This was not the first time we rented one of the units at Highlands, and it won't be the last! Great location overlooking the main portion of Gatlinburg. Well furnished units, with balcony overlooking the town and the mountains beyond. Quiet and away from the noise, but close enough to take the bypass back into Pigeon Forge or to the Mountain Pass into Cherokee. Much better (and a better rate) than multiple hotel rooms and has a fully equipped kitchen and multiple bathrooms (a must for families or multiple couples wanting to stay in the Gatlinburg area). The staff is great to work with and ample parking (they have a pool for those who want to cool down in the summer). Great place!

My family has been staying at the Highlands for several years and we're always impressed with the condos, the service, the pool, and of course the view! The condos are always clean, comfortable, and have everything a family needs to feel right at home. The location is superb if you're looking for the best view of the Smoky mountains from your patio. The location is also very peaceful and quite, allowing for a unique experience to enjoy nature and wildlife up close. We will continue to choose the Highlands each time we visit Gatlinburg.

We loved our stay in condo 801. We felt right at home and anything we ran out of, the staff was very quick to replenish. The view from the balcony and master bedroom is exceptional! We would definetly rent this unit again. The only thing it was lacking was needing to be updated some. But with that said would still rent it in a heartbeat, can't wait to go back!!

Overall, our visit was very nice regarding our condo, #702. Pricing, location and accessibility was excellent. However, our pool area was never maintained. The pool was not clean. Garbage receptacles was over flowing. Our condo was directly over the pool area. We never need it maintained during our 5 day visit.

The last time we were in Gatlinburg we stayed on the parkway, which were nice in the daytime to just go out without having to drive your car to the shops, restaurants and business. But at night or early morning it can be a little too noisy with all the people walking, talking and the automobiles. The noise will diffinetly interfere with your sleep. We are very busy people, therefore, when we go on our vacations, the main thing we look for, is the opportunity to sleep late in the early mornings.
I have read so many great reviews about The Highlands. So this year, my husband and I made reservation to stay at The Highlands in a 1 bedroom condo with a beautiful view. When we got to room 401 at the Highlands, we notice a smell in the room. My husband and I was so tired after a seven hours drive, we immediately took all our personal things along with the suitcases out of the car and placed them in the living room. While sitting on the old outdated sofa and resting from the long drive, I notice the carpet was so old and filthy. Which explained why the room was smelling so bad. After being in the room for five minutes, we immediately got all our personal things and suitcases, went to the front desk to put in a complaint, not knowing how everything was going to turn out. After explaining to Mary (the Clerk) about the problem. She apologize and placed us in room 514, which is a large two bedroom condo, very clean, updated furniture and with an even better view. Mary were sooo nice, considerate and friendly.
For now on when we go to Gatlinburg, we will be staying at The Highlands. The Highlands is great place to stay. We were so impressed, Mary made us feel very special and important.
The Highlands is not far from the parkway, but at the same time it is far enough so we won't be bothered by the noise and traffic, when resting. My husband and I have decided that we will be Highlanders for life, all because of how Mary treated us. -

The views are awesome and the 1-br condo we stayed in fit us perfectly! We really liked that it was situated about halfway between Gatlinburg and Pigeon Forge. The staff is courteous and attentive and we are definitely going back. We had a severe storm that knocked out the wifi, but it was back on within a few hours.

First of all the last tennents left with the attached wall hairdryer and no one notified the staff. The phone had an issue took all week to get that corrected. The lighting in the master bath was dark, not enough light. And a long black hair was lying on the toilrt when we moved in. Our group are all short grey headed. Other than those irritants we enjoyed our stay. Alt ho it was a little more pricey that the year before for he same unit.

We have enjoyed every second of our experience at the Highlands. The workers there are so very nice and they really make you feel welcomed and comfortable. We would not stay anywhere else. The view is awesome, one of the best and we could just look out over that mountain forever. We never get tired of that. Wonderful, wonderful place and as long as we are blessed, we will always come back to the Highlands. As a matter of fact, we will be back in September.

We will be coming back. We had some difficulty with the plumbing one night of our stay and the office manager offered us another condo to stay in until it was fixed. It fixed itself and we did not have to move. Most places would have said tough, we will deal with this tomorrow. The facility was very nice and accommodating, as well as the staff. I will recommend this facility to friends and family.

Left on 05/17/2013 for a stay in May 2013
The view was far better than we expected, and the condo was modern and very nicely decorated. One negative -- the bed was too big for the room. I wish we had a regular dresser and nightstand. Walk-in shower was beautiful. Another negative -- hadn't been vacuumed or cleaned behind the huge bed. Other than that, we liked it very much and would return. My understanding is that not all the condos are as modernized as this one, but they're going in that direction.

Left on 05/09/2013 for a stay in April 2013
We and another couple were at the Highlands for 8 nights and took advantage of their special pricing during this time of year. Our condo was nice, but could stand some updates. For instance the master bedroom shower is small and the shower head was in need of replacement, just barely giving enough water for a shower. The stool seat also needed replacing since every time you set on it, it wiggled out of place. I know this is things you can tell the front desk, but we shouldn't need to do that. The only other thing is the quality of the paper products and bath soap. The paper towels, toilet paper, and bars of soap were poor quality and for as nice of a place as this is deserves to have better products for use by the guests. Love the view, the roomy space and large table. We will be back.

Our party was very pleased with the Highlands. The view from our condo was exceptional. The setting is not only beautiful but quiet, especially at night. Location is very good; we only had to get on the Bypass for short trip to downtown Gatlinburg, Pigeon Forge or the National Park. Very clean and the staff were very helpful. The only thing we didn't like was the combination jazzuzi/shower in the master bath. Otherwise, we would return in a heartbeat!

We stayed in Gatlinburg at the Highlands and everything about the place was amazing. (Well besides us finding a few bugs here and there in our room but that's to be expected.) the rooms were so cozy and the scenery was incredible. The only major complaint I have is that on two sparate occasions we were awaken by the noise of someone in our room! Well I got my husband up and sure enough, maintenance was in our room, both times thinking we had checked out! That was very scary and you'd think that after one time (and us telling them when our checkout date was) that they wouldn't do that again, but they did. Besides this, our stay was a ten!

This was our first visit to Highlands Condo, but definitely won't be our last! Great view, great condo! The only thing that held me back from giving it 5 stars was the cleanliness of our particular condo. The minor cleanliness issues were: hadn't been dusted in quite a while (might just be due to no recent renters), all our dishes had to be washed prior to eating on them, and just a few dead bugs on the floor. Again, these are minor and definitely not worth looking elsewhere for a great stay. Well worth the value, well worth it! Our view was spectacular...Condo #801 was a hit for our Spring Break vacation.

DetroitNice Place, But Larger Families Should Know What They're Getting
Left on 04/08/2013 for a stay in April 2013
I gave an average rating because of 2 main things. We're a family of 5, and we knew that for a 5 night stay, we wanted beds & bathrooms of a condo over a hotel room. We chose #702 because it said it slept up to 6 guests on 2 King beds & a sofa bed, & it had 2 baths. We were extremely disappointed to find the sofa bed mattress to be so worn out & wirey that my 13 yr old slept on the floor one night and on the actual couch cushions the following 4 nights (and most kids will sleep on anything -that's how bad the mattress was!). Even a semi-annual investment by Highland Condos in a new mattress would make all the difference in the world and wouldn't add too much to any guests fees. When a room states it has beds for 6, I expect there to really be beds for 6, otherwise I would have brought sleeping bags or a blow up mattress.
The other concern was the design of the room and the inability to use the bathrooms conveniently. With all the area attractions and sight-seeing to do, we struggled to get 5 people thru showers & prep. The traditional bathroom was perfect. The other - a jacuzzi tub w/ shower in a bathroom with a door leading out, but no door separating it from the master bedroom on the other side- was very impractical for family use. No one wanted to shower in there because there was no curtain (great for tub use but makes for a cold shower & no one could use the sink/mirror @ the same time) and because locking the door meant no one could pass through to the bedroom on the other side. I imagine it's a nice design for romance, but I was looking for a family-friendly condo. We had a tough time making sure everyone got their bathroom time and got out of the condo in a timely manner.
Otherwise, the condo was decent: clean; pretty view; good location; nice kitchen. Washer & dryer were tiniest ever, but better than nothing! Parking was a pain. The 2 King mattresses were not in bad shape, but were very soft and flimsy. -

Dorr, MI5 star history, 3 star unit/stay, toilet surprise
Left on 04/05/2013 for a stay in April 2013
Between visiting with my parents and now my wife, I have been staying at The Highlands almost yearly for nearly 20 years. The location is 5 stars, my history of staying there is 5 stars. It is a place I will keep coming back to.
As for this specific stay, booking was easy, even a minor adjustment to my stay was painless - same great service I have always expected. It was a little rowdy next to my condo with kids jumping and parents apparently not entirely competent or thoughtful to those that might want to sleep at 12:30am.
The unit itself was a bit on the dirty side, something I had not experienced before. The blinds in the bedroom and window frame itself were caked in dust (unit 407). I sat some clothes in a chair in the bedroom next to that same window - some socks and a shirt fell behind/under that chair and were covered in dirt and dust when I picked them up. The ugliest sight of the day was a surprise left stuck on the inside of the toilet bowl - something that apparently didn't wash down on its own and didn't receive any scrubbing prior to our check-in. The coffee table was very dusty, the appliances (clean-steal type) had fingerprints and smudges all over them. Some glasses had mouth prints. The rest was reasonable - floor swept, sheets clean, bathroom (other than that toilet surprise) clean, counters clean. The couch is in need of replacement - rough shape.
Even with a weak experience in this particular unit, I will keep visiting The Highlands. Since I checked in late in the day I would have had to go say something the following day - during which I would have been well into a hike. Plus, I don't like to complain about cleaning staff as I worry about "other" problems arising from such a complaint and the issue might be under-staffing not necessarily the staff's fault.
Response from mike werner - 04/07/2013

My family had been vacationing here for over 20 years. We have never been disappointed. The views are breathtaking. Our favorite views are in the Phase I complex, but there is no bad view from any condo. We were in condo 210 this time, and the decor was very nice. I would suggest using the website to look at each condos; I believe this is worth your time. 1bedroom condos 410 & 411have been updated and are very nice also. Their views are outstanding!
We encountered wintry mix weather this time and staff could not have been any more accommodating:).
Access to the Highlands is also nice. I enjoy using the Bypass to navigate around the area.
Thank you Highlands, for another enjoyable escape. ;)

We have been staying at the Highlands since the early 80's and have always been pleased with our stay. This year was no exception, my only complaint was that while we were there they were redoing the roofs of our complex and there was a lot of noise starting at 7:30 in the morning. One of the Highlands selling points with us is peace and quiet. If we had been warned in advance when I made the reservations it would have made a difference but we weren't. This won't by any means deter our making further reservations though. Only a warning in advance would have been appreciated.

The Highlands Condominium is an excellent place to visit. The staff is friendly, cooperative and truly makes you feel at home. We have been staying here for 25+ years, one to three times each year. Our last visit was spent in a one bedroom condo, #406.The furniture, appliances, carpet and granite counter top were very nice. Unfortunately, this condo, when compared to their other condos, should be rented as a one person condo because it is so small, particularly the bathroom. The shower and vanity is extremely small and offers very little storage space. Overall, however, the condo is ok--my husband is over 6' tall and has recently had knee replacement, so the shower was very inconvenient for him. We did not ask to be moved and feel that we would have been moved had we asked to do so. The view is outstanding--the best view in the Smokey Mountains. The condo's location close to the Park is a big plus, but it is also convenient to both Gatlinburg and Pigeon Forge. We saw a huge bear on our last night there--We were on the deck and he appeared as if he too was perfectly happy at the Highlands! Each visit prior to this one would have rated five stars each--the small bathroom and lack of storage space is really a put off.

This was our first vacation in many years because of sickness. We loved the location and beautiful view. We could be in downtown Gatlinburg in 10 minutes. The townhouse was very nice. It was quiet and just a wonderful place to go on vacation. We were there to attend the Norton Jewelry Show so it made it very handy to stay at the Highlands.

Let me first say we have stayed here many times. However to be honest this unit was disappointing. Cleaning supplies left in tub, crumbs under couch cushions, requested to use kleenex to remove makeup but had none so bought in town, drain in shower was loose and easily dislodged from opening.

We've just returned from our annual Fall getaway at the Highlands in Gatlinburg. Spent four wonderful days hiking in the Smoky Mountains. Beautiful days, great hikes, lots of color!! Did have some unexpected snow at Rainbow Falls as well as unexpected guests when we returned to our condo. I've attached some interesting pictures to show you what I mean.

We have visited for about ten years and each time we enjoy it more and more. The condos are always meticulous, the grounds are immaculate, and the service is always very professional and friendly. Highlands is always my choice for our spring or fall get away. Whether we are taking in the attractions or secluded for a long weekend, we always have a memorable time. Comfortable beds and furnishings, well-stocked kitchen, fireplace, jacuzzi, and a fantastic view. What more could you as for? We hope to have many more trips to the Great Smokies and Highlands Condos will be our choice for lodging.

We enjoy The Highlands as you get to be in the mountains but it doesn't take so long to get down to Gatlinburg. The home we stayed in was absolutely perfect for us as it had several recliners in it. Health wise we need these. We so enjoyed the fireplace and that the wood was conveniently supplied. The staff treated us well. It was a nice quiet relaxing time. Thank you.

Our service at the Highland's was terrific, when we stayed in October. This is the second year my parents, sister, and my family were able to visit. We look forward to being back next October. What makes the Highland's stand out for us, is the location. Easy access off the bypass and the views are incredible. The staff is very friendly and just wonderful to talk with.
We stayed in unit 304 which was absolutely wonderful. The beds were awesome and made for a great night sleep after shopping, hiking and strolling Downtown Gatlinburg in the evening. The furnishings were very comfortable. With the cooler temps we were able to have a fire and the aroma of a freshly lit fire made the condo so relaxing. It definitely felt like home. We look forward to our trip next year and Yes, we'll definitely be staying at Highland Condominium's!!!

On our way to the condo we stopped at Food City in Pigeon Forge to buy food for all our breakfasts, lunches & 2 dinners. Full kitchen with all you need to cook meals & dishwasher, also clothes washer/dryer. 2 King beds, 2 baths, jacuzzi tub. Very close proximity to Smoky Mountains National Park. We toured Roaring Fork, Cades Cove & Clingmans Dome. Saw 3 bears, 4 deer, a coyote and lots of wild turkey. Wish we stayed longer

These condos offer a great view and the peace and quiet of country living yet close enough to Gatlinburg to enjoy all of the activities there. We rented three two-bedroom condos and the consensus among everyone is that we want to come back and stay in these same rooms if possible. The only complaints are that one of the condo's air conditioning didn't seem to work properly and and the dryer was old and took forever to dry clothes. We were a little disappointed not to see a bear but maybe next time we will.

We had a fabulous time staying here! The location is close to anything you'd like to do, including 'downtown' Gatlinburg restaurants and shops and the Smoky National Park, while still having a gorgeous view in the mountains. The condo itself was decorated beautifully and was spacious so all of us could spread out and be comfortable. It was up to date, the beds were very comfortable and most importantly it was super clean. I sometimes feel anxious staying in hotels and rentals, but the bathrooms and kitchen were immaculate, there were plentiful clean sheets and towels and the whole place felt like home. The pool was great too. I highly recommend staying here and we certainly will do so again!

Left on 07/27/2012 for a stay in July 2012
This was my fourth stay at the Highlands, and I love it more each time! This time, I came with friends instead of family. Two of them had never really been to Gatlinburg, and they loved it! We stayed in a townhouse this time, instead of a regular condo. It was immaculate, with modern everything! My only complaint was that there wasn't a washer/dryer like usual, but with the unsurpassed views the Highlands offers, it really doesn't even matter. I would never stay anywhere else, when visiting Gatlinburg. It has convenient access to Gatlinburg, Pigeon Forge, & the National Park. And just a fraction more than a regular hotel, you get a ton of extra space, a pool, hot tub, in-house jacuzzi tub, fitness room, and the view...I could go on and on. One must see it to believe it!

They are located in the most perfect spot, not even a 5 minute drive to Gatlinburg. The rooms are welcomeing and very clean. But the best part is sitting on the balcony enjoying the mountains and the city view of Gatlinburg. We have even been so lucky as to see a bear on 2 different occasions there. It is a nice view. If you are wanting to walk out of your room and tour don't stay here. It is on top of a mountain and you have to drive down into Gatlinburg. Awesome view though!

We love the Highlands Condos. Have stayed in the same condo (410) twice now. The view of the mountains is amazing! The pool is great. The front desk and cleaning staff were very nice and helpful. It's a peaceful and quiet, relaxing vacation. It's close enough to Gatlinburg and yet far enough away, It's perfect! Just a couple things could be improved. The shrubs outside the balcony could be cut way back because they obstruct the view of the mountains and also draw alot of bees. Also inside the condo needs a luggage rack to keep the luggage off the floor. A full length mirror would be great. The mattress and box spring is getting to the point of replacement in comparison to two years ago when we stayed at this condo. The bedroom furniture did need a better dusting and the bathroom ledge seemed caked with dust, so I wiped it off myself.
Overall, love the condo!!!Response from mike werner - 07/18/2012

There is nothing finer than to sit on the deck, and listen to the Song Sparrow that sernades every morning and every evening, or watching the clouds move thru the Mountains. My husband and I came across the Highland Condominiums by chance as we were taking a drive on a road we've never been on. I went into the office for information and the girl at the front desk was so nice to chat with. She gave me a brochure and a week later we booked our first stay. The unit was exactly as it looked on the web and the view was out of this world. We are all about the view, too. We visit the Great Smoky Mountains about 6 times a year to hike and the proximity of the complex to the park is so convenient, as well as close to downtown and all the restaurants. The units was beautiful, comfortable, quiet and had everything we needed. The rates are so incredibly affordable, too. We've been searching for a place we would want to return to each time we visit the Smokies and now we have finally found just that place.

Compared to spending much more at the beach for the same amount of time, the value was excellent. The views of the mountains each morning and evening were breathtaking. The children made good use of the pool and we had friendly, hospitable help from the front office. We'd definitely stay again!

Stayed in unit 207.Beautiful condo with great view, huge whirlpool in master bedroom suite.Highlands condominium is located about a half mile from the bypass road which takes you directly into the park or to Pigeon Forge or Gatlinburg. The condo is up in the mountains away from the traffic/noise of Gatlinburg. A very quiet place.
Some folks spotted bears nearby, but I didn't see any.
This was our second time here ( though not in this unit) and we were happy both times.
The kitchen could have had a few more items,,,s.o.s pad. pizza cutter, some plastic cups for the kids, and a little bit better coffee maker. The grounds are well maintained ,and though we were close to the pool, it was quiet at night. -

The Highlands Condo that we stayed in this time was so amazing. It was newly redone and very well/tastefully decorated..the service from the office to the linen delivery each day was so nice. The most amazing part was the beautiful view...amazing. Very peaceful and quiet place to view the Smokies and relax! We loved it and the special price was nice too!!

This was a nice quiet place away from the hustle and bustle of downtown Gatlinburg. Only a very short distance to the state park, which I recommend spending most of your time there and not the tourist trap of downtown Gatlinburg. Staff was very courteous and friendly. Definitely a place I would stay again.

We were extremely pleased with the Highlands. The unobstructed view was spectacular and we enjoyed the patio tremendously every morning and evening. We loved our cardinal that visited daily to eat sunflower seeds off the patio table while we watched. The jacuzzi tub was greatly appreciated after a long day of walking and playing golf. The office staff was friendly and helpful and even let us look at 2 and 3 bedroom condo's for future trips with family. Even though the units are air-conditioned, I would like to have a small fan available for use while sleeping. As an asthmatic, overnight hours are generally the time when a fan makes it easier to breathe when the air is not running. Overall, our stay was a great experience and we will return for future trips.

The best part was the winter rate! It was the lowest we could find. I loved the location and driving down the mountain to get to town was very convenient. The view was just as spectacular as the website says it will be. We chose which room we wanted to stay in and it was super nice. The staff was friendly and maid service was great. I have no complaints whatsoever about our stay. We would have loved to stay longer. It was great for a couple's weekend getaway!

We stayed here for 5 nights and enjoyed our stay. We have been coming to the Highlands since 1993 so you know we really like it. The only reason I gave it 4 stars this time is because there was a very noisy air conditioner below our porch. I reported it to the office and it was fixed a day later. Our condo was nicely furnished. We love the Highlands because of the easy access to the national park and town via the Gatlinburg bypass.

We rented two condos, side-by-side, for our small group of four couples. The service was fine, the furnishings were great (we loved all the bears and cute mountain decor), and the view of the mountains---spectacular! We all ate breakfast together, so the kitchens came in very handy. We had everything we needed. The thing we liked the best was the proximity to Gatlinburg and surrounding areas.

Furniture was outdated, bedroom was way too small for a king bed and a whirlpool, bathroom was tiny (especially the shower), carpet was stained in several spots. The view of the mountains was the good part! If all the 1-bdrm. units are that small, I'll be renting a two-bdrm. unit next time.

We have been staying at the Highlands for many years. We like units with king beds in both bedrooms along with TV in both bedrooms. We stayed in unit 210. We like that particular unit because the furnishings are comfortable (not worn), the views are great, and it fulfills our criteria. We go to rest after the holidays. It's the perfect place. We do wish the workout room was a little better equipped. The treadmill is no longer there. We love the location and views - the office staff is super.

This is our second stay at Highlands so obviously we like the complex and the amenities. However, the 2 toilets on the lower level needed work (bowl portion kept banging against the tank portion) and the mattresses were uncomfortable. All of the rooms were well appointed. I would suggest having an extra set of kitchen linen for guests who will be staying more than a couple of nights. Also, please provide a small plastic dishpan and drainer for those who just need to clean up a few dishes and choose not to waste water by using the dishwasher to do a small load. A stainless tea pot for hot water would also be wonderful. We loved the fireplace and because we had "firestarters" had a roaring fire in minutes. The views are so delightful, particularly from the 2 rooms adjoining the balcony. We will be back.

We have been staying at the Highlands almost every fall for the past 20 years or so. The accomodations, the view, and the people at the Highlands have alway been great. The location is very accsessible to the park and downtown and even an occasional bear sighting. The only down side in the last couple of years was the shower in the condos, they seem to be not as clean as they have been in the past. If the shower was cleaner we would give the Highlands a 5 star rating. We will most probaby return but we hope the housekeeping improves.

We loved this place. From the hospitality at check in to the spacious unit, this was a wonderful vacation rental. We were visiting with a large Family Reunion. They were very accommodating for the large group. We had a two bedroom unit and it was incredible. Very large. Well maintained. Had laundry in the unit. A large balcony that had access off the living room and off one of the bedrooms. This bathroom was huge, with a separate shower and soaking tub. The kitchen was good sized. We spent lots of time with our young children at the pool. The experience was complete with seeing the bear roaming around the grounds. Conveniently located off the bypass, it was easy to get anywhere.

We stayed in room # 407 and we just loved it. The view was great the weather was beautiful. I would recommend the Highlands to anyone. Its the perfect vacation place. We plan to stay in the very same room the very same week next year. The only thing that I would recommend to the owner to fix would be the opening under the front door. A snake or small creature could easily crawl under the door. It would be nice if the small rocker was replaced with another comfortable chair, but I would not let this keep me from staying in this room again. The sofa was very comfortable. We enjoyed the large nice shower and the heated towel rack. The kitchen was equipped well and we used the toaster, blender and electric hamburger grill and of course couldn't do without the coffee maker. We would prepare breakfast in the room and usually ate out for supper. The bed was great, I slept better than I have in years. I have fibromyalgia so that is saying a lot. We just can't hardly wait until next august. See you then, Connie Clark

Left on 09/19/2011 for a stay in September 2011
We had a family get together in 509 & 510 for the Labor Day Holiday. These side by side units worked great for us, although the Kitchen/Dining area is very small, we still managed just fine. We loved the view from our elevated decks, looking right down onto the town itself with the mountains all around, and Mt. Leconte right behind the town. It was very nice at night to see all the lights in town. We used the pool and the grill with out a hitch. The Hot Tub room was locked on the second day we used the pool. Not sure why, but it made it inconvenient to have to use the bathroom. The only complaint was the very strong smell of urine in the corner of the downstairs bedroom in unit 509. We told the office about it when we checked out, so I'm sure that's been fixed. We will definitely stay here again for the view, and easy access to town using the back roads to avoid traffic. We will probably try the condo's next time, as I've been told that they are roomier than the townhouses, but the view from 509 & 510 would be hard to beat!
