King in master with 2 person whirlpool, full bath with washer/dryer, 2 queen beds in 2nd bedroom with full bath, living room with fireplace, private balcony, kitchen with all appliances and cooking utensils. We really enjoyed our stay. The location was good for us, far enough away from the action to get some rest but easy to walk when you are looking for something to do. There isn't someone there on site after 5 I think. We called and they put our keys somewhere we could find them but it would be good to have someone there as you can't get from the car park to reception without a key an we spent a few minutes wandering around!!!
Place was spotless and well equipped. We would definately go back -

This is our second visit to this property and we love it! We recommend this place to all of our friends and wouldn't think of staying anywhere else. It's in easy walking distance from downtown, yet quiet and restful if you want to get away from it all.

The women at the desk were not overly friendly or helpful. Every time we went to the desk, the women acted as if we were inconvenincing them, so we stopped asking for help from them. We asked several questions about the trolley and were told they didn't really know anything. When we qst asked, 1 woman called about the schedule, but no one mentioned needing to purchase all day passes from them or seemed to care that we were interested in using the trolley. One of the main reasons we chose this venue was because it had trolley access, but we seemed to be the only ones interested in it.

The condo was exceptionally clean and we really enjoyed our stay. I would like to suggest that there be a clock in the family room along with a TV Channel list. Also the master bath shower leaks out into the floor. I think this could be solved by adjusting the shower door. Other than that it was a wonderful experience.

Bad rental period.. Stayed Sunday to Wednesday. 2 mornings at 4am the garbage truck came and woke us up each morning banging and beating the garbage can and using the backup alarm Each TIME AT 4 AM ..TERRIBLE FOR THE PRICE!

We have stayed at this property twice before and loved it. This time we stayed in room 313 and were not as impressed with this condo. The sheets and spreads on the two queen beds were dated and not as great as previous rooms. One of the sheets had black marks like someone had walked on them with their tennis shoes, and they did not seem quite large enough to fit the beds. There seems to be some issues with the water in the master shower going all over the bathroom. All of that said, the property is always clean and the staff is helpful.

My daughter and I chose this unit because it was simply furnished. We were very pleased with it and would recommend it to anyone. Everyone we encountered at Mountain Villa said they too were very pleased. Everything in Gatlinburg was within walking distance, but you also had the trolley option. Pool was always clean and towels were furnished. Great place. Would recommend different shower doors on Master shower as current doors allow leaks.

Baskins Creek 313 had everything we needed for our recent family vacation. We were able to walk downtown for restaurants, and we were close driving distance to all the trail heads in the Smoky Mountains National Park that we wanted to hike. The room was clean and had other amenities we needed such as the full kitchen and full size washer and dryer. The bathroom in the kids' room seemed a little older and musty, but nothing that precluded us from using it.
The condo complex itself is also very nice, especially the pool/hot tub area. We worried that we would find ourselves in a place where the kids weren't welcome. Not so. Families everywhere. It was a wonderful experience.
We tried to find non-touristy places to go and eat. Our experience:
Bubba Gump Shrimp Co. ~ Very touristy. $120 for five. Average to good food.
Hungry Bear BBQ ~ Not touristy at all. $46 for five. Excellent food (do take out. Not great seating).
Smoky Mountain Brewery ~ Not too touristy. $65 for five. Excellent appetizer (pretzel and beer cheese) and pizza. Not good Philly cheese steak sandwich.
Log Cabin Pancake House ~ Not too touristy. $50 for five (breakfast). Food average to good. Staff wonderful.
We did about eight hikes in the Park (with our three-year-old in a pack). Do your research. Picnicking in the Chimneys Picnic Area is a must. We loved Rainbow Falls, Abrams Falls (tough trail), Clingmans Dome. Cade's Cove is popular, but I'd rather bike it when they close it to motor vehicles on Wednesdays and Saturday mornings.
Have fun and thank you to the owners of 313. We wouldn't hesitate to stay here again. -

We stayed in unit 313 with our 2 teens (5 nights). We had a King bed & they each had their own Queen bed! The rooms are much more spacious than can be seen in the photos. Each bath had 2 sinks. 3 TVs with cable made everyone happy. WIFI worked well. Kitchen was immaculate with appliances and pots/pans/utensils. Balcony was spacious with 4 chairs and 2 small tables. Enclosed parking garage was convenient to elevator. Pool was clean and hot tub was lovely. Pretty landscaping around pool. We ordered discounted Dixie Stampede tickets in the rental office and we got great seats. Highly recommend!

This was our second stay at the Baskin Creek Condos. Room was very well furnished, beds were comfortable, and location to the main strip in Gatlinburg was within an easy walk. Staff was very helpful and attentive. My only complaint was that someone should have been available to let people in on the day the power went out for 4 hours. When we returned after an outing due to lack of power, the elevator would not work, the stair door was locked and front door was locked. No way to get back into the hotel.

We were very satisfied with our stay. The only negative would be that there are only two elevators and they are slow. Should consider having stair access to the units. Of course this was a holiday week-end and I think there was a full house.

We really enjoyed our stay in this unit. The condo is very nice - extremely clean, comfy furniture, and well stocked with appliances. The staff was very friendly and extremely helpful with directions, restaurant recommendations, etc. The unit does not really have a great view; however, it's great location (2 blocks from the Gatlinburg strip) makes up for this. We would definitely recommend this unit to friends and we will definitely stay here again.

The unit that we stayed in this time 313 was by a street and was very noisy. We like the convenience of being able to walk to downtown Gatlinburg. My biggest complaint about all of the rooms is not enough bath towels and wash cloths in the master bath. There are only 2 of each and I have to wash them constantly. We have stayed here several times and it is the same in all rooms we have stayed in. It is a huge inconvenience to have to bring laundry detergent and do my own laundry on vacation. This is the only condo rental with such few towels that we have ever stayed in.

I have stayed in several of these condos for the last 3-4 years and each time I have found that the condo was verry clean and well maintained. The decor is very lovely and the condo is in a good location in Gatlinburg away from the noise but in working distance. Its our favorite home away from home.

everytime we stay the air in the master bedrooms never work properly. we enjoy staying there but probably will not return due to that fact. my mother has sleep apnea and if it doesn't stay cool in the night then she doesn't sleep. everytime we have stayed she hasn't been able to sleep.

All of the staff especially Leah was great. They answered every question and helped in every way they could. On arrival out Refrigerator wasn't working which made us lose everything we had bought for the refrigerator but they did come straight up the next day and fix it! The only complaint would be that there is no hairdryer I have stayed in may place including condo's cabins, and hotels and no one of there was ever without a hairdryer such a cheap fix? Thank you for making our vacation such a great time.

My girlfriend from highschool was meeting me there from Charlotte. We checked weather conditions before we left. She got 37 miles from Gatlinburg and the park rangers turned her back because she did not have 4 wheel drive. I wished the city of Gatlinburg had considered running suttles since I40 is closed due to rock slides 411 was the only way in. My girlfriend had to turn around and go back to charlotte.

We, my mom, daughter, a Special Olympic athlete and myself, came to Gatlinburg for the Special Olympic Winter Games. We needed a two bedroom condo for the safety purposes for the Special Olympic athlete and so my mom could take care of my 5 month old daughter and not be stuck in a hotel room all day.
We were so excited to find a place that felt like home. It was a great size, super clean and very comfortable!!! I called my husband and parents of the athlete to tell them what a GREAT place we were staying at. My mom is looking forward to going back with my dad. The price was reasonable and I thought a great deal for quality of place. It was off the main strip so it was more quiet, but you could be on the strip in 3-4 minutes with a walk down the hill. We would stay there again!!! -

I have never been more satisfied, the condo was very clean and very pretty, it had a great location. It was near the main road of gatlinburg a very short walk, but you didn't have to put up the noise of the main road. My family and I loved it and will stay there again.

We were delighted with the accommodation in February and will certainly stay at this condo again whenever we return. A large mixing bowl or salad bowl would be appreciated as well as a broom for small clean ups.
