This detached cottage can sleep six people in three bedrooms and is situated in the heart of the Suffolk countryside close to the town of Framlingham. Kingsway is a detached cottage in the rural village of Ubbeston Green in the heart of the Suffolk countryside. The cottage has three bedrooms (one double, one twin on the ground floor and one with adult bunk beds) and can sleep six people in comfort. Winter Short Breaks (WSB) are available at many properties in the "Winter" period - subject to availability. Extra nights are charged pro rata of the weekly rental. Off Season Breaks (OSB) are available at many properties in parts of the "Low" and "Mid" periods - subject to availability. The price for a 3 night break is either 75% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. OSBs can be booked within a calendar month of the start date of the holiday. "Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.

The service was very good, the cottage, Kingsway far exceeded our expectations. It was spacious, very clean and had all the amenities you could wish for. The location was perfect and we were able to get to the coast and the countryside easily. The best thing was the fact that it was spacious and had a lovely garden.

The service was very good with a friendly welcome on arrival. Appreciated the welcome pack of milk, tea, coffe and biscuits.
The accomodation was spacious and very clean with a good sized garden which was fenced in making it a child and dog friendly area. The accomodation was well equipped. It was ideal for elderly relative who came with us as there was a downstairs bedroom with a easy accessable shower and toilet.
There was good off road parking.
Needed transport to access the shops and pubs. Good meals in local pubs. Overall it deserved a 5 star rating. -

We arrived on the coldest day of the winter to receive a warm welcome from the owner and to a lovely cosy house. We visited several favourite places - Southwold with snow on the beach, Woodbridge with its good selection of shops - as well as using the local shops for day to day groceries etc. The facilities in the house were excellent making it feel like home and the enclosed garden was a real treat for our 2 dogs.

The property was excellent, tastefully decorated and furnished,very well equipped with many games including table tennis making it ideal for families with young children.The owner (Mrs Hadingham) was very helpful and friendly.
The property has a large private rear garden and inside is quite spacious with a good sized dining kitchen.
The area is very picturesque within easy reach of the Broads and Constable's Flatford Mill- the coast too is only a short drive away.

The house was clean, comfortable and equipped with every facility we could have needed. The garden is spacious and so pleasant that we relaxed "at home," for two days of our holiday!
Plenty of attractive walks in the locality and Ubberston is a very good centre for exploring the Norfolk Broads,
the Suffolk and Norfolk Coasts and the local countryside.
The owner was very helpful and pleasant.
The local pub is an absolute gem!
