Overlooking the second hole at the lovely Southern Dunes Golf Course on the outskirts of Haines City, Florida. It is off the US27 which joins the I4 a few miles to the north. Orlando International (45 minutes) Sanford (70 minutes) and even Tampa (80 minutes) Airports are not far away. It has the benefit of a 24 hour Walmart and several Restaurants in walking distance
Directions to the villa: From Orlando International Airport... take 417 South (toll road) to State road 536.. Join West Bound I4 Interstate Road to Junction 55 (turning for Route 27). Head South for approximately 7 miles. Turn left at Traffic Lights by the Wal Mart Superstore. The Entrance to Southern Dunes is straight ahead. Turn left after the entrance gates into Hemmingway Ave., enter the Kokomo Bay section, and take the 2nd right into Barbados Lane. Our villa is no.3042 on the left hand side, adjacent to the second fairway.

I chose this house based on the amenities, location, pictures etc. but the reviews from others made this house my first choice. They were correct in that this house is simply fabulous, with everything you can imagine and more! The owner was beyond wonderful, making us feel completely comfortable with our choice from the first email until the last correspondence. I hope to return again soon... my children loved it so much, they asked if we could buy this house and live there forever!

We have stayed at The Batty's villa twice. It has all the comforts of home, is well kept and has lovely personal touches that make it interesting. The delightful Manny's chop house is a must for brilliant food and 2 for 1 cocktails, but if you want to eat in the gigantic Wall mart on the door step is handy too.
Southern Dunes is a gated community, which makes you feel secure. Unlike many other communities where houses have been repossessed and lie empty or have been rented out cheaply this estate retains its character.
The Villa itself is in a good position looking onto the golf course but not too close to the holes that the golfers have a view of you round your pool. The only onlookers we saw were the chipmunks who played over the pool canopy first thing in a morning or the red crested storks who saunter over on occasion!

Just come back from our 3rd stay at the villa and we are already planning for our next visit. From the initial booking with John to any queries weve had, nothing has been any trouble and things couldnt have gone any smoother. The home itself is nicely laid out with plenty of room and facilities. The location is a little away from the parks which is ideal if like us you like some time away from them to sample what the rest of the orlando area has to offer eg in terms of restaurants, other attractions. Amenities in walking distance are a walmart and bank which is also handy.

John, Thanks for a great holiday, unlike other villas this has everything one needs, quiet with a lovely pool it was a home away from home. Having stayed at the villa 3 times and been travelling to Florida every year for twenty plus years we have found yours to be most comfortable.

The villa is in an excellent location close to all amenities and all the Disney World theme parks and Universal/Islands of adventure. Bush gardens is only 60 minutes drive away too and well worth a visit. We rented the villa for 3 weeks, so it really did feel like home from home, especially with wifi. It was clean and comfortable with plenty of room for all 6 of us and plenty of towels. The swimming pool was fantastic and clean with no-one overlooking you as you had the view of the golf course.I would highly recommend the villa to anyone thinking of renting it.

We have just recently returned from our first trip to Florida. We had a very enjoyable holiday and the Grandfloridian Villa provided excellent accommodation for all the family. The villa is in a beautiful setting and is in an ideal location, close to all the main attractions. We visited the Disney and Universal theme parks and also went to Sea World, all of which are within a 30 minute drive from the villa. As for shopping ( a topic close to my heart), the Florida Mall, Millennium Mall and Premium Outlets are again, all within a short drive from the villa. Whilst there, we went to the Kennedy Space Centre which was approximately a 90 minute drive but well worth it. We spent some days relaxing at the villa which we all enjoyed. We loved to laze by the pool in luxurious surroundings and gorgeous sunshine. Walmart is within walking distance so we were never short of food and drink.

We were a party of 7 - 3 generations and would have no hesitation whatsoever in
recommending this accommodation.
Generous living accommodation and open
views at the rear.
All our needs were fully met from cycles to snorkelling equipment. All the theme parks are easily accessible and the help we received from the owner of the property was excellent. We were contacted just prior to leaving and again on our return to ensure that everything was in order.

We stayed here for 2 weeks in april 2008, having stayed on Southern Dunes several times previously we knew what a great location it was with the Walmart and some good restaraunts and take aways at the entrance and nearby. The owner John communicated with us through the whole booking process by e-mail and phone, he even booked us a motel for one night as we arrived on a Friday and rang us once we arrived to make sure all was ok. The villa was all we expected and more; spacious and spotlessley clean, even with 4 adults and 3 children you could find a quiet corner to relax, the master bedroom and en suite were great (a huge en suite with seperate shower and plenty of towels). It was a real home from home with toys for the children, books, dvds & games, we had a real scream with board games in the evenings. A great games room too and bikes!! you can do all your washing and hang things to dry on the line in the garage/games room and use the dryer if needed. Then there is all the great memorabilia to look at and the fantastic pool overlooking the golf course. You wont find a nicer villa on southern dunes for the money, i did my research! Take a visit to the Sports Bar over the road and Mannys Restaraunt for the best steaks, Taco Bell is just round the corner and you can get your pizza and chinese delivered. We had the most amazing time in this villa the last time we went to Orlando and cant wait to return, thanks John hope to be back again soon!!

The villa had everything needed for two families to keep themselves occupied when staying in the villa. The pool, bedrooms, kitchen, games room etc were all what I expected - high standard. The location was fine - about 25 mins from Disney etc. The actual resort was very clean and clearly well tended. Unfortunately I could not take advantage of the golf course. The service we received from John was nothing short of perfect- cheers John. And finally all visitors must visit Manny's Restaurant. Brill. Suffice to say, I will be going back to Florida in a couple of years time and will return to Johns villa.

Ideally located out of the hustle and bustle of Orlando. The villa is situated on a golf course location, quiet with numerous facilities, pool, bikes, games room. A twenty minute walk from shops and restaurants. The owner John Batty cannot do enough for you and although we have been to Florida twenty plus times some of the advise he gave us was very useful. We enjoyed it so much we are renting the villa again this year.

We've been staying in this villa for a number of years and can honestly say that we've always had a fantastic time. Value for money is excellent and the villa is a home away from home. This allows us all to relax and "do our own thing" at our own pace.
Southern Dunes is an excellent location, close to a large Walmart for easy shopping.The driving from Orlando is easy. If you like to dine out, Manny's ChopHouse is close by for good food.
Overall a holiday location I will return to time and time again.

After all the excitement and customary build up to our hoilday with shared family friends we all arrived at our holiday destination - Grand Floridan Villa.
Initial impressions were very favourable as the size and quality of the accomadation revealed itself room by room. As we discovered over the next 2 weeks this is truly an excellent holiday base to operate from. The long days away having fantastic fun at everything Orlando has to offer were equally enjoyed in time spent relaxing in the Villa. One lasting memory was our late evening 'boys v girls pool volleyball matches on our return which were followed by sumptuous garden Bbq's. I recall thinking to myself we deserve this 'its what you go to work for'' Great place and great times! A highly enjoyable and thoroughly recommended place for a special holiday. -

Superb home well appointed and looked after, close to golf course and shopping. Rooms are spacious and very clean.There are games and facilities that help towards a relaxing stay. The Batty family take a pride in their property and this makes you feel cared for.It is in a quiet location but but there are nearby shops and restaurants.

It's the second time we have stayed at this villa (the first time was in November 2008) and we plan to go again in 2012.We have never returned anywhere before but this villa has excellent facilities and there is so much to do in and around Orlando that we have still not seen all of it
