We loved the location of the complex, very close (1 mile) to the main part of Kailua-Kona. The condo was beautiful and very spacious. It looks exactly like the photos. We felt very at home for our stay and would definitely go back. Watching the whales and spinner dolphins out our windows and from the lanai every day was a highlight! There was also a lot of activity on the water every day (parasailing, snorkelers, boats, cruise ships) so there was always something fun to watch. The complex has 2 pools (one saline and one chlorine) which our kids loved. The kids did not want to come home and wanted to move in!

The condo was very comfortable, well decorated, with a great location within the complex and a wonderful view. There were a few things however that should be improved, for a unit of this quality. The bed in the second bedroom is very high, ( a stool is needed to get into it for average height people!), and the sheets do not fit it properly and therefore come off it in the night, which causes discomfort for those staying in it. The other thing is too ensure that some of the basic supplies exist or are enough for the length of stay. ( toilet paper, garbage bags, dish soap.. We were here for week, yet had to purchase these products,- for the price, this should be included). Having stayed at many condo / house rentals over the years, in various countries, we usually receive a call or visit by the property manager to see how things are going. This would have been appreciated. Also a map of Kailua town that would show where some of the grocery stores, department stores, pharmacies, etc would be nice, for new visitors to this great island and town.
However, the above suggestions don't take away from the fact that this unit is very in very good shape, with modern upgrades, well decorated and a great location. we enjoyed the views from the patio, the sunsets, watching the whales and dolpins and access to either one of the pools. We were very happy that we rented this unit. The unit is very spacious and we thank the owners for having us stay there. -

We arrived late on New Years eve. Check in was a breeze as there really was no check in. Find the door, enter the code, retrieve the key - it can't get any easier. Our first impressions were - wow, this place is beautifully decorated and spacious. Although there are places in Kona that are closer to the ocean, its hard to beat a private lawn to walk out onto each morning and watch the waves on the lava.
The 4 of us (two small kids) had a lot of fun here but we all did get sick (flu) while we were in hawaii which was a bummer.
Its hard to think of any negatives about the condo but the only thing missing is some cushions for the lounge chairs. I would stay here again in a heartbeat (likely the same time next year).

The condo was extremely spacious and elegantly decorated: I walked in and immediately felt at home. It had everything in it to make my stay comfortable and perfect, including the kitchen that was stocked perfectly to make all of the meals we had planned. We loved our stay.

We have been vacationing in Hawaii for about 10 years with most of our time spent at the Royal Sea Cliff. This unit #109 is a superior condo. The Sea Cliff is an outstanding complex. The staff at abbey was wonderful. During our stay we had a couple of water leaks in the ceiling and someone responded immediately to correct the problem. They were all helpful and friendly. The kitchen was equipped with everything we needed. We very much enjoyed the views and the lanai. Since this unit was located near the pool we were concerned with the noise that would bring, but only one night of the entire stay was it a little loud. We would definetely request this unit again.

This ground floor condo, with it's beautiful island design interior, was the perfect compliment to the huge lanai with great ocean view. We enjoyed our long Kona coffee mornings and then beautiful sunsets at night. The condo was stocked with all the amenities we needed. The renovations that were recently done, certainly made the condo feel brand new. We could not have picked a better place for our vacation!

The location and price of this condo was perfect. We felt as if though we were in the lap of luxury in a very large condo for what we would have paid for a hotel room. The lanai was a few steps from the ocean and we could literally see spinner dolphins from our bed in the master bedroom.
The only drawback was that the master bed was pretty uncomfortable but overall this was a tremendous value that we will look for again should we return to the big island.
We have raved about this place to everyone we know since returning and consider it a highlight of our first trip to Hawaii, despite all of the nearby snorkeling and scuba. -

While I have been using you guys for many many years, I have to say I was pretty impressed with this condo. Thanks for recommending it to me. It is a beautiful location and the condo is top notch.
It would be nice however to have WIFI available there. But absolutely not a showstopper. -

We stayed for eleven nights at this beautiful unit. From the moment we walked in, we new we made a great decision! The rooms are large and high-ceilinged, the furniture comfortable, and the amenities wonderful! We cooked most of our meals in the great kitchen, ate most of our meals on the lanai so we could watch the whales and dolphins frolic just off the coast. If we could, we would love to buy this unit simply because it's the nicest condo we've ever rented.

Our stay at the Royal Sea Cliff was a great experience. The accommodations were excellent. The kitchen was well supplied, the rooms were clean and the grounds were well maintained. I would definitely come back and enjoy the facilities.
