To fill some downtime in the midst of filming for american idol. My father stumbled upon this rental property just in time to visit for my great grandmothers 101st birthday. She lives on anna Maria island, so the location was impeccable, the weather perfect, and the house could not have fit my family any better. After scoping out the house I immediately yelled out, 'I call the loft!' We had ample room to set up my keyboard and sound system, which was vital for my preparation for the upcoming audition process for this season of american idol. I could not be happier with everything inside and out of the house. With pancake beach just a short walk down the beach, breakfasts were fun, and the whole week was an adventure. I would absolutely stay again and again and again! Thank you!!!

We stayed at Breakers 1 last year as well as this summer and it is such a lovely location on the beach and walking distance to the shops. It's a very relaxed place to stay with every home comfort you would need.

When I rented the property, I specified that my elderly mother (who has difficutly with ambulation & stairs) would also be staying. I picked this property because I was told it had a large bedroom & bath on the first and it was only a couple of steps to get in/out of the house. Well, that all was true, but the part that wasn't mentioned was that in order to get to the beach you had to climb over big rocks. The other properties around there had either wooden steps or some other safe method to get to beach, but they all had "Private Property" or "No Trespassing" signs posted. It was a huge disappointment for my mother & myself to find this inconvenience on the day of arrival. In addition, when I called the rental company to explain, all I could do was leave a voicemail message & no one called me back during my entire weekly stay. The house itself was very comfortable & the view was wonderful. However, if you rent this house make sure everyone in your party does not have any ambulation issues. Since then, I received a letter from the rental company apologizing (after several calls & a letter) to tell me the problem has been fixed. Of course, at this time, I have no way of knowing how accurate that information is. Regardless, it was not taken care of while I was there & my mother had to go through a lot of trouble to get to the beach. So, if you have a specific situation ask many questions (in detail) so you won't be unpleasantly surprised upon arrival.

Because it was not as simple as a phone call to have the issue resolved during your stay, we did go through the appropriate measures and contacted the City of Holmes Beach to have it fixed as quickly as possible. We never misrepresent our properties. We have since resolved the issue and hope that you will consider staying again.

A tropical storm wash out the beach access to the property. Dispite me calling two weeks before our visit and inquiring and the people the week before us also complaining. Nothing was done to help this issue.
The gentleman with the property to the north of this property made an agreement with my husband. He said if he would help him with filling in the access to his property we could have access to the beach.
My husband worked with him most of the week so that we could have beach access.
The home was wonderful...However not having access to the beach as promoted ruided the week. Also, must husband had to work on his vacation.
We paid a premium price for beach access and did not receive value for our money.

Thank you for taking the time to review Breakers 1! We apologize about your disappointment, however, we have no control over a tropical storm or the damage that it caused along our beaches. As soon as we found out about the issue we took all of the appropriate measures to resolve this. Unfortunately, it takes more than just a phone call. We did contact the DEP and City of Holmes Beach to get the right permits to allow the beach access to be fixed and it has since been resolved. Both the guests prior and your family were given compensation from the owner because of this. Again, we do apologize.

a lovely home with an outstanding location, spacy, well equipped, Thommy Bahamas styled furniture, well kept, extraordinary groundplan, fantastic kitchen, a pleasure for each hobby chef, what a wonderful place to spent your holiday.
The only thing who needs improvement is the barbecue grill.

This was two weeks of pure enjoyment--that began even sooner with a simple and gracious rental process and months of anticipation. The first week my daughter, son-in-law and my 7 year old granddaughter were with me. The Breakers was an excellent accomodation for us. We stayed there several times when my husband was alive and always liked the house and it was equally good with just the four of us. From the wonderfully comfortable porch with table, comfortable chairs and umbrella to the beautiful view from the 10 windows in the living room that looked out on the gulf and the convenience of a private garage to all the helpfulness of lots of quality towels, pots and pans, dishes, silverware, cutlery and appliances, this is a wonderful place. It is convenient to all of anna Marie Island even walking distance to shops and strip carry-out places as well as the restaurants and stores on the mainland and further south on Long Boat Key and Sarasota.
We had difficult with the living room TV; Island reality was there the next day with a replacement. If this house has any drawback it is the price.Response from Island Vacation Properties, LLC - 03/19/2013

Breakers I was a beautiful home to vacation in. Plenty of room for everyone with 3 bathrooms. To walk outside the home and walk onto the beach was an experience we are never going to forget. The sunset every evening was beautiful. The beach was not crowded. The water was beautiful. We had manatee swim right by us while swimming. This vacation was a relaxing and calming change from our usual busy hectic vacations. We would love to stay in the same vacation home again. The home owner had plenty of towels and beach towels available.

The home has wonderful living space that fit all of the kids and grandkids at
once. We had rented three houses in a row, this one in the middle and the
one we stayed in, so ours was the gathering place. The beach access was
fantastic and yet with the little rock wall there was also some privacy. The
only large issue was the air conditioner. When we arrived it was not
working at all and it was the hottest day of the year. However, someone
was there in short order and loaded the freon to make us cool in no time In
two days, however, the same thing occurred, so he had to come back. Then
finally they replaced the coil, so hopefully no more issues there. There was
a problem with ants in the kitchen too, but no so that it was a real
detriment. The kitchen could use some updating, at least replace the
countertops since the tiles are coming loose. We had a wonderful time and
it served the purpose for us perfectly!!!! The beach there is unbelievably
wide and beautiful, the only tip I have is that the renters need to stake their
claim on the beach in the early morning or others will block your view
partially your access if you are not prompt. We anticipate returning possibly

I have never given a review before and hesitate to now, because now more people will know about this treasure.
This home is not only RIGHT on the beach but the home has a view from the living room that is unbelievable, if you have someone who can't get outside much, as I did. The trip was still a thrill because she could lie on the chaise lounge and enjoy the ocean just the same.
You might be aware that the bedroom upstairs in the loft area above the living room is not enclosed but you still have privacy.

The house is very spacious. We loved the kitchen and open living room with all of the windows facing the ocean. The master bedroom is great because if you leave the doors open you will be able to hear the ocean breezes all night. The bathroom is large, especially the walk-in shower. Unfortunately the jets in the tub were not working. The patio is great for grilling and sunset viewing. It also makes a great wind block if you encounter some chilly mornings. The rocks out front also made a cozy, wind-free sunning spot which we had to take advantage of on two different days. The beach is beautiful and the biggest selling point. We loved the location and convenience of grocery market and trolley pick-up. Great place...would go back in a heart-beat.

We chose the beach home for our family vacation to celebrate our
25th Anniversary. We couldn't have found a better place and it will
be a wonderful lifetime memory.
We picked this place from the internet so we were a bit guarded
with our expectations. We've stayed places where the brochure
didn't look like the real thing, but this house was everything that it
said it was, and more. It was very modern, well stocked with the
things we needed, clean and very welcoming. There was plenty of
room for all 7 of us and privacy within the home if we needed it.
We spent many hours on the deck that faces the gulf just simply
relaxing. The view was absolutely incredible. It was an easy walk
for island shopping, a bite to eat or just to get a cup of coffee. We
found that very convenient.
The price was on the high end, but it was worth the extra money to

We have booked this house 3 times. The house itself gets 5 stars. Wonderful views, wonderful house.
Unfortunately, it was priced right out of our price window. The last year when we went into the office to book for the next year, we wwere quoted a different price than in the book. Significantly different, although we wanted to book in the mid season, we were given high season rates, and were told there was no "incentive" for returning renters. There are three of us ladies, and we just cannot do $3500 a week.
So we looked elsewhere. We really love the house and the location with regard to the beach. But money is money and we couldn't justify spending over $1000 a piece for this property when other properties (like the one next door managed by another booking agency) close by were significantly less expensive with more bedrooms and more updated decor. We could have booked the house next door in the same week for $2800.
We would come back to this house next year if the price were reduced to something more afforable. But for now, we will go with something less expensive and a booking agency that treats returning guests to a 15% discount. It's too bad, because we would have rented here for years to come.
But the house is gorgeous and a great place for a vacation if you can afford it.

The house was great. The beach was right outside the door and fairly private. The home was nicely decorated, but had a few maintenance issues. The description states sleeps eight, but our party of eight found it to be a bit crowded. We made it work, but others may not be satisfied. Over all I would recommend this property.
