Beautiful ocean view from 338, some repairs needed. Lamp broken, shade falling off, sliding door difficult to close/lock. Bedroom needs better shades for privacy and blocking outside light at night. Parking a major problem. Best lanai ever.

This unit needs air conditioning for a more pleasant stay. Have stayed in many other units in this wonderful complex (Casa De Emdiko) and all had working air conditioning. The fans help but unless all doors were left open the unit got Very uncomfortable. We had to clean lint from the dryer as it was completely plugged. Lots of sugar ants in the kitchen. The unit has carpet wear and stains. Still over all a pretty clean unit. The views are incredible and we thoroughly enjoyed the over sized balcony. You need to do a lot of stairs but the privacy and location is well worth the inconvenience.

The LR, DR and kitchen were great, as was the view and balcony. The BD's were sm. The hall bath shower was made for a 4ft person. The screen door needs to be replaced. There was a window paine missing in the sm BR & the toilet leaked. We had to call maint for this. No one else noticed? Based on the 12 page guest agreement, we expected it to be quiet & restful. Note # 40, however there were lg. parties and loud noise every night in the BBQ-bar area. We did not appreciate the noise. When I took a photo of them at 10 PM it finally stopped 1 night. The $49.00 damage insurance is ridiculous. The elevator is at the opposite end of the bldg, with mult. sets of stairs. Making it very difficult for us to bring our luggage to our unit. When paying 156.00 cleaning fee, I don't expect to be told I can only leave 1 dirty towel to shower with. I can't recommend the property due to the nightly parties, I feel sorry for the people who live there.

cleaners still in the condo on arrival at 4pm. making excuses that the place was so dirty. then a maintenance man came in about 4.15pm to change light bulbs. we had just arrived from Australia and felt very uncomfortable and tired with them all still there. the towels were stained, the bathroom floors were dirty and there was sand everywhere. the guest shower nozzel was broken and made showering difficult. all 3 phones were not charged and this took over 24 hours for one to get charged enough for use. the lounge had dark stains. then the drilling through the bedroom wall started at approx 7.30am friday morning. with workmen talking loudly just outside the window. not impressed. i moved out onto the couch to sleep. our pool stairs were being replaced and we had to walk back up the complex to get down. the main seafront pool we were so keen on was closed for maintenance, which we weren't told about. all in all, this place was a disappointment. i would not recommend it.

Place was very nice and great location. Great value. Only negative was lighting in kitchen was very dim. Also lighting in living area and second bedroom was very dim due to either light bulbs burned out or just not working.

It's an older property and great location. Really good management. My only complaint: how long does it take to fix a set of stairs on the outside of the building? The stair case on the outside of the condo building was down for weeks? A crew focusing on that should be able to fix it in days.

We loved the location of the condo and the unit was the best in the complex. The people at the complex are really friendly and the facilities are wonderful. The condo was in great condition and surprisingly baby proof! We had a great time and definitely recommend this location to others.

This was our third time in this unit (2009, 2010 and 2012). The location is 5-star, but the unit has deteriorated a bit more each time. The second bath is horribly outdated with the original tub and a hand-held shower head that won't stay on the wall. Oven is rusty, under-counter lights burnt out, bedding is minimal (no extra pillows), vacuum doesn't work, A/C is sketchy (overloads easily, even when set at 75), but we LOVE sitting on wrap-around lanai watching fish & all ocean activity, fab sunsets and just plain relaxing. Great pools and grounds. Love Casa but not loving condition of 338 much anymore. Many other units have been refurbished and this one should be too.

This unit is unmatched for the ocean exposure. I spent most of my stay out on the lanai. The unit itself is aged and shabby. We stayed here 10 years ago and the beds have not been replaced, the baths have not been upgraded, and the furnishings are awful. The kitchen has most of the tools but absolutely no suppliess. A new set of dishes wouldn't cost that much and should be procured... They could fix the old toilet that runs all night.
Mostly we go hiking or to the beaches and don't use the pools or the common areas, but they are nice, and we enjoyed the gas BBQs. CDE has an older base of residents and owners, so if you like the geriatric vibe you will fit right in. Visiting the big island has become harsher, lots of folks around and more tourism than ever. It has become quite expensive too, and we didn't appreciate having to buy toilet paper, kleenex, napkins and paper towels.
If this was my unit I would paint inside and out, replace all the furniture, the 25 yr old tv and wall decorations, make the AC work, and hang some curtains in the master bedroom on the existing rod to block the light from the secutity lamp outside, remodel the bathrooms! Then I would raise the rent! -

This was our 6th or 7th visit to the same unit and the unit looked better this year than the previous few times. The dishes could be upgraded and there could be a few more storage containers. The 4 matching wine glasses are what remains of 6 that we purchased in previous years . We were lacking small cereal bowls. The drains worked better this year but the toilet in the smaller bath seems to have a leak in the tank and will run to refill the tank a couple times an hour whether it has been used or not. Could be costing the owner extra water use. The new window coverings in the living room were a great addition.

We enjoyed our stay very much the view was terrific! We thought the condo was lovely, pretty much just like the pics. We used the map to navigate around the island, The Hawaii books were very helpful the management company was very helpful with the to do's and don'ts and when we needed help with the wi-fi they were very helpful. a couple of suggestions it would have been really nice to have had a couple of snorkeling masks available for use. a beach bag to barrow. and the shower floor in the master bedroom cleaned or fixed or painted something we did not use it even though we thought it had been cleaned the floor in the shower was so unappealing we did not chance it.

We love the Casa and have stayed there for 7 years, this was the first time we rented the 3rd floor ocean end. The living room sofas need to be replaced, VERY uncomfortable furniture.

The experience was fantastic overall. Probably the only thing that was disturbing was that not all of the lights worked and several of them stopped working during our stay, but overall the experience will be a life long memory.

The L shaped lanai was fabulous. We spent lots of time watching all the activity along the coast as well as the dolphins, yellow tangs near the rocks and even a whale one day - normally not seen in Nov. Quite enjoyed the salt water pool right next to the ocean. Lovely spot

We're stayed in this unit and complex previously. Disappointment in that 1.) Two weeks, two rolls toilet paper, one roll paper towels, three garbage bags.
2.) Many burned out light bulbs.
3.) Exposed wiring one bedroom; hole in wall master bathroom.
4.) Non refundable damage waiver fee, $44
5.) Departure cleaning fee, $156 and we had to wash all linens (except those used that morning; empty d/w.
6.) Rental agreement states there would be laundry detergent but there wasn't.
All in all beautiful waterfront unit but we felt that the rental agent, Prince, skimped on basic necessities. -

We loved our stay at Casa de Emdeko (pronounced EM-duh-koh.) It was everything we wanted. The complex property and pools were very nice (and quite quiet in August.) There was a small deli in front that was convenient. The condo was furnished as advertised.
The ocean view from the living area is excellent. The LR furniture was uncomfortable. The lanai furniture is not what's pictured, but I liked it better and there was plenty of seating . The second bedroom is small as is the main bath. The master bed is comfy
and that bathroom is large. The kitchen is adequate. Overall I might say the inside of the unit is a bit tired. HOWEVER, none of that mattered one bit when you stepped onto the lanai. The 3rd floor view of the ocean is an unobstructed 180 degree panorama.
Because the lanai is L-shaped, you also have a mountain view. You watch the sun come up in the AM with your coffee and the sun set at night with your cocktails. The lanai is huge and perfectly situated. (There are even plumeria trees planted below which smell
beautiful.) The oceanfront view was very important to us and this condo was exactly what we wanted, maybe more. We were also concerned because there was a "surcharge" for the AC. We never used it. Apart from the first night we entered the unit (which had been
unoccupied and closed up for a couple of days) it was never too warm. The doors/windows do allow good ventilation and the breezes don’t stop. Plus, I can't imagine closing the windows and shutting out the sound of the ocean. The walk to town is about a mile.
Do-able, but maybe a bit long. I researched our condo choice exhaustively, and I was very satisfied with Casa de Emdeko #338. -

This condo was perfect for our family (2 adults, 2 young teens). The wrap-around lanai gives you the best view in the entire place! Great pools, very nice people & perfect location in Kona. Highly recommended & can't wait to stay there again!

The condo needs some updating, especially the bathrooms. When we got there the refrigerator door wouldn't stay shut, and the guest bedroom door was broken. They did fix the refrigerator door. Also hot water is an issue in this complex. It's a solar system and sometimes there was hot water, and sometimes there wasn't.

Upon arrival, there was a large pot in the hallway with water dripping out of the ceiling and a note saying sorry the AC is broken and it will be 2 more days b4 the repair which will take all day! By 8am the first morning, we had 0 water which lasted for several hours. I called Prince and said this seemed pretty poor for $155/day + fees, etc., and they said they would see what they could do 4 me but never called back. The repairman left a mess for us to clean up (and was there until after 5pm..later than promised). The front door screen is so rusted that pieces of it blow into the hall when leaving the door open to enjoy the breeze. Awesome view was impaired by the fact that the windows/doors hadn't been cleaned lately. Washer/dryer very slow so allow lots of time for any laundry. On the plus side: Plenty of towels,incl. beach towels. Well-stocked kitchen although not even S&P;! The view is unbeatable, and you can hear the surf from the bedrooms, dining & living areas. Bring good binos for spotting whales, eels, reef fish, turtles, etc. Overall very relaxing just enjoying coffee AMs and sunsets/rain showers by the ocean. Casa de Emdeko is beautifully landscaped, people are friendly (high % residents vs. rentals), very nice complex with ideal location. 338 has the best location of all and could be better with a little more attention.

We stayed over Christmas 2010. The wrap around lanai provided amazing panoramic views of the ocean. The sound of the waves were wonderful at night. The unit was updated, well decorated and equipped. The kitchen had new houswares and the beach chairs, toys, snorkel equipment, cooler etc were well appreciated. The common areas had great bbqs, patio chairs etc. We really enjoyed the little sandy area just in front of the seawall. Some suggestions to make the unit perfect are to have the carpet cleaned thoroughly and on a regular basis as it was quite dirty. A new mattress in the master room is needed and the updating of the bathrooms would make the unit completely updated. Great location! Mahalo

The property was not clean and in good repair. There was hair and dirt on the bathroom floor and the hall bathtub was inexplicably patched with a piece of self-stick floor tile and reeked of sewage during showers. Both toilets ran constantly and flushed spontaneously until we removed the toilet tank lids. Several light bulbs were burned out, including the one over the kitchen sink. The lanai tile was dirty and sand and coral was deposited on the patio table, apparently from a previous guest. Old dirty patio chairs were stacked in the corner of the lanai and worn out beach shoes and broken snorkle/mask sets were piled in another corner. The beach towels and sheets on the king bed did not appear to be clean and I washed them before we used them. Ants and cockroaches in all stages of development infested the kitchen, requiring constant spraying, sweeping and clean-up. The dishwasher worked, but the interior baskets are damaged, very rusty and in poor repair. The front door screen is encrusted with rust and we had to use care entering and leaving the unit to avoid soiling our clothes. The cheap plastic verticle blinds in the living/dining rooms are broken and cannot be turned without a pliers on the valance mechanism. The internet connection was not working and we spent 45 minutes on the phone with Time-Warner cable diagnosing the problem as a faulty Cat-5 cable, supplied by management. We spent most of the first day of our vacation making some necessary temporary repairs but the handyman was unable to repair the toilets, telling us that they both needed to be 'rebuilt'. And finally, the owner barged in the night before we vacated the property, using her key and apologizing because she didn't know the unit was occupied??? Does she not have access to the internet booking calendar for her unit OR the management company's contact information??? To add insult to a less than stellar stay at this unit, we were charged an extra $75.00 for late check-out on our final day despit

We stayed at this property three years ago, and at that time would have highly recommended the property. This time the condo and complex were both run down. The condo was nasty and also had ants and roaches. I could not locate the manager and since we were staying a short time just dealt with the situation with bug spray and etc. The furniture was uncomfortable and the linens were old and stained. All appliances were rusty--including the inside of the dishwasher. This is a wonderful location and I hope owners and management make needed improvements soon.

Location and general quality of prperty was almost perfect-very quiet and peaceful also. Not so thrilled with the 'list' of dos/don'ts that go with the property, especially in terms of housekeeping. In terms or laundry, etc. seems a bit much to ask of a guest who is paying for the rental.

Great location, a car is necessary for touring around. Pool areas are fantastic. Views from the balcony are spectacular. Complex is very quiet. I would replace the coffee maker and sofa cushions just to bring the condo up to the next level.

We rented this same unit one year ago. The LOCATION is 5-star, but the unit really needs updating. Last year we commented that the hall bath is VERY outdated, the tub doesn't drain well, and the TV in the bedroom didn't work. Those have not changed since last year, and added this year: the air conditioning doesn't work, and the carpet is VERY soiled. There were only two beach towels in the unit, and all other towels are white -- too nice to take to the beach. A couple of the white hand towels were discolored and stained. Bleach should be provided in the unit. We do appreciate a brand new blender was delivered right after we discovered the old one wouldn't work. Thank you for that. I don't know if we will return unless some upgrades are done. Other end units have been updated and rent for the same amount. Thank you for considering this. We do love Kona and especially the warmth of Casa.

The day revolved around getting back to the condo in time to watch the sunset every evening.Directions to the condo were very clear and easy to follow. Easily accessible to all tourist points of interest. We all had a wonderful time.

The toilet in the main bathroom was not working properly--fortunately there is a second bathroom so we fared ok. The unit needs a little TLC and we found out is up for sale so maybe that's why. However, we found everything we needed and tried hard to leave it as clean as we found it. It is well appointed in the kitchen and linens etc. Overall, we had a great stay!

Location is five-star!! But unit needs updating: remove rotted lanai furniture; update baths (tub enclosure AWFUL!!); add plastic glasses; remove clutter under beds, on lanai; thoroughly clean carpet or replace with tile.

We saw two turtles from the deck coming up regularly for air.People on the ground could not see them.The very first coffee on the deck we saw spinner dolphins going by with an entourage of tour boats.Para-sailors trying to drop their clients in close enough to get our view of the huge waves(which were lit up at night by a spotlight) Yeah! you could say the location was great!The corner store was handy too!We didn't find out how nice the pools and cooking setup were till the last day, we hiked all the time and cruised,,,decent place allright-cheers

1. Upon arrival we noticed immediately that the air conditioner drain was plugged and the condensate was leaking out of the ceiling, with a large piece of ceiling hanging down. We called the Prince Vacations office right away but no repair was attempted for the whole week that we were there. When we departed Monday it was still dripping.
2. The rollers on the sliding glass doors are shot. The ocean side door will not roll at all, and the pool side door is very hard to open/close.
3. The exhaust fan in the hall bathroom does not work.
4. Clear out the white wicker chairs/table on the lanai. They are wobbly and take up otherwise useful space. -

Marvalous unit overlooking the pacific with an unbeleivable 180 degree view of the pacific. The third floor corner lanai gives you the feeling of total privacy and sensation of being on the waters edge. A special vacation experience.

The location was fabulous! The salt water pool was very clean and really fun to float in. However, the condo is in need of maintenance. When we arrived, we found a bucket sitting in the middle of the floor collecting water from the ceiling. The sliding glass doors were nearly impossible to open and despite a thorough search, we never found a switch to turn on the lights on the lanai. The floor of the master bath shower was very badly stained (mildew?).

The condition and location of the condo were excellent. There were a few things that could be improved. Lanai furniture was worn and needs replacing. Sliding glass doors were extremely difficult to move. Windows in bedrooms could not be opened. Otherwise, the rest was in excellent condition. Pools were exceptional. The salt water pool felt great and was impressive as it sits right on the coastline with waves crashing next to you.

Patio furniture really needs to be updated and a new bed in the master bebroom,we love the location but would not stay there again untill these things are better.also too many big bugsin the suite and the fridge is leaking badly.

overall a very rewarding experience at prince properties and the manager was outstanding. The only area for improvemnet would be the tile on the master bedroom shower. It was so worn down that the sand and dirt on it could not beremoved (best to replace if you get a chance). Other than that not a thing neede to be changed that i could see. Mahalo David

The condominium complex was quiet, clean and well located. The unit (#338) was one of the best units in the complex (top floor, corner) with a huge lanai and a spectacular ocean front view. The unit was clean, attractively decorated and well equipped (including Internet). With the unit being located at the ocean end of the building (away from the street), we were spared the traffic noise from busy Ali’i Drive. All we could hear was the ocean waves crashing into the shore. We would definitely stay there again.

Last year 2007 was our 2nd time at the Casa. What a beautiful spot. We had noticed since the last time in 2005, there was a lot more wear with the unit, outdoor furniture, etc. The A/C wasn't very efficient. I found the filter was plugged with dirt and didn't allow flow. I reported to management. Didn't know if it got changed. We heard the owners were considering selling the unit. Just yesterday I checked and saw that the unit was no longer listed as a vacation rental. Is that right? What's the situation? Did it sell? Is it up for sale? Would appreciate hearing from you.
