Here is the full list of things which we found to be at fault with the cottage. I can only attach 10 photos out of the 51 we took:
-Tumble dryer vent pipe not connected to anything and no instructions as to what to do (floor would have been flooded had we used it)
-Cupboard containing underpants, socks and a bag with prescription drugs within reach of a toddler
-Light fitting hanging by the wires
-Spiders webs throughout
-Partially used items of food in the cupboards and freezer
-Filthy appliances in the cupboards
-Kitchen towels so dirty that they are moldy
-Dishevelled nature of the garden with tools lying around, including shears, broken fencing, pots full of weeds including nettles, a grotty looking wheelbarrow full of weeds in the patio area, a ditch at the bottom surrounded by nettles, the remains of a crumbled wall and uneven ground. In my opinion this is not suitable for small children.
-A disconnected drain downpipe at the backdoor which will cause a large puddle to form when it rains
-A bed with a leg missing which is propped up with a log shorter than the original leg
-A metal pole in a clothes cupboard
-Curtains which are too heavy for the rails and have caused the rails to detach from the walls
-A curtain rail with no stopper on the end resulting in the curtains falling off and having to be reattached
-Bare wires in the bedroom
-Old "dusty" shoes in the bottom of a wardrobe
-A used pumice stone in the bathroom
-A pedal bin in the bathroom with no pedal
-A shower that cannot be used in case it overflows
-A shower door which simply fell off its bottom runner
-Moss on the inside of a bedroom window
-Window frames that are rotting
-Gutters that are blocked with weeds
-A study which is full of junk including piles of old clothes and a hacksaw on one of the desks. It is also quite dirty
-I used one drawer during my stay and the front fell off it
The owner has steadfastly refused to give us a refund and Sykes have merely offered £100.

Although late in the year we had pretty reasonable weather for our seven night stay.
The location of the cottage was ideal for us as we had taken our much travelled cat, Misty with us. He thoroughly enjoyed climbing the trees in the garden. Jedburgh is a small town with super- markets, these took a bit of finding initially. There are some really good tearooms in and around Jedburgh but we had no experience of eating out.
We found the cottage to be well equipped, especially in the kitchen. The owner is obviously a 'foody, there is a wonderful collection of cookery books in addition to 'the library' in the sitting room.
The piano was definitely a plus for us, and we brought music with us.
I think the cottage is owned / occupied by a man, it does lack a womans touch especially in the bedrooms. There is no bedside light in the middle bedroom, but that was only a small problem as we borrowed one and a small table from another room. The central heating was not on long enough and when we came in in the evening the house was cold.
We did enjoy our break in the borders and would use Primrose Cottage again given the chance.
A holiday like it should be

Very nice accommodation in the Borders region. Although situated on a small, quiet, not so easy (at first) to find road, it is very easy to get in no time to all the major (and not so major) attractions and sites in the region. Plenty of space, nice garden for the kids. Much appreciated that the owner recommended some restaurants, especially because they turned out to be very good restaurants indeed.
