Your initial 25% deposit is non-refundable in all circumstances. If you cancel more than 28 days before your booked arrival date, you will receive a full refund less the 25% deposit. If you cancel 15-28 days before arrival, or shorten the length of your stay during this time, you will only receive a refund of any dates that we are able to re-let, less the 25% deposit. If you cancel 14 days or less before arrival then NO money is refunded at all - this includes if you shorten your stay once you are in residence.

You are welcome to have extra guests, as long as we are informed and the appropriate ‘Extra Guest’ charge is paid. The maximum sleeping capacity of each property must be respected. Please note that children are included in the maximum sleeping capacity and are included in the total of guests staying. You do not have to include any children who are sleeping in a cot/portacot however.

YES! We have a DigiCert SSl Certificate on our payments page to ensure that your card details are encrypted and not available for anyone's use except our own. The payment page captures your details but doesn't process the payment automatically - that is done manually by our staff.

We get this one a lot! There are 3 reasons:
1. the houses are fully furnished and equipped, and our rates have to allow for replacement of items as they wear out;
2. We have to factor in a vacancy rate as, unlike a ‘normal’ rental, our properties aren’t occupied 100% of the time.
3. We run this as a business and have regular business overheads whereas an owner renting out their property long term doesn’t have those to worry about.
But consider this – our rates are more closely aligned with serviced apartments, and see how much more you get for your money!

If your arrival date is more than 3 weeks away, then your deposit is equal to 25% of the total due. If you are arriving within 21 days of booking then you’ll need to pay in full straight away.

You’ll need to pay the full amount owing 21 days before your arrival date. Checkin information will be given to you once fully paid, and once we have your security deposit or credit card details.

The only way to guarantee an earlier check in is to book an extra night. If you don’t mind taking your chances, and if the house hasn’t been occupied the night before your arrival, then we’d be happy for you to get there earlier than 3pm – you will need to check with us to find out what is possible, and extra charges may apply.

No, you just go directly to the house – there is a keybox on site and we will give you the access code once the booking is fully paid.

Yes, we supply all linen, towels and blankets – except linen and blankets for the cot – you would need to supply those yourself.

We certainly have some which are wheelchair accessible, but not necessarily what could be termed 'disabled friendly' - please check with us for your needs.

Every kitchen features the following as standard: full fridge/freezer, oven and stove top, microwave, electric frypan, electric mixer, sandwich toaster, kettle, toaster. Most also have dishwashers. We include more than enough crockery and cutlery, serving dishes and spoons, and a lot of little extras that most other properties don’t offer.

Linen, towels, doona/quilts, pillows, blankets. We don't provide cot linen, cot blankets, or cot pillows, as we've found parents usually bring their own.

This is an understandable concern for some people. If you have pet allergies, we advise you NOT to stay at the pet friendly homes, as these may still have traces of hair and fur. However, all our homes are well cleaned after each stay and guests aren't allowed to have their pets on the beds or furniture, so there should be no visible hair or fur anywhere. If there should be some missed by our cleaners we will of course immediately attend to it!

Yes!! They are our guests too. But with a couple of restrictions – absolutely not allowed on beds or other furniture, and you have to make sure that any pet hair anywhere is removed before you leave (vacuum/brush/whatever it takes). If our cleaners find pet hair you will be charged extra cleaning costs.

No. Guests can wash linen etc using the laundry facilities provided. However we are happy to organise cleaning and linen services for you if you like, an extra charge applies.

We don’t allow guests to rent the houses for the purpose of holding parties – we respect the rights of our neighbours and also of the property owners. This doesn’t prevent you from having a few friends over or a dinner party during your stay of course, but larger gatherings are strictly prohibited.

We have a number of properties throughout the Brisbane metropolitan area. They are all well located, not on busy roads (though we can't guarantee zero traffic noise as it is a city!), in reach of public transport, and all good quality and comfortable.
