Spectacularly located luxury restored stone boathouse located on the private shoreline at Kingsburgh, Isle of Skye. The loving restoration of this historic property was completed... in 2010 and is now available as a private retreat or romantic hideaway for two people. It is graded 5 stars by VisitScotland and is arguably the loveliest and most luxurious small private self-catering cottage in Skye.
No expense has been spared in creating a world class haven - honouring the magnificent setting which offers views of Skye's majestic Cuillin mountain range as well as northwards to the Outer Hebrides. Additional Location Information
The Boathouse is on the lochside, down a private track which is shared with the owner's house. The Boathouse is very secluded, as the slope of the land means it is not overlooked. There is a private parking and turning area right next to the gate which leads to the cottage door. Although the track is not bitumen-surfaced, it is quite safe even for low-slung vehicles; in recent years there have been quite a few classy sports cars there, which have enhanced my street-cred in the locality! It is about half a mile to the main road and some intrepid guests have stayed without a car, having arrived by taxi, and using the local bus service. Mountain bikes have also enjoyed the trek up the hill. The Kingsburgh Boathouse is 8 miles north of Skye's main town - Portree - and can be reached in 15 minutes, by car. There are some sheep in the field beyond the cottage gate and, seaward, the lure of watching for seals, porpoises and the otter. The seabirds are a special joy.

Fabulous location and experience
The Boathouse was superbly equipped and the tasteful design and decor added to wonderful location, close enough to help us to get the best out of Skye.
We felt thoroughly spoilt during our time there and left feeling relaxed and rested.

A wonderful escape!
From the stunning approach down the track to the boathouse (very easy to drive in a normal small car) to the fabulous welcome pack to cover all eventualities, we couldn't have asked for a better welcome to Kingsburgh.
The location is amazing - from watching the beautiful ever-changing weather, the wide range of bird-life and the seal, to the ease of access to nearby Portree (no more than 15 mins away) - we couldn't have been better placed to explore the Trotternish peninsula (which has some fantastic walks and sights) and beyond.
Carol has done a wonderful job on the boathouse, which was truly stunning and very comfortable - most days it was difficult to get out of the door and leave the amazing views.
We'd love to return, just need to work out when we can get back!
Blissful, luxurious peace and tranquility.
We have just returned from an utterly luxurious, memorable stay at the Boathouse. From the moment we stepped through the door we knew we had scored a winner. The location is superb - conveniently enough to get to Portree quickly, and handy to get to lots of other spots around the island. The cottage is super- comfortable, from the lovely Super-king size bed to the bath big enough for two overlooking the loch. The Boathouse is equipped with everything you could wish for, but really you just want to look out at the views of the Cuillin, the loch and the wildlife. On our last two nights we had clear, cold weather and th night skies were lit up with the most beautiful display of stars I have ever seen, living up to Skye's reputation as a Dark Sky location. We were sad to leave but have a host of wonderful memories, and we will return, I am sure. Thoroughly recommended and full praise to Carol and her partner for the amazing renovation job they have done on a lovely building.

Scenery, solitude, luxury
We could not have been more pleased with the Kingsburgh Boathouse. The location was outstanding and the Boathouse was beautifully presented with some delightful touches. The weather was kind and we enjoyed 6 days of spectacular walks, even venturing on to the Cuillen ridge. Everywhere was within reach and Portree was only 15 minutes away. We could not tear ourselves away from the views from the house and ate in every evening. The wildlife remained elusive but the peace and quiet and the feeling of being away from it all more than made up for that. Carol has thought of everything and reading the story of the Boathouse's conversion confirms that this has been a labour of love. We most certainly hope to be back again one day.
The Perfect Holiday
We stayed in the Kingsburgh Boathouse for our honeymoon, and it could not have been a more perfect get-away. The accommodation was fantastic! Very clean, new, and cozy, but most of all very romantic. The setting and the views were unparalleled -- like a front row seat to the drama of Skye.
For anyone wanting a romantic get-away, this is your place. We can't wait to go back!
A relaxing holiday in a beautiful setting.
The house was one of the best houses we have stayed at in Europe, and we have been in six other countries on this country and would say it is on a par with those of Canada and america by way of amenities.
The welcome pack was exceptionally good as well as the numerous toiletries provided.
The location is outstanding, and the view from the house will stay with us for a long time. Because of the location it was a very relaxing peaceful week.
Carol was not there all week but she was very helpful later when required.
The tranquillity was the best aspect, we would have liked more good days, we had 3, however you do not do to Skye for the weather but we could appreciate the beautiful scenery better when the rain was not obscuring out view.

A memorable fortnights stay in a spledid location.
A very well appointed building in a delightful position. We had supper outside on one evening in the sun and in front of a log fire with sleet outside the next; both were a joy. A snag with the broadband was sorted out by Carol personally. Roger had an unforgettable days brown trout fishing way up in the hills with local Kingsburgh ghillie. We found a fresh fish outlet in the road behind the Co Op in our second week. Talisker distillery trip a hit : we are now sold on 'peaty' Scotch - there is a good Oyster shop half a mile beyond the distillery.

The setting of this boathouse is stunning. Every window in the house has a view. The surroundings are so peaceful and quiet its the perfect get-away. The house itself is delightful, full of home comforts with a luxury touch. Only a 15 minute drive to the nearest town. Highly recommended.

It's a great place, very comfortable, huge bathroom. It's not cheap but then you wouldn't expect it to be. We used up all the firewood and Carol gave us more but we still ended up buying another bundle.
To summarise: a great place for a couple to get away from it all.
Absolute Heaven, even in the February storms.
Given the weather forecast and conditions on the way over we were slightly apprehensive about the thought of a February week in Skye. But it was great to snuggle up in the historic boathouse, with the wood burning stove on, while we watched the wind and waves out the window.
The property is superb and facilities are superb and we ate in most days because cooking never seems like a chore when you can watch the sea out of the window.
Woke up one day to see the otters feeding on the beach just 20 yards from the window, and when they left they were replaced by a seal!
Carol has a superb facility and while her own property is only up the track you think you are the only people in the world.
It might not be the cheapest place to stay in Skye but treat yourself, you wil not be disappointed.
We had such a lovely and peaceful stay at Kingsburgh last month. The house is thoughtfully and comfortably furnished throughout - with a bathroom to die for! - and is in a truly beautiful location. We were lucky enough to experience some wonderful sunsets during our all-too-short stay, and didn't want to leave. Will definitely be back.
A perfect stay!
I cannot recommend the Kingsburgh Boathouse highly enough! The location is outstanding and real care has been taken to ensure you get an amazing view through each window!
The boathouse is furnished to a high standard and the kitchen is fully equipped with everything you will need for a week away.
Carol was an outstanding host; rearranging our booking when needed and providing us with additional kitchen equipment for dietary requirements. The addition of wine and all the other goodies were a welcome surprise!
My fiancé and I got engaged at the boathouse and we are very much looking forward to our return after our wedding!

Breathtaking and Private
Thanks to Carol, we had an amazing Pre-honeymoon Honeymoon! Staying at the Boathouse for a few days before getting married on Sligachan Bridge was by far the most wonderful experience we could have asked for. We are american's looking for a special place to be married and we certainly found it! The Boathouse is just gorgeous..so quiet, so relaxing. We enjoyed the sheep coming to visit and seeing a couple of Otters was a highlight. Our wedding was perfect and we can't thank Carol enough for all she did to make that dream a reality. We will be sure to come back on an anniversary to celebrate and relax. It is certainly the perfect place for those who want to enjoy the gorgeous scenery and peacefullness of this special place. Dan and I just loved everything about it.

Luxurious accommodation in a spectacular setting
I have difficulty conceiving of a more ideal vacation rental than Kingsburgh Boathouse. The location is beautiful and the boathouse offers excellent views of Loch Snizort from it's many windows. The view from the bath is amazing. The boathouse has been restored to a very high standard and offers luxurious accommodation. The downstairs living area is spacious and comfortable with a good sound system, TV and DVD player. The kitchen is very well equipped and it's easy to prepare your own meals when not dining out. When you are on an extended trip, it's great to have laundry facilities and the washer/dryer in the boathouse worked well. The bedroom is located upstairs and has a large, comfortable bed and a delightful sitting area where we enjoyed our morning coffee and late afternoon wine. The bath is large and contains a walk-in shower and a tub with a spectacular view. Kingsburgh proved to be a good location for exploring Skye. We enjoyed the Old Man of Storr hike, a trip to Dunvegan Castle and a boat trip to Raasay. Walks from the boathouse are a treat. I had a great time trying without success to find the hut circles and Prince Charles's well noted on the O/S maps but did get a great view of Caistel Uisdein and had a wonderful time exploring the surrounding countryside. Carol is a truly exceptional host and has provided many thoughtful touches to the boathouse. Frequently self-catering accommodation has no supplies whatsoever or partially used supplies from earlier guests, including many well past their "use by dates". That was not the case at the boathouse, none of the opened supplies were stale and Carol provided many new provisions to get us started. The sparkling wine was our favourite. It's a good idea to go by the boathouse before buying additional supplies. My only complaint is that our week passed far too quickly.

A peaceful haven
Again, what can I say that others haven't already said?
The boathouse is at the end of a track and has views from every window!! The first holiday we have spent where we would have been quite content to stay at the boathouse for most of the week. We did venture out ( super location for exploring Skye) but not as much as we normally would on holiday. Only people seen by boathouse all week were a family on the beach one afternoon and a couple further along the beach one afternoon.
Well furnished , with all you need to relax!
Owner on hand to deal with any problems should they occur , but leaves you to enjoy the solitude.
Delightful in every respect!
An idyllic, spacious and tranquil hideaway for two, very much off the beaten track. Carol, the owner, clearly put a great deal of thought into every aspect of this renovation project and it has paid dividends. The location, the views, the design and the facilities are perfect for those who want to escape and to experience Skye at its best. Pricing is at the luxury end of the scale but is worth it.

The boathouse was everything that we hoped for and more, with spectacular views from all the windows, and 5 star furnishings
The location was perfect and we had wonderful sunsets, with internet access and landline if needed.
Portree is only a short drive away with a supermarket and cafes, hotels and restaurants.The views and Coral beaches near Dunvegan Castle were a wonderful find
From the first contact with Carol, we had superb care and the welcome pack was 5 star as well.

The boathouse is an awesome place to stay and we have just stayed for our second visit and would love to visit again.
The boathouse is situated in a remote location, but the owners house is on the road down to the boathose so you don't feel too remote, but are not overlooked and is also only 15 minutes drive to Portree for the supermarket.
We did not eat out due to the facilities of the boathouse and you honestly can't find a better view in any restaurant!!!
Try the fishmongers van found in Portree's co-op car park sometimes, for fresh fish, his scallops were great.

Another fantastic week at the Kingsburgh Boathouse !
We decided to come back to Skye in 2012, following a lovely week we had last year. From the moment we rebooked the accommodation until the unfortunate time when we had to leave, the Kingsburgh Boathouse continued to pass all expectations!!
The booking process was easy and straightforward, and we were welcomed back to the property with a lovely note, and some provisions, from Carol.
We had another fantastic week ! - Wonderful sunsets from the Boathouse, lovely views across to the Cuillins and watching the sheep, lambs, hare and even the sea otter from the dining room table.
We ate out most nights including the Loch Bay Seafood Restaurant in Stein and Sea Breezes in Portree. We feel the Boathouse is perfectly situated as it's only about 10-12 minutes to Portree where there is the Supermarket, café's etc.
We would not hesitate to come back again !
The most romantic,scenic and blissful place we have ever been...
from when we first contacted carol I was sold on the Boat House, she was welcoming from the first point of contact and this was continued throughout our stay. The house is beautiful but the scenery is even more spectacular this was helped by hot weather, no midges and picture perfect sunsets everynight, we were truly blessed! It was the perfect place for our honey moon and I would recommend it to anyone and everyone. please take Carols advice on trips etc as she knows her stuff we did the most amazing boat trip on her advice and it was fantastic... thank you so so much carol, we would love to come back one day...

A wonderful, peaceful retreat.
The Boathouse was a wonderful retreat with spectacular views from every window. The accommodation was spotless, with a well appointed kitchen, large bedroom and ensuite bathroom. There is also a handy downstairs toilet/utility room which was useful.
We spent a fabulous week at the Boathouse and can't praise it enough.
An exceptionally special and idyllic location, we didn't want to leave.
Just spectacular !
We spent a truly fantastic week in Carol's Boathouse - cosy during the gales with the log burner on and within easy reach of the brilliant Trotternish ridge when the sun popped out (good walks were aided and abetted by the extensive range of maps thoughtfully supplied).
Views in all directions give the feeling of real remoteness and we were lucky enough to share the first few days of a couple of very new lambs just a few yards away.
If you're thinking of booking the Boathouse, just do it!

We spent a week at the Boathouse and we loved every minute of being there.
The Boathouse has been restored to a high quality and is very cosy and welcoming. On arrival, we were delighted to find supplies, toiletries and everything ready for us - the attention to detail is far more than we expected.
The location, as can be seen from the pictures, is right next to the sea - tranquil and relaxing. On an evening, we either lit a wood fire or put the underfloor heating both of which worked very well.
The bed is huge as is the bathroom but retaining such a nice character in the house.
You should not hesitate in booking this property - we will return.

Carol has managed to combine luxury with homeliness in a truly unique package.
While it might at first look pricey Kingsburgh is well worth the money.

A wonderful place to see in the New Year
We arrived in a howling gale and left as snow was starting to fall, and had every sort of weather in between, but we couldn't have been in a better place to see in the new year. The boathouse has been beautifully and luxuriously restored and the underfloor heating and log burning stove made it really cosy and welcoming. There are fabulous views from every window and it was so special to be able to watch white tailed sea eagles from the breakfast table! Carol has thought of everything you could possibly want and the welcome pack was very generous. We really appreciated the Christmas tree too - thank you Carol.
Kingsburgh is a tiny place, but we found the boathouse easily, and its just a short drive to Portree. Its in an idyllic location, right at the water's edge.
If you can tear yourself away from the boathouse, and want a treat, we would recommend eating at The Three Chimneys. Its not cheap and you need to be prepared for a long drive as its located outside Dunvegan in a pretty remote location, but its well worth the effort to get there.
We thoroughly enjoyed our stay at Kingsburgh Boathouse. If you want to get away from it all, but still have all your home comforts and much more, there can be no better place to stay.
A peaceful and luxurious retreat!
The Boathouse was everything that we hoped for. It provided a wonderful sense of being 'away from it all' yet has everything (and more) necessary to make a stay extremely comfortable. The ever-changing loch drew us outside at every opportunity and it was mild and calm enough to spend a lot of time watching the way that the light gave contrasting views of both the Cuillins in one direction and the Outer Hebrides in the other. Sea Eagles flew right past the boathouse on successive days and a Golden Eagle floated across the loch on another. The telescope was much-used, revealing Great Northern and Red-throated Divers, Mergansers, Little Grebe, Scaup, Wigeon and the ever-present Greylag Geese. Mammals were represented by Seals, Hares and Stoat.
We were reluctant to leave the boathouse, and restricted ourselves to local walks and a visit to Uig and Waternish. One week was not long enough and if we had the funds we could happily stay for a month with a stack of books to see us through spells of poor weather and the ipod docked onto the sound system. A fantastic place borne out of one person's vision and persistence. Carol has done something very special here.
a great get away!
Instead of extensively exploring the Isle of Skye, we were seduced by this great house to stay indoors more than we had expected, but this was no problem at all.
The place is so comfy and well-equipped, it would be no problem if there was rain and storms all day long, you'd still be able to sit inside near the comfy fire and watch the world come to an end outside!
Even so, we managed to see a little bit of Skye and nearby Portree, and in that respect, the house id ideally located to explore the Isle without having to spend all day in the car, there is very good information available in the boathouse and Miss Boyle was more than helpful in providing useful tips on how to spend time in the area.
Definitely a brilliant place for people who enjoy a good read, nice cooking and a fantastic seaview from the the tub!

So good you want to keep if for yourself!
Everything about this place is just awesome. We stayed here for the first two weeks in October for our Honeymoon. We wanted something luxurious, peaceful, with spectacular wildlife and great views & good walks. We got all of this and were not disappointed.
The accommodation is first class, the photographs doesn't do it justice it's much larger than it looks. It really is a home from home, warm & inviting, Carol has thought about everything to make your stay very special, so much so we didn't want to leave! The wildlife, to name but a few, we felt privileged to watch a pair of Sea Eagles soaring over the lock & sitting on the rocks, otters playing & eating fish, hares running around the fields.
The weather was mixed but did not stop us from doing all we wanted. It is perfectly located to explore the Island and enjoy the magnificent scenery, walks and of course the wildlife. There is so much to do, a must is the boat trip from Elgol on the aqua Explorer, just over four hours you get to see the most amazing scenery, a trip to several islands including Rum where we saw the Stag Rut on the beach. We also saw Golden Eagles, Sea Eagles, seals, minke whales, porpoise and so much more. We will definitely be back.
Cosy and luxurious cottage at the sea
The Boathouse offers a luxurious stay in a great surrounding directly at the sea with views (and if you do not mind the temperature, a dip for your feet into the waters) of Loch Snizzard; it is a 15min walk away from the road between Portree and Uig (which is well hidden behind the shore hills), thus connected by local buses several times a day. The house is very celan and spatious (for 2 people) with an extraordinary bath tub-view, all up-to-date electronic facilities (flat screen TV, WiFi, iPod-dockinstation HiFi,...), fully equiped kitchen and a nice wood stove (logs were provided by Carol suff. for 1 week). We found it more than accomadating that even a range of food and drinks was provided in the fridge(for free!) on our arrival. It was a very relaxing stay and even without a rental car you may well get around on Skye using the local buses. The only minor drawback was the slightly worn-out matress on the huge gallery bed. You notice that someone really takes care personally of the house and its overall condition, resulting in a perfect mixture of cleanliness, personal style and modern interior design. Read more

Stayed there for a week. The weather was not great, but it provided us with a great excuse to stay in! We loved how quiet the place was. Some might think it a bit remote (20 min to Portree, not 30 as I previously wrote) but that was exactly what we had come for. Coming from London, where cupboards qualify as rooms, we were particularly impressed by the bathroom. Nothing beats a long hot bath after a day's walk in the wind! Even if wheather not great, the scenery was beautiful. Photographs rendered all the more dramatic under the lid of grey clouds, actually... amateur photographs will know what I mean.

What a great place to spend some relaxing time. Carol has turned this restored boathouse into a well appointed comfortable getaway by the water. We were within convenient driving distance of great walks, good places to eat and many points of interest. However we found we did far less traveling because the location and comfort provided by the boathouse.

We were amazed by all that Kinsburgh boathouse had to offer. Superb facilities and finish throughout. The location is quite, peaceful and right by the water. Provides the sense of being 'in the middle of nowhere.'

Where the sea meets the Skye
A wonderful holiday in an outstanding location, in a fabulous converted boat house. The views from the boathouse made it difficult to leave for a day out! The accomodation was excellent, and any small issue was dealt with promptly. The welcome pack was exceptional, and helped to make the stay memorable. The provision of a land line meant we could make local calls to book resturants etc. as I had no mobile signal on my network. If you have not visited Skye before be aware it is a large island and you will spend a fair amount of time travelling to places of interest.
Overall a 5*** holiday!

This title says it all really. You can spend hours with a glass of wine just looking out over the water. If you want comfort and the feeling of
isolation then this is for you.
Skye has lots to offer with good walking and fishing plus with some effort interesting wildlife can be seen.

Awesome Location, Class accommodation
We have just return from a great holiday on The Isle of Skye, made perfect by staying in the Kingsburgh Boathouse. The Boathouse is a magical place to rent, due to its quiet location, but not being too isolated, indeed Portree is only a 15 minuite drive for provisions. You will need good food and wine as you won't want to eat out, the dining room has a view you cannot match in a restaurant. Indeed all windows have great views and either the weather, the loch or the wildlife change by the minute. The bedroom and bathroom are lovely with a special bath and a morning coffee area where you are again spoilt by the views. We saw plenty of wildlife and loved the hares, the buzzards and even got a glimpse of the otter late one evening. In conclusion we loved the place so much we've had to book it for next year and can't wait to return.
Definitely merits a long journey
A beautiful, peaceful, comfortable haven with everything we could ask for - except good weather! We arrived just before a two day gale which led to a couple of local difficulties - quickly taken care of by the owner - Carol - who lives nearby. Carol provided excellent, unobtrusive service when required but otherwise left us well alone. Situated right on the edge of a sea loch there are lovely views, including some spectacular sunsets. It is located about an hour's drive from the Skye Bridge, twenty minutes away from the shops in Portree and handy to Uig ferry port. Everything in the boathouse is of high quality and very comfortable. It is very hard to put into words just how beautiful it is. The large bath room with a lovely large bath positioned to give a good view of the loch is one of many highlights. Whatever the weather you can be assured of a cosy comfortable stay in this beautifully renovated boathouse.
The setting of Kingsburgh Boathouse is superb and the interior equally comfortable. Although the weather was stormy at times we did manage to walk to the spectacular Neist Point and the Coral beaches and had a memorable meal at The Three Chimneys. It was a wonderful holiday.

My husband rented the Kingsburgh boathouse as a surprise for my 50th birthday, and it certainly did not disappoint. A beautiful, secluded place with lovely views. Very comfortably furnished with all mod cons and well equipped. A perfect and romantic retreat for a special occasion.

What a fantastic Easter week we had at the Kingsburgh boathouse !!
The location of the boathouse is magnificent - right by the side of the Loch and far enough away from the main road to feel remote, but not so far as to feel fully isolated. The easy access to the main Portree to Uig road means that it's easy to explore the rest of Skye.
The Boathouse has been finished to an excellent standard with Carol thinking of all of the 'home comforts' which make such rentals exceptional. Upstairs is the main large bathroom, with a double shower and fantastic bath (and even some plastic champagne flutes to use when in the bath watching the sunset over the loch.)
The bedroom is large, with a great double bed. There is a great wardrobe, large enough to store our cases as well as our clothes !. There is a seating area with great views to the Loch and on clear days across to the Cullin mountains.
Downstairs was equally fantastic - an open plan lounge and dining area leading into the kitchen, and then a separate hall and utility room The lounge is great with a log burning stove (which we didn't use), TV and CD player. The dining table overlooks the Loch and provides the perfect distraction for spending hours watching the birds, sheep and lambs.
We had not been to Skye before and were pleased that Portree was only about 10-12 minutes away. There is quite a large Co-op store there. Both Café Arriba (for coffee) and the Seabreezes restaurant were excellent. We also went to Loch Bay Seafood Restaurant in Stein - excellent food and Service. We would recommend booking restaurants though as at both Seabreezes and Loch Bay we saw people being turned away. Skye offers great days out - The boat trips from Elgol to Loch Coruisk and the Talisker Distillery were both very good.
Carol has made the Kingsburgh Boathouse a fantastic holiday cottage, and one which we will definitely be looking to visit again and recommend to others.
Exceptional location, warm, clean 5* accommodation
We stayed in the boathouse for our honeymoon. Despite a mix of weather we had an unforgettable time walking and exploring Skye. The boathouse is well located in the North of the island for walks such as the Old Man of Storr. The actual building is on its own private headland as shown on the website and in the pictures and has amazing all round loch views. This makes the boathouse really private and intimate. The boathouse has great features like underfloor heating as well as a wood burner, an extensive bathroom, a cosy seating area upstairs, a utility and a large TV (although we didn't use it). The welcome pack the owner provided was really generous and thoughtful which meant we did not need to shop until a couple of days after arrival. Large Co-Op supermarket available a few miles away with fresh fish sold in car park from a stall. Overall an exceptional location, warm, clean 5* accommodation that I would highly recommend.
Ideal honeymoon rental
We stayed at the boathouse for our honeymoon and had high hopes from the website info. We were not disappointed. Carol has done a fantastic job with the conversion and the spaces are both very generous and well appointed. As an architect myself I really appreciate the care and thought that has gone into this sensitively executed conversion. It is close enough to a main road to be fairly easily accessible but remote enough to feel like you are in your own little world (and totally free of any traffic noise). The owner Carol lives close by a little further up the hill and is easily contactable if needed but will not disturb you otherwise. The bathroom is very large with a generous shower and a particularly special bath. Double ended with an eye level window that looks out along the coast with no other habitations in view, you're free to sip champagne and watch the wildlife (seals and birds commonly and occasionally otters). The bedroom has a large double bed great for the taller like myself, ample storage, its own sitting area with sofas looking out over the sea loch and if weather permits views over the Cullin Mountains. The kitchen and lounge have everything you could want and the log stove (with logs supplied incl) adds great atmosphere even if you're not cold thanks to the underfloor heating. Little extras are provided such as dressing gowns and slippers, maps and local guides and a wealth of info on things to do bike/canoe hire etc. In fact if you bring a kayak the boathouse still has its old slipway and stone beach. This is a class act, my advice is get in quick before the price goes up.
Perfect accomodation in Outstanding Location...
The boathouse provides contemporary & high class accomodation standards in a wonderfully restored old building. Every detail both internally and externally has been considered from a well equipped bathroom with views of the Loch, to a fully modernised kitchen and a spacious, cosy living area with log fire. The location should not be underestimated, you truly get the sense of isolation and being surrounded by nature...but with the benefit of being 20 mins away or so from Portree. Carol has done a great job in this renovation programme!

Location, Location, Location!
The cottage is beautiful and exactly as described, if anything it is more specious than the photos are able to show. Traditional features are mixed with with modern touches and all the mod cons you'd expect at home. The downstairs toilet/utility space is a big plus when returning from walking with wet or muddy clothing. The views from every window are superb even though the weather wasn't fantastic and having the log burning stove is a nice touch but the house was always warm and cosy without it. It would have been easy to be tempted to convert the boathouse into a two bedroom accommodation but instead Carol has provided a fantastic sized bedroom and bathroom upstairs that feels like a suite in any top end hotel.
There are a range of great walks in the area easily suitable for the time of year and although some of the local restaurants aren't open out of season, the local butcher's and a large Co-op in Portree meant we were able to get local fish, duck and venison and other tasty treats with ease.
In summary, we had a great holiday and we've already booked again for next year - what higher recommendation could there be?!
Snuggled up in the snow hearing waves break
I drove through the start of Scotland's Big Freeze to reach Kingsburgh and wasn't disappointed. I should point out straight away that I'm a journalist and a friend of Carol's and Im writing a review of her renovation project. That definitely makes me biassed. But I doubt anyone has ever had the privilege of testing out the claims made for a newly fixed up cottage in minus 10 degrees in Scotland before. So I can testify the under floor heating is sublime. The views are so bewitching I forgot to write till it was dark. The bed is so huge I missed my husband. And the walk up to the main road to my marooned car was actually a wee treat. I should say almost everyone has had problems getting the normal car up icy slopes. But I guess if you are coming this winter you should prepare for a bit of walking up and down. Carol's neighbour took my stuff (and me!) up on the back of his quad. So I had no problems. For slightly hardy types who like the great outdoors with the luxury of warmth, proximity to water and great views of landscape and wildlife, this is perfect.
My title says it all, it really was faultless - and perfect, beautiful, luxurious, cosy, romantic, isolated. If you're looking for a remote, romantic, atmospheric retreat, surrounded by nature, but with the luxuries and cleanliness of a five star place, then this is for you. We stayed for four nights in November when the island is quiet and the weather sways between gusty, dramatic and bleak (in a romantic sense) and blue-skyed, calm and beautiful.
In terms of the accommodation, you can see on google maps that it really is on the edge of the water with no immediate neighbours. Carol, who owns the boathouse, lives in the big house nearby, but in no way did that impact on our privacy.
It has been lovingly and carefully restored. The bathroom is big and beautiful with expensive fittings, plenty of hot water and a powerful shower. The bed is Vi-Spring, say no more, and the pillows and linen are top quality. Downstairs has a lovely wood burning stove for cosy evenings and a big squishy sofa. And it was spotlessly clean. Views are stunning from every window, the closeness of the water is unique in my experience and utterly hypnotic.
If you're looking to be close to lots of restaurants and pubs then be warned that all of them are a fair drive from here (and many are closed during winter months), but then that applies to most of Skye! We didn't care because we didn't want to leave the boathouse (!) so we stayed in and cooked every night and enjoyed the log fire and buffeting winds outside.
There are all the practical things too, a fully equipped kitchen, a washing machine, drying room, big fluffy robes, books, TV and DVD player etc.
We would definitely go back and would have loved to stay longer. We can thoroughly recommend the boathouse.
A paradise of tranquility.
My wife and I stayed at the Boathouse for one week and found it to be the perfect 'get-away' destination. If you enjoy peace, nature and beautiful sun-sets, then look no further. It is well situated to access the beautiful scenery of Skye and beautifully decorated throughout, with a very cosy log-burning stove. Stunning!

Absolutely breathtaking and a romantic location for a honeymoon.
My husband and I had our honeymoon atThe Boathouse. We couldn't have asked for a more romantic location. There was no other holiday makers or locals around us at all. The Boatdhouse was perfect in every way. Lighting the log stove is a very romantic way to spend an evening. The wildlife is amazing around the Boathouse and an ideal location to draw, paint or write with it's picturesque views across the water. We would certainly love to stay at The Boathouse again.
Fantastic cottage - amazing location
Our stay in the boathouse was perfect in every way - spotlessly clean, beautifully furnished and the best bathroom we've ever had! For all the luxury of the house itself, the best thing about our stay was the peace and quiet - and the views - you really feel you are all alone, although you are only a short drive away from Portree.
Carol made us feel so welcome, and the thoughtful touches she provided were very much appreciated, and too many to list, but we especially liked the fresh flowers and breakfast supplies. We'll definitely come back to stay!

Perfect Honeymoon Hide-away
We travelled to Skye for our honeymoon, hoping for a secluded break in a luxurious location.
We were not disappointed.
The Kingsburgh Boathouse is fantastic; the interior has been renovated to the very highest standard, and was spotlessly clean. Every window offers a slightly different but no less impressive view of the surrounding scenery, and the view at sunset has to be seen to be believed. During our stay, Carol was the perfect host, and the little extra touches such as a bottle of champagne waiting in the fridge, really made our honeymoon special.
In sum, we cannot recommend the Kingsburgh Boathouse strongly enough; this gem of a holiday experience will not remain hidden for long, and will only grow in popularity as it's reputation grows.
The Boathouse is a real gem. It's cosy, very comfortable, spacious (with a great bathroom!) and a joy to come back to after a day out on Skye. It's in such a peaceful and beautiful location, and the views are incredible. Amazing sunsets as well. It seems like stepping out of time and that you are all alone, apart from some sheep, cows in the distance, otters and an incredible variety of birds.
Carol is a very attentive and generous hostess and we felt extremely welcomed.
Location, location, location
I booked the Boathouse for a romantic getaway with my husband and it truly fulfilled all my wishes. I don't believe that anyone else on Skye has a better location, right on the loch with views of the Cuillin Ridge on one side and the isles of the Outer Hebrides on the other. We saw sea eagles, lots of other birds and the local hare family but, reading the visitors book, other guests were lucky enough to spot otters from the living room window. The Boathouse is so beautifully well thought out that you could just bring in supplies, shut the door and never leave but Skye offers so much in the way of walks, climbs, views, outstanding scenery, great restaurants, boat trips to see seals, basking sharks and whales and much else besides. We will be back!

The perfect location for spending hours looking at wildlife outside the window or exploring the local countryside. Skye's scenery is spectacular. There are good amenities in Portree. Possibly the best holiday we have had.

All of Skye is quickly accessible by car, but you are alone in your own world of luxury and natural beauty while you stay at the Kingburgh Boathouse. The place is the result of loving renovation -- spanking new on the inside, with kitchen, bath, bed, washer/dryer, and entertainment fixtures of the highest quality. Ancient stone walls hold up the strikingly high and modern ceiling. There is natural light and fantastic scenery from the windows and skylights in nearly every room. The tub is vast, with views of sea and sky that must be seen to be believed. The most amazing sunsets are visible from that tub.
