I was looking for an ocean-view/ocean front property for the Labor Day weekend. The Breakers property delivers on that. Decent size pool area with lounge chairs, ample parking, excellent location at popular Coligny Circle where you can walk to the bakery, grocery store, island shopping, liquor store, good lunch/dinner restaurant options and if those don't work, everything else you would need like diners, CVS, Sbux, other grocery stores are 1-2 miles away on Pope ave. Breakers is the ideal island location. Our unit 314, was fair for the price we paid. I do feel that I got a value for the holiday weekend. The three flights up stinks. There is no elevator so once you are dragging up luggage, beach gear, etc especially after a long hot day, you will need a minute to catch your breath. Otherwise, the unit is clean, well maintained and plentiful in supply (linens, towels, all kitchen accessories, soaps, laundry and dish detergent). In fact, I was so surprised and thankful how well it was stocked- coffee filters, wine opener, lots of ice trays, 3 beach chairs, boogie board, vacuum, broom/dustpan for sand, etc. I usually end up bring the misc. items to a beach rental because I find those little extras are usually not provided. (Beach towels are not supplied). Ample deck approx 150 sq ft with a table and chairs provides enjoyment day and night. Brand new bathtub, freshly painted rooms, newer appliances are all a great plus. The only drawback on this unit is the bedroom. The bed is a double bed. It is small and old/uncomfortable/worn. This was not a good arrangements for us - we are two at 6 feet tall each. The sofa pulls out to a sleeper and as sleepers go, mattress is thin. I would recommend this unit for a couple only or a couple with a small child. there isjt not enough room for any more people. Overall, a great stay. Btw- check in couldn't have been easier and more efficient. Unit was ready by the time we came onto the island in the early afternoon. No issues recognized with Wifi- free to guests and pretty fast (ipad/laptop).

Thanks for the feedback. It looks like you had a great stay that could have been a little better with a new mattress. The bed is a queen size but we just checked the condition of the mattress and it probably needs to be replaced. We are contacting the owner of this villa and hopefully, we will have new bedding for our future guests. We appreciate you taking the time to contact us and we hope to see you again next year.

Our family has enjoyed our time at Breakers for the past 4 years and are looking forward to next year's vacation there. One cannot beat the location, which is very central to many amenities and within walking distance of them all(restaurants, grocery, rentals, shopping) and in an active area, being near public beach access. The location also affords one the opportunity to live a pedestrian lifestyle, which we greatly enjoy. Close to the beach, a good economic value for the location, and within walking distance to all one would ever need during their vacation. Our family could not ask for any more!

Our third time at Hilton Head Breakers and this was one of our favorite units!
Everything was clean and in working condition. A 2nd tv in the bedroom would be nice so kids could wind down i' evenings but no one goes on vacation to watch tv, right? Beds could be upgraded as well.
3rd floor with no elevator was a challenge when hauling groceries or luggage...but otherwise okay.

314 is was a clean and well equipped beach front condo with great view and location. We thoroughly enjoyed our stay and would definately go back again. The units are a little small (approx 550sq ft) and there is no elevator, but we knew this before booking so there weren't any suprises. It's not the most luxurious condo, but for ocean front, the price was what we were looking for.

The location was wonderful, the unit was very clean, everything was there (dishes, towels, etc.,) view was beautiful.
The improvements, towel rod was not level and we don't believe the tub was. Also the cleaning lady knocked on our door about 8:20-8:30am and asked us when we were leaving (we responded check out is a 10am.) We had some trouble with the wireless internet. However, these things were not enough to cause problems with our stay. -

You can't ask for a nicer place for the money. You have everything you need to spend a great, relaxing vacation. The view of the beach and morning sunrises from our balcony was spectacular. We will look forward to coming back.

We were there to help our daughter move to Hilton Head. We did not spend alot of time in the condo. The only real "down-fall" - "issue" would be the lack of an elevator. Overall the condo was clean and convenient.

We have visited Breakers three times and have been thrilled with the location, quiet and view each time. I only qualm was that we booked this villa around December/January for our family of five (including a baby) because it was listed as sleeping up to six. After receiving the contract I even emailed the company to CONFIRM that it did in fact sleep six. They wrote me back and stated that due to the bunks in the hallway (plus full bed and sleeper sofa) it did sleep six. THe pictures on the website at that time (and for months following) also showed the bunks. However, when we arrived they had just remodeled and TAKEN OUT THE BUNKS. My father slept in the back bedroom and this left my husband and I to share our sleeper sofa for the entire week with our four year old son, who was supposed to have his own bunk bed. Not the most comfortable arrangement.
*I will say the upgrades were beautiful (leftover tile was still in the closet and you could smell the paint, so it was very new) however they should have either waited until after we left (since we booked for five) or notified us in advance. The owner did remodel the villa just this spring and removed the bunk beds in the hallway. You are absolutely correct that the villa previously slept 6 people. We failed to notify you about the change and for that I apologize. I am truly sorry that you were inconvenienced. To make it up to you I will offer you a 15% discount on a future rental with us. Nice view of the beach

Although the weather, access to the beach, and location to shops, etc. is great, this condo is in great need of some updates, especially in the kitchen and bedroom. Would not rent this particular unit again.

The owner of the villa has begun the process of updating with new tile in the hallway. Future plans include renovation of the kitchen and bathroom which will probably occur next winter when there is a window of opportunity to complete the work.

I really liked the view

I've stayed in this location twice now and it's a perfect size for a couple. The location is right next to Coligny Plaza for shopping and dining, it's much more convenient than Folly Field where I've stayed before. It has a small kitchen which allowed us to do some cooking and enjoy the view while eating on the porch. The pool is nice but the facility lacks some of the ammenities of more expensive places, no jacuzzi. There was some renovations to the flooring and bathroom since the previous visit that fixed an issue with some weak flooring that had been covered by the carpet.
Unfortunately for us, we arrived while there was renovations be done in the condo next door. The workman was fairly good about keeping the use of power tools to a minimum but I have to mention it because it did bother me on my vacation. They recently increased the price of this unit which is really pushing it, it's not that big and doesn't rate the charge. Also I was told that they spray for insects monthly but they must have sprayed 29 days before we arrived because we saw bugs in the bathroom and the kitchen.
I would probably return for another stay but the recent price increases along with the bugs would make me call first and demand it's sprayed before I arrive.

John, thank you so much for your review. I'm glad to hear that you liked the location and size of the villa. The complex does have a pool but does not offer a hot tub. Considering the pool, oceanfront view and proximity to the best restaurants on Hilton Head Island, we believe it remains a good value in terms of rent.
Regarding the timing of the renovations being done next door, we apologize and know that is frustrating. But unfortunately the timing is not under our control but I am glad to hear that the workmen was somewhat accomodating. The construction work is now finished in time for the summer season.
Since bugs are a fact of life in the south, all of our properties are sprayed monthly and more often if there is a problem. We have notified the POA management to pay closer attention to these villas.
Your feedback is most appreciated as it allows us to improve. We hope to see you back next year as repeat guests are critical to our success.
