign that alligators may live there but I guess that just makes it that much more exciting!
All in all a wonderful seaside getaway! -

House was in good order, well stocked, everything worked without incident. Lots of extras such as fans, plentiful towels, deck chairs, and working grills made life so much easier. Beach access was exactly what we wanted and as described. Greta saved us when we forgot the welcome letter and security couldn't come up with our gate passes so thanks Greta! Questions about trash were answered promptly. Great vacation,great house and great rental agency!

This was our second time at "Barefoot Beaches". We just love the views from the house and porch, and walking down the steps right onto the beach. We can't imagine a better place to be. The house is also a wonderful size, cottage style with an open kitchen/LR/DR arrangement that allows us to take in the ocean all the time. The beds are comfortable, with beautiful views in the bedroom too.
The kitchen has seen better days, and could use some updating to be easier to use and more pleasant to work in. It is also rather sparsely supplied, and we had to supply some kitchen and other equipment (i.e. an laundry basket, cutlery, etc.). We would not mind having the sofa replaced with something more comfortable, and cleaner. -

Could not ask for a more comfortable place to relax.The beach was as inviting as the wonderful sunrise and sunsets.

Fripp Island was a great place to visit with a family - esp. with teens and younger children. Barefoot Beaches is located right on the beach with many great options - the great enclosed porch, deck with chairs and tables; and extremely close access to beach. The house was in great conditon for a "mid-range" priced house rental.
Fripp Island is like going back in time with many golf carts, wildlife roaming the island, and many places to ride bikes.
We were able to take a couple day trips to Charleston and Savannah with ease. We also recommend the Kayak trip on Friday morning at the Hunting Island boat launch with the Kayak Farm Co. Our guide Eric was great - saw many dolphins and wildlife.
You also need to eat lunch and dinner at Johnsonville Tavern just off the island - great times! -

As always Seaside is on the spot and helpful.
The only negative are the beds are really uncomfortable and it would have helped if one of the double beds upstairs had been in the room with the twin beds.
All in all a Great Vacation and the view and location was awesome. Loved the screen porch especially because it was so so so hot last week. -

My family had an amazing time during our week stay at this home. It had a large great room, open with the kitchen, which made it very easy to cook and "hang-out" with everyone at once. The large screened porch was a favorite spot as well. The kitchen was well stocked with all necessary utensils. Also, the house was very clean and the beds comfortable. The beach is great and literally feet away. We look forward to returning to his home in the future.

The house is in a prime spot on beach --absolutely magnificent. 442 TarponI is very time worn and needs some tlc. Also, to advertise it as a fourth bedroom is deceptive as you would never put someone in that room downstairs. I would suggest that you put a table and chairs out in the screened porch to enjoy meals or game playing out there.

I am glad you enjoyed your stay in this older classic beach home. The fourth bedroom is described accurately as having a separate entrance and its own bathroom, so is a great place for someone younger who wants some space from the group. We do our best to clearly and accurately describe the condition of all of our properties so that expectations can be met. We display 14 pictures so that each person can see the decor and choose a home that will meet their needs.
As you are choosing a vacation property, look at the style of the furniture and bedding and art on the walls. That should give you a pretty good idea on how udpated or not updated a home is maintained. Also, look at our property ratings, which describe again the conditions you might find. We have homes rated up to 5 Palms (high end, new home). We have found that for folks on a budget, who want oceanfront, they are willing to stay in an older classic beach house. The price difference between an older home, such as this, which rents in the summer for $2600 versus a new 4 BR home on the beach, which rents for $4000/week in the summer. So, be alert to pricing differences in homes that have similar locations. It tells you something about the age of the property.
We love suggestions for improvements. The owner actually purchased a table for the screened porch and it broke in a windstorm a week later. So, he is currently looking to purchase something more durable. We will have that installed before summer.

We rented this house because of the view, and it did not disappoint in any way. The house was kind of beach cottagy, and comfortable enough. We loved being able to walk out to the beach for a stroll, or just sit around the house and take in the ocean and the birds singing nearby.
