OSBs can be booked within a calendar month of the start date of the holiday. "Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. A very pleasant surprise to find such a fabulous cottage. Don't be fooled by the exterior looks as inside is fantastic. A huge room combining a lounge, dining area and kitchen area. Two very comfortable bedrooms that are very well equipped and the master bedroom being en-suite shower room. Another bathroom next to second bedroom. A little difficult to find but all in all, a really nice place with a safe enclosed,back garden which is mainly decking.Sensible & courteous parking is needed by all residents! Ramp down to door entry would be advantages for the disabled.

The cottage was alot larger than it looks on the internet and beautifully presented. Everything you could want was provided, the beds and sofas were very comfy - it was particulaly good not to have leather sofas which we have always found cold! We liked the fact that the twin room was as luxurious as the double which is not always case in holiday properties. Our small dog with 'houdini' tendancies loved the suntrap walled garden, as did we all. We enjoyed our stay immensely it is only the fact that we now have 2 dogs that we will sadly not be able to return. Briar was in the perfect place to tour the whole of Cornwall, a great place to stay.

We booked an autumnal break in early October, to recharge our batteries, just my husband and I and our beloved pet Ted, a very well behaved Jack Russell.
The accommodation was good, plenty of space, although the sofas were very grubby and in dire need of a good clean. I blame this upon previous guests who perhaps weren't so fastidious about keeping their pets off the furniture, as the sofas dis smell very 'doggy'. Personally when hiring a cottage where the owners are kind enough to accept pets, we take along clean decorators 'drop cloths' and cover the sofas just in case the dog decides to sneek up there during the night.
The cottage itself was extremely clean, with plenty of cooking utensils available. The bedrooms were large, the master having an en-suite. The main lounge/dining/kitchen area was open plan, with central heating throughout the property. The main area having a log burning stove for use during really cod weather. We were lucky enough not to need either as the weather was kind to us.
There were double glass doors that opened out onto a lovely garden space. The owners ask if hirers would kindly water the tubs and baskets, just to maintain the colourful display. There is a deck area, and at the bottom of the garden a small barbecue area. The who of the garden being securely fenced in to prevent escaping toddlers or pets.
We didn't have the pleasure of meeting the owners or their representatives during our stay, which was a pity.
Although the cottages back onto a quarry, we weren't disturbed by noise or excess traffic. We enjoyed visiting parts of Cornwall we haven't visited for a few years, and would certainly re-book this property again.

This is a great barn, good location - thought the directions could be a bit more specific as sat nav tends to go a bit mad once you come off the main roads.
Huge barn and the central heating is great. Bedrooms and beds are great, the bathrooms are adequate but don't seem to be as contemporary as the rest of the barn. Certainly for a family this would be great but as we were a couple we had a bit too much space.
It wasn't clear that there were three barns, one either side of the Briar - it seems from the description that there are just two barns on the complex.
The cleaners were waiting outside the barn just before 10am on our departure day which felt a little bit like we were being hurried (which we weren't) and made the stay feel a bit impersonal.
I highly recommend visiting the Owl sanctuary just up the road.

The cottage was lovely although we arrived to find rather a l;ot of flies. The amenities were great, the 'walled garden' was excellent - so peaceful to sit in on a sunny evening. The cottage had a very relaxing feel and we felt a home. The location was very good - far enmough away from the hutsle yet close enough to get to see things.

Cottage was in excellent order, clean and well equipped. The location was great, nice and quiet just how we like it, but not too far away from the tourist trail.+
The outside space was well kept amd private and great for meals al fresco.
I can't fault this cottage at all and thoroughly recommend staying there.
