What are the benefits of using a property management company?

There are many benefits of working with a property management company versus dealing directly with an owner.

1) Finding a property that meets your group requirements within your budget can be a challenge. Instead of communicating with 5 or 6 different owners, you have one point of contact to help you with your search. Once we get to know you, we can make a recommendation on a property that will well for your group and will be within budget.

2) We hold your funds in a separate, non-interest bearing Trust Account until you successfully complete your stay. We don't pay the owner until you complete your reservation. If you book with an owner and there is a problem with the property, you may not hear back from the owner, or get any kind of credit. We are open every day of the year to help you with questions about your stay and to help you if you do experience a problem with the property.

3) We pre-check every property prior to your arrival to make sure that the property is sanitary and that the house systems are working and this cost is part of your departure clean. This ensures that you have a professionally cleaned property with house systems that work.

4) Problems happen with every property, and if you do experience a problem we are here to help.
What is TOT Tax or Lodging Tax?

The counties and towns all have a TOT or "Transient Occupancy Tax" which must be collected on any stay under 30 days, even if you rent someone's private home. In the Lake Tahoe Area, the tax must be collected on all fixed charges such as the rent, departure clean and damage waiver fee. The tax provides revenue to the local government entity to fund community infrastructure such as bike trails, boat ramps, parks and other amenities. All owners are required to collect this tax by law on all fixed charges. The tax is usually 10% on fixed charges, except for properties located in Washoe County, Nevada where the tax is 13%.
Why to I have to pay for a departure clean?

Unlike staying in a hotel where the cost of cleaning is paid for by the lodging provider, Vacation Rentals always charge a departure cleaning fee to cover the costs of preparing the property for the next guests. The fees range generally from $175 for a small 3 bedroom property up to $600 for a larger luxury home with a hot tub.

Also unlike a resort hotel, there is additional work and travel costs involved with cleaning a home. Cleaners have the cost of gas and time travelling to the property. They have vehicle and insurance costs. The time required to prepare a home versus a hotel room is significant. Cleaners must wash linens and towels and make up the beds, sanitize 2.5 to 5 bathrooms and kitchen, vacuum the carpets and floors, remove perishables and garbage. It's much more work than cleaning a hotel room or even when you have your own home cleaned where linens and towels are not washed.

Because our cleaners are professional sub-contractors, they are required to cover their employees with workers compensation insurance which is a whopping 30% of payroll. This is a fair and responsible practice in the cleaning industry. Cleaning is a physically demanding job and it's only just and right that they have appropriate coverage.

Finally, when you book with us, your departure clean also covers the cost for doing a pre-arrival checkin. We send a representative to the property 1 to 2 days prior to your arrival to check the property systems, turn up the heat and to make sure the property is ready to go for your stay!
