Relax and unwind in our cosy country cottage with private garden and lovely rural views. Enjoy log fires in winter, barbecues in summer and miles of walks from your doorstep. Easy access to both south and north coast beaches and beautiful coastal footpaths. Situated in a very peaceful location with no passing traffic. The cottage has exposed beams, oak doors, wooden floors, underfloor heating, comfortable 5' bed and modern en suite wet room with quality fittings. Upstairs is the well fitted kitchen and living area with log burner and a lovely view of Tregonning Hill from the Juliet balcony.

Home from Home
This was our 4th visit to Little Tolmennor. a secluded little barn perfect for a quiet romantic getaway in a great position for deep Cornwall. The welcome is warm and the facilities are all you need. Lovely light airy sitting room/kitchen with velux windows and wood burning stove. Super views from Juliet balcony. a really comfy bed and great wet room.

The best holiday cottage we have stayed in over the past 30years
A very friendly welcome from Jayne and John who were excellent hosts with lots of advice about where to go, what to see, and where to eat.
The cream tea and bottle of wine set us off to a good start.
The Barn conversion has been expertly done, large, comfortable and warm rooms with all the facilities of home.
Breage is a friendly village with a small store and post office and a traditional pub serving good food. Access to the Lizard in one direction and Lands End in the other is easy along relatively quiet main roads with lots of fascinating villages and coves leading off. St. Ives and the north coast is little more than half an hour's drive away.
Cliff top walking was easy with constantly changing views.
The only down side was having to come home after 2 weeks!

Well equipped - very comfortable - beautiful countryside - charm
The barn is very comfortable, well equipped and clean. The location is very attractive (once you have worked out how to find it) - but the remoteness is one of the attractions. Jayne and John made us very welcome - treating us like family. The weather did not cooperate - but that made us appreciate how comfortable it was just to stay indoors. There are good restaurants and supermarkets within easy reach.
A very restful holiday
If you like to be in the country, if you appreciate calm and comfort, then Little Tolmennor Barn is the place to go.
After driving along a long, narrow lane, rather muddy in parts, we arrived in a wide space with many beautiful flowers.
We had a warm welcome from Jayne. She had even prepared a cream tea with big scones, a lot of clotted cream and jam which we appreciated after many hours driving on the left hand side of the road.
I liked the cosy bedroom downstairs with the comfortable kingsize bed and the bathroom with its superb shower. Upstairs, the livingroom is smashing: a big settee,a modern kitchen with absolutely everything you may need to cook.It's a wide and clear room with light flowing in through many windows.The wiew from the balcony is peaceful: fields, trees and the sky.
It is a very good place for visits,as it is situated at the end and in the middle of the peninsula. Jayne and John are happy to help planning a trip,to tell where to park the car (very useful) or where are the good restaurants.
Jayne had thought of many little details to make you feel at home . There were even fresh flowers in vases.
This is the best holiday home I have ever had.

little Tolmennor barn is the place to be
This place is an absolute gem- we stayed there at the end of august with our 8 month old baby (who stayed in a travel cot) and we loved it! everything has been thought of by the very friendly owners and there is a lovely welcome cream tea, bottle of wine and fudge- such nice touches. The barn was spotlessly clean and everything was provided- towels, linen, shampoo etc, all very good quality items.
The barn is down a quiet lane with no passing traffic and surrounded by fields and a couple of horses. The owners have two really friendly dogs too.
The property is on/by the lizard peninsula so there are lots of beautiful sandy beaches nearly.
We literally cannot fault anything about this place and 100% recommend it to couples looking for a relaxing break!
Think it's time to extend!!
Lovely barn conversion in lovely location, within easy reach of all attractions on the Lizard. Jayne was really welcoming and offered tips on walks etc. The barn has been beautifully renovated and there are lots of lovely little touches to make you feel at home.
We stayed with our 2 year old who was in a travel cot - the only drawback is that the barn is one bedroomed which will make it difficult to return next year when our toddler will be in his own bed. Please extend!!

This is a quality barn conversion finished to a very high standard. The friendly and helpful owners (who live next door) have thought of everything you might need on holiday and then have added some lovely personal touches.It's in a very peaceful location but it's within reach of many attractions and there is an excellent local pub 15 minutes walk away. (dog friendly too). This holiday more than lived up to our expectations. If you like countryside and cliff top walks with lovely scenery, beautiful gardens and historic houses, great pubs with friendly locals, this is the place for you.

Peaceful, homely and relaxing environment
Faultless accomodation and surroundings with many "homely" touches e.g. fresh flowers left in rooms,cream tea, wine and welcoming note from Jayne and John . We were welcomed on our arrival but our hosts were unobtrusive throughout the week leaving us to feel totally relaxed and at home.
Although the weather could have been better we enjoyed many coastal walks and inland visits such as The Eden Project.

Four great nights but a week would have been better
We are australians who were on a 5-week trip and chose to stay at Little Tolmennor Barn largely because of Cornish forebears originating from Breage but we couldn't have been happier with our choice because the barn was so comfortable, spacious, private, well appointed and well positioned. We did spend time at 15th century church, St Breaca's, admiring the fascinating pre-Reformation murals and trampling through the graveyard but present day sights and activities took up most of our time. The owners have great local knowledge and we found all their recommendations for walks, pubs, food, etc, to be winners. They were accessible when needed but otherwise gave us complete privacy and their helpfulness was well beyond our expectations, eg, John took the time to search and print out detailed directions that got us into Plymouth safely and Jayne picked us up after our cliff top walk and took up us back to where we had left the hire care.
The barn had everything we needed, detergents, laundry gear, paper products, and tea, coffee, sugar, salt, pepper were provided along with a bottle of wine and scones, jam and clotted cream on arrival, so we didn't have to buy a lot of ancillary things that we would have had to leave behind. There was plenty of room to spread out and for our luggage plus good linen and bedding, plenty of towels, nice dressing gowns and full laundry facilities. If anything was missing it would only be that another shelf or a couple more hanging knobs in the bathroom would be useful.

Lovely people, lovely cottage
For the past four years we have often rented cottages in cornwall,but have always kept away from the attached or contained within the owners grounds for fear of lack of privacy or to much interference.
No need to worry about this at all with Jayne & John and their lovely animals. They are happy friendly hosts who are there if you need them.
The cottage has been beautifully converted with great attention to detail. Everything has been thought of and is equipped to a very high standard.
The location is excellent for exploring the south of cornwall and never mind the wet weather there is an amazing drying cupboard especially for your saturated coats and boots .
There is too much to list to say what we liked best, superb all round.
What I like least, that someone else will read this and find out what a wonderful hidden gem this is.
Fantastic holiday experiance
My wife and I decided to stay at Little Tolemennor Barn after coming across it's enticing website on the Internet, all i can say is that we weren't dissapointed and the pictures on the website really don't do the place justice.
Both Jayne and her husband made us feel so welcome, nothing was too much trouble from giving us advice on how best to see The Red arrows at the local regatta to which pubs and restaurants served the best food, the cream tea that awaited our arrival was a particularly nice touch.
All in all i can't recommend The Barn highly enough, it's a modern, comfortable and most importantly a relaxing place to spend your holidays.

Home From Home
On arrival, a sincere warm welcome by the owners - Jayne & John Lake. Jayne explained the use of all the facilities relating to our accomodation, which was very well equipped - clean - fresh & well cared for.
Clearly Jayne & John had put themselves in the position of visitors not familiar with the area. We were provided with a thick folder packed with information re - places worth visiting - local pubs - shopping facilities - walks - scenic view points, plus a set of maps of the area. Any queries we put to John & Jayne relating to aspects of the area not covered in their information folder, were willingly answered, complete with further printed information being generated related to our specific needs.
We were fortunate to have two weeks of hot weather - hence we did not make use of the log burning stove. Had the weather been unkind to us, the stove with its copious supply of logs would have kept us warm & snug. Electrically heated wet clothing facilities are provided in an adjacent building.
The barn is located adjacent to the owners house with its own private and secluded lawn area, with table and chairs provided for eating outside etc. The owners do not intrude, but are freely available should they be needed.
The property is located at the end of a long country lane that terminates at the owners house. Secure car parking is provided adjacent to the barn. The barn looks out on to open countryside with lovely viiews of the cattle & sheep on the adjacent hills. Footpaths up into the hills start from the entrance to the property, with panoramic views as one advances up into the hills.
Holiday accomodation of this high quality in such a glorious location is few and far between. Without question we have found a jewel in Cornwall.

A relaxing and memorable holiday in a pretty converted barn
Little Tolmennor Barn has been thoughtfully converted, is furnished to a high standard, and benefits from close attention to detail. The accommodation is in a quiet rural setting yet is very convenient for visiting the many and varied attractions that the area has to offer. The owners' warm welcome and their hospitality throughout made this a relaxing and memorable holiday for us.

Quality accomodation in great location
Situated at the end of a quiet lane, the barn is furnished to a very high degree and is perfect for a quiet get-away in the countryside. Close to Porthleven and the Lizard Peninsula, it's handy for Penzance, St Ives and Lands End, and is therefore well placed for walks along some of the best of the South Coast Path for great walking.
The owners Jayne & John are very welcoming, with a cream tea on arrival and are very knowledgeable about the area for advice on restaurants, beaches, farm shops etc.
The barn itself is well furnished and is very clean. Four Velux windows make the living and dining area very light and airy.
This was our 3rd trip to Little Tolmennor and we can warmly recommend it for couples (or with one young child), and they may take a dog by arrangement.

A beautiful,welcoming property in a delightful setting
This is an absolute gem of a barn conversion and we thought ourselves very lucky to have found it. Everything here has been done with comfort,convenience and quality in mind.
We received a warm welcome, and were delighted to find that there were so many extras to make our stay more convenient. The super comfortable bed , the attractive linen, the fluffy towels, the beautifully appointed wet room, all added to our experience in a beautiful,spacious building which is aesthetically very pleasing. On cool evenings the log fire - very easy to light - was very cosy, while on warm nights the downstairs bedroom remained nicely cool.
The garden is a delightful spot to lounge or have a barbecue,and there are attractive and open views all round.
We loved being at the end of a lane with no traffic, and were pleasantly surprised to find that we could get so quickly to Lizard point, St Ives and many other places of interest. In May the many nearby gardens were stunning.
There are plenty of eating out places within a short drive - Kota in Porthleven providing us with a particularly memorable meal.
Jayne is an excellent hostess and is usually around to answer any queries.
We cannot recommend Little Tolmennor too highly.
