We had nine people. The best thing about the house was that each bedroom had their own bathroom. The location was great for us - an easy walk to the beach, the pier and things around it. I don't think 12 people would be comfortable as the sofa bed is in the living room and there are no curtains on the sliding glass doors, so it wouldn't be condusive to sleeping after sunrise. It also could have used a carpet cleaning and some fresh paint on the walls. Also the steps could be a challenge to someone with bad knees.

Loved everything! Family vacation, 3 generations. Would not have changed a thing. Our vacation was perfect and our kids still talk about it. Our 3 year old grandson asks occassionally if we can go to the vacation house - surprised he still remembers it...
