No. We are located on the north side of Front Beach Road (two lane road). From our elevator, it is a two minute walk (Yes! Honestly!) out the driveway and is a total of only 600 feet to the beach sand itself. Pretty darn close! Access is freely and easily available by way of several nearby public access points. Is this a disadvantage to you? Well, you can also consider that with regards to the taller 22 story beach front buildings that you will wait much longer for elevators, have a much busier poolside and your car parking is often a parking garage located some distance away. The rental prices are also considerably more as well. In Peachtree, you can be at poolside within 30 seconds and then back to the unit to pick up more snackies and drinks and our pool area is often very secluded and peaceful as well.

We are located about 3 miles west of the intersection of Highway 79 and Front Beach Road in West Panama City Beach. The driveway entrance has a Peachtree sign with the street address plainly marked (17690) and it is right beside Alvin Island's beach store. It is a good family area with nearby residential homes on the back and side streets. The renowned Pier Park (great entertainment and restaurants) is about 4 miles away. It's pretty much convenient to everything - shopping, day tripping and entertainment!

Peachtree Place (phase 2), built in 1998, has two 21 unit three story buildings located on the north side of Front Beach Road (this two lane road parallels the beachfront east/west). There are two building phases to Peachtree - phase 1 and phase 2. We are in the newer phase 2. The most notable differences between the two phases are that phase 2 has a very privately located pool area (it is surrounded by the two condo buildings and a very nice area of magnolia trees and scrub brush which provide both shelter and privacy), an elevator which links the two condo buildings in a common breezeway and the units are set farther back from the two lane road than phase 1 which effectively limits any traffic noise. It's very peaceful and quiet!

From the elevator, the Gulf and beach is about 600 feet away and is about a two minute walk out the driveway (honestly!), across the two lane road and either between two 22 story beachfront buildings or across a nearby wooden walkway for public access. It's quick and easy! Although it is not directly on the beach and does not overlook the beach, is that a disadvantage to you? Consider being on the 18th floor on one of these buildings perhaps looking down and or waiting for long periods of time for an available elevator! They're more crowded (especially at poolside) and beachfront prices are also a lot more expensive! Often too there are long walks (with groceries perhaps?) from the parking garages to the building’s elevators. By contrast, in Peachtree, you can be at the pool in less than 30 seconds! The complex is small, intimate, private and often it feels that you almost have the whole place to yourself! Parking is also quick and easy and you can be back in the unit within minutes rather than a long walk from a parking garage. It's conveniently located on the "residential" west end of Panama City Beach and is far away from the more congested and often noisier "party" areas of the beach strip located some distance to the east (Thomas Drive area for instance). Restaurants, shopping and entertainment are still only a very short drive away and are quickly and easily accessible! Don’t forget to check out the new Pier Park too – it’s about 4 miles away! Awesome!

You'll also find that because Peachtree is a smaller sized place, it is also very friendly and offers a community feeling! It certainly is a real "jewel" and is a great location to spend an enjoyable holiday! We have many guests return each year after they have stayed at Peachtree Place!

The unit is located about mid way along one of the two Peachtree buildings of phase 2 on the top most floor and directly overlooks the pool and the surrounding wetlands. It's a perfect location! The pool area is surrounded by an extensive wetland area (which prevents any building) and contains magnolia trees, palms and low lying brush. Birds such as bluejays, cardinals and thrashers as well as tree frogs can often be seen (and heard!). It often feels very peaceful, secluded and private. The unit itself is attractively decorated, kept very clean and is well equipped and quiet. There are two bedrooms and the unit accommodates six persons comfortably. There is a king bed in the master (with a separate enclosed master bathroom) and a queen bed in the second bedroom (a full bathroom is also available in the hallway). There is also a two person sleeper pullout couch in the den. The unit is fully equipped with all cookware, linens and has multiple TV's including a flat screen in the main room/den, a Blueray DVD player, CD/stereo and FREE high speed WiFi internet access.

WE HAVE AN AGE 25 RESTRICTION FOR RENTALS (NO STUDENT RENTALS) AND THAT PERSON **MUST** BE PRESENT DURING THE ENTIRE RENTAL PERIOD AND BE RESPONSIBLE FOR THEIR ACCOMPANIED GUESTS. WE DO NOT ALLOW NON STAYING GUESTS TO PAY FOR THE RENTAL WHILE NOT BEING PRESENT WITH THEIR PARTY.

We sincerely recommend Peachtree for families and winter snowbird visitors!

Yes - we are non smoking and ask our guests to please smoke outside rather than in the unit. Additionally, we are unable to accomodate pets as it is against the condo association's rules. Thank you!

We use our Paypal account to invoice your email address. Paypal will then send you an email with a link which will take you to their secure payment site where you can use a charge card for payment. It's free, quick, easy and secure and we can easily reverse the damage fee/key return fee quickly as well.

If your arrival date is more than 45 days away, we invoice for a $200 down payment which will secure your reservations. The final payment is due 45 days prior to your arrival and will include the additional (refundable) damage/key return fee. Again, we will invoice your email address using our Paypal account and also send you a reminder email about a week before this as well.

Upon final payment (due 45 days prior to your arrival), we add on an additional $200 as a damage/key return fee. This is FULLY refundable to you after we receive a satisfactory report from our cleaner and keys have been returned. We normally will refund within 5 days of your departure and have it quickly reversed to you via Paypal and back to your charge card (if that was your original form of payment).

Immediately after final payment (due at 45 days prior to your arrival), we mail out arrival instructions, a key or keys and a self addressed stamped envelope for quick and easy key return. All you have to do is mail it out via the USPS or Canada Post if in Canada (we'll even put on the appropriate postage!)

Our check in time is 3:00PM (Central Time) or after and our check out time is 10:00AM (Central Time) or before unless you make prior arrangements with us. Oftentimes, we have "back to back" guest bookings and we have to allow enough time for the cleaner to properly prepare the unit for the next guest arrival. You might be able to arrive a little earlier, leave your luggage and head out for lunch although we can't guarantee it

Nothing unusual ... pretty common sense. We keep a list on the frig and ask that you mail back the keys right after your departure.

Where to begin???

There is a seaworld, a water entertainment park, deep sea fishing, pier fishing, seashelling, parasailing and the list goes on. These are all within 10'ish miles.

There are many golf courses located close by too!

Restaurants .... mmmm .... some nice ones too! Keep a watch for drink specials and ask if they don't make them readily known - particularly during "Happy Hour"!

For shopping, there is the renowned Pier Park located about 4 miles away - all the major chain stores are there as well as many independant merchants/gift shops etc. There is also a number of top name restaurants and a large movie complex too. If you want to venture farther afield, drive to Destin and there's tons more there as well as a major outlet mall and the Destin Commons mall - no shortage of places to spend money!

For day trips, we have some ideas as well but you'll have to stay with us to see our hardcopy guest travel book that we keep inside the unit!
