Additional notes from owner
Rates do not include 9% hotel tax and 8% service charge. There is an extra charge of $40 per person (12 years and over) for any additional person above the designated numbers of vacationers (designated numbers 2 for beach loft, 4 for 2 bedroom beach house and 6 for 3 bedroom beach house). Two maximum additional persons can be accommodated either in the 2 or 3 bedroom beach house.
*There is an extra US$50 charge for rollaway bedding.
* Beachfront / oceanfront accommodations have additional rental charges.
* Booking deposit: 50% of total rental charges for the entire stay when beach house or loft is booked.
* For all travel periods except peak season, payment is due in full 30 days prior to arrival. Room reservations will be cancelled in the event of non-payment.
No refunds will be available for no shows, late arrival or early departure. Should the guest decide to cancel, a minimum of 60 days notice is required prior to arrival for a full refund, minus a US$100 administrative fee. 50% refunds will be granted for cancellations 45-59 days prior to arrival. All cancellations 44 days or less prior to arrival are non-refundable.
For Peak dates, cancellations received after October 1st are non refundable.

Our trip was outstanding. The accommodations were "just like the brochure" The beaches were racked every morning of what little debris washed up. The pools - immaculate, the grounds were manicured.
The people were happy to help us in every way possible - specifically Fallon Santos the Operations Manager. Fallon arranged our trips, our taxi drivers, trips to and from the airport, facilitated cash when we needed it (very few places take credit cards and no convenient atm's) and made sure everything was is in order. Fallon is an asset to Hopkins Bay as are all of it's employees.
I encourage everyone to support the local restaurants - food is wonderful. No one had any food issues and drank bottled water. -

Just returned from a 3 couple 30th wedding anniversary trip. Words cannot say how much we enjoyed staying at Hopkins Bay Resort. The staff were eager to help in any way they could. Aaron, Sarah, Fallon were invaluable in their recommendations for exploring. The grounds staff worked very hard every day to keep the beach beautiful and the pool area immaculate. Our 3 bedroom/3 bath accommodations were perfect. Paying a little extra for the home on the end was worth every penny. The water was literally 7 steps from our porch. Do not miss using the free kayaks and exploring the lagoon located behind the resort. We look forward to returning soon with our sons for a family experience.

The property looks just like the pictures. The property managers are very helpful and the staff is friendly. The beach was not snorkeler friendly which was a bit disappointing because my boyfriend loves to snorkel, but the unobstructed view of the ocean from every room was absolutely incredible. We loved sitting out on the porch just taking in the view. We would even do our daily exercise on the porch enjoying the ocean view, because the porch is huge. The town is small and looks a bit worn down, but the people seem happy. Do not buy groceries from the local convenience stores, they had old meat that was not in proper packaging. The property managers recommended a meat company that has fresh local meat, the cows are roaming around in pasture land in back of the store as a result, the meat was fresh. You have to get your meat from, the prices are cheap. For groceries drive into the town with the large grocery store, the property managers can direct you to it, I forgot the name. One last thing, there were a few roaches in the kitchen, but the places was very clean, not sure why they were there. Hopkins Bay Resort is definately a spot to get away from it all, we will definately visit again, we had a great time.

Wonderful beach and pools! Hopkins very friendly village. Everything is in walking distance.
Only concerns are the poor road into the place and the disregard for proper disposal of garbage.
Great central location for exploring. We canoed on the Sittee River, snorkeled on the reef, visited the howlers at Monkey River, saw manatees mating, ate fruit off the trees etc, etc.
Great unit! We rented a top floor close to the beach. Luckily no-one else was there, so we had the run of the place. Otherwise we would not have had kitchen access. -

We had a fabulous stay at the Hopkins Bay Resort! The grounds were beautiful and the accomodations were comfortable and roomy for a group of 7 people. Each bedroom had its own large bathroom and all rooms looked right out onto the ocean which was steps away from the front door. The kids enjoyed the two pools and the beach. We enjoyed the culture of the Belizean people who were all very friendly and helpful. The staff at the resort were awesome as well! They felt like family after the week was up!

The villas are extraordinary - bigger than a home. Clean, spacious, beautifully appointed, well equiped and have clear sight to the ocean. Great porches and balconies to enjoy it all. The is the perfect family or group of friends vacation destination. Each Villa sleeps 6-8 comfortably. The cooking facilites are good and there are vendors that come right to the door to supply fresh fish. Town is close with grocery stores. The restaurants are plentiful and very yummy - especially Rob's, upscale and 4 star! If you want to relax and have the option to do a mulitude of fun and interesting excursions, this place fits the bill.

We had a great time, the accomodations were first class and the staff was fantastic. We toured the river, climbed up the mountain to a mountainside waterfall and pool for a swim. We went scuba diving and fishing twice. Afternoons were for relaxing and cocktails. We ate mainly in Hopkins via bikes and also ate in the resort a few times. The people of Hopkins are some of the nicest I have met in my travels. No need to be worried at visiting the town at night. My wife left her purse in a crowded restaurant in Hopkins and went back an hour later to find it waiting for her. The food, people and climate of Belize made for a fantastic vacation for us.

What a great experience, this was our third time to visit Belize and thought this was the best of them all. The villa was so comfortable and the view was tremendous, the sun rise over the sea and the sunset over the mountain range. The staff was great, coordinated all of our trips and told us teh best local places to visit and eat.

Hopkins Bay Villas are perfectly represented in all of the pictures. You can be outside all day at the beach or pool, out in the sun or under a palapa. Swimming in the ocean was the only way to begin and end the day. Everything you could want is provided in the house which is clean and very well maintained. I have been in February and July and the weather has been great. During the course of a week, there are usually a few brief showers which are a perfect excuse to sit on the deck and take it all in. The Butterfly Spa is a must for a good massage. The people of Hopkins are lovely - they complete the whole experience.

The management was in the midst of a changeover so the check in and some services were in a bit of dissaray, but the villa was spacious, the furnishings were first class and the grounds were beautiful. The pool area is very nice and right on the beach. The village is charming and the people very freindly. The managers helped us arrange fishing, a catamaran snorkeling trip, and several hikes to jungle waterfalls. The villa offers views of sunrises and sunsets. There was a nice restaurant and pizza place right next door, and other restaurants are within walking distances. For a village the size of Hopkins we were amazed at the variety of dining options. Overall this is a nice place to explore both the jungle and the ocean.

We've been to Hopkins Bay Resort several times. We miss the Restaurant, because they had good food and friendly staff. The entire staff at the resort has always been very nice. The town of Hopkins has several interesting restaurants and resorts, that we enjoy. Fishing and snorkling is a must. The water is clean and clear. It is our favorite vacation spot.

Our family had a very nice,relaxing vacation. The pool was really pretty and so nice to lay around and look out at the ocean. The beaches are also very nice. There are several tours that are great for the whole family. We really liked the cave tubing. What an experience. I would recommend it for a great family vacation.

The property had a great set up and was very clean. The staff was exceptionally friendly but the locals are probably one of my favorite parts of the destination. It is not a typical tourist destination with all the commercialism. The people are genuinely kind and down to earth. Everyone is willing to talk to you and answer questions. The fact that English is their native language makes it easy for those of us who don't know anything else.

Our stay in Hopkins Bay was unique, interesting and adventurous. The villas are spacious and well-maintained and sit right on the sea. It was great to be able to speak English to the townspeople. Feels much more comfortable to be in a country where you understand the language and can get to know the people. Went sailing, fishing, snorkeling and dancing. Saw monkeys and tropical birds in Monkey River.
Restaurants offer fresh local food. Friendly people.
Plan to return in March of 2011.
This is not your typical over-developed resort town. It is still a village. Enjoy !

This was the best vacation I have ever taking. The resort/property was amazing with every amenity you could want. The entire house was decorated very nice with and the resort property was beautiful. The excursions were events that you could not do anywhere else in the world. We climbed a mountain to find a cool swimming hole at the top, explored a cave where we viewed ruins, did the river/monkey tour that took us in the jungle, and rented a catamaran where we snorkeled and sailed. In addition, the food was very good with a variety of restaurants close by. All in all, just a great experience that I highly recommend.

What an amazing resort home nestled along the beaches of Hopkins in Belize.
Friends invited us for a quiet and delightful time at this upscale beach front resort. The dining and service was exceptional. The facilities were clean, fully stocked and comfortable. Our upstairs bedroom had a long view of the quiet beaches, wide water views. The temperature was perfect at this time of year. And for warm mid days the house had many quiet fans. The property is meticulously kept. The community is guard protected. The locals are friendly and charming.
If you are looking for a place to really get away, this would be it. Great honeymoon spot too! -

As a person that travels to the Caribbean regularly, we have mainly gone to Mexican destinations such as Cancun, Cozumel, etc. - but with the ongoing violence and kidnappings in Mexico, we were seeking a safer alternative.
What a gem we found in Belize and specifically the Hopkins Bay Villas. Even the furthest Villa is probably only 100 yards from the water with an unobstructed view.
The locals are all English speaking and very accommodating, polite and just truly great people.
The little town/fishing village of Hopkins is very quaint and while most of the homes are quite small and some with dirt floors, the people are very happy and couldn't be nicer.
We swam with the Manatee's right off the beach behind our Villa and we took a boat into the mangroves to see Crocodiles, birds, etc. as well.
Snorkeling was great and while I don't sea fish, others that did loved it.
I Highly recommend Belize and this location. -

Although we have travelled to numerous countries and also many parts of the us, this was one of our best if not the best vacation we have had. We spent a week at Hopkins Bay Resort and enjoyed every second of our stay. The villas are gorgeous, airy, clean and very well maintained. Every bedroom has large glass doors with a view of the beach and ocean. The decks are wonderful to enjoy in the mornings or evenings with a cup of coffee or a drink. Each of the bedrooms is well furnished with a king canopy bed and adjoining bathrooms. The kitchen has all the amenities plus granite counters. The staff go out of their way to help and we had great service. We lounged around the pool, walked on the beach and enjoyed the local restaurants and community. When we wanted something more active to do, we went on hikes, visited a local national park, tubing, zipling and took a boat ride to a nearby caye (island). The kids had a blast snorkeling. This was an extremely enjoyable and relaxing vacation. We are eagerly looking forward to our next trip to Hopkins.
