Lake Hamilton, Floverall pretty good!!!
Left on 04/06/2013 for a stay in March 2013
The house was very nice and spacious. Could have been nicer if there was a gameroom I had large number of grandkids with us,but the house was still very nice always have rented nice homes from seaside rentals. There was only one fault hot water wouldn't stay hot only 2 people could bathe then wait few hours for others to bathe and 1 bedroom downsrairs water would never get hot.

Quakertown, PennsylvaniaWinter Retreat . . What a treat!
Left on 01/03/2013 for a stay in December 2012
We decided to take our small family on a winter retreat that wasn't the same old snowy mountain view. What an amazing house, so beautiful. White spacious sandy beaches for walks and playing ball on the beach. Ocean view on awaking, breathtaking sky, plenty of outdoor areas to snuggle up and read a book in the sun. Winter wonderland in the sand!
The house was perfect for us. Big living room for movie night, lots of decks for sitting in the sun, game/Tv room upstairs for the kids, and lots of conversation areas. You just want to spend time in each newly discovered nook you find. We are definitely taking extended family next year for another winter re-"treat"! Must go!! -

Opulence is your home away from home. We have stayed in a few properties over the years in Surfside. This property is so well maintained and appointed that it makes you feel as if you are in your own home. The furniture and flow to the house is magnificent.

52511Breath of fresh air!
Left on 04/03/2012 for a stay in September 2011
We have never been to the SC coast, and this was such an oasis from the pace of suburb living! We gathered a bunch of extended family and convened at Opulence, what a beautifully decorated place, so tastefully done! The situation on the beach was perfect, the double deck was a bonus, so we could enjoy the beach and the fresh breeze on both levels. I loved the sitting area on the top floor, so peaceful.
The Kitchen had everything we needed to prep dinner and serve, even with our large group. The stove made me feel like I had my own cooking show..... The glass table in the formal dining room is so elegant, a nice touch, so unique!
We were very pleased to see that the grass yard was fenced in, so we didn't need to worry about kids playing in the street. The pool was a perfect size for all the kids to romp in, plus the shade was welcomed for the adults! The beach was so private and clean!
One of my favorite things about Opulence is that the living room, with its many windows, made you feel like the ocean was just beneath you, almost like you were on a Yacht! loved that! We also loved the view of the pelicans flying across the horizon every day! We give our stay 2 thumbs up! -
Nice place not so nice issues
OhioWonderful house bad upkeep
Left on 08/09/2011 for a stay in August 2011
I want to start off by saying the house was beautiful and the location was perfect. The issues i have was the home was not as nice as the picture on the outside. The paint was faded on the outside but understandable due to the ocean. Inside there were several issues with the appliances not working. The dishwasher was nonfunctional the oven and the microwave were all broken. The couches were run down and should be replaced considering the price we paid for this place. The Tv's were from the 80's and should be updated and the beds were very hard to sleep on. On a positive note the pool was outstanding and clean. The pool cleaner did not understand what clean in the morning meant but it was still nice to have it cleaned every few days. If this place was about a third cheaper would not have a negative review of the place, but for top notch pricing you would expect better.

I am the owner of Opulence, in Garden City Beach (Seaside is the rental company) and very sorry the home did not meet your expectations, something I'm trying to remedy this off season.
We had a few issues with the cleaning personnel, who are supposed to be my eyes and ears down there, tracking issues with the appliances and advising me of problems with the house. They did not do as expected and we had some problems.
This summer will be much different as we have one crew handling the premises all summer. Additionally, every room is getting a new flat-screen and iPod cradle stereos, the upstairs sitting room will have a 43" wall mounted flat screen and the living room is getting a 55" wall-mounted flat screen along with a new (modern) stereo with iPod jack and tie-in to the television.
Furthermore, I'm having a catwalk built to the beach from the lower deck and an additional (144 square foot) deck constructed over the dune, overlooking the water. The catwalk will have stairs down to the pool where a new tiki-bar is being installed.
Here's what else we are doing based partly upon your issues and partly on my own observations:
• some new furniture is being purchased for the living room
• additional deck furniture has been purchased
• New flatware and dishes were purchased
• The hallway stairs and barstool/bar area were painted the carpet going upstairs was shampooed.
• There's two coffee makers and two toasters now ... and a new blender purchased
• Dishwasher was fixed
• The house is having a "deep clean" done
• and, drum roll please - although I hadn't considered that the house was looking faded - it is; I'm getting quotes to repaint the trim and the beach and street side of the place (where the sun does the most damage).
As you might imagine, houses like this are quite expensive to maintain and manage, but when a family like yours spends money on a nice vacation, you should get more than you paid for and I'm sorry that it wasn't what you expected. I hope the changes I'm making (have made) meet or exceed your expectations. If you're looking to come back to the Garden City area on vacation during the summer of 2012 (or any time in the future), please consider staying at the 1773 Opulence again to enjoy the changes. I'd like to offer you a free linen package and 20% off the week of your choice if you decide to try the house again. I'll also give you my cell phone number to call if there are any issue upon your arrival or during your stay. Please consider trying the "new" Opulence and giving me the opportunity to rectify the problems you experienced. Again, I apologize and you will allow me to make it right. Thank you kindly.

A Return Renter
Apex, NCA disappointing return!
Left on 08/07/2011 for a stay in July 2011
This was a greatly anticipated return trip. Our family had rented Opulence for a week last august 2010 and we decided to return this year because we enjoyed the home so very much!
We understand that the amount of time between renters is not much, however we found the amount of wear on the home obvious. There were dirty dishes in the cupboards, items in the home (tv remotes, iron & ironing board, chairs) not in the proper rooms or places. The bedroom carpets and runner on the stairs are dirty and the amount of dust was noticeable.
The kitchen built-in microwave did not work. There was a 2nd countertop MW there when we arrived. But we had no notice that the built-in didn't work. Only one of the dishwashers worked, again no notice was provided. A smoke alarm in one of the bedrooms had been disconnected, multiple door handles were broken, some lamps did not have light bulbs. It was also noticable that all the tv's could stand to be upgraded to larger models even flat screens. The living room furniture is worn and no longer comfortable.
In all fairness, we know it is difficult to maintain a home with only 7 hours to do so between rentals. But, for the amount of the weekly rental, the bar is set high and rightfully so. We felt that this gorgeous home just hasn't been looked after. We hope that it will soon be given the attention it deserves.Response from Seaside Rentals Premier Vacation Homes - 11/18/2011

As the owner of Opulence, in Garden City Beach (Seaside is the rental company) I appreciate your patronage a second time, but I am extremely sorry it was not nearly what you anticipated. I was down at the house in late September and observed the exact same issue you experienced and I'm working on having them fixed. Much of what you experience has to do specifically with the cleaning company, who is supposed to be my representative on-site, tracking issues with the appliances and advising me of problems with the house. They did not do as expected and there were many problems. I fixed many of the issues while I was there in September, but the summer of 2012 will be much different as we have one crew handling the premises all summer. charlotteGreat decor!
Left on 07/11/2011 for a stay in August 2010
The name fits the house, as it is very well appointed with a well designed house for large gatherings. Beautiful plush decor and we loved the pool and back yard too. The kitcehn worked great for all of our meal preparations. Needs more dining seating and we found the price a stretch and therefore have found other accomodations this year.

Left on 01/14/2011 for a stay in August 2010
whole family stayed: 8 adults, 6 kids ... the house seems to sit right on the ocean, the pool is unique w/an island and it's partially shaded by the house (so kids don't get burned). The views from two large decks are spectacular and the furniture was extremely well placed and expensive. The master bath was large, w/a wonderful claw-tub and modern shower. Three of the bedrooms are ocean front! It's in a perfect part of the beach where there's not many houses so no too many people crowding you. I think there are two houses called "Opulence" - this has to be the better one, seems new. It also has a large, fenced-in yard, which most houses do not have - so the kids were contained and could play soccer or volleyball pool-side. You never know what you're going to get w/a rental, but this one seems well-kept and maintained and worth the money (especially compared with what I could get on the Jersey shore, where we're from).

the entire house was perfect! the only thing missing was a hot tub, but the pool was great and the giant claw foot tub in the master was nice.
any service we required was taken care of promptly. although it is a big house, we had fun staying in it with just the two of us.
i'm sure we will be back! -

Left on 01/22/2010 for a stay in July 2006
I RENTED THIS SO OUR ENTIRE FAMILY COULD BE TOGETHER SINCE WE LIVED IN MICHIGAN AND TEXAS.THERE WERE 6 ADULTS AND 4 CHILDREN. THE PLACE WAS VERY CLEAN AND WELL DECORATED. THE TWO DISHWASHERS WERE PERFECT. THE REFRIGERATED WAS TOO SMALL. THW CHILDREN REALLY ENJOYED THE POOL. A NICE FEATURE WAS THAT DURING THE AFTERNOON PART OF THE POOL WAS SHIELDED FROM THE SUN BECAUSE OF THE OVERHANGING DECKS.THIS PART OF THE BEACH IS VERY PRIVATE WHICH WAS ANOTHER NICE FEATURE.
