Our stay at the Royal Palms 1407 was just average. The condo was very small..there are 2 bathrooms but no master fact both bathrooms are very small. The kitchen was the worse equipped of any I have ever had..Not even an oven mitt. I had to go buy a skillet, no way I would use the one provided..I would not rent this condo again.

This condo was rented as a penthouse. I thought for the price that this condo would be great and roomy. The condo was so small. The balcony had lots of wasted space. The bedroom was so tiny with oversized furniture. It was difficult to get out of bed to go to the bathroom. Some places were in need of dusting and some areas cleaning the cobwebs off the baseboards. The living room had 2 large plants that was by the couch. They got in the way. A chair had a tear and needed to be repaired before any more damage was done. We threw away almost $700.00 on a 3 night stay. I feel cheated. I should have booked what I was trying to book when I made the reservation. I let the lady at the rental company talk me into this unit. On the other hand,everyone at the rental company was very nice, polite, and helpful. The financial cost of this stay has taught me a hard lesson.

Beautiful view! But, the condo was filthy! The garbage can had such a bad smell that we left it on the balcony our whole stay! The showers and toilets were dirty as well...

Great room great view. We needed a screen on the balcony door didn't have one. The refrigerator needs to be set to a cooler setting it took two days to our food cold. Overall another great trip.

I always have a pleasant experience with Bender Realty - office staff is exceptional! However, the unit was not clean. The towels had hair on them - the bathroom floors were dirty with hair in the corners. The floors feel sandy/dirty. The unit had not been dusted. The kitchen cookware were not clean. The unit did not smell clean. Love Bender Realty, however please look into your cleaning staff.

We were very pleased with our stay. Beautiful view from the balcony. Place is small but it was just two of us so it worked out well. Sea N Suds on the beach is within walking distance but unless your looking for a workout I would drive anywhere else. Place was clean other than foot pedal on trash can was broke so you had to open dirty metal lid with your hands. Last time we had stayed at crystal shores which was very nice but for the money this was a better deal. Any questions about anything you can always call the ladies at Bender they are very helpful.

We fit fine with family of 4 but 6 would be a squeeze. Kitchen amenities were lacking, not even a casserole dish. Signs of rodents, which I reported, never saw any. Need to put allergy covers on the mattresses/pillows for those with dust mite allergies. Air didn't work work until the 4th day. It was over 80 degrees at one time in the unit. I called and they immediately send someone over to check it out. It still took almost 2 days for it to return to a normal temp. Side balcony rocks! Large balcony to lay in the sun, let the kids play, etc. Would rent again for the price.

Very much enjoyed laying out on the wrap around balcony! Private, quiet, plenty of room. Could hear the waves, feel ocean breeze and see people walking on the beach. Fabulous for those that do not want to walk down to the beach & carry chairs, coolers, etc! Will stay in Unit 1407 again! As far as clean, the unit floors were not very clean - there was dust on the bedroom furniture. Did not smell fresh.

ust left yesterday after 7 days. Loved the Royal Palms. Great ameneties. Liked the condo tho it is a little small to say that 6 people can stay, yes they could sleep but that is about all. The furniture is not beachy, but I dont mind that because it was to my taste and very comfy. The kitchen is adequate. To call it a penthouse it would have been nice to have more upgraded finishes, but nice nonetheless. Now the best feature which I am sure has been mentioned is the huge wrap around balcony. Bigger that the condo lol. They had nice outdoor furniture but missed an opportunity to make it a spectacular space with some plants etc. However in my humble opinion it is unacceptable for a unit of this price point not to provide internet access. I always like to look up a menu of a resturant I am considering, check email or just have the option to surf the web. Even Mc Donalds has internet LOL. Also loved the ladies at Bender and the reservation, check in and check out process could not have been smoother. Dont bother to ask about internet as I did and was told the owner absolutely refuses to provide it and when I called the office the first night because the website did say it had internet, the person who was on call suggested I go to the parking lot if I wanted to connect Really??? all I could do was laugh. It is a great complex. Wont rent from this owner again but will definately stay there again, My two cents worth. Lee

I was initially concerned with whether the property would be clean. I sent an email and was reassured they would be no problems.
The shower stall was filthy!
After we removed the garbags from the bathroom and kitchen, there was filth.
There was no screen in the screen door.
The curtains were stained and had black dirt on the bottoms.
There was some type of animal feces around the hot water tank.
The lights on the side of he balcony were not working.
There was grease build-up on the floor around the stove.
There were no general cleaning supplies or toilet paper.
The towel racks were falling out of the wall in the bathroom.
AND LASTLY ~ THERE WERE COCKROACHES!!!
I received an $148 (what a joke!!) credit for being subjected filth and for having cockroaches crawling on my kids while they slept and in their luggage!! -

The Penthouse view was great, but ants, broken drain stoppers in the bathroom and a pair of dirty underwear left behind made the condo unit feel filthy. I want to know why I had to clean the unit when I was charged $108 cleaning fee!

Overall, the condo we rented was in good condition. The ceiling fan in the bedroom is in need of repair as well as the stoppers for the bathroom sinks. The ceiling fan light would not turn off so we had to unscrew light bulbs to run the fan as we slept. It made noise and was disruptive. This should be replaced. Other than that, the unit was fine.

The view was great. The inside was small and very crowded with a lot of furniture. Very cramped. The outdoor balcony was fabulous but not clean. There were cigarette butts and beers cans in the flower pots. And no internet access. The furnace filter was clogged. All in all it was okay. But it could be better cleaned. It would also be a lot roomer if they removed some furniture.

loved our stay overall. very disappointed that the heater in the hot tub wasnt working since it was too cold for the outside pool and even the indoor pool wasnt warm enough. out of the 8 light fixtures in the condo, needed 4 light bulbs - picked them up at the Bender Realty office without any problems. simply loved Betty Daniels - she was most pleasant to work with and made us wanta return in the future. whether the same condo or not wont matter, but definitely will contact Bender Realty again.

This was our 10th year visiting Gulf Shores for spring break so we obviously love it.
The only negative things would be that there were no spare light bulbs. One bulb in the bedroom (side table) light was just missing and the other burned out. Also there is only one table lamp in the main living area so unless you want to be blinded by the ceiling fan light there isn't enough ambient light. Also, the little hallway leading up to the condo had several BIG water bug carcasses which freaked me out and one semi alive one inside the condo when you first walked in. But I will say those were the only ones I saw. No other little visitors, so phew :) Loved the condo, Love Gulf Shores and the weather was PERFECT! We'll be back! -

Would not recommend this unit - bedroom carpet is filthy. Furniture in unit is much too large for living space. Size of coffee table makes it almost impossible to use hide a bed. Dishes, etc are better than some of the units I have stayed in over past few years.

We have always used Bender Realty when staying in Gulf Shores and wouldn't think of using any other company. The property we stayed at this time was perfect for my wife and I. I only hope it will be available the next time we are able to come to Gulf Shores.

The Royal Palms Condos are the BEST location on the Beach... We had to stay out of the water and stay back a little ways on the beach, but overall we still had a GREAT time!! There is NO smell at the beach.. the view is still beautiful, the waves were huge this year and we wish we were still there!!!!!! There is plenty to do with the various attractions ( we love Waterville.. all the waterslides, wave pool, rollercoaster, lazy river, putt putt golf, go carts.. No where else can you go ALL DAY for $30... The State Park put on a fantastic fireworks show from the pier.If you have not made plans then do and if you have them, then keep them.. They need our support in the bad times much as the good times. Gulf Shores has given us SO MANY great vacations that we did not mind a VERY SMALL sacrifice.We are SOOOOO VERY GLAD we went!! God Bless to all the vendors and residents who depend on our tourism every year!

We had very small tarballs washing up June 7. Tuesday and Wednesday the water was great. There was a lot of dead seaweed washing ashore, but crews were slowly cleaning up the high tide lines. We left Thursday morning right before the oil started coming ashore. I hate to see our beautiful beaches trashed by the oil, sadly they will never be the same. I feel so sorry for the people living along the coast and the wildlife that will end up getting killed by the oil.

I loved the location of this building. It is the last building before the state park so the the beach is much less crowded than the rest of the beach. The furniture in the unit really needs a good cleaning or updating. It looked dirty and I had to cover the sofa and chair with a sheet so I could sit on it without being grossed out. The bedroom is very crapmped and dark because of the size of the furniture. The kitchen amenities were fine for what we wanted to do, but not if we had wanted to cook "real meals" There were a few maintenance issues with the unit. I called Bender and they had someone there almost immediately to look after it. The balcony on this unit is huge and has a beautiful view. I would stay in this building again because of it's great location, but I would try a different unit. I would definitely use Bender Realty again- they are very helpful and check in was quick.

I would highly recommend Royal Palms condo. to visitors to Gulf Shores. I like the access to the state park beach and fishing pier. There was not any signs of oil damage to the beach or in the water during our May 8-11 stay. This beach is so much nicer than the other beach (Biloxi, MS) we visited.

Not bad at all but, some small discomforts. Hall bath was dirty. Couch needs to be replaced, it smells of body odor. Planters on balcony were full of cigarette butts. Also found a large dead cockroack in the laundry. The condo was pleasant otherwise and in a great location next to the park and pier. This is the first Bender property that I have had any issue with at all. Usually the condo is spotless and perfectly furnished.

We loved the penthouse 1407, Royal Palms. The balcony was extremely nice, offering a western sunset view. The condo was nicely decorated and everything you could need in the kitchen. We liked it so much we went ahead and reserved this condo for our May 2010 vacation.

The best part of this condo was the large wrap around balcony and the awesome view. The beach is less crowded due to the State Park located on the side of the condo. We were disappointed in the condo itself. It was lacking in kitchenware and the dishes that were there were not clean. There were no batteries in the tv remotes. We went out and purchased the batteries and a pan for baking, and plastic utensils. It also had a roach problem. This was our 3rd year at the Royal Palms and was satisfied with the other units we stayed in. This unit just needs some attention. I would love to stay in this same unit again, but not in the condition it was in. It could have been cleaner and better equiped with the things we needed. We will stay at the Royal Palms again but, not in this unit.

The personnel at Benders were excellent. They were very helpful and very nice and courteous. The condo was nice. The location was excellent. Liked the indoor pool and hot tub and the outdoor pool. Access to the gulf and private beach were great. No big crowds of vacationers to worry about. Condo was not as spacious as we thought it would be for 6 people. Rooms were a little tight but we didn't spend a lot of time in the condo and with the extra large balcony, we could spread out on it. Furniture was fine, but well used. Not thrilled with the dead cockroach in the sleeper sofa. Will use Bender in the future and stay at the Royal Palms, but hope to have a bigger room with a little more space. Loved the Gulf and looking forward to returning soon!

Condo is wonderful, loved the balcony, beach was not crowded since it is next to state park. Would definitely recommemd it and stay there again. (It might be time for a new sofa, the mattress was really uncomfortable) The staff at Bender Realty are wonderful! I will never rent from any other company again.

Great location. Unit is old and needs serious updating. Garbage disposal broke and sink backed up. Service technician had to be called; disposal was repaired. Furniture has had too many bodies on it; time for a change. Staff at Bender pleasant and helpful.

Over all, it was a good stay. Although, there were one or two things left to be desired. There were dead roaches on the floor when we arrived. Also, pieces of the balcony furniture were not in functional order. Our air conditioning had to be repaired during our stay due to a plugged hose. This was addressed in a timely manner, however. We were witnesses to the power of Mother Nature, as Hurricane Ike made his way into the Gulf. That was a First!! It was our choice to leave one day earlier than planned due to inconviences beyond control. This will not hamper my family's decision to vacation in Gulf Shores, or staying at Royal Palms again. We Love It!!!!!!!!!!

Always love staying at the Royal Palms condos. However this unit, 1407, was below par. There was a big ant problem, carpet tacks sticking through and poking feet where the carpet meets the bathroom, mold on the shower doors, a year's worth of old food between the counter and the refridgerator, and the garbage can stunck so bad we put it outside and just used paper bags. This not the quality I expected and will not stay in that unit again.

The floor in the unit was dirty. There was trash in the carpet in the bedroom. There were crumbs, sand or something all over the kitchen counter. The bed did not have a matress pad on it. Couldn't find the remote control to the tv in the bedroom. We kept looking and it was thrown in the floor beside the bed. You could tell that houskeeping hit the "high spots" and did little else. The view and balcony for this unit. . .amazing! It's a shame that it's not being cleaned and taken care of better.

This is only my 2nd time to stay with Bender---I always booked through another company. But, I am considering making this a permanent change since I have had such great experiences with your group! Thank you for making our special celebration so memorable!

Couch was very slouchy and old looking, coffee table was broken, master bedroom door was almost impossible to open and close (could not open without waking your sleeping spouse) and bed was beyond uncomfortable. The sofa bed was more comfortable than the master bed if you can believe that! Penthouse had a huge patio which was a plus but NO table, very inconvenient and limiting and took away from the luxury of having the patio. Kitchen table has 2 chairs, 1 stray, and rents to 4 people.Then upon checkout, I could not locate one key, later found and mailed in, charged me $25 anyway, even after I told them of condos condition. Hot Tub and Indoor Pool temperatures were not stable, one day too hot, next too cold, and nobody to do anything about it. In the spring, guests rely on indoor pool and hot tub. I visit the Gulf Shores area every Spring but this was my first Bender experience and it was disappointing.

I cannot say enough good things about Bender Realty and their helpful staff, especially Alice. The Royal Palms Penthouse unit was absolutely gorgeous along with an awesome view! Our stay was wonderful and can't wait for an occasion to return.

What more is there to say, from the top it is so much more enjoyable, you didn't hear anyone else, view of the water at night was unbelieveable. We plan on coming back agina this year and want the same unit I'm sure this will be our unit from now on. We will just have to work out ours dates so we can use it, very beautiful. The view from its balcony was unbelievable and we really liked how part of the balcony was open for sun bathing. We had excellent service in the parking area because the gentlemen working were very friendly. We did run into some trouble with the fire alarm going off and staying on the top floor, but it added to a great story to tell our friends. We had such a great time we have already decided to stay in the same location this coming up summer if we get a chance to make it to the coast. I recommend the Royal Palms to all our couple friends and family.

We loved the location. The condo was nice, especially the balcony! We spent evenings just sitting out there! We will definitely check to see if 1407 is available for our next beach trip!

The wrap around balcony wasn't as clean as I would have liked but overall it was a great condo. The air conditioning unit wasn't producing cold air but luckily it cooled off considerably at night and the condo stayed cool throughout the day.
