We rented this unit as a 2 bedroom, not a 3 bedroom, and could not have been more pleased. The view was spectacular and being right across the street from Kahalu'u Beach made morning snorkeling so easy.
The only downside was the road noise, but I slept with earplugs and had no problems.
The condo was furnished perfectly and I had read enough reviews to know to bring my own soap/shampoo and extra toilet paper for our weeks stay. Everything else is provided.
We had one problem on the 2nd day and that was an alarm going off at 5am in the locked bedroom. We called abbey Realty and someone came right over to unplug the alarm.
Great service, great location, great pool - we would definitely stay here again.
Mahalo to the owners for opening up your condo for others to enjoy.

Enjoyed an entirely relaxing four night stay at this property with our 6 month old. Owners did an excellent job of decorating, maintaining and outfitting for guests and clearly take pride in their property. View of the beach on corner location is great and the Kona crowds are a world away. Our knocks are that: (1) this is a 3rd floor property with no elevator and one must first walk down a flight of stairs from parking lot to get to the three flights of stairs up to it. Not fun when luggage and supplies are involved. (2) A/C and temperature controls are set and locked under plexiglass case -- we actually had wanted to decrease amount of a/C -- (3) there is no safe on the premises and front door locks are a bit flimsy.

Abbey Vacations was recommended to us by a friend. We were not disappointed. The price was extremely fair and the picture on their website was accurate as to what could be expected. The view of the ocean was spectacular.

We really enjoyed the unit it was more than adequate for three of us. Also liked the location. The only negative for us was climbing the stairs carrying luggage. I neglected to inquire about accessibility for people with disabilities.

This condo is well positioned, with excellent views from the lanai,and decorated and equipped like a home.
Our highlights:-
Meals on the lanai.
Snorkelling with the sea turtles across the road.
The short distance to the supermarket.
Comfortable beds.
We had a fantastic 5 day stay... we wished we could have stayed much longer.
For short stays such as ours a folder with brochures of local activities e.g. Kayaking etc. would enhance the rest of the information you already have on hand.
We all loved this property, it added greatly to our holiday experience. -

I spoke personally with an abbey representative and she assured me the condo was in very good condition and had a very nice view of the ocean. I found this to be correct. The only negative thing during our visit was the noise from the street, which we hadn't anticipated; also, the swimming pool at the complex was very cold. Being across the street from Kahalu'u beack was an unexpected bonus.

We thoroughly enjoyed our stay at KBV. The condo was equipped with all the little extras to make our stay more enjoyable. We ate dinner every night on the lani watching the amazing sunsets. Every morning we would walk across the street and snorkel with the turtles. It was so nice and so very easy. My family of 6 ranged in age from 12 to 50 and there was always something to keep everyone happy. We've been to Hawaii numerous times and this was by far our best vacation. The only caution I would have is the road is right next to the condo so we could hear the traffic and the kids at the bus stop very early in the morning. It didn't bother us at all but I could see how that could be disappointing if you weren't expecting it. As far as snorkeling goes, I think it is the best spot of all the islands. You get to see every type of fish in a safe and protected environment. Plenty to explore for first-timers and experienced snorkelers plus there are volunteers there every day to teach you about what you are seeing.

This is the second time we have stayed at these condos and love the lanai overlooking the ocean. very clean, quiet and comfortable. also like the kitchen area a lot. always a good experience with the property management people. we now do an annual trip to the big island and are planning to stay here again.

We love staying at the Kahalu'u Beach Condominiums. I'm sure we will be back. We love the new black color for the pool bottom and sides. There was plenty of people caring for the gardens, the pool, AC, etc..

We spent the week at this fantastic property and everyone is my family really enjoyed themselves!! We couldn’t have asked for anything more. To reiterate what some of the other posters said is accurate keep the condo clean of food on the counters and floor or you will get some sugar ants. However this is nothing different from staying anywhere else. Quite frankly if you’re a slob you’ll attract bugs.
Ali'i Drive, which runs in front of property, is a two lane popular street so you'll have a little noise from the occasional passing truck but it wasn’t ever an issue. We played games nightly and ate every meal at the condo on the lanai without any problems.
Kahaluu Beach Park is across the street from the condo and has some of the best snorkeling around. My wife and I even saw a sea turtle swim two feet from us one afternoon! That was a special experience.
For grocery shopping we found that the KTA supermarket was a much better deal than shopping at Safeway. And if you’re a member of Costco it’s only 20 minutes away.
Definitely check out Captain Zodiac! If you go on Monday or Tuesday you get to save a couple dollars and get an extra hour of time on the water because they’re slower days. Everyone there really puts out a lot of effort to make sure you have a wonderful experience. Google them and read my review there. A trip of a lifetime!
I can’t comment on the surf across the street because my visit was between seasons and it was flat.
And nobody seemed to be catching any fish while we were there but apparently it’s wonderful.

While our stay was only a few days, it was a very relaxing time. The location is absolutely wonderful, especially with the ability to walk right across the street and be in the ocean. The unit was furnished exquisitely and was very comfortable. To sit on the lanai and listen to the ocean and the birds was very relaxing.

This was a nice property right across the street from a great snorkel beach. Just a short walk to the Outrigger where you could catch the trolly to fun shopping and eating area. The condo was decorated beautifully and everything you need including snorkel gear and beach chairs. Only bad thing was the ants at the kitchen counter, however once we put a strip of tape over the electircal outlet behind the microwave...problem solved!
I would stay again and next time bring my kids! -

After a series of stays in tired condos on the Kona coast, what a treat for us to stay in this perfectly appointed condo. The location across from Kahalu'u Bay was ideal for us -- lots of snorkeling and surfing -- and we practically lived on the lovely lanai with its gorgeous pool and ocean views. The fact that the condo was outfitted with all the pool and beach toys one could want was a definite plus. We'd definitely stay here again.

We stayed in the condo and loved it. It was directly across the street from a great snorkelling beach with lots of turtles and fish. It was a well equipped place that was tastefully decorated and comfortable. It looked out at the water and over the pool. I can not say enough nice things about this property. The only negative we found was at night, the local younger residents were peeling out around the corner on the way up the street. Another suggestion would be to provide a drying rack or hooks to hang up towels to dry outside on the balcony. Otherwise it was a great place and I would definitely stay again.
