Booking was simple. Directions to the property were clear.
The house was very comfortable and warm on a snowy weekend. It is spacious and having all bedrooms en-suite was great.
It is within easy walking distance of Grasmere village and you could walk up the Langdales from the door.
Don't assume basics will be found in the cupboards! Take everything you need. -

We had a fabulous stay in Hollens Farmhouse, Grasmere, in December 2012. We were celebrating a friends 50th Birthday, the weather was kind to us, we had some amazing walks and fabulous accomodation to return to at the end of each day. The farmhouse was Wonderful, we liked it so much we wanted to make the most of it, so ate in every night and enjoyed lovely relaxing evenings in the gorgeous lounge. The soft furnishings and attention to detail throughout were Wonderful.

Very comfortable house for a large group. En suite facility across the four bedrooms is great. No hassle arrival and departure as keys kept in safe box so no need to pick up or return keys anywhere. Location excellent with superb views. Parking for 4 cars would be better, there is a part of garden that could accommodate this, dig it up and pebble it.

the farmhouse was absolutely stunning, so comfortable and homely and the location couldnt have been better, a gentle 10 min stroll along the river to Grasmere. Everything about the holiday was perfect. Hopefully we will beable to return one day.

This is an impressive, spacious property, with some great views and easy access to Grasmere. However the experience was marred by events at the end of the holiday - either greed from the owners or really bad management from the rental company - or perhaps both?! Basically 3 days from the end of the holiday we booked and paid for a further night, as the property was still available. Then 24 hours later we are called by the rental company and told the owners "may have someone booked in" but wouldn't know until the next day. We then spent the next day not knowing if we were going home the following morning or had an additional day of holiday to enjoy, despite calling the rental agency a number of times - know one knew! When you have 12 month old twins and all the associated paraphernalia to pack up this is a pain and certainly not relaxing. The rental agency then failed to return calls or give us any updates when we rang to call. It seemed obvious that the owners were just holding out for someone to book another week rather than just take our money for one more day. If you don't want to add on single nights to a week's stay then don't take the customer's money!
We visit the lakes for weeks or weekends every couple of months and would not either use this property or the rental company again. Furthermore having stayed in this property and many other comparable ones across the lakes, unless heavily discounted it does not reflect good value for money.Response from Cottage Holiday Group - 10/22/2012

We can confirm that we received a telephone call from you requesting an extension to your stay 36 hours before your scheduled departure date.
The extra night was confirmed as being available on our booking system and payment had been taken. However after checking this directly with the owner, we could not guarantee that this extra night was going to be available until Friday evening.
You were contacted again that evening and advised of the situation and were happy to wait. We received a call from you early the next day requesting confirmation, but as discussed the previous evening, were advised that we were unable to confirm this at 9am and would contact you later in the day. We did try to contact you several times to discuss this issue but there was no reply. We finally managed to speak to you in the evening and confirm that your extra night was available, which you then accepted.
Our Company prides itself on their Customer Service. We contacted you as soon as we became aware that there may have been an issue with your request. Unfortunately, due to circumstances beyond our control, we cannot always guarantee extra nights when requested. If problems occur we will always ensure that the guests are contacted and the details explained as soon as possible.
We were pleased that you liked the accommodation so much you requested the extra day, but sorry for any inconvenience you may have been caused while waiting for confirmation. We hope to welcome you back to one of our properties in the future. -

Super weeks here @ Hollens Farm, great location, lovely accommodation, short of nothing, and 4 fantastic en-suites, so a great property if you have a few families going together.
Plenty of walks to do straight from the door, so able to leave the car at the property.
Lovely patio and outdoor furniture, so if the weather is good, like we had, it's great to eat outdoors.
Fab week @ Hollens Farm would recommend. -

Hollens farmhouse was a perfect place to stay. Quality of the house is perfect, a mix of old world charm but short of nothing in terms of amenities.
The location is ideal to explore Grasmere, but away from the crowds.
The accommodation was extremely comfortable in every respect.
Car parking was only suitable for two cars however and care was required in parking the second vehicle to avoid grounding on the steep driveway.
A very nice place indeed. -

We loved the house. I chose it because it had 4 good sized bedrooms and we were 4 adult couples so it was ideal. The sitting room was a good size for 8 adults as well. Kitchen-diner were well stocked with everything we could need. Sadly we were never in a position to appreciate the charming garden because it rained nearly all the time but we appreciated how warm the house was.If I have to make any criticism some facility for drying clothes would have been appreciated.
The house was well located for Grasmere with that short walk across the fields.
The service was good - we struggled with the key box at first and the washing machine wasn't working on our arrival. But communications were good and help was on hand. -

A perfect location with fabulous views and a convenient 5 minute walk into Grasmere village. Very well equipped, comfortable and quite luxurious compared with other 'holiday rentals' we have experienced.
Very minor gripes are 1)the dishwasher is of poor quality so lets the kitchen down. 2)For the price I would have liked towels to be included and 3)not to have to strip the beds before leaving! Having said this we would definitely go back. -

Lovely farmhouse in a great location close to Grasmere, which is extremely scenic. All our party loved the en-suite bedrooms and the comfort of the beds and furnishings. A very happy stay made magical by the arrival of 6ins of snow, which transformed the countryside into a magical winter wonderland in the sunshine! The only drawback was the steep road up to the house ... thanks to neighbours who rallied round! The staff in the office were really helpful and many thanks to them too.

It was a great house for a family get together over Christmas, well appointed, great space, great location. The fact there was only one key for door off kitchen was a real fire hazaard we would all have been trapped if there had been a kitchen fire, we notified Cottage Holiday Group on the first day but they did nothing about it. Also the dishwasher did not work properly and one ring on the hob did not work. I would use it again and would recommend it, but these issues would have to be addressed.

A very nice cottage. Spacious and comfortable. Lounge and dining kitchen excellent. Good bedrooms with en-suite facilities. Rather over=priced though. A 3 night stay for £1000 is very expensive.

The house was perfect for our purposes and could have served 8 people. We only used the upstairs part of the house as it was light, airy and pleasant, particularly with the glorious weather we were lucky to be blessed with. Downstairs was very impressive with period furniture but we liked the bright upstairs better. The facilities were good but the dishwasher was looking on the old side and in need of some TLC. It was a little rusty in places. The kitchen was not the cleanest and we were happy to tidy it up but the floor near to the bin was decidedly in need of attention and the cooker hood was pretty grotty. Not jobs we were prepared to tackle. Some of the crockery and cutlery were also in need of washing before use. All in all, the house was a very good standard and very comfortable with all other rooms reaching a high standard. This house had a beautiful view from every window and it was all the more pleasant with the glorious sunshine and the bargain price we managed to rent the house for. I did expect a woodburning stove in a building like this but the electric fire provided was not used. I would imagine it would be a plus to have a stove in winter rather than the old fashioned bar heater provided. The lounge was perfectly proportioned with glorious views of the 'Lion and the Lamb' and views over Grasmere village. Three sofas guaranteed comfy for everyone and plenty of space. The table and chairs outside were also of good value when weather allows and the garden was very large but sloping. Not suitable for playing football but excellent for sunbathing if you are lucky with the weather. It is a little exposed to the street but there was virtually no traffic passing. It is also a little exposed to the upper rooms in the house adjacent. The village is a short walk away (take the shortcut across the main road to the right of the entrance)if you get to know the short route. We found it after a few days and we cut the route in half. We would stay here again.
