Janice provides everything, all you do is show up, come in and enjoy. We grilled and cooked in the condo for most meals, and found the kitchen extremely well equipped. Other equipment includes snorkeling gear, beach blanket, chairs, and umbrellas. Janice also provides a lot of information and advice in her welcome packet and in the condo, which was very useful, as first-time visitors to the Big Island. The location is nice, close to the busy part of town but quiet and well-maintained. It's also close to beaches and an easy drive to many other points of interest. We give it 5 stars but did have a slightly unpleasant experience with the on-site manager, which is no fault of the owner.

We really appreciated having a full kitchen and also the water sports gear (snorkeling gear, beach towels, beach umbrellas) available for use. The reference materials and visitor information you provided was very helpful, and we really liked your assortment of travel books (Including the Hawaii 'blue book'!) Thanks alot for the gift basket of goodies too, we really enjoyed them!
The layout of the condo is very nice and the decorations and furniture you use really made us feel at home and gave us a really great 'island feel' the entire time we stayed at your condo. We would love to come and stay at your condo again.

Condo has everything you need and much more, very friendly and accomodating help. Pools and facilities very clean. Small store on site which is helpful. Suitable for 2 people, the hide a bed is poor construction,so I would not advise an adult to sleep on it. We found the condo suited our needs well but had too much stuff in the cupboards. Maybe we are just used to simple living. We would recommend the condo and would stay again. If you arrive at night, hard to see the # so bring a flash light.

We stayed in unit 123 at Casa de Emdeko owned by Kona awesome Condo -Janice and Jim Hamilton, these people go way beyond the call of duty when it comes to you feeling welcome and at home. We arrived late at night to a very well stocked facility and a gift basket with more goodies. Their units are extremely clean and very well set up, from beach chairs, beach mats, boogie boards etc. to snorkeling equipment. The two pools were lovely to sit around and also the sandy beach in the morning enjoying your Kona Coffee listening to the waves crashing was incredible. They also adopted the use something... leave something, which we did enjoy, because you always bring too much and forget to bring items. All the recommendation that Janice from Kona awesome Condo made were spot on!!! from the best places to eat to the different excursions that one can do. We especially enjoyed Quinns Fish and Chips, amazing!!! We also tried Deep Sea fishing with "Nasty Habit" charters and my husband caught a 817 lb Blue Marlin, this was also one of Janice's recommendations. I would highly recommend this Kona awesome Condo for your next stay in Kona.

Janice has such a great thing going with her Konaawesomecondo! Every detail is cared for, and you feel as if you have found a home away from home. From the initial booking she is attentive and helpful, and once you arrive prepare to have everything you need besides clothes and food available to you. The condo is fully stocked with everything you need to enjoy the island, beach supplies, coolers, snorkel gear, plus a ton of goodies. The sunset view from the complex is amazing! I would recommend this to friends in a heartbeat! Close to downtown Kailua-Kona where you can find shops and restaurants galore, or enjoy the fully stocked kitchen and create your own meals.

We chose this place due to the reviews written about it and it was better than what we expected. Janice is super wonderful to deal with and makes your stay most enjoyable. The property is unbelievably beautiful and well maintained. The condo has everything you could possibly want and/or need for your vacation. A trip to the grocery store is all you need if you want to prepare your own meals. It is close to the center of Kona but far enough that is is quiet and peaceful. My favorite part was getting to drift off to sleep in the fabulous bed! We will definitely stay at this property when we return to the Big Island!

This is the 2nd time my wife and I have stayed at this condo and there are a number of reasons why-fantastic location right on the water, very clean and well maintained, all the amenities you need such as stereo, beach gear etc. All you need to do is unpack your luggage, buy a few groceries, grab a six pack of local beer and you are ready to hit the pool/beach. Excellent quiet place to stay and a good bargain.

My husband and I took our honeymoon in august and we could not have asked for a better place to stay! A hotel stay seemed a bit stuffy and cliche - Konaawesomecondo felt like a Hawaiian home away from home. I couldn't think of a better way to blend in than to stay with other Kona natives in a beautiful condominium complex. The salt water pool is so close to the ocean, you get the spray from the waves and a beautiful view of the sunset every evening.
Janice helped us every step of the way from assisting us in our car rental to suggesting beaches and restaurants to visit. Konaawesomecondo is centrally located so it is easy to get to the town, white sands beach, whatever you want! You could choose to pay an arm and a leg to stay in a hotel with no view, little room, and no kitchen. Or you could pay a very reasonable price to stay in one of Janice's condos. There is a spirit of "take something, leave something" and upon our arrival we were welcomed on our first night with popcorn in the cupboard and a few beers in the fridge. What hotel can give you that?
We will be returning to stay with Janice and Konaawesomecondo next year, and hopefully for many years to come. Thanks Janice :) -

Janice's Konaawesomecondo is literally awesome! We stayed there for our Honeymoon and it was exactly what we needed. Great location... right next to all the shops and turtle beach where we snorkeled!! And the Condo itself is amazing. It had everything we needed in it plus more. While we were there we had a bbq, swam in the the salt water pool, and sat on the rocks to watch the sunsets. As soon as we walked in, we were thrilled about staying there. I would seriously recommend this place to anyone and everyone. If we ever go to Kona again we are defiantly going to stay there. Btw we loved Janice's "Take something, leave something" notes everywhere... There is everything you need in the condo and more! It was wonderful!!

My husband and I recently returned from the Big Island, and our stay included one of Janice's condos. We have never booked a condo online, and didn't really know what to expect. Janice was personable and very helpful with any questions I had. She is very knowledgeable of the area, and after completing your booking, she sends a "welcome package" and gives more feedback for you. The condo has just about anything you'll need, except your groceries and beverage!! From cooking utensils, basic kitchen needs, to beach equipment, cooler and towels. It is a one bedroom, and was perfect size for the 2 of us. It was a great change of pace for us to have a casual breakfast on the lanai, pack a lunch and hit some beaches, and bbq dinner and enjoy the lanai again. The location is about a mile south of town, and after going all day long, the walk was a bit more than what we wanted, but it was a quick drive back to town. We are thankful for the hospitality and will return if our travels take us back to the Big Island!

My spouse and I had a wonderful week in Kona, and staying at Janice's condo (at the Casa de Emdeko condos) helped make it so. Her condo is on the ground floor of a 3 story (no elevators) building, and is maybe 100 feet fom the swimming pool. We cooked our dinner a couple of nights using the communal gas grills (3 of them!) by the other pool (saltwater? we never used it) and by the seawall next to the ocean.
Wile talking wth other guests at this condo building we found that units (which had not been updated, as Janice's unit has been) on the 3rd floor were $20 to $30 per night less expensive. We feel that Janice's unit was a better deal, given her "take something, leave something" philosophy, and all of her extras (fully outfitted kitchen and bath, travel books and tips, restaurant coupon (we ate there twice!), etc.). The only drawback was that the bed was too soft for our taste.
We can't wait to return! -

Janice sent a welcome package before we left for Hawaii and it gave us lots of ideas for our trip. The condo was very clean and well stocked -- lots of beach towels, snorkels and flippers, beach umbrellas, a good blender. Our 8 month old enjoyed the salt water pool, and the little sandy area by the ocean (it's not really a beach, there's a short wall dividing it from the ocean). The bed is very soft. I was worried it would be too soft, but it was comfortable. Just a warning for anyone who is picky about their mattress. The common areas (pools, Bbqs) were very quiet.

Best of all is the sunset on the back deck as you imbibe the fruits of the BBQ. Stellar! I haven't even talked about the salt water pool at the oceans edge, or the sea life that I saw from the lounge chairs (Spinner Dolphins, Morey Eel, numerous fish, and so much more!). If you can appreciate a nice, clean condo that is fully stocked with a great location, then get awesome! Get the konaawesomecondo! I'm glad we did!

Had a lovely, relaxing trip with friends. Condo was spacious, very comfortable bed, and had everything I could ask for and more in terms of bath amenities- I really didn't even have to pack shampoo! There was plenty there, and more. I loved the philosophy of "use something, leave something" and that's exactly what I did. Very much the aloha spirit.
Condo units are located right on the ocean, and while the unit itself didn't have an ocean view, you could certainly hear it, and it was just steps out the door. It was nice to join the other residents and visitors on the patio in the evening with a beverage to watch the sunset, and maybe throw something on the grill.
The condo even came with beach towels, beach chairs, boogey boards, & snorkeling gear. I mean, there wasn't anything lacking! Frankly, someone was even kind enough to leave some rum for drinks the first night!
I will definitely go back. Janice made sure we were comfortable and that everything was perfect! -

I never leave reviews but i had such a pleasant experience i just had to. This was our 2nd trip to hawaii and i'll never stay in another hotel again! Renting a condo is the only way to go, and the owner of this condo went out of her way to make sure we had a pleasant stay! The unit was clean, comfortable, and easy to find! If you are going to hawaii make sure you check out Konaawesomecondo you won't stay at another hotel again either!

We completely enjoyed our stay at Kona-Awesome Condo. Janice & Jim's attention to detail more than met our needs. Boogie boards,snorkeling, beach chairs, towels and coolers were provided and used daily. Their notion of "use something - leave something" is brilliant. Inevitably you will forget something but no matter there. You will find it. We also really appreciated the wireless internet access allowing us to keep in touch with things back home. We loved the "ocean pool" and found the "must see" list very helpful.Overall, it was the most inclusive vacation and we have been going to Hawaii for 13 years! I wish there was a rating higher than "Excellent" to rate this condo. The owner, Janice Hamilton could not have been more helpful to us from the minute that we first contacted her about renting her condo. She ansered all of our questions, kept all of her promises and made the reservation process easy for us. She helped us not only reserve her condo, but also make restaurant plans, a scuba trip and deep sea fishing excursion. She even helped us find a deal on rental cars! Who does that? She is really one of a kind.
Her condo was impeccable. It was stocked with all the supplies we needed to enjoy our Kona vacation: cookware, Dvd's, beach chairs, boogie boards, condiments for cooking, sunscreen, etc. It felt like being at home in arizona. The bed was so comfortable that we slept like babies after enjoying each day.
The entire Casa De Emdeko complex was gorgeous. The two pools, barbeque pavilion, fountain and beautiful gardens make the property very special. And the oceanfront location is just close enough to town to be convenient for walking but also separated from the hustle and bustle.
My wife and I had never been to Hawaii before this trip. Janice made our first time very special and we are definitely going to be returning. She is as awesome as her condo! -

My one week stay in Kona was by far my most memorable experience up to date and it was made possible by konaawesomecondo.com. Our room was very clean,well kept, modern, appropriately decorated, and stocked with everything imaginable. Konaawesomecondo.com provided all the water/beach equipment necessary to snorkel and enjoy ourselves at the beach. There was plenty of equipment for the group. I was also really surprised to see that Konaawesomecondo.com was not only stocked with all the traditional kitchen appliances but it was also loaded with seasonings, herbs, and other cooking materials. This allowed us to easily cook dinner in our room and experiment with some of the traditional Hawaiian seasonings and marinades.This was an amazing experience!!! I will definitely recommend Konaawesomecondo.com to everyone planning a trip to the big island...

Cannot ask for more especially if you are seeking a clean and relaxing place. Location is central with plenty of parking. Condo was very clean and you felt you were entering someone home. In addition, great for professional who may want to use ther wi-fi while away from home. This beats staying at the tradional hotels and so nice to be able t6o cook when you want. Owners of the condo are so nice and the booking process is a a walk in the park... Recommend this place without problem.

You need not look anywhere else if you want a vacation where the accomodations and the location are perfect! The condo is just a short drive south of the main part of town and has all the aminities a person needs. Very comfortable, modern, quiet.. and located on the first floor. Sitting on the patio was a highlight with the ocean breeze and beautiful landscaping, not to mention the salt water pool located at the oceans edge. Parking is easy as well as there is a convienent store located at the entrance of the property. This condo really is a great place to stay. I highly recommend it. You will not be disapointed in the least! I will definately stay here again on my next trip to Kona. Enjoy!

Our week stay at Konaawesome condos was the most relaxing and peaceful vacation we have had in a very long time. The fully stocked condo made our visit so easy. We were able to bring everything you could think of (i.e snorkel gear, beach umbrella, chairs) to the beach straight from the condo. When we were not off exploring the beautiful island we spent the day lying next to the pool enjoying the song of all the colorful birds. Konaawesome condos allowed us to enjoy the nature and beauty of the island without any fuss of the 'real world.'

We had a great time in Kona! The condo was perfect...a home away from home. It was centrally located and had a great salt water pool overlooking the ocean. Beaches were super close. Casa de Emdeko was the perfect home base for our first trip to the island of Hawaii. It felt so much like home and was so comfortable for the two of us (my husband and I). A beautiful gift basket welcomed us and everything was spotless. And when Janice says everything necessary is in the unit, she is not kidding. We made full use of just about everything. I can't tell you how much time and effort, not to mention money, we saved by not having to go out and rent gear because everything was there for our use. We used the snorkeling gear, boogie boards, beach chairs and umbrellas, etc. Not to mention all the shampoos, soaps, hair dryer, towels (including beach towels) sunscreen, 1st aid stuff, etc. etc. etc. Our unit had a comfy king size bed, a fully-appointed kitchen, and a nice little patio to eat breakfast on. Do be advised that you cannot really see or hear much of the ocean from the unit because of the way the condo buildings are set up, but the courtyard is beautiful and it is a 30-second walk to the condo's private beach and pool by the ocean. Also, the condo complex was very quiet and peaceful. Janice's motto of "Use something - leave something" really seems to work. Thank you for a wonderful vacation and we hope to return someday soon.

This was the most wonderful family vacation we have ever had. Janice Hamilton was instrumental in arranging our vacation from start to finish and ensuring it was all that it could be. The condo was full of wonderful supplies and amenities and the complex was a perfect property -- enclosed and away from the main street. The two pools were great, and our family particularly liked the salt water pool -- while the kids played, we enjoyed listening to the crashing waves and watching whales and dolphins. The only thing we didn't like was that we had to leave. We would like to keep this treasure to ourselves, but I think the word is out. We were more than pleased with our trip and the condo, and are planning another trip there in two years' time.

We decided to stay at KonaAWESOMEcondo due to the good reviews and the professional service from Janice. When we arrived the cupboards were full of stuff, spices, oils, etc. There was butter and different drinks in the fridge which was greatly appreciated. It was homey, clean, but really cluttered. My husband is 6'3 and he was slightly claustraphobic. There is everything you need and more. The pools are great and the garden is nicely kept. It was super to be able to barbecue on the patio overlooking the sea to wonderful sunsets.
We liked the location, pools, sunsets, private beach area. We disliked the clutter, not having room to put away our own groceries, and old bed sheets. Also, we could only get daily rates and there was no reduction for our two week stay as in other units. -

This condo really has a great "atmosphere" to it. The Use-something-leave-something policy would never work in everyday life but it definitely works here. Through my own fault we were driving up and down the road looking for a KonaAwesomeCondo sign or building. The building is called Casa something so you know. The bed is very comfortable, the condo is clean, parking is decent, and the knick-knacks scattered all over the apartment adds to the warmness of it all. We were 3 and Janice the owner assured us there was a pullout couch and there is. It is in very bad shape however, broken springs, leaning to one side and an extremely thin mattress. Could not sleep on it at all.
So again, a great place for 2 people, but until that couch is addressed, only 2 people. -

This place definitely lives up to its name awesome. This was our second time staying here.We have two kids seven and nine that loves the water. The owner took care of us right from the beginning all the way to the end by booking us a discounted flight to giving us tips and ideas on the great things to see and do on the island. We didn't have to rent any beach or snorkel gear it was already in the condo. We just love the idea of if you use something in the condo leave something. The grounds are quiet at night and the residents are all wonderful. A swimming pool and saltwater pool and the beach down the street this truly is a KonaAwesomeCondo.

Kona Awesome Condo is no bare and sterile rental unit - it feels much more like a home. We arrived (in December) to find cupboards full of everything from cooking oil and canned goods to cake mix and spices. A lot of care has gone into making sure that the people who stay here are comfortable.
The grounds are beautifully maintained and quiet and the complex is located about 1.5 miles from downtown Kailua. We never had a problem parking right outside the door of the condo.
With one bedroom, unit 123 is ideal for a couple. You could sleep a couple of kids in the living room (they'd have to go through the bedroom to get to the bathroom).
Enjoy the snorkeling gear and the folding beach chairs. Listen to the Hawaiian CDs and go down to the waterside terrace and grill a steak. Take advantage of Janice's dedication to your happiness. This place is a real winner. -

This was our first time visiting KonaAWESOMECondo and we will be back. From our original emails through our entire stay this was the best vacation property we have stayed in. Janice was so helpful with all her tips for our vacation ... she made it so easy. The unit was very clean and well stocked.....anything you need is just a couple blocks away...very convenient location. So close to the ocean and so quiet that you really feel like you are in your own little bit of paradise:)
The service was much more personable that the larger hotels and other vacation properties we have stayed in and we will be back to KonaAWESOMEcondo soon!!

The owner is totally amazing. She really cares about her condo and the people she rents to. She is only a phone call away and will do everything in her power to make your stay the best. The condo is spotless. Janice adds her personal touch to make it feel like your home away from home. It is about 2 miles from downtown Kona. It is in a perfect location if you are a runner or if you are visiting for Ironman or just there to relax. We have visited twice and can't wait to go back again.

We have stayed at KonaAWESOMECondo twice now, and have loved it each
time. The condo is extremely comfortable, clean, and has a delightful garden
right outside the lanai. My kids loved the salt-water pool, which is right by the
ocean and they get a thrill when the ocean spray flies over into the pool.
KonaAWESOMEcondo is ideally located, just a few blocks South of the
downtown Kona area. You can walk to town, but it is far enough away to enjoy
plenty of peace and quiet. I have stayed at hotels in Kona, and would definitely
prefer this place to any hotel - you can't experience the privacy and
quaintness of the area like you can in KonaAWESOMECondo. I would definitely
go back here any time I can get to the Big Island. -

This was my 1st time staying at KonaAWESOMEcondo and Janice, the owner was great to work with. She is so personable; she made sure everything was to my liking and that my stay was what I had expected. She also recommended places and eateries to visit during my stay and told me where to avoid. This helps when being a tourist. I have stayed in Hawaii (other islands) before but in name brand hotels but after staying at Kona condo, this is more homely and a great way to save money, plus you get to do what the locals do and that is more fun than the touristy-geared areas. I will definitely be returning back to Hawaii and be a returning customer of Janice. If anyone needs a place to stay, this is the place!!

Wonderful location, great service and quiet stay.
1. Location: Perfect. When we first arrived we watched the sunset on the beach wall and it was amazing. It is close to town, beaches and great snorkeling. One of the best snorkel spots was only about a half mile away.
2. Service: Janice makes each guest feel special. Upon arrival is a nice gift basket. I know we grabbed a few snacks before heading out for the day.
3. Quiet: We never heard anyone above us or next to us or even making noise outside. It was so nice to have the tranquility of hawaii follow you back to the condo.
Overall, I would highly recommend this condo if you are looking for a relaxing and adventurous stay in Kona. -

We stayed a week in the condo while visiting the Big Island. Great location, oceanfront, comfortable and cozy. We would return in a heartbeat. KonaAwesomeCondo is our absolute favorite place in Kona. We have been 3 times now and everytime we have stayed in the same condo. Janice is an amazing owner, she will do ANYTHING to help make your stay everything you want. The condo is in a great location, only a mile from town and access to great beaches. The complex is very clean and quiet with 2 pools. The condo has all the amenities you could ask for. I recommend this condo to ANYONE looking for a great place to stay in one of my favorite places on earth!

We have been staying with KonaAWESOMEcondo for six years. The complex is very comfortable and private as are both of the one bedroom condos that we have stayed in. Janice has everything that you need from snorkel gear to coffee grinder to spices. Her welcome basket is a treat each time we stay and the books of reference that are provided have proven very helpful. The complex is very well kept. The common areas are beautifully landscaped, pools are clean, BBQ area is convenient, and parking is never a problem. We have stayed at the complex for three days straight during a 10-day trip just because we could. Running low on supplies or need the morning paper or a great breakfast burrito? Just walk to the small market two minutes away. Sunsets are amazing. It is wonderful how the seawall becomes a melting pot of guests nightly as the sun dips beyond the horizon. There is no question that what Janice has to offer is the best lodging value in Kona!
