There is a Reservation Depsosit of 30% to hold the villa. The Remaining Payment is due 60 days prior to arrival. Both Reservation Deposit and Remaining Payment are Non-Refundable. I recommend trip insurance if you might cancel, you should be able to get it through your credit card otherwise I can refer you to a trip insurance provider.

I can't rave enough about these villas. Our family of five stayed 5 night in mid March and had such a relaxing vacation. The villas were updated, spotless and spacious and the beach is wonderful. We can't wait to stay there again. One of our best vacations!!

We had a fantastic stay over New Years in this beautiful condo. The resort is just as described ,great beach,availability of hotel next door for food and drinks, chairs, umbrellas, snorkel gear all first class. The North Shore was a fun change from Maui. Gina the owner sent us a very comprehensive list of things to do and places to eat.

This is our second vacation here with our family. I absolutely recommend it. The accommodations are lovely and the setting is paradise!! The owners are very nice and very easy to deal with. They get back to you immediately with any questions or concerns. Excellent value when you bring your family or friends. We just love everything about this place...the rooms, location, right next to the hotel for restaurants and bars, the pool is nice, snorkelling right outside your door (very nice snorkels included with the villa), gardens and ocean views fit for postcards. Walk to the golf courses.

This may have been the best villa/condo that we have ever rented!
First of all is the location in the Turtle Bay resort. It was all that I had imagined about the beauty of Hawai'i and the villa is right in the middle of that beauty. I doubt you will find a better place to spend a week or two. The beaches are great and the water is warm (even in November) so you can play all day. You will not be disappointed with the location of this villa.
Secondly, the rental process with the Liotta's is first class. They were very responsive to me, even when asking early Saturday morning questions. They have thought about and planned for your needs once you arrive at the villa. You can walk right off the plane, drive out to the villa, and walk right into your vacation without *any* hassle. We rent condos on every vacation we have taken in the past 15 years and we always have some kind of hassle whether it is driving around a strange place to find the office for keys or buying trash bags for the condo (once the one or two provided have been used). But you will not need to do any of this here. The only thing we had to buy was groceries. The rest of the time we spend enjoying Hawai'i and the North Shore.
Lastly, I worried a bit about being 4000 miles away from the place I rented. I should not have worried :). The Liotta's took care of me and family, and provided an excellent place to stay. I wish we could have stayed much longer!Response from Gina Liotta - 12/26/2012

Oahu's North Shore is a jewel sometimes overlooked or under-appreciated by travellers to Hawai'i. But Kama'aina know the Country beaches are among the best anywhere for surf, swimming, beachcombing, turtle watching, garlic shrimp,, BBQ and just plain chillin'. Finding North Shore lodging can be a challenge because - so far - the community has been protected from aggressive resort-style development. These Ocean Villas are the place to stay and the Liotta family take pride and care in hosting/renting their clean, well-maintained and comfortably furnished units that include all the gear you will need to sit, play, eat, drink or dive at the beach.

We stayed in unit #106 and it was absolutely wonderful. The information we received prior to arrival was extremely helpful and very detailed. The villa was even more than we expected and just beautiful. You've thought of everything that would be needed and then some. We were able to use most of the equipment in the storage locker and loved that you provided so much. The grounds were so beautiful and we loved the pool and hot tub. The beach was very nice and sunsets were just gorgeous. We used the grill almost every day and it was a nice amenity. It was very peaceful and definitely provided us with a great vacation. We look forward to coming back again!

Oh my god, your unit was so beautiful - it truly hurt to leave! The location was excellent, the private property within a property was great, while still keeping the beaches accessible to all. Your advertising does not reflect at all the magnificence of unit #208.
I had no idea the quality of the unit, literally down to the floor tiles, amenities and appliances...it was so well cared for, the whole property was unexpectedly gorgeous. I cannot believe how well I slept each nite - it was ***so quiet*** !!! Having a dedicated parking space was greatly appreciated; and with 2 teens, each having their own gorgeous quality room (and us having our own bath) was huge!!! Every square inch of your unit was absolutely beautiful as was the view and lanai furniture.
I want to share a special experience with you that would not have happened had we stayed elsewhere.
I have always dreamed of seeing turtles. On our last day, I had casually packed the snorkel gear into the car literally just in case we wanted to stop at a beach after visiting Waimea Valley. Well at sunset, as we passed Laniakea, I spontaneously pulled over, pulled out the gear, and jumped into the water...and low and behold not just saw turtles but swam with them and watched them dine on fine algae. I saw the biggest turtle I've ever seen anywhere - with my 20-year old son - at sunset, a Hawaii sunset. As I reflect on the most special moments of my entire life, this will forever be at the very top. If it wasn't for that gear, I never would have experienced that moment. The villa was outstanding. Very clean and comfortable with a number of great amenities. The access to the beach and water was the best feature for us. We lounged and snorkeled to our hearts content. Having the beach locker with all the right gear was a great plus. It took a while to get to other sites and stores on the north shore, so a rental car was a must, but the number of "off the beaten path" sites made every day a different adventure. Our family had a super time and it is a trip we will always remember.

The unit was exactly as described. Kim provided great information regarding the unit and made utilizing all the kitchen appliances very easy. We appreciated Vince and Kim's flexibility; the unit accomodates 8 and due to last minute changes we ended up with only 4 in our party. It was actually perfect for 4 adults or 2 adults and 2 grown children. The unit was clean and the kitchen well stocked. The beach accessories were very helpful; beach chairs and umbrella were perfect. 3 days not enough to enjoy all the resourt amenities. We will definitely return!

The Villas here are wonderful. They are new, and have very nice finishes. The location to the beach and pools could not be better. We stayed here with our 3 kids, and it was our best vacation experience. There is plenty of room, and the Villa has all the comforts of home and more ! Booking the Villa was very easy, and the owners were accommodating to us in every way. We will be back soon.

We stayed in one of the three bedroom villa's on May 24-31, 2012. We were very happy with everything about it. The villa was very nicely appointed and had everything we needed for the week. Top quality appliances and comfy beds! The beach locker had very good quality snorkel equipment and chairs and umbrella. It had a whole bin full of shovels and buckets to keep our two year old granddaughter occupied. I thought the Liotta family was very helpful and nice to work with and contacted them several times before we went with questions. We loved the location of our villa. It was a clear view of the ocean but had a nice grassy area right out front with grills nearby for guests to use. The pool and hot tub were really nice and everything was gated and secure! It was a wonderful vacation and we were all very pleased as it was the first time we had rented using Vrbo. We also took advantage of several activities at the Turtle Bay Resort itself so that was convenient too!

Turtle Bay is a very nice resort and the North Shore is just gorgeous. The grounds are very well kept. The condo we stayed in was lovely but there were a few minor issues with the electronics that were not addressed by management. Our telephone and computer weren't working and emails to management not effective. We had no broom or mop for the floors and had to ask repeatedly for them, finally giving up after receiving the broom and a squeeze mop with no bucket. We paid several hundred dollars per night and were there for 2 weeks with no housekeeping; I won't make that mistake again! The locker of beach gear is a complete shambles. Generally there is an air of neglect about the details. Certainly not the impression I got speaking to Vince Liotta while making the booking. The pool and beach are wonderful, our kids had a great time but if we were to go back we would definitely rent from someone else. I was under the impression that Gina owned these condos beforehand but after speaking with others at the resort it seems she just manages them. I would suggest more effort be put into that, it's one thing to do a poor job for yourself but if you're being paid for it? Not impressive.

I am so sorry you were unhappy with the villa! I set an immediate appointment with the phone company when you said it was not working, but Hawaiian Telcom’s earliest appointment was 2 weeks out. There is only one phone company that will service the North Shore of the island, so I had to wait for them to come. We had our technician out to check the computer and he said it was working fine. We left you a message on your cell phone about both issues. The next group used the computer and said it was working too… We brought a broom and mop to the villa the very next day and left a message on your cellular that evening right after you called about that too. We don’t have many people who use the mop because we offer daily or additional cleanings at $100 per cleaning that you can arrange ahead of time or while you are there as needed. We keep our prices so low compared to the hotel’s prices for the exact same accommodation that we cannot offer daily cleaning without an extra fee and even with the extra fee you still save hundreds of dollars per night. We update all of our beach locker gear frequently with all high quality and high end items. Most of the other rentals at the Turtle Bay Resort have lesser quality items and the hotel does not even provide beach gear. It is of utmost importance to us to resolve any issues that come up right away and I think that is why we have so many guests that come back year after year!
