Before I start on the negatives, I will say that the location of the property is the only selling point. Close to shopping and beach area, but that's about it. The place is absolutely unsanitary, and I am not exaggerating. There are rat/mice droppings on the kitchen floor, which matched one of the reviews back in 2008, apparently the property management can't take a hint. I have pictures to proof it. We had kids, so this type of condition is absolutely unacceptable by any standards. There is also a dead mice in the addict area where you have to access by a ladder to see it. Also, cockroaches in the tub of a bathroom, called the management about it and was told to accept it because its the norm in Hawaii. Ok?
Other than the unsanitary condition, the property needs a update. It has no central aC, which is understandable, but the individual aC units are just inadequate, old, noisy, and very poorly installed. There are gaping holes and large gaps where the aCs are installed. We had to run the aC pretty much all the time to keep the rooms cool, and its not even that hot outside. It was about high 70s when we were there. This is also matched by one of the other review. The screen doors for the ocean view windows were not even the right size so they were not proerly fitted. You couldn't even operate it without worrying about the screen doors falling out of the tracks. Is it really that hard to get a proper screen door for the selling point of this property??? I can go on and on...I understand most people rate this place highly due to itS location, but here is my final take on it. Rat dropping on the floor is an automatic zero stars and shouldnt even be rented out regardless of the location. Put that aside, this place is an equivalent to Redroof inn, Motel 6 type of place, if you are used to Hilton or Marrriott type of environment, this place is not for you. If you are ok with sub standard equipment and amenities(aside from the droppings), then you will probably be ok with this place. -

This rental home was absolutely perfect for our family Christmas vacation. The house is in an ideal location...just outside of downtown Honolulu, right on the beach and only blocks from shopping. The house itself is a little worn. There were 12 of us, including 3 small children, and we never had to worry about the beach area since this particular bay area is shallow. We had a few problems with garbage collection, but Hawaii Beach Homes were very swift in their response and everything was taken care of immediately. It turned out to be a truly memorable trip for all of us and we would absolutely stay at the Banyan again.

When we saw the vacation home at the first time, we realized that our stay would be a wonderful one. In fact, that was. The location was perfect, the house was clean and comfortable, the beach was calm, and the birds were always singing and flying. The night was amazing because stars were shining all around the sky. When we looked up to the sky?in jacuzzi, we realized that it is pa?adise!

We spent a wonderful week at the Banyan Tree. The ten of us were very happy with the arrangements. The twin beds worked great for the two singles and the queens and king worked well for the couples.
Being on the beach kept our grandchildren happy and occupied. Not to mention the Sunrise and Sunsets that the adults watched every day.
We enjoyed our time at the Banyan Tree. Hope to return some day. -

Beautiful, spacious house with all the comforts of home. I would definitely recommend for family and friends getting together. Very different feel though for business travelers used to staying in hotels - - you will not have the traditional amenities like central air (a/c's are in bedrooms), state of the art bathrooms, everyday cleaning or typically not dealing with the island insects or animals in your work area.

This house is on a property shared by two other dwellings. There was a swimming pool on the property but it seemed to belong to another dwelling. The listing claimed it was a 5 bedroom 3 bath house but we found a 3 bedroom 3 bath house with 2 dens that might be used as bedrooms. Neither den had a mirror or closet. One den appeared to be a lanai that had been enclosed with glass. The window and wall treatments precluded privacy. A billiard table just outside the glass entry doors included a single unkempt cue stick. The other den was accessible only either through a door to the exterior entrance lanai, which was inconvenient if the front door was locked, or through another bedroom and its adjoining bath with Jack-and-Jill doors which was inconvenient if the user forgot to unlock both doors before exiting the bath or embarrassing if the user forgot to lock both doors upon entering the bath. One of the bedrooms had a private bath. A third common bath was vintage 1944 with an inoperative bathtub stopper. Much of the house had surface mounted electrical wiring and finding the switches for the many different lights and fans was like an easter egg hunt. Most of the house had a bootlegged vibe. The living area was generous with copious light and views. The large kitchen had 2 refrigerators but only 1 sink, 1 dishwasher and 1 drop in range, the oven of which stopped working. The kitchen was well stocked with utensils, dinnerware and conveniently included a rack full of spices. The bbq in the yard was handy. The ocean was 30 feet from a tall glass wall. One could wade out about 1,500 feet into the ocean where the waves broke. The beach was coarse sand and rocks and one could make a round trip walk of 45 minutes before encountering an obstruction in either direction only overcome by a swim. The living area was well furnished if eclectically so. There was a stereo with CD and a large TV with a DVD player. There was even an electric piano but you must bring your own ukuleles.

My first oversight in renting this property was that there is no central a/C! Without the trade winds, it takes a very long while for the main areas to cool off. During our one day/night stay, the temp outside was cooler than inside the house. This was the main reason why we had to switch rental houses immediately. The individual a/C units in the rooms were sounded like they were going to take off like and airplane whenever they turned on. When we arrived, there was broken glass on the kitchen floor. There was mold in the grout of the bathtub and the stopper didn't work, so you couldn't actually take a bath. I had seen these complaints in previous reviews and had hoped that the issues would have been resolved by the time we arrived, but nope. The house seemed like it would be good for a large group who prioritizes space to hang out; it definitely did not fit the bill for a luxurious getaway where you want to be pampered higher-end amenities. This place seemed to be a confusing mix of new and old/dated furnishings. On the positive, it was pretty great to be able to access the water right outside the back patio. And, the double fridge was impressive. The rental service was very nice and helpful in locating a new house for us the next day.

The Banyan House is one of our most popular and beloved homes, we are extremely sorry that the guest had a negative experience. The problems due to housekeeping errors have been completely resolved, and we are in the process of updating certain decor -- though we quite like the mix of old and new decor and will keep this style, it is quintessentially Hawaiian. We enjoyed our stay and were very pleased with the property, the pictures of the Banyan tree house need to be labeled, and we had a little problem with sleeping arrangements upon our arrival due to the two beds being in the same room which is not described on the website. It was very difficult to find the property and then difficult to get out on the highway every morning. The house was very hot upon our arrival. Very little wash cloths in house but property manager dropped off a few when requested. We rented entire property for 8 nights and part of our group stayed by the pool for the majority of the stay and reported that the neighbors and 10 of their friends came over to use the pool . I was not aware that we had to share the pool with the neighborhood. Overall stay was great and property manager was very helpful and attentive to our request.

We enjoyed our stay very much. The guest rooms were great - they all had AC which was a plus. The house is very spacious, clean and accessible. The pool was wonderful. It's a large pool with warm water, we used it every afternoon. We enjoyed walks on our little beach - unable to swim in ocean because of the reef but didn't miss it too much. There were 10 of us so the double frig came in handy. We would recommend this house to anyone.

The house was actually very clean, the furniture was quite fine. However, there were a number of issues that we brought to the attention of mgmt. A man came and took away a broken drawer in the kitchen (never to be returned) and we pointed out the very large living room sliding screens were broken. Our bathroom commode ran incessantly.Fans in one bedroom not working. Maintenance was just not as responsive as we would've liked. Otherwise quite a nice property. (We reside in Pennsylvania.)

We enjoyed our stay in the Banyan Tree.
The view of the beach was very enjoyable.
The house was comfortable and quiet.
The location was good, being close to the 3 malls with grocery stores and other shops and good restaurants.
I want to thank the property manager for
making it possible to rent the house for 3 days.
This is the fourth time we have rented and have had a positive experience each time. The house we have liked the best was the Garden Cottage.
The swimming pool was warm and clean and we loved the mural of the dolphins swimming.
We will be back to stay in one of the units. -

The Banyan Tree Was Perfect!

This home is located in an ideal central location to access all that Oahu has to offer. It is was amazingly quiet on the beach as it is in one of the nicest neighborhoods in Honolulu. The house was large and extremely clean (they even change duvets after each family leaves.) We loved it. Found you could walk a few hundred yards to a nice hotel if you want to enjoy "perfect" sand but didn't mind the waves breaking so far out because it made it quieter to sleep. We are from southern CA and learned that most good surfing beaches are not located in front of resorts or homes (excluding Waikiki) you must drive to those locations anyway. At this location you are only about 15 minutes from Waikiki and 15 from Hanauma Bay also there is great hiking and shopping nearby. My kids loved to sit in the jacuzzi at all hours of the day. Make sure you plan your excursions to avoid rush hour traffic towards Honolulu. This vacation home couldn't be better!

This property needs too many updates... it is very long in the tooth. A big disappointment! Public areas dirty. Drain in the sink in bathroom would not go down... contacted them and they did not fix it. We had no toilet paper and only two dish towels for the week.....

The property is in a great location - convenient to everywhere you want to go on Honolulu. The spacious property accommodates a group and the large kitchen/dining area allows for easy cooking. Back yard area leading to the inlet is nice, spacious and a great place to spend the morning, afternoon or evening. The back bedrooms are not in as good of condition as the front bedrooms and parking/getting in and out of the property was a little difficult. Neighbors are close and watchful - best for a quiet family and not a place to plan on having guests over.

We were impressed with the quick action of the local management when we called about a broken shower and a drawer full of clothes. They came out immediately and took care of the problem. Our only suggestion would be to install a motion sensor light in front because it's so dark at night out there and we often had to go back and forth between the house and the cottage. Otherwise, everything was great and we have already recommended this house to friends!

Great house for a family reunion! Open floor plan and very large great room open to the kitchen and dining area. Bedrooms give nice privacy and the ocean breeze flows through the whole house. Beach provides great snorkeling and is safe from the waves and the pool is a nice break from the saltwater. Beach is small but very private.

Jacuzzi was not working. Carpets were dirty and the shower in the master bathroom leaked and sprayed water everywhere. The island is beautiful and we enjoyed our adventures around the island.

The shower and jacuzzi have been fixed. Carpets have all been removed and replaced with wood flooring. They did not notify us about the shower during their stay or we would have sent the maintenance staff over immediately. Parts for the jucuzzi were ordered and could not be provided in time but a discount was given to tenant for this inconvenience.

Beautiful home on the beach on the south shore near Honolulu. Great location, calm waves, great yard for kids. Only possible downside is that the air conditioners are only in the bedrooms and it can kind of get stuffy in the main area when the wind isn't blowing. Overall, awesome place though.

Initially we liked the location and layout of the house. However, rats were able to enter the house from the beach through holes on the side of the house and climbed on top of our counters and ate our sealed, packaged food. This was a disgusting health issue for our children. We also found an incredible amount of rat droppings in the kitchen behind the refrigerator. When we notified the property manager they didn't really seem to be concerned about it. We were completely disgusted and cannot believe we didn't receive any compensation for this hideous condition.

The only thing we did not like about the house their was no A/C in the living area. It got very warm in the day time and took awhile to cool off in the evenings. But the house was very private and quiet and a great back yard. Hope to come again !!

We were 10 people from various countries meeting for a professional medical conference in Honolulu. The Banjan tree house changed our conference week into a week of recreation anc communication. The vast living room and the backgarden with the beach gave us opportunity for long conversations and the meals we had together with ocean view are meomories we will never forget. You never get this in the 22nd floor of a waikiki beach hotel. The highlight was the mango! Every morning we had a fresh mango the tree in the front yard dropped for us. We shared it for breakfast and caught a glimpse of paradise. When you go to Honolulu there's no better place to stay.

I spent a lot of time researching homes as we don’t get too much time off so when we do we want the best value our money can buy. I was drawn to this because it was a bit older and seemed to have the old Hawaiian charm in addition to being on the water and having ammentites (Jacuzzi, etc.). As it turned out the Jacuzzi didn’t work. I know things happen but this was priced higher than other beach properties that did not have a Jacuzzi. So, paying an additional 25-50 dollars a night was for nothing. We also had to pay extra for our 3-year old because he was the 7th person, at the very least the management company could have comped this to us since what the advertised (Jacuzzi) was not working. I think there are also termites in the house. In our large bathroom, there were wood droppings and the pile increased daily. In the other bathroom, there was a missing mirror on door, it just needs a paint job. All and all it wasn’t terrible, there were just small things that I felt like could have been done to make the house better. It’s a great house but with a little more care and better customer service (nobody responded to me), it could be a gem. I would not recommend it unless better managed and if I knew it would be delivered as advertised (with amenities working or adjustments made).

Take the photos with a grain of salt. The home looks really nice in the photos, but it's disappointing upon arrival. The pool was in such bad condition that we never used it. The hot tub was in poor condition as well. The worst part though, were the cockroaches in the house. I know it's a tropical environment, but it seems something could be done about that unsanitary problem. I would not stay here again.

I wanted to comment that even though the website says the ocean is shallow and swimming can be done out on the reef we didn't realize that the water is SO shallow and that the reef is 1/4 of a mile out! Also we didn't realize the property is right on a busy highway so using the pool which is very close to the highway would be noisy. The house is nice but we wouldn't rent that one again

We had our entire extended family stay in this beautiful home... the kitchen/living area is perfect for large groups. The pool table is great! And a beautiful private yard area for BBQing or sunning! The beach is a little rocky and the ocean is not really swimable at the house very shallow for a long time. (good for families with little kids). Very close to Diamond Head and Honolulu and yet feels secluded. We would definately stay here again!
