Great location, 12 min walk to town. 5 min drive to White Sands Beach. Condo is great, big kitchen and bedrooms. Great patio and pools. Jacuzzi was fun at night. Definitely check out of beach behind condo at night, just beautiful. Check out sunsets from the patio on the seventh floor, perfect! You could get a place closer to town but not with lots of easy free parking, washer and dryer, fully equipped kitchen, huge patio. Would definitely recommend.

The Ryans condo was the perfect place to make us feel welcome. It was beautifully decorated in the Hawaiian spirit. Had a great ocean view! Very hospitable and welcoming!!!

This is our third or fourth time at this condo, and we keep coming back because we find it so comfortable and accommodating. Our son and family live in Hilo and come to visit us off and on when we are in Kona. The extra "little" cot/bed in the guest room is perfect for our granddaughter, and we appreciate all the "kid friendly" beach toys and equipment.
My husband uses a wheel chair, and even though the unit is not considered totally handicap accessible, he is able to get around it fine. -

This was the fourth time we have stayed in this condo. The rooms of the unit are extra large and well furnished. It is continuously updated; the great new tile throughout is a perfect example. The lanai offers views of the mountains and perfect oceanview sunsets. The Royal Sea Cliff's maintainance of the grounds and it's structures is outstanding. The location on ali'i is perfect for the various activities around the Big Island.

Unit was clean, fresh, well equiped and spacious. Lanai was great. Location worked well for touring volcanoes, South Point, Saddle Road, Mauna Kea, and Kona. If we return in the future, this would be our choice of a place to stay. Locating SunQuest is difficult, due to the no left turn into parking lot. Getting from SunQuest to Royal Sea Cliff is complicated, but directions are good.

The royal sea cliff resort and condo was perfect in every way.
The island of Hawaii is Hugh and extremely interesting.It will require additional visits to enjoy all it has to offer. We hope to return soon.

We loved our time at the condo at Royal Sea Cliff. A beautiful place to stay. Close to downtown Kona, shops, snorkeling beach. Breakfast on the lanai each morning was heaven. Plenty of linens and starter supplies.

We rented this condo during ironman week. (My husband was participating.) Overall we were very pleased with the condo. it was very clean, well appointed and the staff was very accomodating. The location was a little farther from town then we would have liked as it made getting around during ironman week challenging but during other times of the year, the location is fine. My only complaint was that the water had a weird taste and we ended up using bottled water.

We met family members in Kona to celebrate a 50th birthday. We found this condo on the internet and it is everything they claim, including seeing cruise ships from the lanai. However, they don't mention that both bedrooms have ensuite bathrooms. What a bonus. The beds were very comfortable and the condo, very quiet. The view from the lanai is breathtanking and we watched several sunsets while enjoying an evening beverage. The Guest Services Desk was very helpful with making reservations for the atlantis Submarine and luau. We will definitely be back.

We walked in and immediately was pleased. We really did not cook there, but we sure could have.I have stayed in many nice hotels, but I could not have been more pleased. It was spotless. We had a wonderful stay at the Royal Sea Cliffs!!!!
The room was well appointed, the beach umbrellas, towels, mats, chairs and coolers made island travel a real convenience!!! Cooking in makes things much cheaper and convenient as well!!
all in all it was FANTASTIC!!!!
