Luxury 4 Bedroom modern villa with large 10 x 5 private pool/jacuzzi, fully air conditioned. This beautiful villa is designed for small and large families and groups of all ages. The villa is a spacious and airy home that is comfortable in all seasons. By day or night the pool and gardens are stunning and will make the days you stay special.

The open plan living area which has 2 large leather sofa's which seats 8 or more people comfortably, marble tiles throughout, a wall mounted 42" LCD TV, Satellite, DVD, and a surround sound system making this a comfortable living area, the dining area seats 10 people.

A fully fitted Europea...n kitchen has all the facilities for simple cooking or entertaining, hob with seperate built in oven, microwave, fridge/freezer, water machine, pots & pans, cutlery, also fitted with a dishwasher so nobody has to wash up at the end, and of course the BBQ is a popular choice with wonderful local seafood both cheap and abundant. A seperate utility room has a hot water washing machine, laundry baskets, iron & ironing board, there is also a safe to keep your personal belongings secure. And plenty of space to store suitcases.

Downstairs has 2 x bedrooms, 1 Double bedroom & 1 twin bedroom, upstairs via outside stairs has 1 Double bedroom & 1 twin bedroom, all bedrooms have en-suites, air conditioning & ceiling fans, TV's & DVD's. Bedrooms on the 1st floor have a small fridge for convenience. Linen and towels are provided.

The master bathroom is ideal for large and small families, hot water power shower, sink, toilet, cupboard for storing towles (which are provided) all bathrooms have non slip tiles or sandwash, so no accidents.

There is an office area with free wifi Internet, printer and on the wall moniter screen.

With large opening patio doors leading onto a sheltered patio area with comfortable seating and dining table, the spacious garden features a private pool 10m x 5m with a Jacuzzi at the shallow end. There are various seating areas with or without shade, sun loungers and parasols around the pool area. There is a gas BBQ outside, plenty of outside lighting around the garden and pool lights, there is also an outside shower and toilet. The house and garden areas are not overlooked, the villa is a private and secure home environment, this is a very natural environment for kids to play in and outdoors any time of the day.

And for extra entertainment, upstairs there is a 8 x 4 pool table which is on a large covered terrace area with comfortable seating and a dining table, and natural views of the surroundings.

The villa has an alarm and safe to use. The villa is situated on a quiet site, with 24hr security.

Cot and Highchair available.

There is a local shop just outside of the site selling water, toiletries, beer, pop any many more basic food products. A local taxi service is available just outside of the site, that will take you into town for about 200 baht.

Complimentery with your stay: Pool cleaned twice a week - Gardener - Free wifi - Satellite TV - * 40 units of electric a day (anything over this will be charged at 7 baht a unit) - Water - Meet and greet service.

* Electric meter will be read at the start of your holiday and again at the end of your holiday.

There are many beaches in the Hua Hin area which provide everything from Banana boats, Jet Ski's, pony rides, massage and beach side restaurants, local attractions include the elephant village (5min walk from villa), fishing, temples, thai boxing, Quad biking, go-karting, thai massage, spa's, and a newly opened water park. Hua Hin is one of the golfing worlds best kept secret, there are 8 world class courses all within easy reach of Hua Hin.

Hua Hin is geared towards families, couples and those wanting something different. In town there is an array of shops, shopping centres, street vendors and excellent markets, there is an abundance of restaurants offering a variety of foods, thai cuisine, western food and fast food outlets.

Hua Hin is an exquisite peaceful holiday venue and full of natural beauty, for anyone to discover.

An allowance of 40 units of electricity per day is included in the rental. Any electric used above the 40 units per day will be charged at 7 baht per unit, this is to discourage people leaving the air conditionaing on 24hr.

Long stay discount 10% if length of booking is equal to or more than 21 nights.

£50 Re-fundable damage deposit.

  This is a great villa with enough space to give everyone room to breathe.The upstairs rooms are independent enough so suited my Grown up ?children. Good pool and as villa is on edge of smallish development you are not overlooked or crowded.We found it very easy to get taxi/pickup to take all 7 of us anywhere.

  stayed over new year with family and friends, was even better than the pictures and spec stated. lovely large pool , loads of room easily catered for a large hogmany gathering we had, everything ready for our arrival and all details finalised on time before our departure. excellent service from ted, loads of little extras available ( tea,coffe, soap powder, dishwashing powder ) all there for our arrival, loads of towels, lovely quiet location ,tuk tuk at top of the road if you ventured out., probably shouldnt say it but compared to others we looked at was vastly underpriced, will certainly be back

  Fantastic Villa

  Had a 2 week stay with family & friends. The villa was as advertised, the pictures were a true reflection of the property. The pool was large for a private villa. All we needed was in the villa. Ted (on call manager) was on hand for any issues a great support. Only problem (as was pointed out in the villa details) could be the distance from the town, however local took took at the top of the road £4 to town can seat up to 12.

  Golf Vacation - Hua Hin - Black Mountain

  We had a nice golf vacation in this fantastic Villa. Location is just perfect for any golfer as there are many golf courses near by and the best one (Black Mountain) is only 10 mins away. The villa was just as good as it looks in the pictures and everything was clean & tidy. Ted was really helpful to aid in any issues promptly. I would not hesitate to recommend this Villa to any of my friends.

  Excellent villa but shame about the local representation

  We booked this villa in November 2011 having been to Thailand on numerous occasions. We knew where the villa was only about 4-5 minutes drive from the town. The villa was clean and tidy and any issues we had were dealt with as quickly as possible (well as fast as they can be with Thai people!)
  
  Our only gripe would be the local representation that was used. The gentleman employed was quite crass in his language and swore alot in front of our female friends which was quite of putting. Our electricity meter reading was also calculated wrong, event though we tried to challenge the local rep about this because of his dameaner whcih just left it. All in all this is an excellent villa just try not to have much to do with the local rep.
